If you are looking at moving here there are some things you should know going into it. -This is a low income complex. If you make too much money, you don't get in. - There is a world of difference between the front buildings and the back. Its literally like two separate worlds. I had the luck of getting into one of the front buildings overlooking the pool. After you pass the playground, you basically don't want to live back there. I have heard this from EVERYONE I have met living here. Parking and towing is a nightmare in the back, its great in the front. So the closer you can get to the office/pool, the better. -The management company was never rude to me however, they were never proactively nice either. It is their way or the highway, and don't expect any good follow up from them. I was promised a gate opener the day a moved it, a year later, I still don't have it. But I guess that is better than having somebody constantly trying to get me into trouble as well. -Every apartment I have been in has a mold problem around their bath-tub and window seals. Mine, fortunately, hasn't. However the maintenance man will come and put a fresh coat of white paint over the mold until the wood breaks off. -There are the normal noise problem of apartments. You can hear your neighbor's having sex, shutting doors, flushing toilets, simply walking around. Its part of living in an apartment. Good luck & move closer to the front! read more

I agree with all of these one star reviews . I would absolutely not recommend this apartment complex. From the moment I moved in, the unit had a German cockroach infestation. I have lived here less than one year, and more recently experienced a water leak and ceiling damage. Repairs took approximately four weeks to be resolved. During those four weeks, my medically complex infant son, who has a rare chromosome condition, was unable to receive his in-home medical therapies. These therapies are medically necessary for his development. As a direct result of the conditions in this unit, my son missed four speech therapy sessions and four occupational therapy sessions. Speech therapy is required to help him safely feed by bottle instead of his NG tube. Due to his condition, he is extremely small and weak, making these missed sessions especially critical and irreversible. I documented these issues and emailed Rosa (property manager) and Shannon Edwards (upper management) multiple times. My concerns regarding my son's health and safety were ignored. Mr. Edwards stated in writing that he "could not read" my messages, yet still responded without addressing the missed therapies or medical risk to my child. Management offered to release me from my lease multiple times. At the time, I was pregnant and did not feel comfortable relocating. I was assured pest control would resolve the issue. Shortly after the most severe roach infestation, I delivered my son two months prematurely. While I cannot state this as a medical certainty, the stress and living conditions during that period were significant and concerning. These issues are not isolated. Anyone can search "Tuscany Park at Buda" in local Buda, Texas Facebook groups and find years of similar complaints regarding infestations and habitability problems. Additionally, shortly after I filed a second BBB complaint, I observed maintenance staff and management outside my apartment window. I recorded the interaction. When they noticed I was filming, they walked away. While I cannot state their intent as fact, the timing and behavior were concerning and inappropriate. I have never felt the need to leave multiple reviews for any property before. The conditions here, combined with management's response, created an unsafe and unacceptable living environment, especially for a medically vulnerable child. This is not a safe environment for children, pregnant women, or elderly residents. I requested an adjustment to my balance due to my son missing critical medical appointments that cannot be made up. I explained to Mr. Edwards that my son's care and missed therapies are worth far more than any balance claimed. Additionally, during the four weeks of ceiling repairs, industrial fans and dehumidifiers were run continuously using my electricity. I am a single mother with one infant, and my normal electricity usage does not reflect this increase. Despite my repeated requests for reasonable resolution, including lease termination or adjustment due to uninhabitable conditions, management has denied all requests and has stated they intend to proceed with eviction rather than address the documented issues. I'm happy to hear that the new tenants are having a positive experience. I have been here for 4 years and I have never had as many issues as I do with the new management that's here now. The maintenance men are rude and one of them has sticky fingers. The front office ladies know this because I called for a leak in the AC and I told them one of the guys took something out of my apartment last time and they said " yes we know. We have had several calls about him. We won't send him in your apartment alone" ??? WHAT? My AC had a