I have lived in Casa Fresca since December of 2023; since then, my warranty repairs have compounded to the point where I'm still moving in. With that, here are a few examples: (1) All the closet shelves for every single bedroom of the home were incorrectly installed; after three months, a team came in and repaired every single closet shelve. (2) All my shower heads were defected because of extremely cheap shower heads; were all repaired after two months of trying to figure out the issue. The entire back yard and a few spots on the side of the house was cheaply and lazily graded. Irrigation piping just had grass sod on top of it without any dirt to protect it, was redone six months later. The concrete recess between the garage and the driveway needed to be resurface; this was completed five months later, but with additional issues due to the incompetence of the company performing the work. Had leaks from a rainstorm in my from door (a garage door sweep was placed on my front entrance door), my glass door frame leaked, and had a window frame leak in one of my bedrooms on the second floor. This was corrected immediately. The issues were corrected. Here is a list of current issues that have surfaced: Incorrect subfloor craftmanship; will have to move the entire subfloor a furniture in order to correct all defects. May have potential structural bathroom wall and/or tile issues that will need repairs for the master bathroom shower and guest bathroom. Overall, there are so many compounding issues that as the onion gets peeled more problems surface. Living in this house for six months now, and we're still moving in. So, with all this being said.... Buyer Beware!! Buying any home is a risk, so here is my recommendation if you're going to buy a home for Casa Fresca: (1) Ask the question, who inspected the home? Where is the paperwork of a certifying official stating that the home is ready to be sold. (2) Based on the Casa Fresca Homes home inspection incompetence, I HIGHLY recommend you communicate with Casa Fresca stating that you will have your own home inspector conduct an inspection of the house prior to purchasing!! The issues I have had could have easily been identified prior to me moving in if the house was thoroughly inspected. I still have incorrectly applied caulking in every single room of my house. I just requested an inspection report from Casa Fresca. I recently requested a home inspector, that was highly recommended by a neighbor, and when I spoke to the home inspector--he has inspected several Casa Fresca Homes--he knows the areas of the exterior of my home that are incorrectly placed. Had all intentions of buyin a home from Casa Fresca. Was told need to sign contract and put deposit bc the homes were moving fast. Sign the contract 9 pm Sunday Night. Monday and 1pm when by to look at the house. Inform the sales agent I wish to cancel contract. Less than 24 hrs. No financial loss or inconvenience to company. They are holding my $25k and not trying to give it back. This is a company that is trying to be about families. They rather fatten there pockets than worry about the comfort and happiness!!! read more

Just awful homes, poor craftsmanship, cut corners, and defective cookie cutter homes. Anything to save a few dollars, these homes casa Fresca builds are really worth $100k and no more but they're charging $300k plus and you still have to fix the damn home yourself cause they couldn't do right the first time. I recently moved into my new home built by Casa Fresca on July 5th - 2025, and I'm extremely disappointed with the experience. Within one week of moving in, the AC unit completely stopped working and because it happened on a Saturday, the company recommended by Casa Fresca didn't respond. I had to pay out of pocket to call a 24-hour emergency company to fix it. During my walkthrough, I already noticed visible scratches on windows and other surfaces some of which were caused by the cleaning company used by the builder. Even now, weeks later, I keep finding paint and construction residue on the floors and carpets. The walls have poor finishing, and if you simply brush against them, the paint peels off easily. The LVP flooring is also extremely fragile any small object will leave scratches. The worst part? When I brought up these issues, the person from Casa Fresca told me they were "just aesthetic problems." The rep who did my walkthrough has completely vanished and stopped responding. For the price and expectations that come with buying a new home, this experience has been incredibly frustrating and disappointing. We were in our house for over a year dealing with issues that were supposed to be fixed BEFORE we closed on the house. The construction manager said he would fix them and then never came back to our house. The individual who works with the warranty was brought in and didn't respond to our emails for MONTHS. Eventually we gave up on trying to get the issues with our home fixed and still deal with them years after our purchase. The house is cheaply made (and far too expensive for the poor quality) and we would never purchase a Casa Fresca home again after this experience. Avoid this builder at all costs!!! read more

