    Don't do it. Rent charges just go up and add charges from months ago for god knows what. 2,000$ for a 3 bedroom smh.

    I would strongly encourage prospective residents to carefully document everything and review their…read moremove-out charges closely. After moving out, we were charged $2,685.17 for full flooring replacement. We acknowledge that our dog damaged approximately 3-5 planks of laminate flooring near the back door, and we have never disputed responsibility for reasonable costs associated with that damage. What we dispute is being charged for replacement of the entire floor. We formally disputed the charge on July 26 and requested photographs, an itemized invoice or estimate, an explanation of why the affected planks could not be repaired or replaced individually, the age of the flooring, and an explanation of how the charge was calculated. After receiving no response, we followed up again on July 31 and gave management until August 7 to respond. As of August 8, we have received no response or supporting documentation whatsoever. The property's initial notice also stated that the resulting $2,321.67 balance could be sent to a third-party collection agency if not paid. We have made multiple good-faith attempts to resolve this directly and have been clear that we are willing to let them retain our security deposit toward legitimate move-out charges. We simply do not believe we should be required to pay an additional $2,321.67 for a full floor replacement without documentation demonstrating that it was necessary and that the charge is reasonable. We have now escalated the matter to W3 and are giving management until August 14 to respond before pursuing further action. Our experience has been extremely disappointing, particularly because we have tried repeatedly to resolve this privately and professionally and have received no response at all

    I hate writing this review because when I first moved into this community, I absolutely loved it…read more The customer service was exceptional, the maintenance team was responsive, the property was quiet, and I genuinely recommended this apartment community to others. Unfortunately, over the past year, I've watched the quality decline significantly. The peaceful environment that attracted me here has changed, and it no longer feels like the same community. Instead of maintenance coming out to assess issues in person, I've experienced situations where they simply call, ask a few questions, and then tell me there's nothing they can do. That level of service is disappointing, especially considering the amount of rent residents pay. I'm not someone who complains just to complain. In fact, I've spoken highly of this property since the day I moved in, which makes writing this review even more difficult. It's frustrating to see a community that once set such a high standard lose the quality and professionalism that made it stand out. I truly hope management takes residents' concerns seriously and works to restore the excellent customer service, maintenance, and peaceful atmosphere that this community once offered. Right now, I can't honestly recommend this property the way I used to, and that saddens me.

    If you are considering renting here, there are a few things you should be aware of that you may not…read morerealize if you take a tour of this place. I rented a three bedroom here with a garage and there were multiple issues with the unit: constant bugs (roaches, spiders, crickets, and several ant infestations). These are newly built units and the builders had not properly sealed up parts of the unit, letting all these bugs in. Then, we had a malfunction with the garage door, which was also not properly assembled. We also had an issue with the main drain pipe backing up and almost overflowing the toilet, which we called in as an emergency but the maintenance workers didn't show up until days later. The worst came when we were moving out and the fees. Read the other reviews of this place and you'll come across the same thing from other previous residents. We kept our unit clean, we opted for the 300+ move out cleaning service they offer and the staff even admitted that there was no damage, but they added on extra cleaning fees almost totalling $200. So, we were basically paying around $500 for cleaning! Our deposit was $400 so they were basically attempting to keep the deposit by charging extra cleaning fees. And, they also attempted several times to charge us for an extra mail key that they never issued to us. Even after we pointed it out and they admitted they were wrong and would take it off, they attempted to sneak that charge back in several times when it came to billing us. Just be aware if you are thinking about renting here, the property may have some issues and you may need to have maintenance come out to fix things, and you will definitely be charged extra fees for everything.

A beautiful place at first, so many issues have come about while living here from the 1st month. We happened to be living amongst black mold, behind our non-stop codensating microwave. They decided to wipe away, yes, I said wipe away the mold.. With what they saw above the wall, not taking into consideration mold grows beyond what meets the naked eye. We have been breathing, living in the midst of BLACK MOLD SPORES. Which will cause us underlying health issues, and we have lived here since May. They have not taken accountabilfiy for this, nor has management reached out us in any way. This was "taken care of" by maintainence.. They were not wearing any masks, while being openly exposed.. That speaks volumes considering they're not handling the situation properly. Checking inside the wall, absolutely nothing remotely close. Just a simple wipe down and a little paint... This place puts a bandaid on everything instead of actually fixing the issue overall.... The amount of money that we pay to live here is not worth the stress, headache, and constant maintenance issues that never actually resolve what's going on. Theirs much more added to the lost of things that have happened since living here, such as Gate malfunctioning and hitting my brand new Lexus.... I had DASH FOOTAGE, said it didn't hold up in record. They said management would call, never did. I presume they don't even have a manager at this point. our previous apartment was way cheaper than this, and had no issues.. If I could give no stars, I would, but I had to click one.. If I would've known before the issues that I would be facing, I would not looked twice. So here's your warning, don't walk, run.

