DO NOT WORK WITH THIS COMPANY. Uptown Properties is a company that has NO problem illegally stealing the money of renters AND property owners, and I *promise* you that every 5 star review on this page is written by friend or family. The owner lives in Arizona, the phone staff is out of the country. I rented from Uptown Properties for years; Trying to get anything fixed was a month-long ordeal of being hung up on, ignored via email... we eventually had to call the line for "interested renters!" to get anybody to answer a phone. They won't staff their phone for current renters, but will happily answer your call if you want to give them more $! Upon move out, we were slapped with multiple fraudulent and 100% made-up charges. They tried to charge us to add things to the house that never existed in the first place, tried to charge us for major damage that was a result of their own negligence and failure to respond to our messages, etc. We were also told when we asked to see our lease (portal didn't work after we terminated it) that it was deleted, which is also illegal! Signed legal documents have to be kept for 5+ years. They also had no record of emails concerning the major damage - we were very lucky we saved absolutely everything. We were ignored for weeks after move-out about the charges, but magically the day, the HOUR, we served them small claims court paperwork we got a response and everything wiped from our bill! It seems that Uptown is not too keen on going to court, as I'm certain that an audit of this company would result in them being shut down. After the headache that was move-out, we found that Uptown has had multiple won lawsuits against them, as the methods they will use to bleed money from you are illegal in the state of Oregon. Charging you fees to pay rent, tacking on made-up charges, ignoring your maintenance requests until it causes a bigger issue and then charging you $ for the damage, making you pay fake fees by threatening collections, I could go on. SCAM and ILLEGAL PRACTICES!!! This is the WORST PROPERTY MANAGEMENT in the world!!! The house was disgusting when we moved in 12-1-22. They told us they would keep the house for up to 30 days on the application but that changed very quickly after we applied it went from 30 days to 2 weeks then we would loose our spot for the house. House was gross and not clean tried contact them about this and they refused to do anything saying we were to late to inform them. From the first second moving into the house nothing worked everything was BROKEN NO Dishwasher NO washer or dryer working NO outlets worked Half of the lights works half of the lights did NOT work There was a GAS LEAK Twice we could've DIED do to neglect from this property management FOR UR HEALTH Find somewhere else!!! I would give 0 if possible. Moved out of property on 7/7. They had no record of my notice to vacate. Sent me an eviction in august (didn't even live there anymore). Said I owed for June July and august rent and utilities. June was paid in full, july should've been prorated to 7/7. Sent b several emails and phone calls etc. then received a new ledger still owing 4 all of July. Smh Uptown was to f/u with previous management company. Did not do so. I would give Uptown a big fat ZERO. It's hard to imagine a more comprehensive failure that the "service" this lousy organization provided my family. They were charged with finding and screening tenants for our rental condominium. The tenants they found were horrific, noisy, confrontational with neighbors, damaged the property, and violated the terms of the rental agreement in a variety of ways. We had to hire an attorney at considerable expense to remove the tenants. Our attorney quickly determined that the tenants had a long legal record, including conflict with previous landlords. Uptown claims that they screen prospective tenants are specious. If you have a rental property you would be making a huge, expensive mistake to use Uptown. read more

I had worked with them a year ago and had been approved but had issues with them returning calls - though my property management person had been ill, so understandable. I reached out to tour a property a couple weeks ago and no call back. Reached out on another property today and the phone rang and rang without answer. Got hold of the general customer service in chat. She ended up calling me and was nice but couldn't answer what are really simple questions like 'what is pet rent' or 'typically what are utilities each month'. Basic things that in all my years of renting everyone, including Uptown last year, could answer. The other thing is before I even got to ask what I needed to, she was pushing an application. Hard. She did say there were no application currently for the unit, then flipped saying there might be but she wouldn't know if they were in process which seemed weird. What killed the conversation however was that She stated Uptown's current policy they WILL NOT let you see a unit unless you've paid the application fee and are in process. That seems dishonest and backwards. The fee is non-refundable so why pay $60 just to look at something? What if you see it and hate it? They then eat the fee and you're out the money. That's big time sketchy. I ended the call at this point. No way I was willing to pay for an application sight unseen. I've never had a landlord or property manager assist on that. My friend's apartment is uninhabitable. I live halfway across the country, and cannot help her. She and the company agreed she could move out at a certain date pro-rated, now they are reneging and saying she broke her lease and owes an entire month's rent. Again, because of their poor upkeep, the apartment is uninhabitable. She has also been harassed multiple times, with management addressing none of it. Not a good place for single women. read more

