Currently living in the Villara for the past 2 years. Like any apartment community issues will come up. However I genuinely believe the leasing and maintenance team do a great job of remediating issues fairly quickly. They have invested alot of money in 2025/2026 to upgrade and replace flooring etc. The Gym is awesome and convenient. The location is great as its near the 73 and 405. Shops located nearby. Like many others, we were completely pulled in by the polished, flashy online advertising. The photos make this place look like a luxury oasis -- modern amenities, beautiful outdoor spaces, a "resort-style" vibe. In reality, it's the complete opposite. It feels like we were completely misled. Let's start with one of the "highlight" amenities: the outdoor pizza oven. Sounds great, right? Except it never works. And on the rare occasion that it does, be prepared to wait nearly two hours just for it to heat up enough to use. By that point, most people have already given up. It's more of a decorative prop than an actual usable feature. Now onto the outdoor common areas -- which should be a place to relax and enjoy. Instead, they are consistently overwhelmed by the strong smell of dog urine. Tenants are apparently allowed to let their dogs relieve themselves anywhere -- including around and even on the tables and chairs. Yes, where people are supposed to sit and eat. The problem doesn't stop there. The elevators are a daily gamble -- you're often greeted in the morning with a fresh puddle of urine. It's become so routine that it feels like management doesn't even see it as an issue anymore. They recently replaced the old, urine-soaked carpet... but instead of actually solving the problem, they installed cheap dark (almost black) carpet, which just hides the mess instead of addressing it. It's not being cleaned properly -- I can't remember the last time the carpets were actually steam cleaned. So now instead of seeing the problem, you're just living on top of it. Also, the car ev charger are constantly broken. There are car chargers that have been broken for over 9 months and no response from management about getting them fixed. What's most shocking is the complete lack of management presence. This property is poorly manage. Maricela the property manager does not reply to requests nor complaints. The leasing agent is rude and unprofessional. When I walked in looking for Maricela he ignored me and then had rude tone when letting me know that she was not in the office. If you're looking for Michael the assistant property manager, just walk to the end of the cul-de-sac -- he's usually out there smoking. There's little to no accountability, and it shows in every aspect of the property. We came in with high expectations, genuinely excited about living here. But it didn't take long to realize we had been completely misled. The marketing paints a picture that simply does not exist in reality. Bottom line: Do NOT be fooled by the advertising. What you see online is not what you get -- not even close. read more

I would not let a single person sway me from moving where I want to call home, but my experience with Chris from the leasing office was far from satisfactory. Off day or not, the incredibly rude service from someone representing the face of the company is truly disheartening. This is the time to build personal connections, inform residents of what the complex has to offer, or at least provide basic communication regarding terms that I'm sure fall under his job role. Not only did he sound irritated the entire time, but he also walked faster than me and my husband, who were carrying our two small children. We lost him in the halls around corners twice. He said maybe three or four sentences to us and was on his phone during the actual walkthrough of the apartment. Incredibly rude. No updates regarding the inside of the homes, the different layouts or similar floor plans, parking, or amenities. Truly just terrible service. I don't know what was worse, his attitude or his disregard for the future and potential residents of the complex. It's frustrating to be excited about the experience and then be met with someone like Chris. I would have preferred to do a self guided tour than to try to keep up and avoid closeness to this man. **BEWARE** DO NOT move here. There are so many more luxurious apartments that care for the units and tenants. These are pricey for absolutely no reason. Please read below- When I first moved into this community, I was genuinely impressed -- it was clean, well-maintained, and seemed professionally managed. Unfortunately, over time, both the quality of the property and the management have declined significantly. The cleanliness throughout the complex deteriorated, and despite the ever-increasing fees and rent, it's unclear where those funds are actually being allocated. I initially lived in a third-floor unit but, due to my documented disabilities, requested a transfer to a first-floor unit with a flex space. Even after providing all required documentation, management still charged me multiple unnecessary "move-out" and administrative fees. After moving into the new unit, I invested roughly $1,500 to make the flex space suitable for my small business -- something that had been one of the primary reasons I chose that specific unit. Once I completed all improvements, management informed me that I could not advertise, allow clients to enter, or use the space publicly. This restriction rendered the space unusable for its intended purpose, resulting in financial loss and significant frustration. Throughout my tenancy, I raised multiple concerns that were consistently ignored. The area outside my unit often smelled strongly of urine due to residents allowing their pets to relieve themselves against the building, and nothing was ever done to address it despite repeated reports. Additionally, management demanded that I pay $100 per month for an extra parking space -- a charge that was not included in my signed lease. Despite my objections, these charges were repeatedly applied to my account, accumulating to over $800 by the time I moved out. When confronted, management admitted the lease did not include this charge but still refused to correct it. Upon move-out, the issues continued. I received a bill exceeding $1,200 for false charges, including cleaning fees for pet urine even though I have never owned a pet, and damage fees for pre-existing issues that I had documented with photos at move-in. Only after I provided written proof did management stop pursuing the charges -- a clear indication that the attempt was improper. Overall, this property has serious issues with transparency, integrity, and tenant relations. The management's behavior has been unprofessional, inconsistent, and at times, unethical. While the apartments themselves have potential, the lack of accountability and disregard for residents' rights make it extremely difficult to recommend this community to anyone. read more

