    Cleaning charges after move out...didn't find anything clean when I moved in :(

    I had an overall decent experience at this apartment. I lived at this complex in a four bedroom for two full years, from August 2014 - May 2016, paid $599 for 2 yrs because I snatched a 20 spot special. This review is going to be hella long and thorough so it'll be divided into sections... 1. Safety and accesibility. I personally didn't have any incidents at this apartment thankfully. I will warn you, however, that the Kerby Apartments to the east side of Campus Edge has some sketchy individuals so just "be vigilant," as you would anywhere else. The garage door breaks like every month or so. There are no walkway connections from the garage floors to the apartment floors (down flights of stairs and elevator to apt). The third floor has no cover. They are starting to gouge residents by charging for "premium parking spaces" on the first floor. CE to Business Bldg is exactly 16 minute walk, .76 miles. CE to Central Library 10 minutes. Closest library is Architecture. 2. Study environment. There is a desk and chair in your room. WiFi is included in the price! Slow every now and then around 11pm (college Netflix hour). 3. Overall apartment features. Granite counter tops, dark wood cabinets, stainless steel appliances, microwave, dishwasher. Plenty of cabinetry. The electric stove sucks, but not like you can trust college kids with gas. You have a stacking washer and dryer, not as fancy as the one in the model but does the job. The furniture is black metal and there is a tan, vinyl, customizable sectional. You have 4 kitchen bar stools in lieu of a dining table. Patios and ceiling fans included. USB charging outlets in kitchen and bedroom. Bring curtains! BR has a lock. Apt gym is nice. 4. Apartment mgmt. Maintenance is pretty solid and responsive, but you might have to remind them a few times. I only saw 2 roaches my entire time there and had a pest guy come out the next day! The pool is closed A LOT. The garage and stairwells aren't cleaned as often as they should be. The apartment has no recycling bin...it was closer for me to use the UTA recycling bin and dumpster. We've had 2 incidents of fire alarms going off at 3 or 4 in the morning for an hour straight. 5. What sucked. I found absolutely NOTHING clean in my bedroom or common area when I moved in. Hair tumbleweeds, brown sticky goop, makeup on counter, and sequins to say the least. I appreciate how you don't have to pay a security deposit BUT I got charged $76 as cleaning fees when I moved out despite throughly cleaning before leaving. [Still not as bad as my RM who had to pay $150.] Rent increases of $20 each year. Electric overages of $5 - $20 every month.

    Anything I say would be redundant at this point just read any of the other comments because they are ALL TRUE! This place is filthy and poorly kept. I still pay rent but actively choose not to live here but they lock you in with the lease so just don't sign one. Also they give people $10 gift cards to write good reviews at the end of the year. So don't believe any of them.

    Honestly to be frank the apartment complex is pretty trash. I'm actually used to walking up the the stairs and seeing trash everywhere. To be honest I didn't mind it until they decided to fine my roommates and I for two trash bags we had out for maybe two hours while we were cleaning the apartment. I don't understand how you can fine us when the apartment looks like the pictures below. These pictures aren't even all that I've seen.

    The dehumidifier that has been in my unit for almost 3 weeks now thanks to the pipe that still isn't fixed.

    Choosing to live at Campus Edge was the worst decision I've made in my college experience thus far. Let me start from my first bad experience with this complex--the day I moved in last August, almost everything in my unit was broken. The garbage disposal would not run, and had an half of an eaten chicken breast sitting in the sink (God knows how long that was there), the washing machine was broken and did not get fixed until 3 weeks later, the ice machine in the freezer was broken and is still not fixed, and my personal room was very unclean (I'm talking piles of leftover hair from the previous renter, stains left on the toilet and sink, and more). Now here I am, about half a year later and literally nothing has changed. For almost every thing that's broken, I've had to contact the office at least three times before something was fixed. As of right now, I've had an obnoxiously loud water dehumidifier in my unit due to a pipe above us breaking, and filling our apartment with water. While this pipe broke almost 2 weeks ago it is still not fixed, and I am still having to listen to the dehumidifier 24/7. Aside from the obnoxious amount of things breaking (which is not worth paying over $600 in rent each month when everything breaks so often), the outside of the complex is disgusting. Dog poop is everywhere. The trash often overflows the garbage bin, which happens to be placed inside of the parking garage. I have pictures where garbage completely filled the bin and made a trash pile at least 4 feet high and taking up the space of the two parking spots beside it. The smell, the amount of gnats and flies...not a pretty sight. Nothing was worse than walking home after a long day in class to be welcomed with the smell of old garbage and the swarm of gnats that you had to walk through. (By the way, this pile was there for a little over 2 weeks). If you are thinking about living here, I strongly advise that you don't. Nothing about this apartment is worth the price of rent, nor is it worth the frustrations one has to go through in order to have a livable environment. UPDATE: my apartment is flooding AGAIN for the second time this month. Campus Edge has no concern for the mold that is going to form in my unit as well as fixing their things in a timely manner. Utterly ridiculous.

