I'm a contractor and truly appreciate working with a high-level professional inspector. Residential projects are now part of my past but a part of me remains skeptical of inspectors until I'm convinced otherwise. Charles has met and exceeded all expectations in his role as home inspector of a house we are purchasing from out of state. His communications have been timely, detailed, and clear. He was always open to discussion about our general concerns or questions. What's more, his reports were presented in a detailed, interactive format that was easily navigated and provided the creation of a repairs list (including many pictures taken during the inspection) to share with other parties in the purchase. His fair and comprehensive assessment of the conditions on the property and the ease with which his reports could be reviewed resulted in a smooth and more secure purchase process with no opposition from the sellers (including the repair request) or concerns from either agent. Lastly, the service included multiple inspection reports - sometimes required by insurance companies - and a lengthy phone discussion about the findings. His fee, especially when considering all that he offers, is a great deal.

I recently purchased a new home in Nokomis and am coming up for the 1 year inspection from the builder. Now you are probably asking why someone in the home improvement business needs to pay a home inspector for something that they have been experienced with for over 40 years? Well, it's like the saying, " an attorney that represents themselves, has a fool for a client" or something to that effect, but I was seeking a professional home inspector because I wanted an independent inspector to look at my dream home with open eyes, and also because having one, took the pressure off me having to negotiate with the builder over the issues, not only that I was aware of, but also which Chris pointed out to me! Well I can not be more impressed with Chris and his company Patek Home Inspections. This guy knows his stuff, is pleasant, courteous and reliable and communicative! His experience and him being currently licensed in Florida as a general contractor, has certainly provided him with not only the experience in dealing with home issues, but also his contact with builders and his simple and brief explanations of the issues at hand. I mean, who is better suited to be a home inspector than a licensed general contractor? Chris also pointed out a bunch of slipping roof tiles that would ultimately lead to a catastrophic roof leak. That alone was worth his fee. Plus he comes back to re-inspect at no charge!, after the builder makes all of the repairs in order to make sure they were completed. That is unbelievable! I will be referring Chris on a regular basis as I have had first hand pleasure of dealing with him and can attest to his great value, trust and communication. Look no further. This could cost you in insurance, post inspection renovations and further reports needed for insurance adjustments. Be careful and check your reports. In addition when I contacted them to ask why we didn't review the negative findings i was told by Kayleigh that it wasn't their job to tell me and her wording was defensive and aggressive to say the least. If needed I am happy to provide a copy of my conversation with this business to show I was in no way out of line when I attempted to question the lack of communication regarding the roof to wall connections.

Even the homeowners insurance company that receives their inspection reports said this is the absolute worst and incomplete report they'd ever seen. Barely and pictures and made multiple errors on the report. We will never use them again.

    Before considering using Integrity Inspections & Consulting PLC, I would STRONGLY recommend…read morechecking that Mr. DuBosque has Errors and Omissions insurance coverage in place. When Mr. DuBosque inspected the house that we were going to purchase in 2019, he missed an extremely important issue in the house (a picture in his inspection report actually showed the issue, but we didn't have the knowledge at the time to recognize it). An issue that needed to be fixed, at our expense, when we sold the house 6 years later. The cost to fix the issue was just shy of $10,000. If we had known about the issue before purchasing, we could have negotiated the 2019 purchase price to reflect that. As we were blindsided by the issue when we went to sell the house (the issue having been exposed by the competent inspector for the 2025 purchaser), we had to pay the $10,000 out of pocket. Everyone makes mistakes. If that was Mr. Duboque's only mistake, we could have worked around that. This was a clear case of something that should have been covered by Errors and Omissions insurance. When I contacted Mr. DuBosque to get the name of his insurance company to make the claim, I was told that Mr. Dubosque did not have the insurance coverage that he needed. That was Mr. Dubosque's second and more critical mistake. Mr. Dubosque took absolutely no ownership of the issue, and in fact then ghosted me any time that I tried to reach him after our initial conversation. I've moved out of the area, and am now left with the hassle of having to sue him from out of state.

    Seth Landry from Banyan Home Inspection Services, Inc was hired by the buyers of our home to…read moreinspect the property. Seth arrived about 20 minutes early for a 10:30 appointment (as we were leaving) and was still here at 12:30 pm when we arrived back. We asked if he would mind if we came "home" and his response was "I'm almost done and it will be about another 30-45 minutes, and I would prefer you not be here". With that being said, we left and waited until he departed. Upon entering our home, which he had for over 2 hours, there was insulation over the furniture in the family room, the sliding glass doors were not secured, the French doors in the master bedroom were ajar (don't think of locking them), as well as taking pictures off the walls and unplugging lights and appliances and not returning them to the way he found them. Florida law states that they are only to inspect whatever is in sight, legally stating nothing is to be moved, no rugs, nothing. Not only did he leave our home unsecured, messy but he did not follow the laws written for any and all inspectors. I would highly recommend finding a reputable company or at least one that is returns the home in the condition it was found. We do wish we were here to see what else he moved/inspected, as we had R38 in the attic, but now there is a pile in the garage. Doesn't seem to matter, the realtor for the buyer was not happy, but one would expect that the company, Banyan would have made an effort to make the matter right. Nothing. Please, find someone else to do your inspections, as he was responsible for any damage, repairs or replacements should something had been broken or stolen while the property was not secured after his inspection but he nor the company was concerned enough to reach out to us. In response to the owner - our agent did contact the buyer's agent, and "the buyer's agent was very upset the inspector left your house unsecured. She let him know the liability it places on the buyers and was thankful you were home immediately following him leaving"... with that being said, you should have done a little bit to follow through on this complaint, but once again, you are so busy that you waited for me to reach out to you and left me a snarky remark that you have left "several complaints"... the outcome would have been far worse for you and your company.