I hate to leave one of these reviews as I worked in the service industry. I personally even have worked with property management, so I can feel the pain and understand the day-to-day of the role of a property manager. Unfortunately, Vilara lost my business. The property management declined heavily after the previous manager left Vilara. My partner and I were happy tenants for a year. We didn't really find a need for a majority of the amenities, but valued the overall "luxury" concept. We used the amenities sparingly, the pool maybe three times, spa once, etc. For us, it was the apartment itself and its features. Things like fiber internet, phone enabled locks, EV charging, those mattered to us, so we looked past other problems. At the time of our lease renewal, we opted to "upgrade" to a penthouse unit. We honestly overpaid for the new unit as there were other units of a much larger size at a lower cost nearby at other communities, but we chose to stay because Vilara was the easy choice. Communities nearby like Hanover, Blu, IMT all offered similar or better units at competitive prices. But we chose to stay at Vilara. After the move to the new unit at Vilara, cracks in the experience began to show. First, our security deposit and overpaid rent for the original apartment were delayed far beyond the California imposed deadlines. It took multiple rounds of followup with both Vilara and their deposit vendor. The building management changed their composure against us after this topic started. It took the threat of litigation to get movement, which to me is unacceptable. As with other reviews, this is what I have considered to be the norm for management. When you are in management's good graces, you are left alone. The second you complain or criticize, expect to be ex-communicated and jump through hoops for a common courtesy such as a returned phone-call. The main reason we moved out was that other tenants were causing second-hand smoke to enter our own apartment, triggering our Air Quality on the thermostat to drop to poor. The Vilara team stated they attempted to locate the offender, but did not find one. We were offered the ability to break our lease and did so. This lease also suffered a missed deadline for our deposit refund, which was also promptly refunded after threat of litigation. During our negative experiences, attempts were made to contact the leadership of both North Coast Living (property management firm for Vilara) and Virtu Investments (investment fund manager) , both of which were unavailable as escalation resources. Other reviews outlining smashed car windows, poor upkeep, frequent police presence, poor security, toxic/defensive management, fireworks from the roof on a random school-night, etc. All of it is true. I hope North Coast uses this feedback constructively and pushes for either improvements or staffing changes, but I fear it will never make it up the food-chain. I recommend that you document and record as much as possible, you never know if you will need it. read more

