It was 2:45 on a Sunday. We had driven down from Cleveland to OU to look at apartments for grad school. The sign on the leasing office door said, "Sundays open 12pm -4pm. We started to walk into the leasing office and before we crossed the threshold a young man, MAYBE 20 years old, sitting behind a desk bellowed,"WE'RE CLOSED!" I said, "Excuse me? The sign says..." before I could finish he said, "Sorry! Virtual tours only. Check us out online. Virtual tours only." I tried to explain that we were from out of town and he continued to interrupt me, "Sir! Virtual tours only. Sorry." We left. This is what happens when you let kids run your properties. Wouldn't rent from this place if it was the last place to live on the face of the earth. Pathetic and unprofessional. There's no excuse for allowing incompetent boobs to man your leasing office. DO NOT LEASE HERE! I would give them 0 stars if I could! This place is an absolute nightmare! They lure people in with deals and prizes when you lease and then you're screwed once you sign your lease. They don't care AT ALL about their current tenants! During my 2 years there I had horrible problems! I didn't have a carbon monoxide detector for a whole month! Which is an extreme health code violation. The power went out at least once or twice a week for long periods of time leaving your food in the fridge spoiled. Oh and can't forget this one, I didn't have AC for OVER A MONTH in the middle of summer! It would get up to 90 degrees in my unit and they said "oh sorry we have to order new ones and we ran out of portable units to give you for the time being" cool.. so I guess I'll just sweat until I get a new one. At least give me money off rent! Then when I finally got a new one and they came to install it, SURPRISE! It didn't fit... had to wait longer for a new ac unit. I finally got a new AC unit when I had 2 weeks left on my lease, how ironic!! Then when I was finally done with them, didn't owe them anything and my lease was over they hit me with a $75 cleaning fee because I left things "dirty" I don't know what they are talking about? I took a whole day to make sure that apartment was spotless for the next person to move in to and their excuse was "the $75 is for a cleaning crew" for a one bedroom apartment? What kind of cleaning crew are you hiring?? Ohh yeah none! Because they advertised all over their social media sites that their leasing office employees are cleaning the units... Lastly, they also threatened me with collections if I didn't pay the $75 "cleaning" fee... even though I paid them thousands of dollars worth of rent and was never once late with paying. Do yourself a favor and DO NOT rent here or you will become broke after dealing with these scam artists. read more

The staff at Campus Heights were a pleasure to work with (especially Kassidy and Ricky), and they made the transition from my Undergraduate program to Graduate school as seamless as possible. I was able to schedule a tour with them immediately, and I loved everything the complex had to offer. I was expecting dorm-style couches, beds, etc., but I was surprised by the quality of the furnishings. Moreover, the apartments completely include utilities, and as a student, that is definitely one less thing to worry about. Considering the quality of the apartments, the convenience of utilities, the helpfulness of the staff, and the variety of amenities offered (swimming pool, workout equipment, printing stations, study rooms, lounge areas, laundry facility, etc.), the rent is certainly reasonable. Not only that, the apartments are competitively priced when compared to other choices in the area. I did PLENTY of research into housing options around campus, and Campus Heights consistently offered the most services for the least amount of money. Signing a lease was so easy, and Kassidy and Ricky helped me throughout the whole process. If you're considering Campus Heights, I would highly recommend it. read more

My experience with the apartment has mostly been mixed, but after recent issues with the leasing office, I can definitely say that I would never sign with this apartment complex again. Initially, when I went in to consider signing, they lied to me about my lease and about projects they were working on. One of the things they told me that they were doing was building a place to do laundry and a fitness center in the complex and they were doing it soon. They made it sound like it would be in the Fall of 2018 and it is almost spring 2019 and there is nothing that suggests it's going to be built soon. Also, they told me that when I paid the pet fee, there was only one fee per month and I could have as many pets as I wanted under the one fee. Now, I am being told that there is a fee for every pet. So twice they have lied to me. With the apartment itself, there isn't too much wrong with it, other than that it doesn't have a thermostat. It has an A/C unit and a heating system that randomly turns on. The temperature inside my apartment is hardly ever consistently warm. Next, their "procedure" for handling issues is too initially fine their residents instead of engaging with them about the issue. This is not a good practice. I have had to go to them and argue with them after getting a notice on my front door. This is a nuisance. Also, they have been overcharging me since the beginning of the year. Even though I have called them about it and gotten the assurance that it will be taken care of, it still hasn't been resolved and the balance on my resident portal is incorrect. I will have to contact them again about this issue. Overall, the apartments aren't bad, but the leasing office and the management has demonstrated poor performance consistently that I would not recommend living here. read more