My neighbor is disabled and they do nothing to support his wheelchair transition in/out of unit. Absolutely not ADA compliant. His own family members have to come and do maintenance and land repair to help his motorized wheelchair get to curbside for hospital pick up. I don't even know if the people you call & talk to are in Portland. Do not rent from these clowns! When we moved in, we were very surprised to see what poor condition the house was in - there were large gouges on the stairway wall, holes in the wall that hadn't been patched or painted, and the wood floor was scratched to hell. (We hadn't been able to tour the house beforehand, and had unfortunately rented it sight unseen.) During our tenancy of less than a year, we had to call them to come fix things no less than 7 times because stuff kept breaking. To their credit, they did promptly sent maintenance people to come fix the issues each time. But seriously, what kind of property has three water leaks in under a year?? (One was in the roof/ceiling, another was in a bathroom, the third was the water heater blowing a gasket.) A company who doesn't do proper maintenance on their properties, that's who. And then at move-out, they charged us $1100 for "damages" - $650 of that was for "landscaping" the postage-stamp sized backyard, and the remainder was for cleaning and replacing light bulbs. We left the place very clean, although there were a few weeds growing in the rocks in the backyard. Seriously, save yourself the time, hassle, and aggravation of dealing with these guys and rent from a company with a moral compass. read more

Had a scheduled appointntment to view a property and saw it was no longer on the website we previously found it which made us curious if it was still available. We go to look at the unit to find people in the home viewing it at the time we had scheduled. I contacted this company continually with my interest after seeing the property with little reponse and short answers not answering my questions in regards to my interest to apply. Our time was absolutely wasted and the lack of communication gave me an extremely bad taste in my mouth. I own a house which Uptown manages. Unfortunately I can not recommend using this company for property management services. Go elsewhere, rent your property faster, and save yourself the headaches (and money). The details: They took several months to rent the house, which I believe was largely to blame on Uptown. They messed up on details, had bad online listings, poor communication, showed zero initiative or hustle to solve the problem. Their approach to "showing" a rental is to put a lockbox on the door and let renters view the property. It's fine if it works, but Uptown needs to put in more effort if the property is not renting, which I didn't see. And Uptown set the rental price, which had to be lowered by several hundred dollars to get it rented. Once the property was rented, they were late in paying and charging back many bills, in several different months. Several of the utilities were on "shut off notice" because of them! A homeowner should not have to double check the utilities each month to make sure they are paid. Now it is up for rent again and they are again messing up details in listings and communications and (surprise!) it is taking a while to rent. The details I am speaking of are basic things like the number of bedrooms, the agreed upon rental price, pet policy. I hope they can turn it around and if so I will change this review. But so far no luck. I would definitely go elsewhere if you are looking for a company to manage a property you own. read more