leak and the water soaked the carpet in my guest bedroom. It took them 4 MONTHS to come and clean the carpet. I would call them constantly to check up on the issue and everytime I was told " we will be sending someone soon" It is very hard to get ahold of someone in the front office. I have to call 3-4 times before someone answers. I'm a quiet resident, I understand things happen and it was at the beginning of them taking over the property so I understood that it was going to take time to get everything in order. I never complained or said anything. This last incident is what really upset and make me unhappy living at this property. An incident happened where my living room window broke. The next day I immediately went to the front office to try to speak to someone. The office hours show they are supposed to open at 8:30AM. I waited until 8:50 for someone to show up before I had to leave for work. Nobody showed up!! I called during the day and it was explained to me that the manager lives 30 minutes away and she was running late that day. I completely understand, things happen. I went the next day and spoke with the manager and told her what happened to the window. The next day someone was supposed to show up to fix my window... it took them A MONTH to send someone. I constantly called the office within that month wanting and update I was told multiple times " the manager is on vacation, I'm not too sure what to do until she comes back" I was so confused as to why my window couldn't be fixed when I first went in to tell them. I didn't get someone sent to my apartment to fix the window until I sent an email stating I tried multiple times to contact someone. It's now been 3 months later and they are now trying to charge me $400 to repair the window. I told the manager that I was not paying that because it was unacceptable for them to wait a whole month to send someone to fix it. This is truly ridiculous, I knew I shouldn't have signed another year here but that was my mistake. I'm very disappointed with the outcome of the new management taking over. I never had as many issues as I do now with the previous management. I do not recommend this property to anyone. read more

Even watching the way they treated folks who lived here and walked in made me highly doubt my wanting to get an apartment here. From the moment I walked in, they were rude. They gossiped about the tennants and people who had applied for apartments right in front of me. When I asked if there was a model I could look at, I was met with a rude "no." When I asked, then, if there was something that had the measurements of the apartments, there was a snicker, then a "we don't have anything like that." Used to live here. When an opportunity came up for my family we had to cut our lease short. Office told us that as long as someone was approved and no overlap between our move out and their move in we wouldn't owe any extra. Well, they billed us behind our back. We gave them our forwarding address and numbers. They never attempted to contact us, they never returned my phone calls but instead, they sent our bill to collections. So, I lived here for idk 4 years now... It's 2022. I was sitting here reading the reviews on this place I live at.. and my jaw just dropped. It is true about the parking and towing in the back... such a pain in the butt~! But the rest of that... the man who fixes everything has been wonderful for us.. He's awesome and he's super nice too. The office has been really wonderful. They smile and treat me with respect anyways. I guess the people leaving reviews here were the few unhappy peeps? There has only really been one problem for me, and I had a horrible neighbor. She was an old lady.. But she moved away... I'm not sure why everyone on this page left a bad review... I for one am thankful of this place. During covid... I had my son and my niece stay with me during school hours... and I needed help so my niece's grandma came everyday during school hours. The office was nice enough to give us a temp parking sticker to her so her car didn't get towed away. But it was only during the day when everyone went to work... so the parking lot is empty at that time anyways. But they started doing that register2park.com and well they only let you park there for like a week out of the month, so her car would have gotten towed if she just parked in the visitors spot. So they were really nice and gave her a sticker for the school year. Anyways... I love it here so far. BTW I lived in the back and had no issues.... but I wanted downstairs so now we live in the middle area... I don't know what it's like in the front... This is just a review of the apartment application and visitation process, which was 180 degrees different than the review from Shani. The staff were extremely courteous and helpful and showed us multiple models and answered all our questions. I have a great advertising slogan for you "Move here, We'll tow you and all your friends!" My friends don't get towed because we just don't invite them, who would want their friends to get towed because you have like 6 visitor parking spots. We've