Carefree Property Management is too carefree in the management of their properties. To be fair, they are nice enough staff but are too unorganized, slow, sloppy, and don't communicate very efficiently. For context of our specific situation: 1. We signed our contract and ads for our property were published on April 19th, 2024. 2. We had a second mortgage being applied on July 1st, 2024 so we needed a tenant in our residence ASAP. We gave the deadline of June 1st, 2024 before moving on to another property management group. 3. Carefree Staff only wanted to communicate via email despite many attempts to reach them via phone call - how can you run an efficient business this way? 4. I understand business fundamentals but when you form a business agreement, you agree to services of finding a tenant for the renter on the timeline they give in return for the contract of the property that's given to you. Despite our breaking of the contract, their service agreement was not met. Do they owe us money? Nope. But they still charged us an invoice for the services we agreed to pay them. We honored our side of the agreement and paid them. But they did not honor their side of the agreement, yet there's no restitution for us. I find that convenient for a business to still make money whilst not honoring their end of the contract. This equates to poor business ethics in my mind, which equals to a poor review. I can't say enough good about Pam and her colleagues at Carefree Property Management. They have managed our Beaverton property since 2008 and we have never had a problem in that length of time. Pam always takes care of us, our tenants and our property. She has put quality tenants in our home over the years and always brings up issues that we need to repair, replace, etc. to us in a timely manner. And, she helps us find reliable and quality vendors to take care of these items when needed and coordinates everything. Authenticating this company's character and integrity from how my family has been treated, is beyond Grateful. After moving from Hillsboro and renting from a previous management, I was all too skeptical of another. But prayers and God's grace favored my family. CareFree is a good family owned company that stands by integrity. Hardworking and the kindest Mrs Kathy is like a mother. You cannot please all peoples in all manners. It's impossible to do so. One can do their best to make sure of continuity of homestead and upkeep of managing property, but ultimately, it's the owners. Owners are the underlying force to what happens and gets done to a property. I'm grateful. We've been with carefree property since 2/2019. I have not once been kept in wait for any maintenance issue or repair. Minor or great. after I gave notice to my tenets that we were selling our Happy Valley house this company sent us a notice that they were canceling our contract with them 5 days prior to the time the tenets were to be leaving. This type of business practice after we paid them $130 a month to do basically nothing should tell you something. When I called to complain Janet our management person just blamed it on the owner saying " he said to just cancel it " so they didn't have to be involved. Please be careful when dealing with this company. It was wrong and they know it. Lucky we have excellent renters. I am still contacting my Portland attorney to see about fixing their behaivor. read more

**EDIT** Though Brad, the maintenance gentleman did come out the day of our move in, he did not have any cleaning supplies, nor did he clean anything. He removed the condoms, and food from the fridge, and took pictures of the house. And though the house was re-keyed that night, the bedroom window did not lock (probably how the unwanted guest who was residing in our apartment got in). Moving is expensive, and takes time, the last thing I wanted was to go through the hassle of moving again! I merely wanted my house to be clean and safe upon move in, and pay my own bills, not the bills of the other tenants. After further communications with the management team, it is becoming more apparent that it is the OWNER OF THE PROPERTY, NOT Carefree, who is lax on the upkeep of this property. That being said... As a tenant it seems unfair that we have to suffer because the management team and the property owner are on a different page. ****I am current resident renting from carefree, and for people who are considering renting from them....take the time to find someone else! Since the day I moved in this company has been nothing completely unprofessional. Upon arriving at my unit I found condom wrappers in the cub bards, feces floating in my toilet, food in the refrigerator, and mud stains on the carpet. I called immediately, and asked to speak to the manger. I wanted someone to come out and help clean the place. The manager told me it was too late to send anyone out, and that "it wasn't her fault the unit was in such bad condition." Since then it has been a month of arguing and hassles. After taking a look at our electricity bill, it turns out the community washer and dryer, as well as half of the other units are going to our electricity meter. When we brought this to the property managers attention they blatantly told us they refused to fix this issue, and if we didn't like it, we could leave. Talking to the managers has been like arguing with a teenager. It's been a complete hassle to get simple maintenance issues fixed. If you are looking to rent from them, understand they will not respond to things promptly, and they will make it seem the maintenance requests are your fault.... If they ever respond to you that is. In all honestly, the company could be sued at any second. Try and find a more reputable property Management place!! It's well worth your while. read more

