Do not move here. I've only been here 3 months and I'm trying to get out of my lease. Unfortunately the girls in the front are the nicest humans possible and do everything in their power to help you out but the company and owners itself suck. I had a stalker who didn't even live here, she would walk past my door 13 times a day (I have a ring so I had proof) she wouldn't leave me alone so I finally reported her & they said she doesn't even live here and shouldn't be on the premises at all. That just goes to show they let anybody be here. Cares are always getting broken into. I have bugs because there's a spot by our front door where there's a gap that I've called multiple times on and they never fixed. A month into living here my carpet flooded out of nowhere, they came, ripped up the padding and left me a fan to blow it dry. Never came back to replace it and every time I've asked they say they'll look into it and I never hear back (also they couldn't figure out where the flooding came from so that's fun) I'm pretty sure the carpet is MOLDY. I've asked multiple times to get out of my lease but unfortunately it's almost 3 thousand dollars to get out of. And I pay $1400 a month for a one bedroom one bathroom with carpet padding missing & bugs. It's ghetto here do no move here. I'm fighting right now to get out but of course nobody is responding to me. I've emailed, called even went down there multiple times and it just sucks overall. Save yourself the trouble.

Change in property management in late 2019. Since then, property is not being taken care of and common areas filthy, poor communication on changes, maintenance requests not completed, included utilities added to rent and additional fees added to rent. Electrical hums in the walls and plumbing leaks. Toilets are a joke. Water, that we are now being charged for, smells rancid and tastes like bleach. Documenting everything now and will add pictures. This is a temporary stay for my family (wife and 2 toddlers) while we build our home and I'm afraid it is literally harming our health.

Tressa, in particular, was excellent. Our time living here was enjoyable and problem-free. However, our move-out experience was a complete nightmare. In September, I emailed the office to notify them of our planned move between December and January and asked what we needed to provide. Their only response was to request my husband's law-enforcement orders. They never asked for an exact move-out date, never clarified notice requirements, and provided no guidance on how to prepare, despite multiple follow-ups. Later, they claimed we had not provided proper 60-day notice and calculated a balance we owed. Even if the contract technically required an exact date, their staff never asked for it, never clarified requirements, and ignored repeated requests for guidance. This lack of communication felt like bad faith and complete unhelpfulness toward tenants who were actively trying to comply. For context, we were relocating for law enforcement work. Because the staff only requested my husband's orders, we assumed the move qualified under the military/law-enforcement clause that usually allows tenants to terminate without penalty. While we were willing to pay a balance, the total included additional fees, including roughly two months of rent and the value of 16 weeks of "free rent" from move-in. Had they notified us in September that our situation did not qualify, we could have planned accordingly. During the payment process, the staff misquoted our balance multiple times, contradicted each other regarding payment plans and lease termination, and ignored three separate emails requesting updates. They also threatened to send us to collections if payment was not made within 30 days -- but then sent us to collections in just 9 days. When we contacted the collection company, they did not even have a file for us, and the office could not explain why. For the record, we have now fully paid the balance in question; this review is not about money owed, but solely about the disorganization, poor communication, and mishandling of the move-out process. Based on our experience and multiple similar reviews, this appears to be a pattern of disorganization, poor communication, and adversarial behavior during move-out, not isolated mistakes. Renters should document every interaction in writing, confirm all requirements, and be prepared to advocate strongly for themselves.

I have LOVED living here so much. The staff is fantastic and so kind, the homes are just perfect…read moreand the community is so so quiet. It's a hidden gem, I absolutely would recommend this place to everyone and anyone! So much so, one of my good friends took the leap and moved in here too and she loves it just as much. I truly couldn't imagine living elsewhere and when that time comes, leaving this community will be very upsetting!

But actions speak louder than words. My unit flooded twice. On the second time I had to make an emergency request since it was at night. Maintenance came in drunk, to the point the sheriff was called. And he was driven home in the cop car so that he wouldn't dui. I had to personally clean all of the water. The next day the Property Manager Emerald Herrera tried to gas light my girlfriend, telling her that the maintenance guy wasn't drunk. There solution was to cut a hole in our ceiling so that the inside of the walls could dry. They were consistent with my school schedule for a week. Then they stoped coming. A month later maintenance asked again for my schedule, I told them again, then they didn't show up. Today they finally showed up, I asked him why they haven't been coming. The maintenance guy looked at me and said that it because I didn't tell them my schedule. The one that hasn't changed and the one that I've verbal told him. Today he's been in and out, letting the door slam. Causing my curtains to fall and break. Left the bathroom door open when he was about to go on break, letting my cat sit on wet paint. Then not even have to audacity to apologize or help put up my curtains. After I asked for the help. DO NOT RE, it looks nice but the staff here will treat you like you're idiot. Then destroy your unit. I can only hope that I can get back my deposit after the damage the maintenance has done.

