In response to the property management, let me clarify some things. The representative who spoke to me threatened me while on the phone regarding the negative credit report. After the situation past, I found out debt collection representatives aren't allowed by law to threaten people over the phone until an investigation has been carried out. The agency since then has retracted their case, however, it is malpractice to threaten someone in the first place. I doubt they will release the recorded messages, knowing they will be helped legally liable. read more

I've been a resident here for a little bit now and I can easily say Cedar Flats is a great apartment for students and young adults! Not only is the gym super nice but they have quiet study rooms and hangout areas that are great! The assigned parking makes it so much easier when you're in a rush. I have lived at Cedar Flats since August 2023, and it has been nothing short of delightful. Moving away from home and into your first apartment can be scary and intimidating (as was my case), but the community and staff at this complex made the transition amazing. The front office staff is always ready to assist with any difficulties, and does so with a good attitude. My son stayed at Cedar Flats until graduation. Mostly ok, however, when my son made his final payment in January with a cashiers check the record of the payment didn't make its way to corporate and we just received a call from IQData, a collections agency. We quickly sent them a copy of the cashed cashiers check and a payment receipt from Cedar Flats but they said they would file a negative credit report until their investigation was complete unless we deposited the amount due plus interest with them. They wouldn't even call Cedar Flats to confirm the accounting error. I'd suggest that FPI Management which runs Cedar Flats get IQData to change their practices or find another collections company. Hopefully the California Attorney General can straighten this out as low Better Business Review scores don't seem to make a difference. read more

Our student is not renewing a lease. After a hot season without central air conditioning renting here is renting from Ceder Flats is sub standard Living. Management came looked at the AC unit last September 2023 and noted - oh you have one of the old units, we will order one and put it in tomorrow. OK we knew tomorrow was not true but after two weeks they should have made contact. The unit rented NEVER had air conditioning, and it is now May The kitchen sink leaked and they repaired it right away... of course. But all other needs never met. When our student moved it they had to quickly reassign the apt so we ended up in a dirty room. Rodent dropping on carpet with a blood stain... we shampooed and clean the room before moving in. But I bet we do not see one red cent of the $200 deposit back at the end of this month. After reviewing the rental until it bill the roommates suspect their unit is split with the downstairs as they do not use the heater and there is no AC but the bill is unusually high as noted by PGE. Just look around and good luck. read more

Avoid this place like a nightmare! Take it from someone who has lived here for a long time you should look somewhere else!!! Here's a short list of pros and cons PROS: nice maintenance guy, not a far walk from campus, it comes furnished, gym, pool/ spa thing, Amazon locker, and BBQ grills. CONS: just about everything possible. Sleezy business practices, high crime area, cars get broken into, addicts and drunks roam through the area, takes forever to make repairs, very unprofessional previous employees, lie constantly, don't enforce the lease at all, and so much more. FULL REVIEW BELOW While there are some pros to this place the cons far outweigh the pros! The one thing that infuriated me the most and shows what kind of business they are is when the Camp Fire happened this place went from empty to packed in a matter of days and the leasing office took full advantage of this. When the Camp Fire happened they jacked up rent and parking prices which I wouldn't mind usually, but taking advantage of other people's misery and when they are at their lowest is sickening. They also did it again just recently because their rent was at $699 before the Chico State said they were kicking everyone out of the dorms and now once again the apartment is profiting off of people's misfortune and the rent has been raised to $759. The old employees were fairly incompetent except the maintenance guy who is the only nice employee. Don't believe what the people in the leasing office say, I was promised that they were installing a front gate and they'd pay half for utilities (never happened). The office doesn't care about roommate criteria and will assign you with anyone. Many college students here got stuck rooming with families from what I heard which wasn't a big deal to me honestly. But one MAJOR thing to consider is they don't enforce the animal policy. They said no animals allowed, but everyone there had dogs/cats/ and my roommates had a reptile. Also, my roommates stole some of my things when they left. Faulty equipment all over the place mainly the doors to enter the apartment are either broken so they won't unlock or the springs in the handles are broken so it stays unlocked where anyone can enter the complex. I have also seen hanging wires from the ceiling in the hallways where the exit signs were and it took them a week to fix the dangling electrical wires which could've injured anyone who touched it. It's in a bad part of town. So far I have seen addicts arguing in the street, I have been stalked walking to class and walking back from class twice, I've seen multiple cars broken into that were in the parking lot, I have seen cars parked on the street have their windshields smashed and have seen cars side scraped, homeless people wander through the property and drunks too, there used to be a guy who would wander the property around 12-1am with a mask on (pre covid). I have even heard of the homeless people bathing in the hot tub outside. DONT BE FOOLED when the leasing office promises a security officer either, the security is only a patrol and barely comes around and stays around for only 10 minutes then leaves. The office charges you a service fee to pay your rent which is stupid. Also, if you renew your lease here they charge you a $50 fee with the utility service they use. They nickel and dime you on everything. One of my roommates got locked out of her room while the office was closed and even though it said in the lease they have to come out and unlock the door for her and charge her a $50 fee for doing so they refused to do so and told her she needed to contact a locksmith which I think costed $80. If you look online through Facebook, google, or their old yelp page most reviews are negative. Some of my friends and I noticed that some of the "positive reviews" are actually from employees that work there posing as residents. Their reviews were so bad on their old yelp page that they said that business was closed after they switched property management companies and created a new yelp page to hide the overwhelming bad reviews. Parents and other renters do yourself a favor spend a couple dollars more a month and save yourself a headache by going elsewhere. read more