One might imagine good reviews of a property management company are rarer than a white wallaby since the laundry list of gripes, repairs and issues they handle from certified nuts on a daily basis is probably endless. I can easily see why they might get bad reviews from those who don't like paying their rent or say, have a police record. Just sayin. But I never had a problem during my year renting with Pam Widman, even though the townhouse had its share. I wasn't the one who hired Carefree, but I was the beneficiary of their efficient help when we needed a dishwasher replaced and then a large panel of windows. We have used Carefree to manage our properties in Portland for almost 10 years. In ten years have there been problems? Of course. Have these problems been handled professionally? Absolutely! We live, much of the year, in Hong Kong so communication is essential and Kathy and the others are very good about responding to our e-mails. Their back office is dependable. All our reports are accurate and prompt. Once a year, we do walk throughs and both Tim and Kathy accompany us, giving us their time and asking nothing in return except their usual charges. We generate a to do list which we rarely have to follow up on and when we do, they almost always have a good reason for the delay in handling the issue. Most of our tenants have been with us for these last ten years. One of the reasons, I am sure, is because when they need something, Carefree responds. We had two previous property managers before we found Carefree, after an extensive search and a half dozen face to face interviews. There is no comparison between Carefree and the previous managers. If I could give them negative stars, I would. The staff was nice enough but seemed disorganized. It felt like pulling teeth trying to get information or an answer out of them. Carefree tried to short me on a rental deposit for leaving the place "dirty" but luckily I had old emails with Carefree as well as took pictures of the place the day keys were handed over and was able to prove the carpet stains, poorly maintained appliances etc. was there from the start. Additionally I was accused of stealing their curtains and replacing with something cheaper, funny though, the internet saves everything and an old ad prior to my residence at the condo was easy enough to find and was there to indicate otherwise. I think these couple examples are telling of the company Carefree is trying to be and would highly advise renting from someone else. read more

Absolutely THE WORST. I definitely agree with all the comments the first review gave - inept, rude, useless, etc. They basically work as hard as they can to get every penny out of you but do not return calls or do anything for the property without intense badgering. We also moved from out of state to Portland, and we were told that the place we were renting had been cleaned, new carpet, etc. When we got here, it was filthy. I mean, FILTHY. "We've had issues with our cleaning crew in the past" they told us. Then why do you use them?!!? None of the repairs that were supposed to have been completed before we moved in were done, and it took months to get them to finally do them. On top of the unbelievably bad service, the place was horrible. Advertised washer and dryer, but they looked older than I am and probably haven't worked in fifteen years at least. We had to arrange to get them hauled away, as carefree couldn't be bothered. They also would not remove these scary, giant steel drums, which we had to pay to haul away. The house seemed like it was being held together with bubblegum in places. I think when they finally do get around to fixing anything, they find the cheapest way to do it. Need a sidewalk repaired? How about wood chips instead? Big hole in your door? Here's some putty and paint. If you actually rent with them this probably won't be much of a problem, since they virtually never get back to you or do anything at all, so you will probably be doing your own repairs. And of course they will probably deduct it from your security deposit since it wasn't approved. *** EDIT *** In response to the reply from the company - Perhaps my memory is not what yours is, but you did not send in a cleaning crew a second time, and I don't recall you even offering that, only telling us that you had "issues" with your cleaning crew. I do remember my wife and I spending a full day cleaning the house. I mean, the toilet was completely FULL of feces when we got there, and the water was off which made for a very pleasant smell. Windows, cabinets, and walls were coated with filth. I can understand your desire to "save" a tree, although regretfully I do doubt your sincerity given my other experiences with your company. Considering it was the only path the front door of the house, I cannot imagine how you would believe that wood chips were any better than a mud puddle. But, sure, I will give you that one. This is just a guess, but perhaps if you had cared to try and resolve your poor service while your customers were still your customers, and not years later, you would not have such terrible reviews on here. read more

