We've lived here for a year and would not recommend this property. If you're considering moving here, I strongly suggest looking elsewhere. At first glance, the complex looks nice, but the apartment "upgrades" are very much faux luxury. The finishes are cheap, poorly installed, and not well thought out. For example, the kitchen cabinets look larger from the outside but have surprisingly limited storage space once opened. One of the biggest ongoing issues is the mandatory $30/month valet trash service. Tenants are required to pay for it, yet the service is highly unreliable and management has done little to meaningfully address the many resident complaints. As a result, trash frequently accumulates throughout the property, which has contributed to ongoing pest issues including roaches and rats. The overall cleanliness and upkeep of the community have been extremely disappointing. Overall, this has been a frustrating living experience and not a place we would choose again read more

Horrible!! I've had pipe leak only 3 months living in there 2 bed w/garage unit. Got fixed but still wondering why this apt was causing respiratory issues. It's now October and I found out what's making my family so sick, black mold and heavy water intrusion in multiple areas of my unit!! I hired a professional certified mold inspector and was shocked to see what levels of toxic air we were breathing!!! Then notified the manager- Noticed their mold remediation company is not following the directions on all areas that must be remediated properly! Hotel stay is dragging out and difficult.. Worst place to live. They killed my 18 year old Yorkie who was a loyal service dog and they knew it and admitted fault right off. The unit above us hot water heater malfunctioned. My ring camera recorded the insident Boiling hot water pored through an emergency pipe on our first floor patio cooking my Yorkie alive. This was 4:years ago and I cannot get her screams out of my head. The hole incident was recorded by my ring camera. We tried to. Save bella. She was at two different hospital over 4 days. An e.ervenct hospital and then a critical care long term hospital. We triedecerything. But every time we would try to bring her home she would just crying all day all night. Wouldn't eat or drink anything. She was 18twars d and in so much pain. We tried everything including morphine but out faithful little girl was. Suffering. After days of trying and a huge medical bill, we had to let her go. She was suffering so so much. So we did the humane thing even through it was unthinkable. I attached a video of the aftermath of the burns and the trauma we all went through id you want i.will be happy to provide the ring footage. If that was t enough, Camden passed me off to their insurance company who said be happy we're just paying the vet bill. Then for the following 4 years we constantly had problems with our apartment 8months to get a working washing machine, a completely flooded apartment with literally only a livable bedroom, promises to fix things but only ever patched things up instead of fixing the problem, staff hating you because you keep calling and addressing the fact they're in noncompliance with their leasing agreement and you just want things fixed and to top it all off they take no accountability and hide behind their insurance company and leave you hoping youat least recover some of the damages to your property. I hope the housing authority investigates them. Ithey received more than a fair share of calls from me. I have so many videos and pictures documenting my interaction history. The emails are countless. I'm disabled and had to find a.anppeolriate alternative to move to. If you need more documentation, I'd be willing to share. Kayly, Johnny, Tim, Sarah, and the maintenance staff, Nick (and more) have always been super helpful with us. We've lived in the community since early 2023 and have been in a 1bed 1 bath and are now in a newly renovated 2 bed 2 bath. Both apartments felt like home for us, with minimal issues. When there has been an issue, staff has helped quick. Other than the staff being great though, some of the residents are awful at picking up their dogs poop, and we've had a break in to one of our cars when we lived in the building with the underground parking garage, which had sounded like a common occurrence. The community is very spacious with small trails to walk our dog, and the landscaping is always beautifully kept. Our newly renovated apartment is gorgeous, and now that we have a private garage, we don't feel threatened by the theft that happens sometimes. We're very happy here :) read more

There's is many problems with these apartments. First, my boyfriend's truck got its catalytic converter stolen while we had a reserved parking, and when I notified Johnny he just said sorry. He did not do anything about it. This has not been the first time a catalytic converter has been stolen by what other residents have said. And nothing has been done about this situation, the gates don't close at night, there's no security, there's no surveillance, the only cámaras that are in the office aren't even working. Now a lot of the residents here are having problems with leaking, and there are many repairs left half done. My parents for example had to throw away many of their belongings because they got damaged with the leaking. And tell me, who's fault is that? The resident's? The rent is already way too high to be living in conditions like these. I do not recommend these apartments. read more

