Loved living here maintenance team and office team are super nice and helpful. I lived in two separate units. Both apartments were clean when I moved in however both required maintenance day one. The only other thing that bugged me was the way they split the water bill evenly between all residents before they implemented this my water fees were way cheaper. If you're looking for a place and you're not a college kid that stays at the appt all day, do not live here. I work a regular job 7-3:30 and can never receive my packages because the office is always closed, no parking, loud neighbors, and charcoal being left out in the grass for dogs to consume and get sick. If you would've asked me to review The Outpost a year ago, I would've given it 4-5 stars. Since then, management has changed, and in result, the quality of living has gone down, which is why I've decided to move elsewhere. While living there, the first half time of my lease was splendid, but since management changed, my experience became more negative. While discussing with other individuals who live there as well, they have also agreed with me, the current manager doesn't know what he's doing. Since I've moved out, I've received unnecessary charges, for which I have documented proof for. Aside that, I actually wanted to resign my lease with them beforehand, and they had said they would hold me a spot and/or notify me when they were reaching full capacity, so that I could resign on time without having to give up my unit. However, they ended up giving away my unit without any notice, which resulted in me having to look for another place to live at, which is fine. However, since moving, I have incurred unnecessary charges for a mattress which was left in fine condition. Mind you, the quality of this mattress is that of a university dorm, a cheap, low tier mattress. These mattresses should be replaced regardless of the condition it was left in. Moreover, what I'm trying to say is, The Outpost isn't what it used to be. If you're considering living here, I urge you not to, for one, the management is currently poor, the appliances are outdated, the individuals who live there can be entitled, and above all, they might try to charge you for irrelevant things. I would recommend looking at other places in the area. I'm currently being charged around $350 for a "mattress replacement" which was left as it was received, because I had bought mattress cover for it, I even took photos of the unit before I turned it in. The mattress was left as received. I don't understand why I am being charged, I am going to dispute it. This review just serves as a warning for those considering to live here, just keep in mind my experience. read more

I love the Outpost! The staff is genuinely nice, friendly, and helpful and Ruben and Acasia are literally the best!!! Maintenance is so quick to respond to service requests and they will help you with anything like mounting your TV.. I especially love the free Keurig I use it all the time plus the amenities are great the pool is always clean and the hot tub actually works and the clubhouse is literally a vibe!! read more

I lived there I July 2017, 2 months later they said I had move out charges. They refuse to explain to me why they send me move out charges two months later. 2019 I don't hear nothing from them 2020 they ruined my credit. The law says I have the right dispute anything from the original "creditors" they told me I have to make disputes to the debt collectors. When they say that they know they are in the wrong for sending me move out charges two months later and too scared to make disputes with me. read more

I have had two sons live here in the past 6 years. We were never late with rent. If there was ever a water overage, they would always email me. As a parent who pays the rent and is also the guarantee on the lease, I always received emails when there was a water overage. However, there evidently has been a policy change ( unknown by me the one who pays the rent). They only send emails to the resident. All of a sudden, there are late charges and rent discrepancies. They were extremely disorganized and condescending in there handling of this situation. We have an excellent payment history with this complex with 6 years of payment history. I would strongly recommend you look elsewhere for student housing. read more

I love living at the Outpost. I want to continue living here throughout the rest of my college experience. I love that we are the first stop on the bus because that means that I always get a seat. Maintenance is always super quick, good and nice. So are the people in the front office. I've never had a problem with someone being rude or not helping me. They are so dog friendly. They even have treats in the office when you bring your dog in. The apartment unit itself is nice. It's a bit small, but you can totally make it work. It doesn't feel small after you've decorated and made it your home. For the price, I think that the Outpost is the best that you can get here in San Mo. read more

If you are considering living at this horrible place, please read this. (Some of these ratings are written by the staff, by the way.) I don't know which is worse, the apartments, the lack of safety, or the crooks who work behind in the offices in the lobby. Listen to my experience. When I moved in the place was grimy, and so were everyone elses. The carpets are dirty, the ceiling was filthy, the baths are covered in mold. My car, as well as several other residents cars were broken into. Management says "Park at the front if you want your car to be safe" and of course, all those spots (far from my unit) were always full. My carpet had black stains inside the doorway when I first moved in. Our lamp was cracked. My shower rod was broken. I wrote all of this on a quality condition form....which they lost. They say "We don't have your quality condition form, you owe us $360 unless YOU kept a carbon copy" Mind you, this was about 4 months after I move out (And I am SO much happier now) I complain about it, and they tell me they are going to hurt my fathers credit if I don't pay. I contacted a lawyer, but I have a heart condition. They were harassing my father, they were lying, they were bullying....I have a heart condition, so I gave in. I couldn't put up with it. It was taking a severe toll on my health...so what do they do? Start harassing more. It is a scam of a joke. They are NOT a San Marcos company, they are part of a national company that owns the WORST apartments in San Marcos. The ceilings are low, the air is dirty, scorpions crawl out of the sink regularly(no joke), and it is so dark in those apartments! I mean they're just dingy. I've lived in San Marcos over 3 years, and by far the worst time I ever had was at The Outpost. Once I got out, I feel like a huge weight is lifted off my chest. I care about San Marcos, and Texas State Students. PLEASE choose anywhere but here. I'm living at an apartment now for about the same price, $10 difference, and I (and the other residents) couldn't be happier. read more

