Movezen took over a property mgmt co I had previously hired. They seemed very on top of things and told me they were checking on my property periodically as promised. "Everything looked good" They spoke with my tenant and she loved the place. After a couple of years she moved out and Movezen said I needed to release the security deposit. I wanted pictures of my place to make sure all was good as they had told me. It wasn't good at all. There was terrible damage to the flooring. Cost: $8,000 The kitchen cabinets and drawers were all damaged and the fridge had mold in it. There was more damage but those were the big ones. Cost me $11000 to fix it all. Move zen refused to take responsibility of any of it and they wanted to make sure the tenant got all her security money back seeing as the tenant had found a new rental - through Movezen! They did everything to protect the tenant and nothing to help me at all. I had 3 rentals through them that I ended up selling because Movezen did not ever check on anything or tell me the truth. But they were very diligent at collecting payment from me. read more

****BEWARE**** RUN***** MOVE ZEN Before an applicant can obtain any information whatsoever you MUST PAY $79 for non-refundable application fee. We found a rental, toured a rental, paid for the next step and they said "not approved, you don't meet the "homeowners' credit requirements"... WHAT? MOVE ZEN isn't exempt from FAIR HOUSING REGULATIONS or EQUAL HOUSINGS LAWS, but apparently, they think so. A homeowner doesn't set regulations, not State or Federal? It gets worse. "You're declined, Have a Good Day" is how the manager Maddie Spicuzza responded (after I ask if she would kindly call us after all was reviewed). This was how she treated us after chasing around, $240 later in application fees in ab attempt to secure housing. The GM Alicia Robbins, left her 4 messages...never returned my call. GOOD luck trying to reach anyone. NO ONE ANSWERS the phone, they ask you text them or contact them on Instagram! All of the above is accurate, truthful and shared for the purpose of saving someone else the run-around, deceit and hundreds of dollars in application fees. I apologize for those hard working managers, sure you don't deserve this review. This isn't meant to hurt you, but your "management" sure needs a RESET!!! I should have known better when asked to PAY $$$$ up front before getting any information. I should have seen RED FLAG and known better! I used them this past year for my home in Wilmington. Getting setup was easy and the price was reasonable. They were always responsive to my emails and calls but towards the end of my year rental contract I became aware of some issues with my house. The renters were not properly cleaning the house or changing the filters and this caused issues with the AC and bathrooms having mold. I was made aware but not living in state did not know how bad the issue had become. I only received a small portion of my security deposit back and had to put much more money into my house then made sense for the rental income I received. The rental company should have been inspecting my house more and making sure the tenants were taking care of it. When I accepted the security deposit I didn't know that once I accepted I couldnt make any changes. Again, being out of state I was relying on contractors and didn't have full quotes at the time. They basically told me good luck and sent me an additional $100 to shut me up. They seem to care more about the renters than the property owners who are paying them. In hindsight I would not have rented my house with them. read more

READ THIS: I spoke with Ralph, the owner, and he was SO astonishgly rude and condescending with me over the phone, insisting that he had a formula for pricing a 3-bedroom, 2-bath, and that he's been doing this for a long time. However, I wanted somebody from the company to actually come here to my home for an appointment, see how nice my house , and discuss the services offered and pricing with me, personally. I did not feel that that was an unusual request. Again, my house is not your average 3-bedroom, 3-bath. It is far more appealing and has numerous unique qualities. Therefore, it would likely fetch an additional $200-300 a month in rent. Also, I wanted to discuss the circumstances of my decision to rent my home--in person. But this Ralph is very rigid in the way he conducts his business, not willing to work with me in a kind or even normal customer service manner over the phone, and willing to quickly dismiss me as a prospect. What business owner speaks to potential customers with such a brusque and harsh tone? The majority of my Yelp reviews are very complimentary and oftentimes five stars; but, one star is the max I could possibly grant for Victory Property Management. You might read other reviews about Victory, praising Alisha and her excellent managerial work; but with an owner with an attitude and arrogant manner like this, I would not even want to give him my business. And after reading my review, Ralph may be super warm, friendly, and lovely over the phone, but don't let that temporary facade fool you. read more