Apartments are over priced and small. kitchen is awful, bedrooms extremely small. If you want to have a good time in Athens do not live there. This place is not clean and they are dishonest. They leave a note that says your apartment has been sanitized and is move in ready but that IS A LIE! The apartment was extremely nasty pet hair from the previous occupant was everywhere. Be extra careful when you sign your lease. These people take advantage of trusting young students. They tell you your rent is due on the very FIRST DAY of whichever month you choose but you are not allowed to move in until AFTER the 21st of the month that you've paid for. So you are basically paying for your full first month but not allowed to move in until over 1/2 the month is gone. Rent somewhere else that is run by honest and CLEAN people if you can. This place is only for desperate folks without other options. read more

I've lived in Carriage Hill for about 8 months now with a mostly positive experience. The rent is reasonable and the units are well maintained. They started offering free cable and internet recently. However, the internet can be very slow at times. My biggest gripe so far is that the "Carriage Hill" drive leading up to the complex is poorly maintained in the winter. The owners of the complex take no responsibility for the situation as it is technically a city street. However, no one other than Carriage Hill residents live on the drive. Regardless of who is responsible, this problem is something future tenants should keep in mind before signing a lease. If you have 4-wheel drive and snow tires you might be alright. read more

**Do not live here I have lived on this property in some capacity since 2011. I've seen this place change hands 2-3 times over the course of my time in Athens. Each time, I've continued to renew my lease because the staff and management cared about their residents and worked with each situation individually to provide clean and well-maintained housing for graduate students, responsible undergraduates, and families. My rental rate never increased more than $50 dollars over 7 years and I intentionally continued to rent from them. However, with the change to campus heights last year in 2017, things have been consistently worse. First, they changed *everyone's* leases to August-August, with no regards to if you were graduating in May. Second, they have been "updating" their buildings which just means strange men who don't move when you need to get out of the parking lot to go to work are constantly hanging around outside of your windows for over a year. Third, they raise their price brackets every one-two weeks with a different "incentive" to get you to resign that is essentially negligible in the grand scheme of what you're paying them per year. At one point, my rate was only going to increase $60. Because I hesitated to renew, it is now an increase of $124. Fourth, they now require you to take a furnished apartment instead of giving the option of furnished or unfurnished. I've seen the men build and move the furniture into empty apartments. A metal bed frame was left outside of my stairwell for MONTHS and would fall into the stairwell every time the wind picked up, causing it to block the stairway and need to be moved by residents. This is dorm furniture. As a full-adult with furniture that I've had in my apartment for years, this makes zero sense and they are forcing me out despite intending to renew with them for one more year. As a graduate student who has paid thousands of dollars to this complex over the years and this company, specifically, over the last year, I am horrendously disappointed and dissatisfied. This is my last year at this university and instead of focusing on finishing my dissertation, I now have to find a new place to live because this company absolutely does not care less for their current and returning residents and are only interested in "new signs" who receive the best rates. read more

Affordable up to date apartments, the new management is very friendly and has such a positive attitude that explains everything and answers any questions you have and makes you feel welcomed and follows all protocol for Covid-19 and has a great gym to workout in that clean. read more