Moved in about 3 weeks ago and have nothing but really positive things to say about our experience here so far! What initially drew me in were the good reviews and stunning pictures and out of the 20+ places I toured this was the only one that was even better than the pictures and really stood out. The complex really feels like you're living at a luxury hotel with the amazing amenities and the attention to detail. Even more important though is that the staff is amazing as well. Michael helped us every step of the way and was incredibly kind, personable and also very accommodating to all my questions and changing needs. Our experience started off strong. We enjoyed the common spaces and the large apartment layouts. But don't be fooled this is NOT luxury! Within the first month of us living there three cars had smashed windows, broken and stolen items from our gated garage. The leasing office says they can't do anything. There is dog feces in every stairwell, police are always in an out of this building, and if you want to raise your kids here... look elsewhere. Aside from the police always being here and the non cleanly spaces, the office staff is unprofessional. Specifically michael. He is entitled and does not know the first thing about customer service. I have been a resident of Vilara for almost 5-years now. I have unfortunately had to change my 5-star rating of this place to a 1-star because that's as low as it goes. Once the place was run by its own management company Virtu' it has literally been run down. This place has become such a money-grab. Charging for almost everything and then hosting community events with the extra money they area making to try and distract neighbors of the bigger issues in hopes of being liked. They are too busy monitoring parking and residents through the cameras than actually walking the property and seeing the bigger issues with this place. The Regional manager and his partner spend nearly the entire day and evening smoking in front of the building. Tell me what other establishment allows their employees to smoke in front of their work, let alone all day? They've also been seen smoking throughout the common areas and parking structures. But there's clearly a conflict of interest here. Here's some big issues with photos/videos provided: The water system is clearly bad; the water is very hard and contains high volumes of iron. There are also black specks that come out and is disturbing because we bathe our toddlers in it. There's a stain in our hallway the size of a car tire that's been there for 2-years and they walk on it every single day. They cleaned it a couple years ago by cheap labor and it came back a few weeks later. They painted the hallways by cheap labor and you can see the roll marks everywhere and paint splatter on all the door handles. They also didn't paint the residents' doors which a lot of them are in dire need of being painted. If you walk the hallways, you'll either get a hit of pet urine smell or cigarette smoke. They replaced the 3rd floor partially with laminate flooring, but residents hate it because it's very loud when people and dogs walk by. They had the audacity to charge a neighbor $500 to their account because she had guests in the clubhouse even though other residents were in there with guests of their own. Another neighbor got cut with broken glass in the parking structure, it was reported and they did nothing. A week later they had to report it again to ensure no one else would get injured. Lots of neighbors complain about how rude and mean the managers are in the office. Maricela the community mgr. seems like she can be a good person and do good for this community if she didn't have others breathing down her neck and pulling her strings like a puppet, but I don't know here to comment, but residents do say she's been rude to them. The only people that I can talk good about here is the maintenance staff, they are on it and always polite and respectful of your home. The janitorial work is ok, this place is just beyond janitorial work and needs professional care, they just don't care and want their bonuses by staying below the budget. But if you tour this place, walk around, not just where they take you. The gym used to be the nicest around, but it's not kept up at all. The radio hasn't worked in there for over 2.5 years, neither the tv, but none of the tvs anywhere work anymore. I have SOOOO much more to say, but I'll leave it like this for now.. If you tour this place, check out the fountain in the west side entrance. Probably have frogs and turtles in there already. read more

I've been at vilara for a little over a year after being in the Irvine company places for 11 years since being back in OC. My experience has been wonderful. Paulina and Veronica both signed me up and were great to work with from day 1. and I think paulina since left but she was always first class to deal with and so is Veronica. very personable and friendly from all my experiences talking to her. michael and the rest of the staff have been great too. Very personable and always friendly and have been great to talk to whenever I need something. Maintenance guys are solid too. They respond quick and are personable too. I work from home and don't have/want kids or pets and I don't know anyone there but I will say the complex, the amenities and everything in my experience has been top notch at least in my opinion. You're close to the mall, toll road, freeway and beach so that's a huge plus and it's really quiet which is really nice too. I Highly recommend this place to any young professional that's looking for all of the above and a great location. read more

I moved into Vilara month and a half ago and I could not be happier. Moving to a new place can feel a little overwhelming and there are several apartment complexes in the area and I compared each one and Vilara gave the most bang for the buck. The front office people are amazing!! I have worked with both Veronica and Paulina and they have both made this transition seamless for me. They make it feel like family here. Vilara is next to Costco, Mission Viejo Mall, two movie theaters and you can be in Laguna beach in minutes. There's also a rooftop Jacuzzi, which is pretty amazing! I couldn't have asked for more. If you want a quite apartment then go to a apartment complex instead of an apartment building! I'm 25 and i usually don't care about a little noise. But there is so much noise in this building it's insane. Tenants stomp around their apartments all day, kids screaming and running through the hallways, so many dogs that if you walk down the hall all you hear is barking from every other door. My upstairs neighbor bounces dog balls all over the floor all day. The worst part is that I asked property management to talk to my upstairs neighbors about the problem and they said they can not fix the situation. read more