This dismal rating is reflective of an overall experience and not to be confused with individual experiences or exchanges which I had with the following staff: Brittany, Allisun, and Joshua. Conclusion: Illegal practices and lack of professionalism, humanity, and logic. December 4th. First, I tried applying to determine eligibility to move in. Their online application was out of service when I tried so I called in and Allisun proposed I do an application over the phone. After being asked many questions, our conversation/application ends with a promise to follow up. Days pass, no follow up, so I call in. Joshua tells me there has been no application submitted and that they don't do applications over the phone. With effort and a functional website, over the next few days, an online application is successfully submitted I moved in December 28th, coming to Chico to work on Paradise's Wildfire Disaster Recovery project, contracted by PG&E. I moved out February 2nd and in barely 30 days, this "experience" cost me over $2,000 for the rental of a single bedroom in a 4bedroom apartment. Three weeks after moving in, PG&E declares they'll be filing for bankruptcy and I am laid off (January 19th). I take this moment to fly to Canada to see my father for the first time in years. With no cell service out of the country, I receive an email that if I do not pay my overdue balance within 3 days, that I will be served an eviction notice. At this point I'm incredibly confused, 3 weeks in, paid a $500 security deposit and my first months rent already. I log onto my apartment room's online account and find a balance of almost $600 owing, unclear as to what this is for and being out of the country--threatened with eviction, I decide to settle/pay the balance and investigate the matter when I return. Ten days later I return and decide to move out when I'm told that the $600 I was billed was for the previous tenant whose rent check had bounced for the month prior to my move in. They billed me for the prior tenant's rent! They also refused to contact the prior tenant and hold them accountable, demanding that I was the now responsible person for paying for the room. In all 42 pages of their lease agreement, there is not one single line that stipulates the legality nor obligation to have a current tenant pay for a prior tenant's rent. Did they refund me? No. They insist that it is my obligation. So I move out. I pay a lease break free equating to 1 more month of rent. My 30-day notice that I submitted is initially refused and Cedar Flats requests me to amend my notice to read that I will be vacating the apartment in July! This would legally have obliged me to continue paying rent up until July. I refused. They insisted. I refused and sent them the dictionary definition of the terms stated on their 30-day notice and they finally accepted it. Now for my $500 deposit, they sent me back $80. Charging me almost $250 in cleaning fees and other miscellaneous items. This 1 bedroom apartment is no bigger than 150 sq ft and had only a carpet to clean and a bathroom to wipe down. I've rented dozens of places and even in different countries. Hands down the worst management experience I've had to date. I have emails archived to confirm my claims. Do your research. Pay attention. read more