DO NOT MOVE HERE!!!! For what you'll pay it's NOT worth it. Look elsewhere!!! It looks nice during the day when they do walk throughs but don't let that fool you. Parking: It's horrible, for starters you have to pay $25/month to park in the parking garage & there's no street parking unless you wanna get towed. The gate to parking is constantly broken which leaves it open for non pass holders to take up parking spaces & they DO NOT tow. After 8pm it's almost impossible to find parking. Plus the parking garage has all the water pipes running above the cars & I've seen 3 major lines burst & leak water all over cars. Maintenance: They do not know what they're doing. Seriously think they're YouTube certified & they take forever to get to you. We had a ton of issues with our apt from day 1 that should've been dealt with before we moved in & told us they'd get to us in 2 months!!! Our dryer lint exhaust was clogged up we couldn't dry our clothes. 1 shower was majorly clogged from the previous tenants hair in the drain. Our major issue was hot water, we couldn't take 2 showers without enough hot water. I took a look at then water heater & it had signs of leakage on top of it, meaning it's old & had calcium build up inside. I contacted maintenance & they're evaluation of it concluded "it works just fine". Well it wasn't until we had a knock at our door from an outside plummer hired by the complex to find a major leak in the building which ended up being our water heater. The leak ran down all 3 floors & into the parking garage. My bedroom door hinges were bent to the point I have to slam myself into the door to open it, their idea of fixing it was to put toothpicks into the top hinge screw holes, it fixed the issue for a day. I asked for new hinges but that's what I got so I had to buy new hinges myself. There are many other issues maintenance has failed to fix but I'll leave it at that to get the point across. Leasing office does nothing to help. I am definitely not renewing my contract with this property. Don't move here, take your money elsewhere. read more

Two stars for Alexis, Mark and Chris (previous manager). I lived here for 2 and 1/2 years and the first year was great. I started noticing a high increase in crime. I didn't feel safe walking my dog at night alone. I even witnessed traumatizing event at the pool that involved paramedics due to drug use. Not only did I begin to fear for my safety but I noticed so many bugs, everywhere! Termites are eating at the outside of the building. I was chased one night by roaches. They have been doing painting since I moved in. The side with the individual garages I hear are much better, but the other side were I lived turned out unfortunately to be a terrible stay. The leasing office was nice it's not their fault the building is in terrible condition and crime occurs often. I hope you do better Camden because your apartments are very cute and cozy. read more

Our sink backed up on a football Sunday. Expecting no service on a Sunday (from previous apartment experience) I still submitted the maintenance request. Nick with maintenance was calling my phone within 15 minutes and was at my door 10 minutes later. Nick was very quick and handled the clog. We have lived here for about 5 1/2 years and the leasing office has always been there to take our calls/texts and service requests. Johnny, Kayly and Mohammad are always there when we need them and have handled everything with the upmost professionalism and respect in a timely manner. The apartments are nice and we have a great view of the valley with high ceilings, an arched window in the living room and a fireplace. Can't find another complex with such open floor plans like these. Highly recommend. read more

Be careful if you want to rent here!! I've currently filed a complaint with the California Board of health. They are ignoring my numerous requests for plumbing repairs. My guest toilet is leaking urine and feces from the base of the toilet. They'll tell you they've fixed the problem when they haven't. I pay almost $3500 per month to live in a toxic environment. Not one person, including the GM, has acknowledged me or my husband and our numerous requests to complete the necessary repairs. I have sent so many messages to no avail. Not even the corporate office has responded to my voicemail message I left at the beginning of July. Now my place and probably other units in my building is emitting toxic fumes that we're all breathing in. My latest repair request, dated 7-9-24, sits in an in progress status. They are completely ignoring me. Not one response to emails, texts or numerous messages. Think of your health!! Do not move in here. You will be very sorry!! read more