Just don't do it, here's why:…read more ​ Danielle was our agent in May, assisted us with touring. But other than that, shes only an agent. A beautiful place at first, so many issues have come about while living here from the 1st month. We happened to be living amongst black mold, behind our non-stop codensating microwave. They decided to wipe away, yes, I said wipe away the mold.. With what they saw above the wall, not taking into consideration mold grows beyond what meets the naked eye. We have been breathing, living in the midst of BLACK MOLD SPORES. Which will cause us underlying health issues, and we have lived here since May. They have not taken accountabilfiy for this, nor has management reached out us in any way. This was "taken care of" by maintainence.. They were not wearing any masks, while being openly exposed.. That speaks volumes considering they're not handling the situation properly. Checking inside the wall, absolutely nothing remotely close. Just a simple wipe down and a little paint... This place puts a bandaid on everything instead of actually fixing the issue overall.... The amount of money that we pay to live here is not worth the stress, headache, and constant maintenance issues that never actually resolve what's going on. Theirs much more added to the lost of things that have happened since living here, such as Gate malfunctioning and hitting my brand new Lexus.... I had DASH FOOTAGE, said it didn't hold up in record. They said management would call, never did. I presume they don't even have a manager at this point. our previous apartment was way cheaper than this, and had no issues.. If I could give no stars, I would, but I had to click one.. If I would've known before the issues that I would be facing, I would not looked twice. So here's your warning, don't walk, run.

I moved into the community in April 2025 and, overall, I've had a very positive experience. The…read moreneighborhood is great, and I've appreciated the quality of the living environment. One issue I encountered early on was that my assigned parking spot is on the opposite side of the building from my apartment--something I wasn't made aware of until after I moved in. While that was frustrating, I chose not to let it affect my overall experience. However, a new concern has come up. I recently purchased a fully electric vehicle and called the leasing office on July 25, 2025, to ask if I could safely run an extension cord from my unit to charge it. I was told that's not allowed, and unfortunately, I also can't switch to a closer parking spot as each one is already assigned to units. What's especially disappointing is that there are no EV charging stations onsite--even though a significant number of residents here drive electric vehicles. Had I known this in advance, I would have considered paying more for a townhome with a garage, where I could have parked closer and charged my car conveniently. While I still enjoy living here, I hope the management considers adding EV charging options in the near future to accommodate current and future residents.

If you are looking at moving here there are some things you should know going into it…read more -This is a low income complex. If you make too much money, you don't get in. - There is a world of difference between the front buildings and the back. Its literally like two separate worlds. I had the luck of getting into one of the front buildings overlooking the pool. After you pass the playground, you basically don't want to live back there. I have heard this from EVERYONE I have met living here. Parking and towing is a nightmare in the back, its great in the front. So the closer you can get to the office/pool, the better. -The management company was never rude to me however, they were never proactively nice either. It is their way or the highway, and don't expect any good follow up from them. I was promised a gate opener the day a moved it, a year later, I still don't have it. But I guess that is better than having somebody constantly trying to get me into trouble as well. -Every apartment I have been in has a mold problem around their bath-tub and window seals. Mine, fortunately, hasn't. However the maintenance man will come and put a fresh coat of white paint over the mold until the wood breaks off. -There are the normal noise problem of apartments. You can hear your neighbor's having sex, shutting doors, flushing toilets, simply walking around. Its part of living in an apartment. Good luck & move closer to the front!

I agree with all of these one star reviews . I would absolutely not recommend this apartment…read morecomplex. From the moment I moved in, the unit had a German cockroach infestation. I have lived here less than one year, and more recently experienced a water leak and ceiling damage. Repairs took approximately four weeks to be resolved. During those four weeks, my medically complex infant son, who has a rare chromosome condition, was unable to receive his in-home medical therapies. These therapies are medically necessary for his development. As a direct result of the conditions in this unit, my son missed four speech therapy sessions and four occupational therapy sessions. Speech therapy is required to help him safely feed by bottle instead of his NG tube. Due to his condition, he is extremely small and weak, making these missed sessions especially critical and irreversible. I documented these issues and emailed Rosa (property manager) and Shannon Edwards (upper management) multiple times. My concerns regarding my son's health and safety were ignored. Mr. Edwards stated in writing that he "could not read" my messages, yet still responded without addressing the missed therapies or medical risk to my child. Management offered to release me from my lease multiple times. At the time, I was pregnant and did not feel comfortable relocating. I was assured pest control would resolve the issue. Shortly after the most severe roach infestation, I delivered my son two months prematurely. While I cannot state this as a medical certainty, the stress and living conditions during that period were significant and concerning. These issues are not isolated. Anyone can search "Tuscany Park at Buda" in local Buda, Texas Facebook groups and find years of similar complaints regarding infestations and habitability problems. Additionally, shortly after I filed a second BBB complaint, I observed maintenance staff and management outside my apartment window. I recorded the interaction. When they noticed I was filming, they walked away. While I cannot state their intent as fact, the timing and behavior were concerning and inappropriate. I have never felt the need to leave multiple reviews for any property before. The conditions here, combined with management's response, created an unsafe and unacceptable living environment, especially for a medically vulnerable child. This is not a safe environment for children, pregnant women, or elderly residents. I requested an adjustment to my balance due to my son missing critical medical appointments that cannot be made up. I explained to Mr. Edwards that my son's care and missed therapies are worth far more than any balance claimed. Additionally, during the four weeks of ceiling repairs, industrial fans and dehumidifiers were run continuously using my electricity. I am a single mother with one infant, and my normal electricity usage does not reflect this increase. Despite my repeated requests for reasonable resolution, including lease termination or adjustment due to uninhabitable conditions, management has denied all requests and has stated they intend to proceed with eviction rather than address the documented issues.
