After living in the house that Cap City inspected-we are incredibly disappointed in their service and response to concerns. Their original inspection report was inconsistent (at best) in its attention to detail. We realized after the fact that several items were completely absent from the report that should have been at least mentioned or noted. This impacted our negotiations and purchase price of our house. Several repairs and projects have suddenly fallen into our lap that we were not anticipating. Cap City let us down by failing to acknowledge the concerning areas. When we approached them with our concerns, they did come out to visit the house a second time and specifically look at our primary areas of concern. After multiple attempts to reach them after the second visit, they finally offered to refund our inspection cost, acknowledging that their service missed the mark. However, in order to receive that refund they also wanted us to sign a waiver that required us to SHRED the original inspection report and refrain from talking negatively about them to anyone. Clearly, we were not comfortable with that requirement and have opted to let them keep their money in order to share our story and concerns. I would absolutely NOT RECOMMEND them because they did not do their due diligence and neglected to respond to concerns in a timely and standard manner. I ended up using Cap City Property Inspections for 3 services that I thought I'd have to get from 3 different service providers. Their prices were very competitive. The inspection was scheduled within a day and the inspection was conducted a day later. Helen Jastram was the inspector and up-to-speed on Code, construction, major systems, etc. She was up on the roof, poking around in a grimy basement and everything in between. Great communications and easy to talk to. Reports rolled in very quickly. This is long, but worth reading if you value your investment in your future and peace of mind. We hired Cap City to do our home inspection and based our decision to move across the country on that inspection report. We weren't here for our inspection since we lived across the country. Our realtor (Tom Buoni, e-merge) didn't come on our behalf although he was the one to refer us to Cap City. Our inspection report stated there was no crawl space so it was not inspected. It stated the home was on a slab foundation. I was moving from an area that had only slab foundations and I knew there wasn't a basement so I didn't have any reason not to believe them. The day we moved in the radon mitigation company we hired informed us the house had a giant crawl space which had water leaking and had a large amount of mold. We also found a corner of the slab foundation cracking and tilting that wasn't reported. The dishwasher was full of stinky standing water and didn't work and the washing machine connections were completely corroded. This is all on day 1, the day we moved in. We called our realtor and Cap City and Hyde and Jessica came out. Hyde went in the crawl space and said there was some water and mold, but it wasn't that bad. They apologized and offered a refund of the $575 we paid for our inspection. I thought that was a start but the insult to injury just kept coming. As others have mentioned, they then send you a contract stating you cannot leave them any negative reviews and need to remove any negative reviews in order to get your money back. That's why you're seeing only good review's because their refund contract states they won't return your money if you leave an honest review about your negative experience. They also offered the buyback program through internachi but we would have had to pay 6% in fees which totaled over $18,000 loss on our end for THEIR mistake. We just moved across the country. Where would we go? We hired a structural engineer to see what we were dealing with since we obviously didn't trust Cap City anymore. The structural engineer said the house had foundation issues. The crawl space portion of the house was lacking enough support and needed additional beams and jacks to stop it from sinking. The wood was covered in mold and the metal beam is very corroded. There were signs that any reasonably smart home inspector should have caught. Doors that were hard to open, crooked, or won't close, cracks near doorways or across the ceiling, etc. Our home inspection report showed a picture of one of the cracks and stated it was due to normal settling. It was not and there were many more cracks. We also noticed it was freezing cold in our bedroom. That's because one of the windows was rotten, the glass not even fully attached, and wind blowing in. Upon inspecting the other windows we found most of them were rotted and failing. The inspection report stated the roof was not yet at its half life. Great! At least one part of this house isn't a dumpster fire. Wrong about that too. We noticed some sinking spots in the roof and have discovered it needs replaced in 2-4 years tops. The gutters needed replaced too. The worse things mentioned on our inspection report was a very old air conditioner and a leaking water heater. Upon moving in we've discovered that every major component of this house needed replaced or major repairs. We've now learned we have every issue people are scared of when buying a house. Multiple foundation issues, mold, bad windows, a bad roof. What kind of inspection company misses an entire crawl space? All of our choices were taken away by Cap City. We didn't have the option to find a different house, stay in our old house, or even consider this house for less money or with the issues corrected. Our financial future that my husband and I have worked so hard for is ruined. My peace of mind is gone. My trust is shattered. The excitement we had about our new beginning quickly turned into our worst nightmare. Cap City doesn't care, our realtor Tom didn't care. It's all on us. read more

I chose Cap City Property Inspections based on reviews found on sites like Google and Yelp. This is an example of when good reviews are incredibly misleading. Cap City completed an inspection of a home we were looking to buy. After they found only minor issues, we moved forward with the purchase. On the day we moved in, we started to find issues that they should have seen, but missed. Simple things like windows which wouldn't close, faucets which were dripping into the cabinets below, a mantel that was about to fall down, and the list goes on. I complained to the company and they sent a "lead inspector" out to look at the home. Not only did the lead inspector agree that the items on my list should have been found, he actually found MORE items that should have been found during the original inspection. When he left, he felt that I was due a refund on the fee that I paid. But how do they have 5-star reviews, almost across the board? That's because they manipulate the system. When the refund was offered to me, I was presented with another contract which I had to sign in order to get the refund. Within that contract is a clause which stated that when provided a refund, I would agree to not post any negative reviews online anywhere, nor would I post negative comments on my own social media channels. Their refund process forces customers with negative experiences to remain silent. I refused to sign this agreement because I didn't want others to fall into their trap based on the overwhelmingly positive reviews. They did work with me on this clause when providing the refund, but I found it unbelievable that they would even expect a customer to remain silent in situations like mine. read more

Our inspector, who was recommended to us by our realtor, failed to point out illegal gas fittings, which caused two major gas leaks in the house, an unbounded gas system, and a massively undersized HVAC system. Since closing on the house, we have incurred tens of thousands of dollars in necessary repairs, including the problems in the utility room plus extensive water damage and mold in the bathroom. We strongly feel that our inspection did not serve us in any way and that we entered a dangerous situation with no warning. We did not ask Cap City to reimburse us for the work we had done, but we did ask them to refund us for the inspection, which cost us over $600. They declined, stating that they "do not inspect for code." We feel that our inspection was a waste of time and money, and would not recommend Cap City. read more