If I could give no stars I would. I completely disappointed with this company. I've been out of my rental property since July 10th 2020 and they said any maintenance and cosmetic repairs would be done within a week or two have it ready by end of July. It's not August 25th 2020 and my property is still not done. I paid $1000 in the contribution portal for a vendor to come in through Victory Management to fix bulbs, hole repairs, paint ect. My property manager Jamie Johnson is suppose to be overseeing the property to ensure everything is done and yet I'm having to go check to see if the house is ready. She does not update me on what is going on with my home and every time I have gone by after being told the repairs and paint are done they have not been completed. I was informed today that they paid the vendor on August 11th before the repairs were even done. DO NOT work with this company as I have been told by them by the male at victory that they do not like when owners are closely involved with their own homes. Not only have they paid a vendor for poor work of a $2500 a month property they are still requesting a tenant placement fee for me to end my contract with them. I have a tenant who is suppose to move in September 1st and I would be upset if I was spending that much money a month on a home where proper repairs were not done. I really put my trust in this company but between Alisha refusing to meet and get issues resolved, to the customer service male I spoke with who feels its appropriate to raise his voice at customers, to Jamiee who can not check on your property to ensure your money is being paid out with care and work is done this company deserves zero stars. I have never worked with such unprofessional people in my life. They asked me to not be as involved but when your talking about a $400,000 plus home in the care of someone I do have a right to be involved and that the home is ready for a tenant. Completely disappointed with this company when I was ensured they were the best in wilmington. All they care about is a good pitch to get your money and then they are as quick to tell you to go elsewhere. I'm really disappointed there marketing director June was willing to meet to get my business but when I request to meet to see what is going on with my property Alisha is not available then out of town till the following week. Ive been told the only person to talk to is Alisha about these problems and now I have no one to contact until next week. I feel so bad for my tenant who is suppose to move in September 1st 2020. I rented a property from Victory for 2 years. They were extremely professional and responsive with their emails. Even during the Hurricane, 2 years ago, they were able to get resources and fix any/all the repairs in a timely manner. Compared to other houses in the area, the roof was fixed within 2 weeks, where it took most homeowners 2+ months... Positive experience from start to finish. I do not usually write reviews unless I feel really good or really bad about an experience. Here it is a REALLY BAD experience. I was with Victory for about a year and it was HORRIBLE. I am an out of town owner so I need for my manager to fill me in on what is happening. When I would contact the owner, Ralph Hunter, to get an update he would never answer the phone, when I did get in touch with him he said that" I was micro-managing him" and that "I was a resource drag" he also said "he did not have a burning desire to manage my properties." After this we started to communicate only by email where he would make decisions without consulting me and then send a nasty email that says I did this and if you have a problem with it call me. One of the unauthorized issues cost me $350 and they did not even fix the problem. I had to find my own repair man to fix it properly. Not long after I hired him Ralph Hunter became very confrontational like everything was a fight. It got so bad that I did not even want to open my emails. Whenever a repair needed to be completed and I would ask for a quote he would tell me that there was a fee just to get an estimate from his repair guy. From here I had to find all of my own repair guys to get projects completed. On another occasion Mr Hunter agreed to get the water bill from the water company and then bill the appropriate tenant. This worked fine for a while until they decided to stop paying the bills and never told me. This resulted in a surprise delinquent notice from the water company for $600!!! He acted like he was doing me a favor by managing my units. I would be lucky to get my rental income from them by the 25th of the month making it difficult to pay the mortgage on time. The accounting system they have is a joke it has about 20 different sections to look through you practically need to be an accountant to understand it, and the funds never added up. Victory Management also made an unauthorized payment plan with a tenant instead of evicting them like our contract says. Now I am left financing a tenants back rent. All in all I would say to pass on Victory Property management and save yourself some heartaches. read more

RUN away from this property management company!!! EXTREMELY unprofessional behavior by Mr. Hunter. Management methods include: INTIMIDATION, FEAR, CONTROL, THREATS, NAME-CALLING, etc. We've occupied a rental through Victory Prop. Mgmt. since July. 1, 2010. After moving in, we learned from neighbors about the "colorful" history of the house (police involvement: drug dealers & domestic violence) in this neighborhood of $200,000 homes. There were a number of maintenance issues with this home as it had been vacant for almost a year...including electrical switches that sparked and some that didn't turn anything on/off, garbage disposal didn't work, etc. In Sept., our water bill was $130 (neighbor's was only $30)--we suspected that two toilets were "running" 24/7, we called Victory to fix them. SIX WEEKS later, Mr. Hunter shows up takes a look at the mounting maintenance issues and FREAKED out saying "I don't have to fix any of this, it's cosmetic." He continued with "You all are SLOW" "You are morons" "You're retarded" and "I will make your lives a living hell as long as you live here" The neighboring HOA people witnessed his bizarre behavior and called the police--he continued yelling in the driveway! There has been an unlocked/opened door felony break-in; we requested the locks to be changed, since potential renters were given a lock-box code for a key to enter the home whenever, during the time it had been vacant! Who knows how many people have a key!!! Mr. Hunter hired a locksmith, who contacted us to make an appt. to rekey our locks. When the locksmith finished, he gave us each a key and left. TWO WEEKS have passed and Mr. Hunter again sent a threatening email saying WE must provide HIM with a key...or he'll take legal action. We were never told that we needed to pay for a copy of a key made by his hired locksmith to give to the prop. mgr. Standard industry practice? The anxiety this man has created in our lives has made it necessary to vacate. We have just given a 30-day notice with all reasons listed....and now we're facing threatening/degrading emails once again! Mr. Hunter is the most arrogant person you will ever meet and I hope you don't. read more