The real estate person Joanna was great friendly and helped through the process. After closing the company informed us that there was no mail kiosk and we would have to go to the post office for our mail. That was the ending of February and now it's the ending of May and still no mail kiosk. There are no street lights, so extremely dark, you can't see in front of you at night. if it was not for Joanna I would give three stars. read more

The sales team at Casa Fresca was perfect. I worked with Madison and she kept me updated every step of the way. The community is beautiful and they didn't charge CDD fees. However, I am not sure what happened but the house has had way too many issues since moving in. I moved in the weekend of November 16th and the first major issue was there was no hot water. I was told to call the ER number on the sticker located on my breaker box. GUESS WHAT...there was no sticker there and when I did get the number from the sales team, the ER number wasn't helpful because it was after hours on a Friday and they would not return until Monday. My project manager for Casa Fresca tried to fix it that Monday and it did work for 1-2 days then the water got cold again because the hot water heater kept tripping the breaker. Turns out the element was broken and had to be replaced. Mind you this whole process took a week. My dryer, disposal and dishwasher were not plugged in when I moved in. I was told to plug them in by my PM. After using the sink that night, the next day I noticed water under the sink in the cabinet. I turned the water on to find it was leaking from the disposal which messed up the cabinet as it warped and bubbled up. Had someone plugged in those appliances and tested them, they would have spotted the leak immediately. FYI...In order for them to correct the messed up cabinet, I would be without an island/sink for two weeks. I find that unacceptable. Two switches in my house were not working - I even tried changing the light bulb but that didn't fix it. Per the electrician that Casa Fresca sent to my home, the wire was not installed correctly. Was that not tested? I had Spectrum install WIFI in my house in the internet panel located in the master bedroom closet. When they screwed the WIFI box into the panel, it came through the bonus room wall. Somehow the backing that should have gone in behind the internet panel box is missing. I had Spectrum show me the size screws they used and inside the panel box to see if the issue was on them, it wasn't. When I tried to locate touch-up paint, there was only outdoor paint left behind for the house. Why isn't the builder giving a small size of wall and trim paint to each customer? We are purchasing expensive homes from them but don't leave touch-up paint behind for their customers... My garage was a mess from builder material and trash being left behind. That isn't my job to clean behind their crew but I had to do that. They are working on the house next door to me and every day I find trash being left behind. The dishwasher is extremely cheap! I am very disappointed with it. The builder has had the plumber come out to look at it and I had GE come out to fix it because it doesn't like to dry dishes very well. I even tried the longer drying cycle. The issue isn't fully resolved but we are still working on it. FYI...the washer and dryer are also cheap, the amount of loud clicking sounds that come from the washer is insane. It seems like this builder only cares about their profit versus giving their customers better quality. The pantry closet already has one shelf ripping from the wall and another shelf isn't completely screwed into the wall. The trim under the island, they failed to paint it as there are several holes where the nail gun attached the trim to the island. Why wasn't the trim caulked and painted to prevent the buyer from seeing the holes? None of the bathrooms had the curtain rod installed, I had to install them myself. Why wasn't that installed for the customer? My newest issue is Casa Fresca gave me a document that states: "Your home comes with a paint touchup kit; just perfect for those minor move-in nicks, scratches, and other cosmetic areas." I asked for that kit and was told that it was a typo and no longer available. Excuse me but that isn't my problem, that is the sheet you gave me and houses should come with touch-up paint kits. The crown molding under the island, the construction team failed to caulk and paint it. You can see the tiny holes in the molding where the nail gun attached the molding to the counter base which you shouldn't. Recap, the sales team was great but the execution of building this house was not good. I recommend every homeowner purchasing from Casa Fresca to check everything out in their home. Maybe they are building too fast or they simply don't care because it's not their home but this is my third home built and I never had these issues with the other two builders. My overall opinion is this builder needs to do better. read more