Moved into an apartment in Nov of 2023. The apartment had some issues, but we were able to resolve all of them in a matter of a month or so. The work orders were dealt with quickly and smoothly when Roni was involved. She is the best. Since confirming that they received our rental applications, we have heard next to nothing from Uptown or the specific building's manager despite our frequent emails, calls and voicemails. Uptown lied and promised me I could leave on 9-11 and prorated my rent accordingly. I paid everything off and moved out in such a rush to make the time frame we agreed on because I had already paid the total of my rent and bills. The day I left they renewed my portal and backdated their ledgers to read as if I lied. I have screen shots of the portal and the document saying they knew I would be gone on the 11th and I had paid everything off already. I just keep getting bullied and yelled at no matter how much I explain the city has coded my unit and the building is uninhabitable. City states I shouldnt be living there because of safety code violations and that's why Anthony had prorated my 30 days notice to two weeks of rent instead so I could move out quickly and safely. Total scam!!!! Never never never work with them. I get it some people get bad reviews but these people deserve the more bad ones than good ones. Here is why: We rented a house that ended up being infested with fleas and had a plumbing issue that they determined was uninhabitable. Instead of being decent people and paying for us to stay somewhere else they didn't and charged us for rent the first and second month - even though we didn't even live there. They also flea bombed our stuff without protecting it and ruined 2k worth of food, clothes, and furniture. They tried to "clean" it but none of the people they hired were experts. One of their people said we should sue them. They were horrible to work with the entire time and never gave us our rent back or any money for the damages - all they gave was our security deposit back. Seriously if you want to actually find a place to live and not have your money taken by them and your stuff ruined then go somewhere else! The flea bomb was so bad my boyfriend still has breathing problems from when they didn't vent the house and had the whole house stay in the flea bomb over night. read more

My young adult daughter rented from these people. During COVID, for over two weeks, the only bathroom toilet didn't work. She had to walk to find a public restroom which was nearly impossible. No attempt to make good on that situation even after I called. Finally, they have literally robbed her of her security deposit. Example - $115 for "replacement of light bulbs" Are you kidding? That would be every light bulb in the unit at $6 each? $156 cleaning fee when the house was left spotless. I've been trying to do a landlord reference check with them all week for a tenant who's applying to live in one of my homes and they keep insisting that they have never had said tenant. Of course, I have screenshots from the applicant showing that he leased with them. I've emailed them probably 5 times and am now stuck on the phone trying to get answers on a simple reference check and they're so confused by it insisting they need days to figure it out. We rented through Uptown Properties for 6 months. At move in, we (luckily) documented the premises. The only reason we did so was due to COVID and doing a remote viewing to show the other co-tenants. We treated the place with respect, and left it better than found. At move in, we began a conversation with that property's manager, Trent Warner, to extend the lease. We negotiated a 18 month lease documented in an email, over the course of the next 4-6 months, things quickly devolved. At our move in, there were Taco Bell wrappers on the counter, the carpet was trashed with terrible patch work, and many of the appliances were cleaned. The property manager, when we inquired about the condition, told us he had not seen the property and knew nothing about it. Shocking. We were able to get the carpet cleaned again, which didn't solve anything. The carpet was just trash. In addition, under the sink was some dry rotted board. Nothing to think about really, thank God we took photos. We didn't report it as we didn't see it as a problem and clearly it had been there for a very long time. We had a decent experience while renting. Trying to get ahold of the company was literally impossible. In total during our stay, I called the property manager and left messages and emails in excess of 70 times. (I have had to pull my phone records for the upcoming lawsuit). I received maybe 5-10 return calls. As the months went on, we ironed out the lease extension and then the property manager went completely dark. Two weeks before the lease end date, I was still reaching out, but I received an email about our move out process. I blew up and suddenly I got a response. He denied that he received any of the details. I put the company on the email chain and added his CONFIRMATION email to point out his blatant lies, which is when he began harassing us. Needless to say, regardless of whether or not he was going to extend after the fiasco, I was not going to stay with a property management company like this, so we began the house hunt with TWO WEEKS LEFT. There has to be some kind of law against this stuff. Don't worry, they will be sued by myself and the other tenants. We found a decent place with a good company and 1 month in we received our deposit letter back claiming 3-4K in damages/cleaning. 