I am about to go into quite a bit of detail on a matter that happened to a friend of mine. In…read moreshort: if you want a peaceful place to live, do not choose Greenleigh Mobile Home Community. The manager of this mobile home park can put you through the wringer and will not hesitate to bleed you dry. The story I'm about to recount is one or two years in the making. It involves the relentless harassment of an elderly person, a power-tripping, greedy park manager, and even the state attorney general (and some of the best attorneys in the Greater Richmond Area). I am a third-party in this matter- not involved in any litigations that occurred between the individuals involved. I'm only telling this story to hopefully save you a lot of grief if you are considering moving here. Despite my anger at the manager of this community, I am not here to spread ugly rumors- so I am only going to mention information that is factual to my knowledge. In 2022, my elderly friend (who will remain anonymous) purchased a mobile home in Greenleigh Mobile Home Community. They were warned by other tenants to avoid interacting with the park manager whenever possible, but my friend did not heed their warnings. This turned out to be a major mistake, because the park manager began making a lot of unreasonable requests- for example, demanding that the exterior of their trailer be repainted within a week, or making other exterior modifications. My friend is not only elderly and was physically incapable of completing the tasks in time, but they are on Social Security and don't make much money (then again, most people that live in trailer parks aren't exactly loaded with cash). As if the situation wasn't getting ridiculous enough, the park manager proceeded to surprise my friend with litigations because (as expected) they couldn't get the work done on time- demanding that they pay their attorney's fees. My friend responded by contacting the attorney general. At first, the office did not take the matter seriously- but after enough attempts, the office realized that the matter was actually getting extremely out of hand (and in fact, may be a matter that should be investigated state-wide). The attorney general appointed some of the best lawyers in the area to help my friend fight against the park manager. During the litigations, the park manager attempted to evict my friend, while also doing everything in his power to block my friend from selling their trailer. Side-note: if you are evicted, and your mobile home is still on land that is not owned by you, and you do not sell it to a park manager-approved buyer, the park manager can seize your property. However, the judge did not allow the park manager to do this. According to my friend, this park manager is prone to doing this and then renting out the trailers he seizes. However, I must emphasize that this is hearsay throughout the community, and not proven fact. It is also worth mentioning that my friend is not the only person who was in litigations at the time against this park manager. My friend finally was able to sell their trailer (though, they still had to pay the park manager's attorney's fees, as well as hotel fees due to being evicted unfairly). My friend was forced to move in with their adult child, but had to give away their beloved pets. I know I said this at the start, but I must say it again: Do not move into Greenleigh Mobile Home Community. The manager of this park is a nightmare to deal with, and I wouldn't wish it on my worst enemy.

It's was new , I paid cash. 3 months goes by and I get notice I must vacate premises. I was not given a reason. They said they don't have to give you one. Also, they can take your trailer. Well thank God I had a little more money and I paid to have it moved and paid cash for a lot. That female DENISE looks like a man and acts like a man..Shes a bully. She will leave a ad taste in your mouth.She is lacking so much when it comes to management skills. And all the boarded up trailers.....just goes to show you SHE SUCKS AT MANAGEMENT AND LIFE .

My family and I stayed here for four days in mid August in our travel trailer. It is a great…read morelocation! The prices are incredible. It's convenient to everything in Virginia Beach. The campsites are clean and well-kept and are located right next to the beach. As a previous person noted, you must be affiliated with the DoD for access to the Dam Neck Annex - the Navy base the campground is located on. I have two critiques that prevent me from a five-star review. The first is that the campsites are reserved on a first-come, first-served basis. We made our reservations in January for our August trip based on recommendations from friends and knowing the campground would fill up quickly. When we arrived on Tuesday afternoon at 2pm, after driving seven hours to get there, the only spots remaining were the two "shared" sites. Each was already half occupied by someone we didn't know. The space between the sites is no more than what you'd get in a parking lot (you share the same concrete pad). A reservation system that allowed you to reserve specific sites would fix this. The second critique is that there seems to be a lot of long-term campers. Not seasonal, but long term. These people have their RVs or travel trailers essentially parked in prime spots and they weren't there, at least during our visit. I get it it. If they pay, they get to stay. Perhaps, though, the number of those campers should be limited to allow families on vacation more opportunities to take advantage of the campground. Overall, though, it's a good campground. We may be back in the future. Knowing what I know now, though, we'll use a different strategy when we arrive.

This trailer park of the person who is running it has been picking out only families with kids and it's to be a family trailer park unfortunately it's only old people trailer park kids are not to be seen anywhere in this place. Major flooding due to drainage issues that have been ongoing for several years they will not address either, they claim is a city issue. It might be a city issue with you, but my lot is privately owned by yourselfs and i pay for it therefore you should correct the flooding per lease and take your problem up with the city!!! Why are tenants responsible for your city issues. This lot did not flood when i rented it...They offer online bill pay with debit but charge you a convenience fee which amounts to about additional $15.00 per month on your rent. They will not take the lot rent at the office, if it is not paid electronically then it must be sent to Baltimore, MD and you have 5 days to get it there or there is a late fee. From past experience, please be sure you send with return receipt (additional cost) because this management company sits on the mail in the PO box until after the past due date so they can hit you with late fees. Many residents are now turning to attorneys to assist with the onging issues as a renter we experience. Stay away at this time...

I wholeheartedly agree with the 2 other derogatory comments about the park, because I have the same issues and more. The rent is jacked up every year, way above the cost of living and definitely above any employment/retirement/SS increase. The office nit picks about tenants non compliance but it is not equally shared against all. The management refers tenants to use other communities for waste disposal as well as contacting the police when issues arise. Our trash collection decreased to once a week when it used to be two. Our pool stayed shut down for most of August. At one time we had police presence in the park, there is a 25 lb limit on pets, but there are alot of pets over 25 lb. The office states they do not have time when specific activities that occured in the past are inquired about. The park states that the tenants are responsible for downed trees and we have no way to dispose of them, because we are not permitted to use the city dump, although we pay taxes, maintenance fees and storm water fees. The park reports a high improvement $ amount to the city and what are the tenants gaining from this and what have they done with the money that we pay for lot rent that is forever increasing. What are the owners and management doing for their tenants? People that own a mobile home, because it is affordable. Think again. You do not want to live here.