    Even though I moved out in February, I'm still dealing with what feels like continued harassment…read moreand unwanted attention from people connected to Tuscany Park. I have proof of Rosa and Karen viewing my TikToks, and Shannon Edwards continues to pop up on my Facebook. Coincidence? Maybe. But considering everything that happened while I lived there, it definitely makes me uncomfortable. Here's my story about Tuscany Park at Buda and the experience I had living there. I'm also working on a book that I plan to publish soon, which will include many more details. Including screenshots as the cover of my book. For now, here's a quick summary. From the moment we moved in, instantly we dealt with roaches. We had to leave our apartment numerous times because of pest control, yet the issue was never properly resolved. Always German cockroaches. My son had spent 52 days in the NICU, and when he was finally discharged, we couldn't even safely return home because of the conditions in our apartment. Then our ceiling developed severe water damage and collapsed overnight at the entryway. Because of the unsafe conditions, we missed four occupational therapy sessions, four speech therapy sessions, and four physical therapy sessions that were supposed to take place in our home. My son has a rare genetic chromosome condition, with only around 150 known cases worldwide, so keeping his environment safe and free from mold, falling debris, and other hazards was especially important. The situation was simply not safe for him. The ceiling issue took approximately three weeks to resolve, from December 17, 2025, through January 7, 2026. After I left reviews with the BBB, Google, Yelp, and other platforms, Rosa was caught on camera just hours later looking into our apartment windows. We lived on the second floor, which made the situation extremely concerning to me. I was never given an explanation for why she was looking into our windows, and I still have the video. From my experience, it became a serious concern for our health, our safety, and our peace of mind. And even months after moving out, I still feel like the situation hasn't completely ended. I contacted Evolve the management company and they don't care so if yall can't do anything for my son who lost out on 12 critical services. I'm gonna write a book and make sure everyone knows everything dark Tuscany Park at Buda fact. This is only a small portion of what happened.     I'm happy to hear that the new tenants are having a positive experience. I have been here for 4…read moreyears and I have never had as many issues as I do with the new management that's here now. The maintenance men are rude and one of them has sticky fingers. The front office ladies know this because I called for a leak in the AC and I told them one of the guys took something out of my apartment last time and they said " yes we know. We have had several calls about him. We won't send him in your apartment alone" ??? WHAT? My AC had a leak and the water soaked the carpet in my guest bedroom. It took them 4 MONTHS to come and clean the carpet. I would call them constantly to check up on the issue and everytime I was told " we will be sending someone soon" It is very hard to get ahold of someone in the front office. I have to call 3-4 times before someone answers. I'm a quiet resident, I understand things happen and it was at the beginning of them taking over the property so I understood that it was going to take time to get everything in order. I never complained or said anything. This last incident is what really upset and make me unhappy living at this property. An incident happened where my living room window broke. The next day I immediately went to the front office to try to speak to someone. The office hours show they are supposed to open at 8:30AM. I waited until 8:50 for someone to show up before I had to leave for work. Nobody showed up!! I called during the day and it was explained to me that the manager lives 30 minutes away and she was running late that day. I completely understand, things happen. I went the next day and spoke with the manager and told her what happened to the window. The next day someone was supposed to show up to fix my window... it took them A MONTH to send someone. I constantly called the office within that month wanting and update I was told multiple times " the manager is on vacation, I'm not too sure what to do until she comes back" I was so confused as to why my window couldn't be fixed when I first went in to tell them. I didn't get someone sent to my apartment to fix the window until I sent an email stating I tried multiple times to contact someone. It's now been 3 months later and they are now trying to charge me $400 to repair the window. I told the manager that I was not paying that because it was unacceptable for them to wait a whole month to send someone to fix it. This is truly ridiculous, I knew I shouldn't have signed another year here but that was my mistake. I'm very disappointed with the outcome of the new management taking over. I never had as many issues as I do now with the previous management. I do not recommend this property to anyone.