Terrible. Between them and the owner, I was treated quite unfairly. Upon departure I was charged for a countertop that I should not have been charged for. The countertop cracked because when I opened the kitchen drawer it rubbed up against the countertop each time. They also refused to give me the mold report that I insisted be done because there was mold in the place. And lastly, they never respond timely and frankly just don't care about you as a tenant. I even remember them taking weeks to get back to me one time because they were on vacation. That one was hard to believe. read more

I still live in the neighborhood, and I actually walk by this property several times a week. If I remember correctly, one of the two different people CareFree has leased this place to within the past ten months did end up wrapping the windows. However, I am very happy to hear that these tenants have not had to deal with a mold issue. I'm going to assume that the bathroom fan that was installed during my tenancy has done a world of good. Also, if you consider $52.50 per hour a reasonable price to pay for someone to walk around spraying Febreze (or whatever it was that they ended up spraying) - please consider me for the next time such a job arises. But, in all honestly, I didn't push the point at the time, because I was prepared for much, much worse. Finally, I know that I'm not alone when it came to dealing with some of CareFree's less agreeable staff, but I do want to point out that Linda was a delight to work with. I know she could only do so much for me, but I believed that when Linda said she was going to call someone to follow up on any one of my many situations with my rental - she was actually going to call someone and get back to me. Linda was the one who made sure someone came out the same day to replace the pipes from the bathroom sink that had rusted clear into the wall. Whenever I spoke to someone else in the CareFree office, I felt as though they could have really cared less about me or the fact that contractors were telling me to plan on using the bathroom at Burger King for the next day, because I didn't have a toilet to use. read more

Wow, just got off the phone with the receptionist after asking for assistance in getting my password reset so I could log in and pay rent and the receptionist is the rudest woman! She lectured me on how resetting my password goes on my record?! I was never told this when I signed my lease and I also have paid rent on time for the last year and a half. The receptionist also hung up on me after her rude and threatening words. I strongly consider hiring a receptionist who deals with the every day public who has customer service skills. I can say that the woman that handles all housing issues has been very pleasant, but you can tell that when I bother any of these people that it's a HUGE inconvenience. For someone who comes from Property Management it's always important to remember that your renters are the ones that pay the bills, it would be nice to be treated with respect. read more

Future tenants be ware: renting through carefree property management may end up damaging your credit. We rented through carefree a couple of years ago, and when we recently applied for another rental we were asked why we had unpaid utility bills at the apt we rented through carefree. Somehow, although we had no unpaid bills whatsoever, this misinformation was reported on our credit. In phone conversations with carefree they confirmed that we didn't owe anything, yet claimed that they could do nothing to clear this mistake on our credit history. In fact, they said that this has happened many times (even to one of their own employees), and that they have no idea why or how to fix it. They did write a ledger stating that we owed no money to carefree, but the actual dispute now rests heavily upon us alone. It seems to me that any serious property management would do everything ensure that their tenants do not wrongfully end up with a damaged credit history. read more

This is the absolute WORST property management, please do not rent from them. First of all, they're unprepared to deal w/the basic questions about renting a property (isn't it their job to know about the property?). Furthermore, they are completely ignorant and are inept to help you once you've signed a lease. My family and I moved from out-of-state to Oregon and we decided to go w/this apartment that appealed to us, though the apartment is wonderful, the company did not know anything about the parking situation there, how to use the mailbox, where were the keys, how to get the codes for accessing the building... Nevr had any complaints with the property or the property management, everything was pretty straight forward and clear when I moved in. I would agree with the reviewer who wished there was a way to give ZERO stars to a business. In fact, I would collect any of the stars they have received and take them away - Carefree Property Management should have a negative balance. Rather than going into specifics, I can assure you this company should not be entrusted with your rental property, particularly if you are not living nearby to oversee it. They do not do periodic walk-throughs, they do not enforce pet policies, they do not perform repairs in a timely manner (although they will certainly charge you for them) and they don't care if your property is destroyed by bad tenants as long as they get their cut. Instead of hiring qualified contractors to perform repairs, they use their relatives to do terrible work. They are awful, simply awful. They manage a lot of properties and I am guessing they are understaffed and completely unable to keep up. Your will ultimately get professional service if you use them - from the attorney you hire to sue them when your unfortunate experience is over. read more

