This is definitely a first class organization with a first class agent in Kyle. We had issues with the home we were purchasing (now we are happy owners of that home) and they handled it incredibly well.

After previously having difficulty selling our home, Ashton came in with a thoughtful, organized, and well-executed plan that immediately gave us confidence. Her professionalism, market knowledge, and strategic approach made all the difference in helping us successfully navigate a very challenging market. Ashton was consistently easy to communicate with, responsive, and proactive throughout the entire process. She kept us informed every step of the way and was always available to answer questions or provide guidance when needed. Her calm, solution-oriented approach helped make what could have been a very stressful experience feel manageable and smooth. We truly appreciated Ashton's dedication, attention to detail, and expertise, and we highly recommend her and the Justin Landis Group to anyone looking to buy or sell a home.

She dealt with us…read morecompassionately, and brought her amazing vendors to the process to help us get the house prepped and ready for sale. Specifically, her staging crew made the house look amazing and on-point for selling; her handyman performed repairs to the house quickly, efficiently and at a fair price, and last but not least, one of her team members took charge and managed helping us to sell the majority of the items left in our mom's home on Facebook, managing the entire process "sale-posting to pick up". As if that wasn't enough, she also staged and managed a yard sale to help move out the smaller items, and then took care of donating the balance of the items! Her rate was more than fair, and we were able to rest easy knowing that it was being taken care of. All of these vendors and Lindsey were critical in the process as my brother and I both live out of state. The sale also involved a trust, and some un-anticipated structural issues. Lindsey understood what needed to be done, was the face of negotiations with the vendors, and ensured that the work was completed as expected. She understood the selling process inside of a trust, and helped to ensure that all of the right pieces were in place. Lindsey and her team were by our sides throughout the entire process. It was a pleasure working with this team, and I would recommend them to others!

Shes actually the most fun I've ever had with a real estate agent. That says a lot because selling your home is quite stressful, The barrier she put between me and the emotional stress of the whole process was INCREDIBLY INVALUABLE and worth even more money than she made. She advised me in all the right areas to fix the right things and in the end she made me more money than if would have sold it for sale by owner.

My experience using Ursula & Associates was the best I have had in selling and buying six homes…read moreover my lifetime. Jason Wilson is unequaled in his pursuit of obtaining the highest price and protecting his clients' interests throughout the selling/buying process. He is understanding and empathetic to his clients' concerns while expertly negotiating a positive outcome for sellers and buyers. He made phone calls and arranged for contractors to perform extensive and out of the ordinary repairs, and he kept in constant contact with me regarding the progress. Honestly, I have never had an agent who worked as hard as Jason. Jason's assistant, Michele Fox, is equally concerned about clients and does her utmost to coordinate with other agents, contractors, painters, carpet layers, termite control, etc. She manages them all by making phone calls to find the appropriate person/company, coordinating installation dates, and negotiating with other agents for the best outcome for buyers and sellers. Michele is the "glue" that holds a deal together. She is understanding, reassuring and empathetic. In fact, I referred to her as my "psychological counselor" because she was so great at reassuring me that a positive outcome would be achieved in the end, no matter how complicated things seemed. If you live, or want to live, in Towne Lake Hills you must call Jason Wilson of Ursula & Associates for your sale or purchase. Not doing so would be unfair to yourself.

How come Smith Douglas has a 4.7 rating on thier website and a 1.0 rating here?…read more I have lived in my Smith Douglas home for two years, and what began as disappointment with the landscaping has grown into serious buyer's remorse. I have already spent about $6,000 trying to correct the yard and landscaping, and I am still only partway toward having the kind of property I expected when I purchased the home. It started as disappointment and has grown now into deep regret. The larger issue is not just landscaping. Our declarations included no meaningful cap on rentals, and today roughly 33% of the homes in Laurel Park are rentals. That level of investor ownership has changed the character of the neighborhood. While some may argue that rentals do not significantly affect property values or community standards, our experience says otherwise. In our neighborhood, the rental homes appear to account for a disproportionate share of HOA violations, including neglected yards, trash, beer cans in the street, speeding, loud profanity, and other disturbances. Law enforcement has also been called to the neighborhood multiple times, and as far as I am aware, those incidents have been tied to rental properties. This is not something that should surprise anyone. A neighborhood with a high percentage of rentals is simply different from a neighborhood primarily made up of owner-occupied homes. People who plan to work 30 years to pay for a home should know exactly what they are getting before signing a contract. My advice to buyers is simple: before purchasing from any builder, obtain and carefully study a certified copy of the Articles of Declaration and HOA documents. Pay special attention to rental restrictions, investor ownership limits, enforcement authority, and architectural standards. What is missing from those documents may matter just as much as what is included. If you want to stroll around here and see what I am talking about feel free to contact me. We are on the fence about moving, if we move now, we lose around 70K, if we move later - who knows. Buying a home should not be a crap shoot, watch for the details. Pro tip: If the agent tells you no rentals or limited to 10 % get a copy of the declarations and bylaws, have the agent sign beside the language that shows you are protected. It could save you 100K in the short term.
