A nightmare to deal with. Ethically questionable. Presented with a dual-agent opportunity Jennifer attempted to take advantage of my girlfriend and I on our first NYC apartment rental. After viewing the apartment and putting in our application the following morning (and charging us $300 for the application + $500 earnest money) Jennifer tried to extort us into paying a higher brokers fee. She did so by saying she had a competing offer and would need to pay a higher brokers fee if we wanted the place. She claimed that the other applicants had offered a higher brokers fee and would not submit our application to the homeowner if we did not match it. This is where I started question her character and would not agree to the higher brokers fee. At first, I justified her behavior by saying to myself "she's just trying to be a hustler" and thought that she would do the right thing and submit our offer to the homeowner anyway, so we did not agree to the higher fee and instead wrote a letter to the homeowner offering an extra month of rent up front. I wrote in a letter to the homeowner that we would be willing to pay the last two months rent as a gesture of good faith for accepting our offer. A day later Jennifer told us that we got the place and the homeowner would not need the extra month of rent. She still insisted that if we did not match her higher fee she would give the place to the other applicants. Wait a second, after the homeowner accepted our application you're going to take it back? And the homeowner did not want take the extra month of rent we offered? This is when I knew for certain she had not given our full offer to the homeowner which she is ethically responsible to do. This left a rotten taste in our mouths and we backed out the deal. As a realtor, you vow to present all reasonable offers to the homeowner you represent. She is obviously not doing this. If you're looking to hire this agent to broker your property, ask yourself if you want someone who is willing to potentially sabotage a deal for you to earn herself a higher fee. I met with them 3 times - once to meet and share search criteria with an initial viewing, a second time to view several units and compare, and a third time to sign the lease. I worked with Jennifer Peterson to find a studio in Midtown East starting this summer. She was incredibly patient, punctual and efficient, and friendly to boot! It was such a great pleasure working with her, and we got things done within the span of just over a week (2 weeks-ish of communications, but just about one week to get the physical hunting + paperwork done)! It was very educational for me to see the various apartments and units, and definitely helped me to narrow down my choices since I was able to further narrow down my list of priorities and preferences through such viewing. Again, I definitely appreciated how down-to-earth and friendly she was during this whole process. Unlike the all-too-common NYC broker who likes to show apartments you can't afford and tries to take the best cut they can get for themselves, Brendan and Nick are honest and upfront about the units they show, and will work tirelessly to find a unit that matches your needs and budget. I went into my search with the ability to resign a lease at my current apartment, but didn't have much of an idea of where/what I was looking for. With very vague guidelines from me, Brendan and Nick were able to line up a bunch of one bedroom/studio apartments to view, all of which ended up being great options. There was never a problem seeing a unit, no waits or confusion about meeting times, and any pictures or information provided before or after seeing a unit was accurate. On a personal level, Brendan and Nick are two young professionals who are very knowledgeable about the real estate market, and more importantly, value your time and schedule. They were completely flexible with times to meet, and worked nights and weekends to show me apartments outside of my work hours. They're very friendly and quick to respond to any texts, emails, or calls. While I didn't end up renting a unit from them (the deal on my current apartment was just too good to not resign), I know they'll be my first call once I'm ready to make a move. I agree with the other reviewers who said this place is a bait and switch scam. There is something very sketchy about this company-- they post pictures on their website of deals that are too good to be true, especially if you know the NYC market (2000 for no fee elevator & laundry studio on the UES?? Doesn't exist-- believe me I searched for a whole month from Sept-Oct 2018 and there was no such thing, yet they advertise many of these deals). Then when you call or text the broker, they tell you the apartment is rented but they can show you similar places. When you actually go look at the apartments, they are run down and the deals are nothing similar to what caught your eye in the first place. What I find disturbing is that as of the writing of this review, they are advertising the very apartment I ended up renting-- not through them because they never had the listing in the first place and obviously I am currently here so it is not available. They still have several listings on their website that I had contacted them about in Sept and that they said were no longer available--yet they haven't bothered to take them down. One of the brokers had told me that the website is not always updated-- but how hard is it to update your website if you are a legitimate business? Feels deliberate. Very dishonest, I would not use them unless you want to waste your time. read more

Their honesty was refreshing and they were upfront about costs, which were fairly low compared to other realty groups. The three of them were invested in our search, and with them we very quickly found a place twice the size that we were expecting, which was also far below our max budget. My roommate and I felt like they cared about our happiness; for example, after we signed our lease, Jimmy stayed with us to measure every inch of the apartment until 10 PM at night so we could buy proper furniture in the week we had before moving in. This is a scam. I went to see an apartment and I was told I had to give a $500 good faith deposit fee to the broker when submitting the application. The rest of the fee (12% of the yearly rent) would be paid at lease signing. I had to venmo the 500, which seems very unprofessional and naive on my part to do by all means. The broker assured me I would not need a guarantor for the apt and then when we went to the mgmt office I was told the opposite and they tried to nitpick at everything I was submitting to try and get more money out of me one way or another. The whole day I was submitting the documents the broker was making rude comments to me about why a certain document was a certain way, about how much money I had in my bank account and what not. He kept calling and texting the whole day, he seemed psycho. At the end of the day the application was rejected and he said he had great options for me that were like $50 less than the one I had gotten rejected for....sounds like false promises to me. He never gave me a receipt or copy of the documents I signed with him and was trying to make me believe that if I did not keep working with him my deposit to him would be lost. Once I finally got a hold of the document I signed I told him to send me the money back immediately because as it turned out, the money was refundable upon rejection or withdrawal of the application. I highly discourage anyone to work with this group or a broker in general. All my friends have been telling me "brokers are scum, don't work with them" and I didn't listen.