If you're looking for a great community, lead by a competent management team that follows through...Continue looking elsewhere! As for the positives - The Maintenance Team has been exceptional and very accommodating! The unfortunate negatives - From malfunctioned security gates that have been inoperable for months now, to vandalism and theft of community mail from the mailboxes - which requires residents daily mail pickups from the local post office (now going going on six months), to car theft and stolen property from vehicles, to a mandatory trash service fee (Valet Living) that will require you to take your own trash out to dumpsters, to excessive speeding in underground parking lots, to an infestation of cockroaches, the list goes on... There's a community wall that residents post daily updates and concerns on only to be met with generic replies and ongoing excuses. All of these issues could be addressed by providing a nightly security service, which continues to be ignored - Yet residents are reminded in the friendly emails to CALL 911 if they notice any suspicious activity, behavior or issues on this private property. If you're still interested, do yourself a favor and just ask any random resident who you see about their experiences! Yes, I realize that I signed the lease...which is why I'm doing my civic duty by giving any interested parties an honest assessment of life here at Camden. Until the company does a house cleaning of the management team we'll continue to see what once was a nice community turned into a huge disappointment. read more

Nick from Maintenance!!!!!!!!!I have been having an issue with one of our appliances that needed to be repaired (again), so I placed my service request as I had done before but this time was so different from all the others. I had the pleasure of speaking with Nick who offered to come right away and fix the issue. However I wasn't home so he told me to contact him later on and we can set up a time for the following day. I contacted him later and the time was set for the following day. He worked around my schedule and was so NICE and friendly to speak to. He arrived as we planned. He even took the time to explain things to me making sure our issue was fixed very quickly. He really is the BEST and this was literally the best service call I've ever experienced. read more

Ok i've lived in this apartment for less then 6 months (half a year) and i have been desperate for these things i have to say- 1. Internet is Frail and horrible My only problem with this internet is that it's SUPER slow, and it has a horrible reach, and it can't get better, having Wires everywhere around the house to make stuff better is a hassle to deal with and its a struggle, instead of cox internet, you should try something else that isn't as garbage as cox 2. Very small, i understand the fact that apartments should be small, but do you think "Way" to small is good, i still have boxes laying around my house for 4 months, this apartment needs more work. 3. i'm just saying, for the den you should really put a ceiling fan 4. For a month, right outside my window i see this big hole that has been there and been annoying, its all over the second story of my apartment place in the outside 5. My husband and I have given this place way too many chances. We had previously lived here with no problems other than not enough parking. We came back because we liked that you couldn't hear the neighbors through the walls, and it was affordable. It's gone downhill. Due to everyone leaving their trash out in front of their apartments all day, our building has roaches. Also, we heard scratching in the ceiling last night, so I guess we have mice or rats now, too. Months ago, they towed our motorcycle from the garage when they said we could park it in a separate area without a sticker when we moved in. We live across the complex from the garage, so we didn't see that they put a paper notice on the motorcycle that it was no longer allowed. They sent an email out that said "bicycles" weren't allowed, not motorcycles, so we thought nothing of it. If you meant motorcycles, would you say bicycles? Well, It was towed and we didn't even know for a week. It cost us $1200 to get it out of the tow yard. They used to have security roaming around at night, but I don't think they have security anymore. Some of our neighbors have had their cars broken into, and 2 of them have had their catalytic converters stolen. Then today, we had new neighbors park their moving truck in front of our garage, so we had to park in a regular spot until they were done. When we saw they left, we went to re-park in our garage... our car was gone. It was towed at 5pm on a Friday night. The car was at the tow yard for only 30 minutes and we had to pay over $400 to get it out. We had to pay extra to get a garage to avoid the mess with parking, and we still ended up towed. We used to have visitor parking on our side of the complex, but it's now blocked to store machinery for some reason. Our only option would be to park on the far side of the complex. Rules always seem to be changing. I don't even have the energy to explain the situation with our patios looking like crap since they still haven't repainted them after replacing the rotted wood 5 months ago. The planks had been spray paint marked for replacement for at least a year and a half before they started to replace them. I'm so done with this place, I wish we could afford to move. I will not be recommending this place to anyone asking. The only reason I didn't give 1 star is because the apartment is still quiet, and the maintenance people are great and come out quick. read more