The grounds are well maintained, the staff is friendly and knowledgeable, and quick to respond. The structure of Shadow Brook is a non profit and the apartments are leased for ranges, based on your income (though it IS NOT section 8 housing). They offer efficiencies on up, and are usually on a wait list. They only show apartments on Fridays and do not always have one to show each Friday, though they do have a photograph album of model apartments and floor plans. Initially I was nervous to rent an apartment without seeing the unit first, but I couldn't be happier. With the option I chose (the loft style 1 bedroom) I have plenty of space and am able to live on my own affordably ($490 a month rent). Many of my friends and classmates pay nearly double to live, in many cases, a worse complex. When I moved to Arlington and told people I live at Shadow Brook I usually got an odd look, and some informed me that it used to be bad, but that was before Foundation Communities bought it a couple of years ago. Today, I have never felt unsafe nor have I worried about being ripped off or felt like my neighbors were shady. Upon my renewal they cleaned my carpet for free, they offer residual pest control and special request pest control visits each Wednesday (at no additional charge, without limits) and they use ABC Pest and Lawn. In the back of the complex is a boys and girls club and at tax season United Way sets up and helps you file your taxes for free. At least once a month they have a "produce day" where fresh produce can be bought at a good cost in the front of the building. Its close to UTA (actually a shorter bike ride for me than a drive due to the traffic on Cooper) and well located. I will renew again next year if it continues to be the wonderful property I have enjoyed.

    Our apartment was turned over to us dirty. No cleaning had been done at all. Had Rats (WOOD Rats)…read morein Year 1 & 3. Stone Countertops aren't seated properly & never were -- pieces of stone missing. Overall rent escalated DRAMATICALLY in Year 1. From $1325 up to $250 more. The value for the price just isn't here -- if you need things fixed FAST...do not move here. If you can't fix some issues & deal with pests on your own pretty much...don't live here. We've been here 3.5 years, almost 4 now & we wanted to get out after our SECOND lease term, & had planned to move, until COVID hit. We stayed one extra year post-COVID to let things reopen as much as they were going to, & now are moving out of State completely. This place is right at the intersection of FA&FO & there are sirens & gunshots CONSTANTLY at this time (Dec 2023) as well as high speed racing & cop interceptions all night from 1AM until basically the Sun rises. Right now...I couldn't recommend anyone actively choose this over other newer built buildings very nearby here...that cost just as much. Definitely skip this one.

These people are all about getting you in the contract, once they got you it's over, from that point on their word means nothing. Chris Johnson is meant to sell you on moving here, once you move here, he literally can not help you solve anything there. He is solely meant to sucker you into moving in. Once you get suckered into moving here, Michelle the manager is the definition of incompetent, never will admit when wrong, just gets rude & uses that lovely contract against you. Again don't move here! If your thinking those two won't be a problem for you, the head person Heather Battle as sad as it is, a liar and will do anything to make sure the apartments gets every penny out of you, instead of making sure you as the renter your happy and comfortable about your living situation. A lot of the world is filled with greed, I'm forewarning you this is one of those places. They do not care about your happiness, it's all about the money. So BEWARE of choosing this place. Explanations of pictures is below, if you need any more information of why this review is -5 Stars. Sewer coming up through our bathtub, it didn't happen once happened 4 times. So we went through bath mats, and plunger bc the first time they came, they used our plunger instead of bringing their own completely ruined it so had to buy another one. At that point I had asked for $200 off rent that month bc it happened in March beginning of Covid. Later that month, they figured out they only way to fix it was put a huge hole in our livinging room which remained uncovered with dirt in our house for 3 days and was not fixed until we asked for the whole month free. That's when finally they sent people to fix it, & then said bc they already agreed to the 200 off , no way they could give us the month free. Again all this happening right when COVID started. They are cut throat and heartless, you can move here but just keep all this in mind. Just Horrendous Management!