The maintenance team is always extremely responsive, professional, and friendly! I know they are always just a call away! I have now been a resident of Vilara for over a year and I have never been happier at a complex before. Veronica goes above and beyond for the residents and community and is ALWAYS willing to help. I went through some unfortunate situations during my first two months of moving to the complex and when I expressed what was happening, the entire office was extremely understanding and helped me find a solution. They are the absolute best! My first interaction with the leasing office was when I randomly walked in for some info as I was looking to move to the area. I met Veronica during that time and I asked her a ton of questions and she was very sweet and welcoming, knows everything about the complex and is willing to help you with anything you need. She is always willing to hear any concerns and/or problems and always comes back with a solution and help if needed. On top of all of that, my sister lives here as well in a different unit and we both are very pleased with our units, the community, the amenities, etc. We both always feel safe and comfortable here too which is a huge plus. First off the leasing process was super easy and smooth and so was my move in process. The front office staff has always been helpful and sweet. I love this building and all the amenities it comes with. Although during covid most of them were closed, I still have had my fair share of using them since i've been here. I love the fitness center (this sold me on this place) and the common areas are always super clean. The parking for guests also has never caused me any issues. I've happily been a resident for over 2 years now. I recently just upgraded from a 1 bedroom to a 2 bedroom. A review has long been overdue. My experience has been nothing but exceptional. By far the nicest complex I've lived at in regards to the upkeep, amenities, maintenance team, and management team. After serving 8 years in the military I decided to make Vilara home. It was a big adjustment and I wanted to make sure I found a good, stress free place to live. I'd toured a few other complexes in the vicinity and Vilara stood out above the rest. Amenities are top notch, Noey and his maintenance team takes care of issues either the same day or next day, and the leasing office team is always quick to resolve issues or answer my questions. I've had the pleasure of working with Veronica since I moved here for both apartments. She's been fantastic. Veronica, as well as Paulina, and Rick, always make sure my concerns are taken care of. We had the pleasure of working with Michael during our search at Vilara, and we couldn't be happier with the experience! Michael was incredibly patient and attentive, answering all of our questions and addressing any concerns we had along the way. We are 4 months into our lease. Here's a gist of our thoughts... Location: - Across the street from Costco - Several gas stations within close proximity - There's a walking path right outside; if you have kids there's about a 10 minute walk to a park up the street. - Kaleidoscope Mall & MV Shops are up the street - Chipotle, Habit, Cava, Buffalo Wild Wings, Sals Pizza, Chick-fil-A etc. nearby Apartment features: - Bathrooms are huge - All modern updates - Bedrooms are a good size compared to other places - I GREATLY appreciate the trash service!! Probably... and laughably the best thing ever. When you move in they give you a free stainless steel trash can and give you the opportunity to leave the bin outside to have your trash dumped. We take complete advantage of this lol. Apartment amenities (that we've used): - My husband loves the fitness center! (Plus, it's open 24/7) - Enjoyed the swimming pool and jacuzzi (there's also a jacuzzi on the low deck and one on the roof). Management & Maintenance: - We've always communicated with Michael about any questions and he's been an ongoing resource. - Maintenance is amazing! We've called twice and it's been same-day turnaround. Safety & Security: - Our family has always felt safe! - We signed up for the parcel locker at $20 (not sure if it's a year contract or a one-time pay). One downfall that is probably the only complaint I have is that packages are left out in the open. Not sure if it's because some items may be too large or because other tenants don't pay for the locker, but that's a bummer because they can be stolen. I also have had packages left in the mail room on the table and again, can be stolen (but you need a fob to get into this mail room). Just thoughts! - Parking is generally easy. Usually after 7pm, you're most likely going to have to park on level 5 or above. Guess that's only a bummer if you live closer to the bottom floor! Noise levels: - This may look different for another tenant but generally for us, we've had no noise complaints. We can never hear the side neighbors. However, we have heard the upstairs neighbors. Fortunately for us they are not loud. We can hear footsteps but honestly, it could be worse. Guess it's all on your unit and who you're surrounded by (as always with apartment living). Honest Review: I have lived at Vilara for 3 years now, and I have had almost daily interaction with the staff so I can provide a very in depth review of my experience here. Firstly, Veronica has been a core piece of my positive experience living at Vilara. Every interaction I've had with her has been helpful, ethical, fair, and positive. Very few people I have come in contact with in general have such an even temperament as she does. Why is this important? When you live in a community, the culture is undoubtedly impacts your experience. Veronica has led by example by showing us that respectfulness goes a long ways, forgiveness and firmness are critical, and kindness is a constant. This has 100% impacted retention, and conversion rates. I do not often leave reviews, but when I do, they are important as you can see. Apartment living can sometimes be unavoidably difficult with seemingly relentless noisy neighbors, people not picking up after their dogs, and living within close proximity to others. What's not unavoidable is how your property management team addresses these issues when they're brought up, and whether their team goes above and beyond expectations to ensure you feel appreciated, safe, and most importantly, at home. The team at Vilara is incredible, from the leasing process to the property management team, from the sanitation staff to the maintenance crew. Whenever anything comes up that might be a problem, their team is on top of it and able to come to a reasonable solution that best fits the needs of the residents. What's icing on the cake is that they regularly make improvements to the property, like surprise amenity enhancements, and regular deep cleanings. Best of all, there are plenty of resident events! Most recently we had a Halloween Party that was a blast and exceeded our expectations. Along with Summer Parties, and a Complementary Breakfast, these have been great opportunities to meet some of our fellow residents, have some fun, and best of all nurture this wonderful little community that the Vilara Team has fostered. read more