Lived here for a year. The pros: - friendly staff - maintenance is quick to fix any issues you may have - The actually got the point they learned my name when I'd come in the office. That was cool. - Willing to work with you to handle issues/roommmate issues/transfers, whatever. - Decently priced with nice amenities - For a college apartment community, it is fairly quiet - No pets (although I *have* seen them, even though they're not allowed) The cons: - Move in day is HORRIBLE! No parking anywhere to be found, and you can't move in early. Even if you're not a student and not on the student schedule (say you have a full time job or work weird hours? Tough luck) - I really don't think they take roommate profiles into consideration when matching you. My first roommates were horrible. Completely off base from my personality. Second roommate WAY better. - You don't pay a deposit when signing the lease, so you better make DAMN SURE that you clean the place SPOTLESS and I mean SPOTLESS when you leave, (even though you'll have very little time from the end of classes until your move out date to do this, but hey! Who cares?) because they WILL do a *thorough* walkthrough and mark anything and everything they find (with picture documentation) So when you move in, if ANYTHING is wrong, MAKE SURE YOU LIST IT ON YOUR MOVE IN SHEET. They want it BETTER than move-in ready when you move out. Because, if they can get away with YOU doing the work and them NOT paying a make ready team, that's what they're going to do. And, the costs they come up with for partial cleans, garbage removal, repairs/replacements are THROUGH THE ROOF. Trust me on this..when you move out, you better have a vacuum, a carpet shampooer (I got charged for having *spots* like a few) on my carpet), a broom, dust pan, wipe down all the fan blades, all the baseboards, all the dust bunnies, have oven cleaner, clean the garbage disposal, the whole works. Had I not cleaned what I did, and left it the way the roommate left it, it would have been a lot worse. - They say the water is capped, but it is rarely under the cap. You'll usually pay at least $3.00/month for water, which, let's face it is really reasonable, but still...just automatically add $5.00 a month to your rent, because otherwise you're going to get a bill for about that much for water anyway. - If you're not a "traditional student" and go to class during "normal" daytime hours, or, if you're a grad student or if you have to actually work and go to class, be prepared to miss all the "fun" events and things they do there. I lived here for almost 2 years and I'm glad I did! Rick has a great crew here at The Outpost! It's great that it's the shortest bus route in that The Outpost is the first stop. I couldn't imagine living at these other communities that are far away and/or large. I like that the outpost is relatively small. read more

The outpost is a nice place to live with good amenities. The pool is beautiful, management is easy to work with and really friendly, and the property is always cleaned up. The gym is a little on the small side, and they did decide to change management in the middle of our leases which was a little bit disruptive, but the new management has been really easy to work with as well. Also, maintenance is really fast on their orders! read more

Throughout my year stay at the Outpost the staff was always pretty nice and helpful. However, you definitely get what you pay for... CHEAP. Everything in the apartment is dainty and cheap, very very cheap. On top of that, the move out rates are ABSURD. I never had a true issue with this apartment complex until I received my move out fee in the mail. My fee was $355 for a replacement microwave (which was perfectly in tact just the way they gave it to us, just cheaply made), a repaint of the kitchen (?) still not sure why that's a charge, and many cleaning fee's tacked on to my personal room. Which by no means was my apartment left dirty, it just needed the basic run through cleaning apartment staff are supposed to do before a new resident moves in. When I tried contacting them about the fees it took weeks to get a response, with multiple emails and multiple calls. This apartment will screw you out of money in any way they can when you move out!!!!! read more

This apartment complex has ripped off so many of my friends/coworker upon move out, and have always made it uncomfortable for all of us while living there. They will always play nice and make it seem like they are doing things right for the students living there. They left us without water for the entire month of December. Upon move in I told them my carpet was very dirty, and in the two years I lived there they never cleaned/changed they carpet. Upon move in/out the office staff told me not to worry about it, and during my stay the staff guaranteed me that I wouldnt have to worry about it. WELL that was a HELL of a LIE. Even when on move out day they told me not to worry about it I got a fee for a cleaning service. Shame TONI for not reviewing her carpet records and seeing that the carpet has not been changed/cleaned for over 2 years yet she tells me that I am responsible. Please dont be fooled by fake reviews they give out shirts, and do raffles for good reviews. Oh and make sure they put you with a compatible roommate, before moving in I asked to be changed because my roommate and I weren't compatible and they refused to do it. Look elsewhere if you are avoiding conflict with the staff they love charging for stuff you did not do. read more