been here 5 years and we've watched this place get unbelievably worse, oh how can that be? Who is the manager? Nobody really knows. The guy upstairs floods our apartment by draining his washer into the wall (because stupid people) and still no manager. Pretty sure there hasn't been one in 2 years. Carpets and apartment still smell like MOLD! The spa (HA) workout room? A joke. Machines still broke after all these years, means they don't care but they'll walk you through (my advice try the machines) and none of the staff can work the televisions so don't bother asking because they're all too busy playing on the internet. Don't count on working gate/remotes because it won't happen. Who needs a gate? Because it's broken more than not. Oh and please know that if you get hit head on and live through it that you should remember to get your sticker off the car because it's a whopping $75 if you don't think of it after you almost die! And hey the good new is that the new courtesy officer sucks so you can stay in the pool all night and he will never even stop you, so if you don't live here you can swim anytime, the neighbors all know this because LOUD! It used to be a really nice place to live, but I have waited at least 2 years to leave! Who is the manager anyway? Is there one? If you really cared about anything but the money, you'd probably make sure the staff actually did something and that there was someone here to make sure it was a good place that people would want to live and want to tell their friends about. Then there is everything you ever wanted to say about your apartments and it just spews out because nobody you LIKE should ever live here, but feel free to send everyone you don't like and please tell them how awesome it is! It did used to be okay, except for the most ridiculous parking rules ever! If you don't mind paying for parking that you can't park in. Yes, if you pay for a garage or carport you can only park that ONE designated car in that one spot. I hated living here! Parking is absolutely awful! I lived at the very back of the complex and would regularly have to park in front of the office (try carrying groceries that far). It's really loud since the floors are hardwood and paper thin walls, so you can always hear your neighbors. Oh, and ever wonder why the drop box is permanently closed? One month all of the rent checks were stolen from the box, which is pretty unfortunate when you use a money order. The office staff told me I was lucky that I wasn't having to pay the late fees on the 2 days it took me to get it reissued! So happy to be out of there! read more

I don't recommend living here.. why you may ask price is good but why is the price so low for one you pay to live here not to be social meaning you can never have guest over because parking is a nightmare ever for the residence. Two neighbors don't ever pick up after there dogs I lived there for three years and not once did they pick up after there pets. Three you have to call maintenance more then once to get something done I had issues with my toilet since I moved in and not once did they come to fix it so it was never fixed in the three years I lived there.. and the final reason is FRONT OFFICE STAFF ARE HORRIBLE!!!! When we moved to these apartments they had a 4.8 rating on all the sites. Everything that I will mention below - when we came 4 years ago wasn't the case then. Most importantly the management staff were friendly and made sure that the residents' needs were met. Fast forward to this complex now - NOW: The management here is beyond sub-par. Maintenance requests are completely ignored! The dumpsters are continually overflowing with filth and people just dump their garbage in front of them. Flies everywhere. There is a big drug presence (especially in the back apartment area) and you will see the police there regularly because of this. There have been several occasions where I've seen people taken away in handcuffs. They have had issues of vehicle vandalism and even car thefts. All in all I would strongly suggest that you look elsewhere. This isn't a good environment. Especially if you have children. There are many other places that offer this affordable housing program around the area. I'm shocked at how this complex (that used to be a nice place to live) has gone down hill so dramatically. read more

If I could give them zero stars or negative stars I would. This place is AWFUL. Do *not* rent here. LaTonya, the apartment manager, is the rudest person on the face of the planet. Not ONCE has she ever shown even a modicum of respect for me as a person, much less as a Customer. Even when I called her ahead of time to let them know my rent would be a couple of days late (because paychecks don't always fall on/near the 1st of the month you know) and she explained the late fees, I *still* got an eviction notice on my door on the first day the rent was "late". When I asked her about it, I was told it's standard procedure. STANDARD PROCEDURE to treat their tenants like common criminals, sneak up after hours and stick eviction notices on their door even when notice was given AND APPROVED by