You will be satisfied with your experience!…read more We recently completed a large foundation project with Groundworks in Edmonds, WA -- a roughly $70,000 job involving permits, engineering reports, and significant structural work. Given the scope and importance of the project, I wanted to share a complete and thoughtful perspective. Overall Experience From intake through execution, the experience was strong. The consultation was detailed, the proposed solution was clearly explained, and the permitting and engineering process -- which took a couple of months -- was handled smoothly with consistent updates. The crew worked efficiently, and the quality of the foundation work itself was solid. The Consultation & Planning Our home sits on a steep slope, and an addition at the back had begun to settle. Groundworks sent out Jerry for the initial consultation, and he was excellent. Jerry was knowledgeable, energetic, and charismatic, and he took the time to clearly walk us through the problem, the proposed solutions, and what a job of this scale would realistically involve. He explained the engineering considerations in plain language, answered questions thoroughly, and helped us understand both the risks and the long-term benefits of doing the work properly. From an intake and planning standpoint, we felt confident moving forward. The Project The scope of work was extensive and involved foundation reinforcement along the entire back of our house, as well as drilling and post installation outside of the foundation to properly support a failing rear addition. Because much of this work needed to be performed beneath and adjacent to our back deck, deck access was required. We discussed these access needs ahead of time, and I even removed the top decking myself to reduce labor costs, based on our shared understanding of what would be necessary. A Miscommunication (and What Happened Next) While I was out of town during part of the work, a miscommunication occurred on site regarding what deck changes were permitted. As a result, the deck was dismantled more extensively than any of us had anticipated. This was understandably frustrating -- not because anyone did something wrong, but because the situation was genuinely complex and confusing. It was a conversation that perhaps should have been extremely clear about what was happening, but it wasn't -- and it wasn't the fault of any single party. Once the issue was identified and elevated, senior leadership stepped in, and this is where Groundworks truly distinguished itself. Leadership Response & Resolution We ultimately worked directly with Nathan Malsch, the General Manager, who was professional, attentive, and genuinely committed to making things right. Initially, we discussed a 50/50 split on replacement lumber for rebuilding the deck. Nathan went well beyond that agreement. Groundworks purchased more than enough lumber for a full deck rebuild, had it delivered directly to our home, and even provided a Milwaukee impact driver/screwgun set along with Milwaukee bits to help with reconstruction! That level of ownership was frankly unexpected and deeply appreciated. It wasn't just about compensation -- it was about leadership taking responsibility and ensuring we felt supported after a frustrating situation. Final Takeaway Large foundation projects are complex. In addition, they gave me a $200 Home Depot gift card for the inconvenience. Ram Jack West has great customer service and prioritizes the satisfaction of their customers. I highly recommend! I originally chose to work with Ram Jack West because I felt that Chris (our salesman) was open and honest compared to other companies. When evaluating our project, he called the engineer on the spot to clarify what our project would entail which I appreciated since previous companies were wishy-washy. We were able to schedule quickly which I appreciated, and the price seemed fair for the amount of work that was going to be done. When the team came out to do the work, I reviewed what I believed they were going to do for the project. The crew foreman, Aaron, said no, that's not what they were told to do and proceeded to tell me something drastically different from what Chris and I had reviewed. My father was also present when Chris was here and verified that it was not what was discussed. I called Chris directly to clarify which he reassured me that sometimes they need to provide support to structures but the team onsite didn't think it was necessary. He "wants clients to be overprepared so that they aren't shocked if more equipment is needed". I then had to ask, wasn't this part of the costs that you originally quoted me for? He then said, he would have to check the estimate to see. After my prompting, I was returned $880. This would have been overlooked had I not asked. Furthermore, I questioned the foreman, Aaron extensively prior to the work beginning. I was worried that the way they were installing the Helical would not support the cement post properly as we were told with previous companies that it would make the cement tilt and push up on the beam unevenly. I was reassured by Aaron that it would be fine. Sure enough, after the team began the work, the cement block began tipping as they lifted the beam and we could not get the balcony back to level. The "finished" product looked extremely unstable and I was concerned about long term stability. I was again reassured by the onsite team. Despite this, I decided to reach out to the project manager, Bijoy (who I had never met in person and was only in communication with via email) and sent photos of the completed work. I also sent a company review after being prompted to do so with an automated email from the company. After this submission was sent, I was reached out by supervisor Tyler who also said he would review the photos. Tyler was very pleasant to work with and responded promptly. I received a call back from him shortly later and said that although the structure is stable, it doesn't hold up to Ram Jack West standards in appearance and they would come out to lay new cement down (which is what I thought I was paying for in the first place). The team came out again, and laid cement which looks so much better! I was very happy with the results until we had to remove the wood framing around the cement and found a hole where the helical is. It is a deep hole (at least 3 feet) and our gravel in the area falls in to it. Furthermore, I am now concerned about it filling up with rain water and further disrupting the ground. I, again, reached out to Bijoy and sent photos with questions about how this hole can be filled. I didn't hear back for nearly 2 weeks, at which point I reached back out to Tyler. After Tyler's prompting, I then received an email back from Bjjoy instructing me that I could fill the hole with anything insulating "such as foam or newspaper". I clarified that newspaper would not be water proof and also the hole is at least 3 feet deep which would not be feasible to fill. I asked if cement would work instead, which he did say I could do. Overall, the initial project took 3 guys less than 3 hours. The crew returned to place more cement a few weeks later. And I still have to spend my weekend (and money) filling the remaining hole for an unfinished project. I was really hoping I was going to like the finished product but because of the continued need for work, lack of initial transparency, and delays in communication, I can't say I would recommend using this company. I think that the Ram Jack West supervisor, Tyler, did a great job trying to improve this issue for me and had great communication, but ultimately, I still have to do work on something I spent nearly $6k to get fixed properly the first time.

Long story short, I requested that all of the new connections be made in boxes that were accessible, such that if there is ever an issue, the connection points are easily discoverable and accessible. Despite the communication, the net result was that they left 2 hidden connections in the ceiling, and what's worse, they used 14 gauge wire on a 20 amp circuit. While communicating about the boxes etc, they were not honest on 2 different occasions; once where I had to push back for them to expose a connection that was hidden, and another time when I discovered the hidden connections they created in order to expose a connection in box. I had another electrician come out to fix the issues after I discovered the hidden connections and 14 gauge wire. Now, for what is worth, I don't know how much the issue stemmed from Rocky or the crew he had on the job. If they just did the structural work and the drywall, I'd easily give them 5 stars, but because of the unfortunate experience with their electrical work, I had to bring it down to 2 stars. If they just did electrical, I would have easily given then 1.

Had a large, obtrusive puddle forming in my driveway every time it rained, which would stay there…read morefor several days during the winter, and which was also blocking the pathway to my back door. Paul at Allied worked with me over the course of four months figuring out the best way to deal with the problem. The solution was a channel drain that would lead to my existing gutter drainage system. Because of the topography of my existing driveway, I assumed that there would still be a fair amount of puddling even after the drain was installed and that I would just have to live with it. In the days just after the install however, it rained quite a bit, and the drain worked pretty much perfectly. The puddling has been reduced by about 95%, and the water that does collect is shallow enough to handle easily. After the rain stops, the remains evaporate after a few hours. The small lake that I used to have to walk around is gone. The guys who did the install were professional and very courteous and Paul was very knowledgeable and patient in response to my many, many questions and emails leading up to the install. Would definitely recommend Allied for any project, large or small.