Two stars...one for the maintenance crew who is awesome and responsive when they're not overwhelmed and Johnny who is helpful, when he can be. This place has solid potential but poorly managed. Everything from only half of the buildings being repainted, to visitor parking being blocked for nearly year for construction - but construction hasn't happened and still no parking, to bad contracts that residents are required to pay for including inconsistent Valet Living service - to which they do nothing about and still charge and Cox cable service (who still had cable?), to unenforced pet policies, and grounds that are marginally cleaned and maintained. They are some of the largest (square footage wise) and least expensive apartments around, but know that you get what you pay for. read more

I've had the worst experience with one person on staff. His name is Johnny Munoz. He was the individual that set me up when I moved in. His communication and response time is terrible. He's dismissive and has a majorly bad catty attitude. He till this day has not responded to the list of things that needed to be repaired or addressed prior to my move in date. I've been living at this location for almost one year and recently had my brand new vehicle towed. When I found out, I went to the leasing office to ask him why he had my car towed and learned that I should have been provided with a parking tag. Johny scolded me and treated me like a liar. I've been parking my vehicles with no issue all this time and only recently was told about the parking tag rule. It's a gated community that uses an app for entry for tenants only, so I never even knew they required parking passes since he never physically gave me one. When I asked him to contact the tow yard to ask them to release my vehicle because I'm a tenant and it's my car and should not have been towed over thanksgiving weekend, and that clearly this was a mistake he refused and said, no I'm not going to do that because it's not a mistake because you didn't have a tag. Even though he never provided the parking pass to begin with. The tow yard refused to let me pick up my car until after hours so that they could collect an additional $80 gate fee. This is a tactic tow yards use to get more money from unsuspecting victims. I later confronted the dispatch about not being allowed to pick my car during normal business hours and had to fight them. After I had to spend nearly $400 to go on thanksgiving weekend to pick up my car from tow yard because Johnny Munoz refused to fix his error, I had to go in Monday morning to speak with the leasing manager who stated johny could have called the tow company and advise them not to charge me and not to have my car towed. The leasing manager was kind enough to credit my account. I told Chris, the manager how disappointed I was in the way that Johnny Munoz treated me and that I thought he should be fired for towing my car and saying that I needed to pay $75 for a new tag I never received and the list of other tenants cars I learned were also towed. There is just something so indecent about having tenants vehicles towed period let alone during the holidays and covid. Johnny acted proud to have towed all the cars on the list. It just seemed so slimy. That's not the type of person I want to deal with. It's appalling. He clearly was just unapologetic and was not trained on how to resolve community related issues. We pay to live in a gated community and they still have our cars towed. The worst part is that people like Johnny receive kickbacks from the tow yard for each car that gets towed. I think the way I was treated was unprofessional. I felt very sad to know the community I lived in could treat me this way. Especially during the holidays and that I could choose to live any place nearby but this was the place I chose. I will be writing a letter to corporate attaching the emails I sent that went unresolved by Johnny and the phone call recording where he did nothing to stop me from having to pay for his error. And now the complex is doing construction in the guest parking area and they are limiting the amount of parking available and so guests don't have ample parking and this is the message management sent me...I'm attaching a screenshot of email from management. read more