management that it would be late. It's RIDICULOUS and ABSURD to treat people this way. I hope that they're appropriately ashamed of themselves. This is not the first or last time they've given awful service. Good luck trying to call and get anyone on the phone. They rarely pick up during their posted office hours. And even if you stop by, they all hide in the back offices gossiping about tenants while you call out "hello?" just trying to get someone to talk to. Then there's the random notices they stick on your doors changing rules that go against the terms of your signed lease. My lease says rent is late on the 6th. They sent out a notice saying that now it was the 4th. I'm sorry, you can't do that Tuscany Park, you can't just change legal documents with a newsletter whenever you want to. Oh, then there's the pool policy. Did you know that only 2 people PER APARTMENT are allowed at the pool at any given time? That means single moms that want to take your 2 kids? Sorry, you'll have to leave one of them at home with the TV because it's against policy now. Maybe choose the one that hasn't done their chores, eh? Oh, and I *really* enjoyed the almost weekly notice they put on the door saying that some bank officials are doing walkthroughs of every apartment on such-and-such date. Trying to sell Tuscany Park? Randomly violating your tenants privacy so BANKERS can walk through my apartment when I'm not home is not cool. It's one thing for maintenance changing A/C filters or checking extinguishers, but this is absurd. Also, parking sucks here. I have to walk no less than 5 minutes from one side of the complex to the other from my parking to my home. There is NOWHERE to park near my apt. I asked to be put on a list for a spot when one opened up closer and even though there are 2 spots that NO ONE ever parks at, plus a Suburban that illegally parks every night over 2 spots, they just haven't had one open up. Walking so far at night was especially fun when they posted a notice about a bunch of car break-ins and to be on the lookout at night for random strangers because the security gates NEVER work correctly and the one in front of my apt is completely open all the time. Oh and then there was the time I was towed from my spot and charged $250 from the tow company. FROM THE SPOT I PAY FOR. I was towed. LaTonya said there wasn't anything they could do about it. I had the appropriate parking sticker, I was parked in my appropriate spot, and still got towed. This place is nothing but a scam. They treat their Customers like common criminals and are rude as hell. On the only plus side, I've *never* had any problems with my neighbors. They're all very respectful, no one blasts loud music from their cars, they mostly pick up their dog droppings (mostly...), etc. The maintenance guys are all REALLY nice, which was good since they had to come out to my apartment every month to fix something. Just please... I'm begging you. Do *not* rent here. Do *not* give them a single penny. All you'll get is rudeness and disrespect from them. It's not worth the headache. I've never felt compelled to write one of these reviews until living here. The access gates are working fine and the fitness center is currently being remodeled. We have many happy residents. Some have lived here over 5 years! On 7-11-13, while visiting a resident of this apartment complex my vehicle was towed away in the short time that I was there. I was asked to pay $190 to retrieve my vehicle. Apparently in this complex residents are not allowed to have visitors and they are not welcome. The parking spots are not marked as reserved nor are there any visible visitor parking spots. According to the tow truck driver there are only five visitor parking spots at the front of the complex, meaning anyone wanting to visit someone who lives at the back of the complex would have to walk from there through the complex to get to the apartment they are there to visit. The manager, Jennifer was smug and rude and honestly didn't care at all. "it's worked for us since we opened" was her only answer. No apology, she did admit that there was a lack of signage but said "too bad it's not my problem." The tow truck "company" said "this is the type of deal we have with her". The driver wouldn't even give me his managers business card or let me speak to him, he locked us in his yard when I refused to pay until he gave me a business card. The so called tow company was a fenced in area at someone's house right across the highway, I honestly wouldn't be surprised if the manager and him were related or married, the whole thing seemed surreal. I'm guessing the apartments, maybe the manager and the driver split the money or something. Something is very fishy about the way they work. I received no help, no apologies not even for the inconvenience. These people are BAD, scandalous people but I guess slick at what they do. Don't move in here if you plan to ever have visitors and if you know someone Never Visit! READ FIRST!!! I lived there an didn't like lone day of it! I would go other places until it was time to turn in. I only slept there bc i was paying