900$ for carpet cleaning, wtf??... anyways. Over 800 for under the sink, which they refused to remove despite proof... wtf? 500 for painting a room because of 'holes' ...... in a room we didn't hang anything in!! Thank God all of this is in photos. Smoke damage and a cracked fridge door were added a month after the new tenants moved in. In the photos submitted TO THE COMPANY at move out, none of this is there. This is a fraudulent company with no ethical or moral standing. Our assumption is, as backed by many of the other reviews of this company, they try to make back what they can as described in there own GD lease as 'normal wear and tear' ... which I might add is a non chargeable offense. Oh, by the way. The disposal gave out while we were there. 12 calls total were placed, non of which were returned. So I replaced it myself. Which is what they claimed caused the rot under the sink which was there at move in!!! So they got a free new disposal, washer and dryer, all of which they then charged us for after thanking us for them and saying they would be glad to offer them as amenities to future clients. Frauds the lot of them. Chris and AJ blew us off. They are the owners. There peons are plebeians that are either unintelligible or so impossible to deal with a rational conversation is out of the question. We will be lobbying claims with the BBB, financial protection agency, and the SAG to hopefully get an investigation going. I hear they are trying to sell, I hope they can't but instead just go under and take those slumlord managers with them. I've tried to keep emotion out of this but I'm going on 3 months of failed resolution and ignored calls. This has destroyed time at home and at work so I've been put in a position where clearly legal resolution is the only path. I wish you had reached out to us Chris and AJ. I started having Uptown manage my 19 properties in March of 2023. From the beginning there were communication breakdowns that I thought would get better over time, but they didn't. They would promise things that would never get done. They didn't follow through with evictions even though I had a few tenants that stopped paying rent for multiple months. According to my tenants, they could never reach anyone in their office and if they did, their requests were ignored. I had two different, long term tenants tell me that they moved because their service was so bad. After 1 year of trying to give them multiple chances to improved I have now switched to another Property Management Co and we are still trying to undo the mess Uptown created. Through this new PM I have learned that many of the policies Uptown put into place were not even legal or enforceable. I am now having to start evictions all over and spend double in legal fees to have people evicted. I am out over $15,000. read more

Not to mention I paid electric for the whole property until I brought it up that it was expensive. I recommend that both tenants and rental property owners steer clear of this company. Uptown Properties employs dishonest, unethical, and unprofessional suck ups in Portland and set up transactions so they will benefit and the other party will not. They will promise anything to get you to sign a contract and then do nothing to fulfill those promises after the lease or management contract is in place. When you ask too many relevant questions, they will ignore you and try to make your life miserable. Many of the positive reviews at Yelp are written by people who rely on this company for their monthly pay checks (example: Trent Werner). Or the reviews are written by employees and employees' friends who live and work in the Philippines. Everybody should know that Chris Shephard and AJ Shephard, the owners, pride themselves on having all of their administrative work done by women who live and work in a different time zone in the Philippines. This is a cheap way for them to conduct business, but it is also inefficient, unprofessional, and filled with errors that take too long to resolve. This explains why it is often difficult to reach somebody on the phone. If you call when their Filipino staff is asleep, nobody will answer the phone and you will not be able to leave voicemail. However, if you leave voicemail you still might not get a returned call. If Chris Shephard and AJ Shephard don't want to answer a question, they won't answer it. When my roommates and I moved into the house we were renting, it had not been cleaned, there were numerous safety hazards, broken windows, plumbing issues, and trash left over from the previous tenants. We asked AJ to address these issues and he was incredibly dismissive and disrespectful to us. AJ did NOT wear a mask into the house even though we were wearing them. We ended up moving out of the house and were not given back our security deposit as agreed even though we left the house in better condition than we found it in. Our supposed possession date was 8/15 but the apartment wasn't cleaned when they gave us the keys. Pushed out to 8/18 but we already paid for extra 3 days we didn't have possession. They took care of cleaning the following day. They say they're going to credit us the 3 days. Paid Sept rent minus what they owe us. The account ledger says we owe an additional $100 late fee. I emailed them on 8/31, no reply, i just called today - of course no one picked up so i left a voicemail. 