This area is a great location and has good amenities. I appreciated having a tour and it was easy to set up. The manager Adam was so helpful, kind, and willing to go above and beyond. I've been out of town this summer and two weeks ago my apartment got broken into (dead bold smashed, handle rendered useless). They said they'd immediately replace the door. Today I had a friend pick up my new keys and was told it was for a padlock. It's been two weeks and they haven't replaced my door. I can't lock my door once I'm inside the apartment and guess what! Padlocks are infinitely easier to break into than a deadbolt! On top of this, a couple years ago my apartment flooded because the pipes in the apartment above me burst. I was only notified about this from a sticky note left on my door! I came home at 2 am completely unaware of the situation and with plans to leave for a trip that day. Instead I had to spend that day cleaning my entire apartment. Also, after coming back from working out of state last summer, I came home to an eviction notice (even though they gave me back my keys that they hold on to for the summer so they know I'm not in my apartment). Apparently the mishap with my auto pay (which I had resolved earlier that month with them and was told everything was ok, but I guess this memo didn't get put in my file) meant eviction, a week before I got there. I never received a phone call or an email about this. I spoke with the manager the next day and he had no idea why they gave me the notice or why I wasn't contacted. This place is a management mess! Maintenance takes forever if they even remember to repair the thing in the first place. Notices are left all over your doors even if they know you're out of town. They don't notify you of serious events. Even when my door was broken into, they didn't know when it had happened. The only reason I was notified was because at some point a maintenance person was gonna look at my apartment and the handle was smashed. I've lived here for 3 years and I am so happy I'm moving out in a week. read more

I've really enjoyed my time in Carriage Hill. I have no complaints really. The staff are friendly, and are incredibly quick to respond to any maintenance issues. The noise level overall, I've found, to be fine. It seems like the noisy undergrads are in Summit or Courtyard. Unlike those, Carriage HIll, like most apartments, are not pre furnished, which I am glad about (jacked up rent for bland furniture and used mattresses? no thanks). My electricity, the only utility renters pay for, has been around 35-45/month. The fan for the heat kicks in super fast, and is efficient to the point that it really only needs to be on for ten minutes before it gets plenty warm. The road going up to the apartments is pretty steep, and I personally would feel uncomfortable driving on it in icy conditions, and the city bus will *not* drive up it in bad weather (so you'll be waiting at the bus stop a long time if you don't know that!!). I usually walk places though. There are steps going down the hill, behind building 9, which are very nice. ALthough they could be lit a bit better at night. Pets are allowed. I find the monthly $20 "pet rent" a bit ridiculous, but whatever. There is an additional $250 pet deposit, in addition to the $200 security deposit. But they're both refundable at the end of the lease (assuming there is no damage). Oh, laundry. There are no washers/driers in the apartments, which is good, since I don't need to hear my neighbor's washer at 3 in the morning, or whatever. Same goes for dishwashers. There is a laundry room in the complex, but it's kinda.. um.. yeah.. just no.. I walked in once to check it out and that was more than enough. Just go to the laundromat on Richland, about 1/4 mile down, it's very nice (lots of tables, never very busy, pretty modern washers/driers with a variety of sizes), which is what most residents seem to do. A few suggestions though: Get a top floor apartment, the floors (wood) are a bit squeaky(I can hear my neighbors walking around, depending if they hit a squeaky spot), and I would've disliked living on a lower floor. Get an apartment in one of the smaller buildings, not the really long/big one at the very top of the hill (buildings 9+ I think). I see soo many sketchy looking people sitting out on the steps of that building, which makes me super glad I'm further away. Also, I think the bigger apartments are in that section, so there are always a lot of kids (probably noisy!) around that area. The smaller buildings are 1 or 2 bedrooms, so it's mostly all students, the majority seem to be grad students. Get a router, and set up your own private wifi network. It's super easy to do, as wifi is included in the rent. This way it's more stable and is actually secure, since you can use a password, so you can connect Chromecast, etc. and have your data safer than otherwise. The wifi occasionally cuts out (I've had it happen like once every month for maybe 5 minutes). Get curtains, the light-blocking kind. I like that there are safety lights on the stairs, but they are pretty bright at night, and curtains for me were pretty much a necessity for sleeping. Get one of those 18c dispenser type water filters for the refrigerator, and then just fill it with tap water as necessary, since the tap water has a bit of a taste to it (which is common for the area), but with the filter it's perfectly acceptable. read more

My experience with this apartment complex has been rather negative, between sub-par inspections, less than helpful management, and poor handling of maintenance. The biggest issue I ever had here was during the moving out process. The movers I hired flaked out on me, and I was going to have to stay an extra day here to get a new crew to help, and the management actively threatened me with legal action and fines for having the AUDACITY to stay an extra day to ensure I got all of my possessions off their premises. Frankly this interaction left a sour taste in my mouth, and I will be telling anyone thinking of living here to look elsewhere. read more