At first I loved living here, decent space in the apartment, updated appliances and apartment upkeep, landscaping was done on a regular basis and accommodation for pets all breeds and no weight limit. Now going on the end of my 2 year lease, this place is going down hill. Along with rent, additional fees that have to be paid are a technology fee, HOA fee, and valet trash which costs about $200 extra on top of rent. The valet trash fee is $28, and half of the time trash is not even picked up and you have to take your trash out your self. Roaches and water bugs have always been an issue since I moved in and for the last 6 months we would have to go to the post office to pick up our mail due to vandalism and theft. Then recently my water heater tank wasn't working and I had no hot water for almost 2 weeks. I was boiling hot water to give my baby a warm bath and taking cold showers myself. The water tank incident showed how unprofessional the staff here are. Every day there's a post stating that 3-4 people are working in the office, but every time I called, no I'm answered. Maintenance would take days before even reading my service order and their solution was "walk to the office to notify us something needs to be fixed". All is place cares about is collecting money. When they need something from you, they would like you to get it done ASAP, but when you need something from maintenance, the leasing office or management, it is done on their time with no sense of urgency. Also lately there has been an increase of sketchy residents, drinking in the garage, smoking, and speeding. Oh and if you have a new or nice car, be careful where you park because the leaky pipes will cause rust spots on your car :) read more

I love living in this complex! My husband and I have been here for almost three years. While all apartments have their issues, Camden Crown Valley is definitely way better than any of the others I looked at in this area in terms of value. John is an awesome leasing agent who is always willing to help or even just chat. Sheyna is also great and warm and friendly. The maintenance staff is super responsive. Any problem I've ever had has been addressed in a timely fashion - from ants to plumbing issues, as soon as a I contacted the leasing office or maintenance staff there was progress towards a resolution. The less positive aspects about living here are mainly caused by residents. For example, having guests park in resident spots during parties or failing to pick up after their pets. Even then, the management takes steps to address those issues like working with a towing company to keep resident spaces free and cleaning up poop for lazy pet owners. Value is the biggest thing I love about this place - I have enough space, good amenities, and there's a technology package that gives you TV and Internet for a huge discount (I've seen other people complain, but it's serious value and the only speed/connection issues I've had were hardware-related and resolved so easily with Cox). The leasing office works to provide a good sense of community by bringing food trucks and having cool events like national donut day donuts or random pizza every once in a while. Moved in a year ago making sure that all of there remodeling was already done and they assured that all construction was done. Long Term Impression - Forgive me, as its been a while since I left Camden Crown Valley but if my memory serves me correct... During my stay at Camden Crown Valley.... - After staying here a while I did notice some unsavory types that either moved in after I did or made themselves much more visible after a while. One specific problem resident lived in the next building over on the ground level. They would often have loud parties and even hurled glass bottles into the common areas. This only went on for all of three months before they were ejected from the community. Thank God. - Parking got significantly worse after a few months but honestly, it was on par with pretty much any complex in South County. - Sixty day notice policy was kind of a pain to work around. Most apartment complexes around the area have a 30 day notice policy, but Camden requires 60 so I had to tell them I was moving out before finding a new place to stay. Luckily, it worked out in the end but that was a pretty stressful few weeks there! These small things don't detract from my previous review nor cause me to give a lower rating because two issues aren't even the direct result of a problem caused by management while the third is mostly a company policy time thing, so I get it. If the complex wasn't such a dang far drive from my office, I would have considered staying, especially for the price we were getting. read more

The worst apartment complex I have ever dealt with. I have had many serious issues and have not heard anything from management. Every time I've called the corporate number, I'm switched back to voicemail. My neighbor's plumbing backed up into mine, three times. Resulting in their waste coming up through my bathtub and kitchen sink. To repair this, management had to replace the pipes in my unit. The wall was ripped out for two days and they ran an industrial sized humidifier in the middle of my kitchen for three days with no utility reimbursement. On top of me calling to have them pick up the machine because maintenance forgot, they also failed to replace the baseboards under my cabinets, leaving exposed nails. Which my husband stepped on and went straight through his feet. Pictures posted above. Finally, because all of the plumbing is rotten, the pipes in the garage where residents park are damaged and leaked onto my car. Because the pipes are rusted, the leakage ate the paint off of the panels of my car. I have been trying to contact management for two weeks and have been given the run around yet again.