It's super unfortunate but the management running this property are wolves and lack integrity. If they do something wrong they will make it your fault and you will pay for it. A few examples: - My son tried to pay his rent on the 1st (the day it is due) and their payment portal was down. It was a Friday afternoon and he called Cedar Flats and they said he would have to give them a money order by Monday (which was a holiday) to avoid a late fee. My son was already 4 hours away visiting us (his parents). Banks were closing and Monday was a holiday meaning he had to give it to them before they closed on Saturday. I called them back right away to explain the situation because it would be impossible to get them rent in time to avoid a $100 late fee. They said they would not wave the late fee and there is nothing they could do about it. I fought and fought but they still made my starving student pay $100 even though they knew we were already in a hardship paying for our son to attend school and living there. - COVID hit and online classes began. We found someone to take over the lease agreement at $500 a month and I would pay the remainder of the balance for the duration of the lease. We called Cedar Flats to figure out what we need to do to make this happen. We left SEVERAL messages with no call backs. Their voicemail says they are in the office so we called several times a day and finally got someone to answer. She answers our questions and said we can pay the remainder portion of the rent for the new tenant in one lump sum so the new tenant only had a $500 monthly rent, which I was okay with. She said she would call us back with an update on the new tenants application in about 1 business day. Never received a call back. We left several more messages with no returned calls. We had two days left before another months rent is due and the new tenant was due to take over. Since I got no call backs from Cedar Flats on how I fulfil my agreement of paying a portion of the new tenants rent, I called the property management company (FPI Management), left a message, and I got a call back that day from the Cedar Flats Community Director, Brittany. In that call she only made excuses as to why I may not have received a call back such as "maybe calling the wrong number" which is not the case and suggesting that I was being untruthful of leaving messages. Long story short, rent was due and the new tenant would receive a $100 late fee if I did not get my portion of the agreed amount to Cedar Flats within the next two days. I had to spend $26 to overnight the money order (they wont accept credit card or any other means of payment) to avoid the new tenant from paying $100 late fee when this process was 100% delayed on Cedar Flats. At the end of the day Cedar Flats got their money and I'm free from this nightmare. They will take full and complete advantage of you and I would be ashamed to work for this place. Be the example Cedar Flats by doing the right thing and help the community, not taking advantage of it. read more

I am not sure why all the bad reviews! We have had nothing but a positive experience thus far. The staff have been helpful and professional. Moving my daughter is stressful enough, especially during COVID, and the staff have made the transition easy. The complex is well kept and in great condition. My daughter's room is clean, with great furnishing in great condition. I am impressed with the condition of the complex; especially with a bunch of college kids living there :). Again, the staff have been A+, the complex is A+ and I would recommend the complex to your family. read more

Cedar Flats is a nice place to live but is a bit pricey and it has its issues. Other reviews mention they over charge for utilities and they are pretty high but i wouldn't necessarily say they are over charging. It is nice that it comes fully furnished and they do pay half of some utilities which is nice. But there are little things that can be irritating, for example if I have my bathroom door open, I can not open the drawers under the counter, also I have almost no water pressure (could just be my room but still). The dish washer also can not open fully because of its location as it hits the oven handle and stops there. Overall it is a nice place, the neighborhood could be better, but it is Chico and it's close to the college so it definitely could be worse. read more

I was given one week to move out of my dorm at Chico State and as you know that was extremely hard and with such short notice, extremely stressful, all during a school week with my parents 2 hours away from me but I was able to move in to Cedar Flats apartments within two days all because of Kylee Allmon! She is absolutely AMAZING!! She was so understanding and always was there if we had any questions or needed anything!! Amazing customer service and she dropped everything she was doing to help us. 10/10 would recommend her. read more

This review is from a dad, who started out very positive and hopeful. To all other dads/moms - don't move your child into Cedar Flats! We are finally happy and relieved to never have to deal with Cedar Flats again. The one positive: the rooms are laid out well, and it is great for the student to have their own bathroom rather than have to share with people who have varying ideas of cleanliness. Pretty much everything else is negative. Especially the management, which has ZERO sense of customer service. Their only care seems to be maximizing money with as little effort as possible. - One example: Over the summer, when the portal did not automatically take our monthly payment, rather than using our address, or our phone, or our email to communicate, they posted notices on the outside door for all to see that we were delinquent and ultimately that we would be evicted. We had no idea before we discovered FIVE notices on the door when my student and I arrived to move back for the school year. The bizarre thing is that they know their residents are college students and away for the summer and they took zero initiative to contact us. In fact, an email/call/letter would have been less work. It was quickly resolved, but needless drama. - Worst example: When we moved out this summer, Cedar Flats was supposed to send us the final report and invoice after cleaning, etc. We got nothing from them, but a month later got a notice from a debt collector for almost $1500. When I called Cedar Flats, I was told they could not communicate with me or give me a copy of the invoice, because it was in the debt collector's possession. The debt collector would not give it either, but just kept threatening us. After literally 20 or more calls over a month-long period, I pieced together what happened and got it resolved. CF had made an typo in the address when they sent the invoice, so it never got to us. In their normal fashion, they did not try to follow up by phone or email, they simply immediately sent it to a bill collector the same day as the lease ended. Not only that, but they had not credited us with payments that had been made to them for rent through their own payment portal! - There are many more examples, but those two will suffice as this review is long enough. read more