rent. Walls were pre nicked on the edges so i took pictures, the handyman came 3 weeks later to touch them up with transparent paint, i signed for it figured he knew what was acceptable. (Dumb of me). They used calking to seal everything looked ghetto, but still wasn't sealed right saw gaps an could feel the breeze an still let bugs in. Left my deposit as i didn't care to go back that bad. Year later i try to buy a car and i couldn't bc it showed i still owed tuscany. Called them an they said it was bc the nicks on the wall edges. I said don't you see they were there before we moved in see your transparent paint. The lady said yes we see where we repaired it but you can still see it an you signed that it was fixed. Well i was in a hurry to buy a car so i had to get a money order for close to $400 an then show proof to my bank. Wall not even damaged just small nicks not even from me. She saw there transparent paint still not damaged from me. I don't think touching up wall edges would cost the amount of the deposit fee plus a few hundred $ read more

Ok, so I have lived here for 4 years now and have seen just about everything here and have known both managers Mike and Jennifier. I will tell that the reason I have become compelled to write this review is that I am COMPLETLY tired of the parking situations at this property and will now be moving because of it. I have read the everyone's review and agree with almost everything. But BEWARE that I when I say that the parking is bad.....it is bad. The are a total of 12 parking spots inside the whole place complex and 5 at the front of the property which is the club house. If you live at the back like I do, it sucks. I rented a garage just so I can have the extra spot for a visitor, but they are now taking the parking stickers away from people that have garages, so now I won't have a sticker to park and have to park in the garage.....it's ridiculous. If you want mom, grandma, friend etc...to come over. Good luck with that. They TOW, no joke!! I've been towed. I've had 2 friends towed and people just don't want to come over or stay long because of the parking situation. It's sad because it is a nice property. The staff has been terrible at times those were really just when they transitioned between the two managers. For the most part they've been good. Now as for the district manager, I don't have too kind of words for her. I've talked to her once and I would say defensive, rude and unsympathetic to someone who is a long term, good resident with a good standing with the property. To make a long story short, over getting towed from a spot, that was just added as a "reserved" spot and isn't clearly marked and had DOZENS of tows from residents that have stickers to park on the property. Well on the upside, The aptartments are nice and well kept and only 5years old. It is true they are very SLOW to respond with any requests that are done by email. I found I have to call them to tell them that I sent them an email....kinda sad on their part. The apartments are very noisy, if you live downstairs, they do need to but carpet upstairs, that would help. So if you are renting, find a vacancy upstairs! The apartment community is safe and quite, that I like a lot and the buses pick up if you have kids that go to Hays Barton Middle School or High School. So I'm outta this place come May and don't visit if you done have a parking sticker, can't find a parking spot in one of the 12 visitor parking spots, but don't park there for more than 24hrs or you will get towed, don't park in the covered parking or the ONE spot on the west side of the property cuz it's reserved. So, if you don't plan on having much of a social life at your place or have that "friend" over late at night this just might be the place for you. read more

If you have more than one vehicle or any friends and family that you would like to have over to your apartment, this is NOT the place for you. Parking here is absurd... and I mean truly absurd. They only have extremely limited visitor parking and improper signage. The tow company comes through here atleast 3 times an evening and tows every car that is not in visitor parking. However there are anywhere from 30-50 free parking spaces at any given time that a person could park in.... however these spots are designated for residents although they are not needed and NEVER once have I seen this place anywhere near full. Your guest will have to drive around for 1-2 hours waiting for someone to leave or park in a residential neighborhood that is half a mile down the street and walk to be able to come to your home. Management has been repeatedly addressed about this by just about every resident that lives here however nothing ever gets done about it. They also make an commercial vehicles park in visitor parking as well so this takes up even more visitor parking spaces (even though they technically live here). Recently I was hit by a drunk driver and my car was totaled. I do pay $25.00 a month for my own covered parking space but I can't even have my company who came over to stay with me to help out park in my paid covered parking