Let me start out by stating that I usually do not write reviews generally on any product or services. This time I am going to make an exception with Carefree Property Management, Inc. 8925 SW Beaverton-Hillsdale Highway, Suite # C, Portland, OR. We rented a home in Beaverton through this company and shame on us for not doing any research on property management companies. We had a couple minor repairs that needed to be completed during our year in the property, a worn-out kitchen faucet and a tree removal due to a storm. Both went so-so after repeated phone calls to the office. Upon moving in the house, we never had the opportunity to complete a walk through with any one from Carefree Property Management. The yard had not been mowed, weeded, or fertilized at all. The carpets we in good condition but are old. The house was built in the late 1970's, some of the house had been updated. The lease was up and we were trying to get a hold of the office to see how we could sign another lease for another year. Each time we called we had to leave a message or a voice mail. Then unexpectedly we are told leasing the house for another year was out of the question. The owner was going to rent the house to his daughter. Ok, I understand that. We get a 30 day notice to exit the property. So, we find another home, pay out another hefty leasing fee and have an entire month to clean and get the house ready to move out. We literally clean the house over the course of three weekends. I hire Stanley Steamer to come in and clean the carpets in the house. We mowed the lawn weekly, watered the lawn and fertilized it in the Spring. We exited the home on May 28th. I mowed the lawn the week prior. I tell you all of this because, after calling the office at least twice a week to see when an exit walk through would be done. I am told that Shay and the owner did a walk through on their own and had some services performed. They Tek Clean to come in and clean the carpets again for $160.00 and Rigos Landscape to do a onetime yard cleanup for $450.00. I went over to the property the weekend of 06/25/17 and the lawn had been cut, weeds still in the yard and left dry to go dormant during the summer. There was weeds down the graveled walk paths, weeds in the back yard, and the stump was still there from last year. So, as I figured, I paid $450.00 for a yard to be mowed. I have called Rigos Landscaping and requested an itemized invoice for the $450.00 I paid them to mow the lawn. I have not heard back from this company either. So, are the overcharging people and charging people for services not rendered? I would have to say that there is something wrong here, maybe kickbacks? I finally get a hold of Shay in the office and he dances around the issues and basically tells me that is how this matter is being handled. I agreed to pay for some minor repairs that needed to be done for $150.00, a screen door and toilet paper holders. Over the course of three weeks I left numerous messages for Shay. I must believe the receptionist never forward the messages or was giving my lip service the entire time. I have never had to deal with such a low-class rental agency in my years. If you ever should use this company please do so with caution. Do not expect any great customer service or willing to work with the renters. This is a shady, low down, money grubbing rental agency at best. read more