9/6 Update- no one called me so I called them. It is simply bad business practice. If you are an owner, you might be better off at any other management company. I mean... any.... Can't think of worse.... Basically they don't want to take care of anything, Just sit down and collect money. Communication is extremely bad. They don't want to deal with anyone. They don't care of owners nor tenants. What they care is only collecting money for themselves. You call them, most likely voice mails. Their owners voice mail is always full and cannot leave anything. Bonus point: you may have to threat them to change/or quit Uptown, citing Oregon Real Estate Agency. Or they don't send anything to your new management company. And they tell you "you are no longer with us. Nobody is in charge of your property". You also expect keys are missing and will hear lies about it. Along with long lists of repairs due to their neglects. Management term changes are one sidedly changed and emailed. You also hear from your tenants complaining signing the contract by duress after you changed the management company. Some move in and out are not informed to the owner since they don't want to deal with repairs or update of the unit, etc. You find they place the tenant from other building since this tenant had the problems somewhere else. Than you lose your other good tenants. Than they charge their placement commission on you. When the water heater stopped working in Wed, and if repairs manager wanted to go vacation from Thursday, there is nobody takes care of until in the next week or you started to crazy screaming and keep calling. And what the girl on the tel says "although the manager is in the vacation(weekdays), she even picked up your phone". And nobody in the office thinks that it is not ok for my tenants are out of hot water from Wed to next Tuesday. Original contract did not mention their surcharge of 15percent of handyman. That is one sidedly sent. And if you don sign, you can't access your appofolio financial statement. More over they tell you that their cheaper handyman are only for Uptown owners. So they don't want to sent them to your building. And they need licensed contractors for even fixing outlets(you know the parts which are sold in Fred Meyers.) You expect your neighbor calling you screaming 7am in morning for 40 minutes several times since they don't take care of landscaping issues in timely manner. 3months wait to cut branches..., You ask painting for move out and in for new tenants. They became silent and no one answers phone. If you ask plumbing replacement, they yess but wouldn't do it. Instead they just keep sending plumbers for patching up instead of fixing the problems, running up the costs for thousands of dollars. (2100 dollars and nothing was fixed.)You would ask quotes for replacement of pipes. They scream "Do you know how many units I have to take care of?". Than go silent. If you think above is fun, Uptown is for you!!! There is the update: With new management company, I found out that they rented out the tenant with dog. I strictly told them no pets in my building. They did not say anything since they thought I would not find out. Also they did not take care of maintenance issues. So I got one and 1/2 pages of to do lists, including two dishwasher needs replacement. Along with squashy floor due to that they neglect plumbing repairs issues. And of course, they don't want owner know. Not only that they told one tenant for half month rent free without telling me for move in. Than Uptown broke the promises. Than that tenant stopped to pay. You ask what is going on. They lie, saying we just gave notice of eviction. And yesterday I also found out one of the garage has been unrented long time. That was their another lie for that they rented to one person for two garages for 180. For one unit which they charged me 2100 dollars for plumbing issues, there has not been any improvement despite their charges. And for that unit, I have been requested re-piping and quotes for months. Of course they ignored. The tenant was left with plumbing problems and the owner is charged with 2100 dollar bills which you don't know where and what that money is spent since no improvements. Another one unit lost entire closet doors. I figured out that they just removed when the tenant damaged. Uptown just don't want to repair so removed the doors leaving closets as the hole in the wall visible without doors!!! 2nd update: The unit which I said no pet building has the dog. The new management found that the lease do not mention anything permitting the dog. But it says "anything should be leashed". How shady Uptown is!!!! My new management company told me that she has a lot of people from Uptown. They all told her their dissatisfaction. They failed to mention the constant construction that would take place during the entirety of my lease. They also advertised parking but mid lease they are now to be rented for a fee. Tried to get our bathroom sink fixed over three months ago and their guy just gave us tips to try and fix it....After telling them none of their tips worked they just started ignoring our issue.
