We went under contract at an extremely fair price for our 4 year-old pristine home. The comps supported the price we agreed to. The appraiser also said the price we were asking didn't seem "unreasonable". This company appraised it for 2% less than the agreed upon price, which really complicated the selling process for us and was completely unfounded and seemed petty. I got totally screwed on my refinance and won't even get the $600 back, which is outrageous anyway what has been charged. Now i can't refinance my property and pay off my debt. The worst appraiser!!! If I could give no stars I would. I was hesitant to use this appraiser from the start as I had to phone twice and leave messages. I voiced my concern to the lending institution but they informed me that this is who they use and too bad. According to Zillow and Redfin my house is worth 250.000. I know that's usually a bit high by about 7 or 8 percent. However, this appraisal came in at 32,000 UNDER that. It was based on two distressed properties that were rentals that were trashed. They were older units than mine. The tenants were evicted and the houses sold as is at a distressed price. There was nothing done to upgrade them like mine had been. I have all new floors and lots of upgrades. There was only one comparable used outside of this that was in the report and it was a property that sold for 239,000. So I did his job for him because I am in the legal field and know a bit about this and found my own comparables. If this guy had even looked, he would have found that a mobile home, 2 bed, 2 bath in my area sold for $225,000 the same week. I have a three bedroom 2/12 townhouse with a garage. Seriously. My house is worth less than some mobile home up on blocks? No offense to mobile homes but this is mad. There was another similar property to mine that sold for 279,000 in October 2021, the SAME complex that he took the 239,000 comparable from, which sold the same month as the 279,000. Why didn't he use that? I asked the financial institution to have him reconsider but never got an answer. Don't use this company. It's $600 too much and you won't get accurate results. They appraised our house at $15,000 less than what it appraised for 3 years prior when we bought the house and over $100,000 less than what it is currently appraised for on Zillow, Redfin, and Realto.com. Im not aware of many houses that are depreciating in this market, especially with 3 years of renovations. Would not recommend ever. read more

Probably the worst appraiser within a 100 mile radius. Michael Cauchon undervalues homes by an astronomical amount. He uses completely unreasonable comps, and the general consensus in the real estate/mortgage community is that he does his absolute best to low ball every single appraisal he does. We have used this appraisal company 2x with in a 2 yr span. 2018 & 2019. Funny how our house depreciated $20k in that time. When looking closer at the appraisal we found that our house had shrunk in size and although improvements were made the price went down. When confronted with this question to the company they said they agreed there were some things not right and they would re-evaluate and send to our lender This company made no changes to the appraisal and sent it back $20k less than the year before with no improvements and the size of our house incorrect. I would not recommend using this company!!! read more