spot without fear of them being towed. Once I had a friend who was towed and who is also a property manager. Because of improper signage stating that spot was a resident spot she complained to the tow company who said they would charge her double the fee for complaining. If I knew what I know now about the hassle of parking here and that things would not get taken care of in a timely manner I would never have moved here. Besides parking, they never blow out the breezeways after mowing... The property is always dirty. Bugs in the outdoor light fixtures..... horrible lighting... The office staff is nice enough and the maintenance guys do a good job when they get to the work on the inside of your apartment but I think they are spread too thin here. You never actually see the manager... just the leasing staff. Also know that if you are in a tax credit apartment you will have to re-qualify on your income EVERY SINGLE YEAR. I went into these apartments expecting what the reviews said. But i was greeted with a warm welcoming smile. The staff was very nice. They showed me models and answered all my questions. They helped me fill out the paper work and i was on my way home. I stopped a few people that lived there and asked them about there experience at tuscany. They said they love living here. They said every place has its pros and cons but you will love the family enviroment etc. read more

If you enjoy being condescended, disrespected, and ignored and you carry no sense of self respect, this is the place for you. Welcome home. For those who don't fit the description, take this and run. You don't want to be here. Only joy I've felt living here the last 5/6 years is when I logged onto yelp and read the page-long one star reviews who speak exactly what I've had to endure. It's brutal. Management is unbelievably ignorant and unprofessional. Anyone can tell you that. Their kids are always lounging around the amenities with entitlement because their parents never punish them. They leave them unsupervised around the complex to deal damage to every path they encounter, but will blame all the other children in the apartments for it. The maintenance are just as bad; always on their phones. If your sink breaks, don't expect to hear back from them for six months. If the apartment above you floods into your ceiling, don't expect anything more than some quick patching that they'll never finish. That's how it is. So that's how I'm telling it. The buildings are in desperate need of cosmetics but all they've done is paint over the mess. Also note that they did this without priming, and that they only did two or three buildings and stopped. The pool is always closed, but even if it was open, I would hardly suggest jumping in. It's never clean, pool water is always resembling a green sea foam, and dead animals sit at the pool floor for days, even after Mondays, when they claim to close it for cleaning. Sometimes the office will send notices out for annual up-keeps and inspections, but never take them seriously. They might never show face. If you enjoy privacy, expect none here. The walls are paper thin and if you like hearing your neighbors clapping cheeks at 3 in the morning, you definitely will. Mold is another issue. Gym equipment has been broken for the entirety I've lived here. I could go on. I won't. But don't say I didn't tell you so. read more

Parking absolutely suck, tow Trucks hired by the apartment take the residents car I have two vehicles both were on top of the tow truck after arguing with these no good car thieves, I got my cars back without paying. Everyone around talks about the lack of parking there is, this alone makes me want to break my lease if your looking into renting I would reconsider. It also took 3 weeks for the maintenance men to change out a broken thermostat, I love my place but the management screws it all up. Do something about parking, without towing residents cars and my ratings will change. (Octobers 2014 parking so call fixing isn't working). read more

While looking for apartments a few months back we contacted Tuscany, as we thought the apartments looked nice online. We called- no answer. We emailed asking if they were going to have any 3 bedrooms available during our time frames. We received an email back saying "No we don't have any during that time" So unprofessional, no check back with us closer to the time, nothing! I emailed back asking if they had any 2 bedrooms available during the time frame as we have two boys so we didn't necessarily need 3 bedrooms. Finally after almost a week we called, we asked and they stated they weren't sure yet but recommend we come in and apply with a deposit to secure a spot "just in case" I don't know about you but I wouldn't trust a place with my money if they aren't sure they even have a unit available and they don't answer calls. After all was said and done we did receive an email about a month later stating they may have some units available but that they are income restricted- which if we had known in the first place we wouldn't have pursed the location as we know we don't qualify for low income housing.