Update 10/2021- LEAKS in apartments a serious issue and your belongings are not covered in basic renters insurance. NEW BUILDING OWNERS, still currently Greystar fee managed. This property continues to go down in quality standards that you are paying top dollar for due to our current housing market. My husband and I were hoping to call this place our home for a few years until we decided if we want to buy again or not. Totally understand "apartment living" I currently work in Multi- Housing industry so I get it. That said, this is why I am so frustrated and feel like "renters" are being taken advantage of in this housing market. We decided to pay the extra cost to live on the 5th floor to avoid your typical apartment noise of someone living above you. Unfortunately I hear my neighbors BELOW, people walking/running down hallways, and the trains coming through (horribly shakes your apartment). The building also has some architectural flaws most will not notice but as stated in other reviews, the sound travels making you be able to hear people's conversations is a real noise issue. My car was also broken into and we experienced ourselves the major leak problems here in our first apartment. We transferred into another apartment due to our lease obligation and recently did resign after getting a $350 increase per month again because of the market demand but yet the service and elevated living your sold, not happening! We are waiting for a few new buildings close to Vilara to finish construction and take a look at them. Having that said, we recently did look at some new buildings before our lease renewal in Dana Point that are brand new Class A expensive, but once we saw that Greystar was managing we decided against doing anything. The verdict is not out if this is a standard of Greystar Management, or if it's just an isolated building situation. Management here is not responsive, the door to the leasing office has been inoperable for literally 6 months and so getting into the office is a huge task for services or drop by leasing tours. The location for both our jobs and the love for this area has kept us here @ Vilara. This is no longer a Broadstone (the brand) luxury Class A building unfortunately. They need to take the brand name off of this building. The apartments are cheaply upgraded inside and you definitely pay a premium for this but again it's apartment living. Residents constantly smoking is a problem, DOG pop, urine smell so bad, including inside the building that I now take my dog offsite to a local park to potty. Also, I'm going to say that this place has too many large dogs and dogs not allowed to live here due to their breed, including the 2 dogs that attacked our dog. Fortunately the resident paid our $6k vet bills but management did nothing and we know the security camera probably captured the incident but our request to view this was denied. Again, the level of concern or service isn't here. The grounds and building, especially inside hallways (away from the leasing tour path) are looking very worn for this buildings age. We are hoping once they get an on-site manager, these new owners will start to turn this building around. read more

My neighbors and I have joked many a times about Vilara, saying, "Why ever leave?" The amenities are stellar: top-tier gym equipment, coffee/hot chocolate machines, roof-top jacuzzi, grills, firepits, and downstairs is much of the same with the addition of a pool, big-time pizza oven, and a killer club house of which I tend to take advantage of the piano. Lastly, I work from the conference room almost every day on the second floor. Killer. I have known Veronica at the leasing office since day one. I know she will always take care of me. In regard to Rick, the property manager, he turned this place around after being brought on over the past year and a half. I am grateful for what Vilara has brought to me and this community. read more

I couldn't ask for a better experience! It was hard parting ways with my previous home but living at Vilara has me feeling a lot better. The staff have been incredible especially Veronica who has helped me every step of the way. Before making the decision I had a lot of questions and thankfully she was always available to answer them. My spouse and I have never had a better apartment manager. Truth being told, we decided to get the apartment just because of Veronica; we fell in love with her personality. She is incredibly nice, polite and responsive. Everytime we request something, she'd go above and beyond to make sure she sees to it. This real estate property & those who run it are an embarrassment to the state of California. I hope that I never encounter such lazy, unresponsive, & blatantly rude people in my life ever again. If you can, save yourself the time & money spent dealing with Vilara. Michael is unprofessional & hides in his office preventing communication with renters.
