I've been trying to get in touch with Linkhorn Home Inspectors for the past two days regarding some questions on my inspection report. I called four times and have not received a return call. Until now, I believed Linkhorn offered excellent customer service, but this experience has been disappointing. It gives the impression that the company prioritizes payment over addressing customer concerns. On the bright side, the inspector they sent out for my apartment was professional, polite and seems to have done a good job. They were efficient ins scheduling but definitely made a mistake as far as the date I chose. My real estate agent had to follow-up with them to get that corrected and everything else went smoothly. On a negative side, they sold my contact information to ADT and I started getting spam emails and phone calls. I really hate that companies do this. I am selling my property. The buyers set up a home inspection with Linkhorn. I was completely shocked to read the report when I received it. Many and I mean many... things he wrote in his report were completely unfounded, inaccurate and "his opinions ". One of many things was that a building should be removed from the property because it was not built to code. This building was a 12 x 14 shed. Build by the Amish. Inspected by fairfield county. A fireplace heater claimed was only "decorative" but we had a stainless steel liner put in and have used it for 23 years now . This kid knows absolutely nothing about home inspections!!! There are 20 plus items that i can easily show he was wrong about. I called the company and the secretary said someone would get back with me but only the inspector called me... what a joke! Please, NEVER use this company! They, he.... killed the sale of my home and the buyers new home with the lack of his knowledge. I would not recommend using Linkhorn. If you do, DO NOT USE MICHAEL. He was a total let down and missed a lot of items. He was too lax and let everything slide. We ended up having an item missed, then not working after we moved in. Linkhorn made excuses and did not cover under their "warranty". Wasted promise. We wanted a 3rd opinion on what was going on with our roof and attic. One roofer said the shingles were defective and suffered from heat damage. The 2nd roofer said there were only 4 shingles with a small mar and there were no shingle granules in the gutters which would have been a sign that we needed to replace roof. The inspector from Linkhorn verified what the 2nd roofer told us and that our roof we had put on 7 years ago was fine. Linkhorn also has good phone communication and showed up a half hour early. I highly recommend Linkhorn. All 3 companies showed us photos and emailed us their findings. Roofer #1 only emailed us an undetailed estimate undated and no summary. He said he was going to email us these things but didn't. Both roofers have been in business for a long time. So, I'm glad I had Linkhorn out to clear things up. 09-2024 Columbus, Ohio. read more

I highly recommend this company if you're thinking about getting your home inspected. Matt, our inspector, was prompt, professional, and very informative about all the questions I threw at him. He used both pictures & video to explain to us various situations throughout the inspection. He gave us some choices & services we could call to see about getting repairs done, too. He/they were very trustworthy & believable. We used another inspection company before Linkhorn came out, & Matt found & showed us areas that the previous inspector had said were okay & not to worry about. Linkhorn also mentioned things that should have attention paid to them soon, that the previous inspector never even mentioned. Paid twice as much as other inspection quotes for what was perceived as above average quality from Linkhorn. After being in the house for 6 months I can say they've missed almost every major thing you could. Plumbing and bathroom fixture issues, well and water problems, roof leaks, radon problems, sump pump issues, dishwasher issues and now I've come to find out HVAC / AC issues. I was buying a house from out of state and really trusted this team to tell me what I was getting into. I had several calls with Denny to explain my situation and work with him on my biggest concerns. It wasn't the small stuff I was worried about. While they listed mundane things on the report to show some sort of value, the major ticket items are still costing me. And when I've taken my proof back that they clearly missed things they gave me the "we have no liability to you for those issues" standard message. This company does not stand by it's work whatsoever. I mean the upstairs bathroom tub leaks at the drain. Any amount of water for any amount of time would have shown a leak. How could they have missed this stuff? Please, please, trust me when I tell you. Go somewhere else. It's a complete scam. read more

I am going to have to change my review. After I had given a GLOWING review regarding this company and its inspector. I found out that the oven was left on after the inspection. This is a serious safety hazard/risk. It was very unprofessional and almost cost us our contract with the seller due to how upset she was. We now can no longer remedy anything until after we gain possession of the home. Luckily we are still going to be able to continue with the sale. While John was very kind and personable, an "honest mistake" almost cost me my future home. And was asked "what do you want us to do?" When addressing the situation from the buyer standpoint. We are buying a new house and our realtor gave us 3 inspection companies to choose from. After checking reviews about all 3 companies and checking out their websites, I decided to call and ask all 3 questions about what they offered. The first company I called, it was like pulling teeth trying to get them to answer some of the questions. 2nd company was better but the person didn't seem to want to spend any time answering my questions. Our second time using this company did not go as expected. Turns out the house we closed on passed inspection but shouldn't have. There has been multiple issues with the house involving the plumbing, the leaks that were found and the sub floor we had to replace ourselves, and other things that we're getting fixed out of pocket. It's been a financial hassle and we just advise anyone using this company to watch out who does their inspection. I'm now stuck living in a house where I've dropped over thousands into fixing when it shouldn't have passed in the first place. We just didn't find out until it was too late and we moved in. read more

This company conducted an inspection on my condo and broke one of the toilets. I'm assuming the guy was standing on the toilet to get into the attic or was completely roughing up my condo. I have tried to call them and nobody answers. There was trash left on my kitchen counter for some sort of sensor device and they left trash in my mulch out front. I have had 2 VA inspections on my condo in the last 5 years for a purchase and some of the "issues" this company found were false. Watch these guys in your home!!!! read more