While shopping around Chico for an apartment community this semester, I found it very challenging not only to find availability but the best customer service. Upon researching all the reviews on Yelp, it was very hard to figure out where to go. Although Cedar Flats has mixed reviews, upon talking to everyone in person, I find all the negative reviews not helpful or truthful in any way. I can only say positive things about all the staff at Cedar Flats including Joshua, Brittany, Jon, and Allisun. They were all so helpful during the application process and after moving in. When I moved in, there was a slight problem with the sink draining and Jon was able to get that fixed within an hour of me moving in. If you are searching for housing for you or a family member, I highly recommend reaching out to see if they have any availability left! read more

I lived here for the year, after the switch in management and dealing with my 1MB internet speed that I was told was reliable and fast, one of the perks of moving here, it wasn't. Alongside that, they won't do anything about noise complaints and require you to have a police report filed before they leave a note on the person's door who is being too loud when a clear party is going on with 20 people during Corona. The entire building is a racket at all times of the night. So if you have a job, this isn't a good climate if you enjoy sleeping. Alongside that, I pay for parking spots that they make seem like a fantastic idea to get off the street, but my car still got its window busted out, so $35 a month for a parking spot that isn't keeping my car safe. One of the desk jockeys did their job and told me I only pay for the parking spot and that there's nothing that Cedar Flats can do. Long story short, I pay 1005 a month, also I have to pay utilities, for one bedroom in a two-bedroom apartment that's tiny, that I have to share with someone else who pays another 1k. All the amenities have been closed for quite some time, over half my stay here and we are being charged in full, now finally a few things are opened by reservation on the app only, which I can't use due to their error. It's a money pit. You also have to dread dealing with management because they will run circles around you until you quit. Dealing with anyone who has the power to do anything at Cedar Flats also feels impossible as you can never catch them because they are gone early. Overall, the space is cramped, the internets slow, managements hard to get a hold of, and they'll ring you for every dollar you've got. Stay away from here if you can and just find a studio that is $300 cheaper and with a nicer landlord and better quality of life. Oh! Also the app I have told them numerous times that it says I have an application pending and that I am not a resident, and their fix for this issue is to wait. I have been waiting almost 8 months and have not been able to pay my rent online since I moved here, so if you mess that up after moving here they'll charge you a late fee. New paint and shiny building doesn't mean it's a good place to live. (finally moved out! I got $0 of my deposit back. As well as I paid my final utilities bill for $140 and then in my statement after I moved out they charged me $200 more for utilities) Just avoid the place it's just a disappointment. It's basically a shitty car with a new paint job. read more

They will try to take every last dollar they can from you. You better take good evidence of the condition you left your stuff in there because they will lie and try to charge you until you fight them constantly on the phone to remove the charges. Don't even think about getting any type of security deposits back from these thieves. They enter your apartment when they know you will not be there to see the notice on the doors (spring break, winter break, ect.) to snoop around everyone's rooms. Don't move here, this place will rip you off. When I first moved in I was expecting a live in ready apartment, when I walked in stuff everywhere and the whole place smelled horrible. When I opened the fridge maggots were found everywhere, told management they didn't replace the fridge they just cleaned it and expected the putrid smell to go away. Not to mentioned the cleaning ladies took one of my new bottle of tequila upon cleaning. Besides that this place emphasizes they want you place to be move in ready but yet they can't even do the same for new people coming in. Plus when COVID happened you would think that our rent price would go down do to all the amenities being shit down. Nope still had to pay full rent, if you know there's a pandemic why are you charging people all this money just to spend it on signs and better outside decor...ok. Another thing the bothered me was we were promised the gate access to the trail which got closed a few days of me moving in, that was yet another pointless amenity we paid to have access to. Overall don't give this place your money trust me I have other stories about this place but I think the maggot part was scaring enough. read more

I moved apartments after having a horrible experience with a roommate. After not getting along, I felt Cedar Flats didn't take my roommate matching into consideration at all. I lived at cedar flats for two years and my boyfriend lived there for three. This company is a horrible landlord. They do not uphold to everything the advertise and for this reason the rent is incredibly over priced. For example, they offer free printing from the office during office hours but the office is not always open during the time they advertise. They also advertise a SPA and grill but the SPA is locked sometimes, even during hours it should be open and the grill has been broken for the last month. When asking the office when the grill was going to be fixed they said they did not know because it is 500 dollars to get it fixed. Furthermore, when something breaks in my apartment it takes a long time to get fixed because the person who is in charge of maintenance requests is a self taught handyman who doesn't always know how to fix the problem. Overall, cedar flats isn't much of a luxury apartment. You can Definitely find better and cheaper apartments in chico. read more