I expected that when buying a brand new home that there would not be any costs to replace appliances, paint walls, fix irrigation system, etc. for at least 5 years. Well, I've had my new home for about a year and a half and am so disappointed at the quality of the home and appliances. The irrigation system has sprung two leaks in the past couple of months, the dishwasher literally fell apart during a wash cycle (not surprising because the dishwasher is entirely plastic on the inside), the dryer tumbler bar fell off during a dry cycle, the microwave display went out, the paint literally washes off the walls if you even try to very gently damp wipe because they only put one very light coat on all the walls - basically a primer coat - with flat paint (in the entire house), so you can't even wipe the walls in the kitchen without the drywall being exposed. The bathroom ceiling paint is cracking, also due to using only one coat of FLAT paint. I mean, seriously, who uses flat paint in kitchens and bathrooms??? If you buy Casa Fresca, plan on painting your entire kitchen and bathrooms before you move in! And plan on purchasing new appliances within 2 years. Oh, and the house doesn't even have any gutters. I never even thought to look for gutters when I toured the house. It was only after the first rain that I noticed, which was just a few days after moving in. The rain pours down all sides of the house and floods the ground around the foundation, with SAND coming up to the top surface of the ground. And you get a nice waterfall shower if you try to leave your front porch to get to the driveway when it's raining. The "quartz" countertops are the thickness of a backsplash, at less than 1 inch thick! Also, while changing out the very low end kitchen faucet, I saw that they didn't even put any caulking around the original faucet and the water had been seeping through and the underside of the stone slab was moist and stained from the moisture, which is also when I noticed the underside of the stone counters aren't even sealed, and the stone slab looks more like concrete than stone. The flooring is probably going to start coming up soon, I keep hearing popping sounds in some areas when I walk on it. "Entry-level" home (at $500K) should not mean so cheap that an entire interior remodel and new appliances will likely be needed in less than 3 years. Sales team wonderful. Unfortunately I have the same home issues as everyone has described below. I have lived here since September of 2023. I am more than frustrated and very disappointed in the quality of the home. It was my first newly built home and was very excited. I have bought 2 homes in the past that were older and never had the problems that I have had in this new home. Casa Fresca should be ashamed of the quality of home they are building. I have so many issues wrong and they are still fixing things and refusing to fix other things or reimburse me for money I had to put out for emergency calls to service providers. When you have an issue on the weekend don't bother calling anyone on that list as they will not come out without permission from the builder rep and they don't answer you or the service you were supposed to call. FINAL WARNING AND RECOMMENDATIONS: GET A MASTER LEVEL CERTIFIED INSPECTOR TO COMPLETE FULL INSPECTION PRIOR TO PURCHASE AND AT 11th MONTH or as so many have said BUYER BEWARE!!!! I still can't move all my things in and my garage is still full! I don't think I will ever be able to fully move. read more

Disorganized and lack of communication from construction team. The sales office is very nice and on point but that's all. Alex and Taylor were 5 stars. Gary my sales person never heard from him after signing my contract and left and went to another subdivision, I didn't know and wasn't notified until going in to sales office to look for him one day. Issues from walkthrough still haven't been corrected and I closed January 31st. After closing still had workers in my home and hadn't rekeyed my home yet and they actually caused more damage that wasn't originally there during walkthrough. No one from quality control checked their work afterwards either to notice. Have had contractors scheduled 2-3 times so far to correct issue where I've taken off from work only to have the reschedule and no show. Construction guy Brandon who's supposed to fix issue is non responsive 90% of time and when he does respond never follows up or through with fixing issues. Complained to everyone and no one will give me his bosses number they know of his issues and incompetency by it's accepted and encouraged apparently. read more