Lived in Carriage Hill for one year, and had several friends with units in the complex as well. The apartments themselves were nothing fancy, but in fairly good condition. I only think I ever had to make one maintenance request, which was caused by a leak from an apartment above me, and was fixed the same day. I'd heard some concerns about noise and safety, but I never had any issues myself. The units in the back of the complex seemed to be louder, as they were generally larger units with families in them, and the smaller units down the hill were quieter. The system may have changed since I was there, but location was assigned randomly, so there's not much to be done about that. The parking lot had some potholes, but they were eventually patched. I'd heard horror stories about the hill being icy in the winter, but other than the occasional icy patch it wasn't too bad. The neighbors had kids, so there was some noise, but it wasn't enough to be a deal breaker by any stretch. The way the stairs to the apartments are configured makes moving in and out a challenge, even with lightweight furniture; it's difficult to get, say, a dresser around the corners two flights up. I had help moving in and out, but doing it by yourself would have to be nearly impossible. The lower level "basement" units are carpeted, while the upper levels have hardwood floors. Both were in good condition. If you need a place to live that isn't a slum like most of the houses and doesn't cost a fortune like the other apartments on Richland Avenue, Carriage Hill is a good choice, particularly if you're by yourself or with one other person. read more

I have lived at Carriage Hill for the past year and have had an overwhelmingly positive experience overall. From first coming to tour the apartments through end of my lease here, the office and maitenance staff, especially Debbie (!) have been efficient, accommodating, and incredibly helpful. My apartment is in excellent shape; I couldn't be happier with it. The prices for the one bedroom seem a little steep, but I feel like I am getting what I pay for, that being a quality apartment and amenities. I love that parking and internet are free. For my first year living in Athens, I feel like I made the right choice. It's worth noting that these apartments are close enough that you can walk to OU campus, but also far enough to qualify for a commuter parking pass. The other apartments off Richland are not far enough to qualify. One thing that (unfortunately) caught me by surprise here was that smoking is acceptable inside the apartments. This wouldn't be a problem except that, at least in the one bedroom units, the air vents are connected and my apartment smells like (a variety of types of) smoke strongly on occasion throughout the week. I am not a smoker so this bothers me, but if you do smoke, then this might be something that you're looking for. read more

Housing in Athens NOT fantastic, but I felt really lucky to be able to live in Carriage Hill. The staff is great! If you have a problem they want to know- they will fix it for you! It can be expensive, but look around and you'll find that it's worth the price! I have lived at Carriage Hill for 5 years and am sadly moving. The place has wonderful staff that is helpful and very nice. The maintenance staff is exceptional. They respond in a timely fashion, are very neat. Although in the five years I have lived here I must admit I have never had a major problem. The rent is reasonable plus there is free cable and internet. The Athens city bus comes directly into the complex is great if you don't have a car, it is also within easy walking distance of the OU campus whether you attend class or want to take in in a sporting event. Carriage Hill is under new management and has implemented changes to create more of a community atmosphere. This nice for families as well as students. It is now pet friendly and even has doggie stations that keep the area nice and clean. The pool is also a nice feature and is well maintained. I read the prior complaint and tend to disagree with the snow problem, yes it is a city street but I find in the winter ( having been here 5 years) that is overstated. Also the parking lots and sidewalks are well maintained in the winter. I have had a very positive experience living here!!! read more

Not worth the money or the headache. During my time living here cars have been frequently tampered with, including windows broken and parts sawed off. They are also completely insensitive to schedule changes for graduate students. I would never recommend this property to anyone, you can do better in Athens and in the plains for a significantly lower rent. And don't let them fool your about having air conditioning. My building had only a small window unit in the living room, so forget about any of the bedrooms being cool at all during the summer. Stay away!!! read more

My prospective roommate and I each paid a $37 application fee but were both denied. Carriage Hill wasted our money and then proceeded by asking if I wanted to reapply (pay another $37 application fee) by myself. I called the corporate office in central Ohio to ask for an explanation but was put on hold for half an hour before the call was dropped. Carriage Hill is clearly in the business of collecting application fees from applicants they have no intention of accepting. Additionally their entrance driveway is very steep and not maintained in the winter and the Athens staff is rude and unwilling to help. I filled out the application and recieved no update. After calling them back, they said that I would need to fill out an additional form, thus delaying my application by a week. I ended up taking nearly TWO MONTHS for them to process our applcations, and we were rejected with no explanation. read more