Im having my friend help me write this as I cant type due to disability. I just want to say Im a real renter. I moved into a home this past February, I came from being a manager of a small apartment complex in rockwood to just a normal renter now in a home in a much safer area by carefree. I noticed alot of bad reviews and although I know from experience alot of times some peoples personalitys just dont match up with whoever is the owner/company etc. I feel like maybe some of the reviews are being far too negative. 1star should be reserved to the owners I worked with, hitting me or breaking into my home when i was at therapy, turning off peoples water and saying "its maintenance" and forcing me to go along with it and then take any blame if she was caught, Not people who might be too busy or miscommunication from the contract. This company seems really good compared to some that my good friends rent from and especially compared to individual owners of apartments((cant say much about houses)) We had service dogs and they were very easy to deal with as long as we had the proof and weren't trying to sneak past rules. We also moved into an older home that did have a few problems ((1970?or so)), most were fixable by us but when my caregiver emailed the main person they came out in less then a week to fix it, or in this case they called an external plumbing company. So it's not like they just sent some random person who didn't know what they were doing and pretended to fix it or something. It really seems that as long as your doing what your supposed to and communicate nicely they help out as much as they can. Ive never actually rented a house before, but being disabled and not moving for 16 years before this I feel pretty relaxed about being here and having them as our company. Just remember when looking for a home every company is different, but they all have a main goal of helping their client, the owner of the property, otherwise they basically have no job. But anytime we have a problem we just ask if we can have it looked at or even a temporary fix and theyre really fast about it, and if you have a question, just write them an email instead of being surprised that its not allowed later. They do seem to work alot but emailing has gotten responses in about a day or 2 depending on the day the emails sent. I cant say much about the process either, but we put in applications, even backed out because of extreme anxiety about moving. and when we decided to go through with it they helped us a tremendous amount to still get the home we wanted and even waited a few extra weeks so wed have enough money to cover all the movein fees. Oh and as for the rude on the phone reviews, I cant really say anything as I havent talked to them really at all, my roomate/caregiver does that, but shes never said anything mean about them at all once she talks to them. read more

I've read the reviews from the landlords and some from tenants and not surprised landlords like these people because they rob tenants. Look at both sides people. Landlords might keep people in their rentals longer if the management company is/was ethical! Within 2 weeks of moving into my new home I got the most hateful email from Carefree threatening to evict me because 1) my garbage cans were 'too full' (I shared ONE garbage and recycle bin with TWO other homes and I JUST MOVED) 2) the cardboard in the recycle bin wasn't cut up and put in correctly 3) apparently I didn't know what schedule I was on with my 86 year old neighbor to put the garbage and recycle to curb (notty me) 4) my dogs poo (which was bagged and tied) smelled too bad in the garbage can 5) apparently I wasn't cleaning up my dogs poo (although no proof and we picked up daily) 6) our dog made her way into the neighbors yard (never mind the fence was broken on HER side). All of these things could have been resolved with a quick and nice phone call or a friendly visit from my neighbor. I had been a homeowner 6 times, a corporate professional, an honest and very responsible adult and had never been threatened with eviction - especially after 2 weeks and for such minor and silly issues. I was told the next 'notice' would warrant an eviction. I lived in constant fear and after 6 months,I moved on my own and paid the lease break fee because living there caused me so much stress.I did get my deposit back (because I am a great tenant). I hired a plumber on my own, replaced a broken shower head on my own because I refused to call them for help. I simply didn't want to call any attention to myself. I am not leaving out details that are pertinent; i.e. my dog never barked, never caused any problems for anyone, there were never any noise complaints (although I ended up with a neighbor who played his stereo as loud as he could all hours of the night and Carefree could care less). I have not left anything out. If you care at all about feeling secure where you live, do NOT rent with Carefree. read more

Absolutely HORRIBLE! I would not even recommend Carefree to an enemy! They refused to do a personal walk-through when we moved in, so we took photos. The place was dirty, moldy, mis-matched paint all over, and unrepaired nail holes in most of the rooms. The owners promised us a cleaning crew would come over to make up for this but it never happened. Using their "hi-tech" online maintenance request system is like talking to a brick wall - they never even acknowledge receipt of the request. When I finally called to ask for an exterminator to get rid of a large amount of spiders, I was told to buy a can of Raid. After 3 phone calls to get the refrigerator fixed, the repairman knew absolutely nothing about Carefree or the owners and wouldn't repair it until we paid him up-front. The same issue happened later when (after 4 phone calls!) the broken air conditioner was fixed. Upon move-out, they would not walk-through the home with me. As Selynn C. pointed out, we signed a separate clause stating we were not to fix any nail holes. Then what do I get for being a good tenant and following the terms of my lease? A $250 charge for repair of nail holes - many of which were there when we moved in. The only thing CareFree is their attitude toward their tenants. They are rude when you visit the office, unprofessional, and never call back if you leave them a voice message. Do yourself a favor - if you are in the market to rent, go with a property managed by a different company. read more
