Anyway, I digress. We were fortunate to have been referred to Florida West Coast Property Managers ("FWCPM") by a realtor when we were considering selling our property. The difference between our former management company and FWCPM could not be greater. Our manager Aimee Bahk is professional, courteous, and a delight to work with. She has helped us through many difficult situations such as finding new tenants and managing repair and installation work orders. All of which were recently renovated This compound is one acre and has two homes. The second priority was outdoor space with 6 kids from 2 to 13 to run and play. The property offered that as well with lots of game options like cornhole, golf, soccer, frisbee golf and more. The pool was large and there is a hot tub The kitchens nice and are well stocked. Not a fan of induction stove top - very finicky even with correct cookware. The large game room became an evening gathering place. Now the not so good. I chose the property because of my love for pickleball that I wanted to teach the grands. The court is a joke There are no sides as it is walled right at lines It is built on a slope so every ball off back rolls down driveway out the gate and down the street Worst of all the ac condensation flows all through the court turning it into an ice skating rink as I learned quickly Speaking of ice skating. At least 7 of us slipped and fell around the pool and no we were not running. It is treacherous. Now let's talk service level from Albert at Anchor. From the time I made a reservation to questions in advance of our stay it took multiple calls and follow ups to get responses. The same was true on property. We had the porch roof partially collapse and asked if it was safe or at least should be cautioned taped in area Sent some one to clean up but no other response. We had no hot water most of our stay. We called texted emailed and the only response was there's a work order on for it. Never happened I would be concerned about renting from this group. When on vacation - a very costly one- it should not be as tough as it was to get responses and support when issues arise. We chose to rent through them because cheaper than air b and b or Vrbo. I guess maybe we got what we paid over 10k for idk?

Maybe the people I communicated with about my issues this is a normal day in their life dealing with the insect at their house. Definitely not okay at my house. . If I owned the house I would be embarrassed. Just as I was to introduce this experience to my family. I know I sent a text with pictures and videos of a snapshot of what we got to experience. It was handled with a service person for roaches and ants, plumbing issues call and a apologizing text. So good on management company on responding right!? Ants. Roaches. Ants. Wasps. Roaches. Broken closet light in the master. Roaches. Ants. Shower not draining/toilet leak/backup (NOT caused by us per the plumber) repeat on ants and roaches killing daily with my own spray I purchased while on this vacation. Explaining the insect infestation to the family members you invited on vacation and your toddler children....fun right on vacation right!? We booked this rental because it was phenomenal last year. This year the place has clearly taken some steps back. I don't know how I ended up paying the price I paid $3500 to do basically camping with a private pool that ended with green algae/moss in it by the end of the stay. My wife will not let us and our family return to this property.. Explaining daily why we have to buy new food because the bugs took it over is not something someone should have to do on vacation. Nor is it a vacation when you see 3 different house service people. (Maintenance, plumber, pest inspection) there are so many places to do business with down here.... Unfortunately this was a tough expensive experience. I don't know what the fix should have been...(maybe finding us a property that could get us in if vacant) another idea is that when a service needs to happen....should I bet the person to be taking to the plumber or pest control or should there be a liaison from said management company there to handle it.... However I wasn't able to book another property after day 1 and 2 and 3 of issues. I would have loved to book a hotel for 8 or get out of this infested house... But that's not possible when you are binded by the money you already spent on this rental. Again a truly expensive experience lesson learned. Make it make sense. Reach out for questions. Honestly all of those other contracts that I was offered did offer more money, however the amount of money they offer is not worth the paper they write it on if the contract does not close. Or even if those clauses are not being closely defined. With Chris I gave him my terms and My expected closing and he took care of everything else. Can't place a price on Honesty that's for sure!!

When I told her it was a huge retirement home and called her an idiot she got all butt hurt and asked me why "did I call her". When I again called her an idiot and reminded her that SHE CALLED ME, she got even more butt hurt and said she wouldn't work with a client like me, who called her an idiot...... went downhill from there. So, I guess my asking price of $10,000,000 was too high? BTW the mailing address is bogus as well. This is a scam and any reviews are self-generated.

Worst purchase agreement I've ever seen. Lowball offer for less than a third of market value…read more If you sign with them, be prepared for this: 1. Buyer: "The Dude Who Could Ruin Your Life" and/or assigns" That "and/or assigns". He can flip the contract to another buyer or investor "without your consent". You think you're selling to "This Bad Dude", but it may close under a completely different name, or not at all. This is how wholesalers make money by reselling your contract. 2. 21 Business Days + Optional 30-Day Extension "Seller and Buyer ... on or before (within 21 Business Days)... Both Buyer and Seller agree to extend the closing date up to an additional 30 days..." That's up to 10+ weeks! with zero penalty if they delay. They can stall endlessly, usually to find someone else to buy your house. Meanwhile, your property is off the market. 3. Buyer Pays All Closing Costs "Buyer is to pay for all closing costs, including title company fees for the seller..." Sounds good but... The tittle company they use is commonly used by flippers/"investors" in Florida, It gives them control over the title company. They use a title agent who works for them, not you. That can mean slow communication, delays, or games with escrow funds. 4. "Management Approval" Clause "Offer subject to Management approval to be determined within 7 business days of acceptance." It means the deal isn't binding even after you sign. "We'll decide later if we actually want to buy." They can walk away during those 7 days with no penalty. 5. "Seller agrees to allow Buyer to market the property... to other potential buyers." They're openly asking permission to resell your property before they own it. They'll list your house online or show it to other investors to flip the contract. 6. "Buyer has the right to assign the contract (in lieu of assignment fee)." They're reselling the contract. "In lieu of assignment fee" means they can profit inside the price difference instead of charging a visible fee. You'll never see how much they made reselling your deal. 7. "Offer valid for 3 business days". Their way of rushing you, pushing sellers into signing quickly before they get legal advice. 8. "Buyer is purchasing as-is, no repairs required." Combined with all their outs, it means they can cancel at will if they find anything inconvenient. 9. "Buyer has a real estate license." Legal disclosure (required by law). This is a professional, not an ordinary buyer, and they know how to write the contract heavily in their favor. 10. "Possession to be given within 21 business days..." "Possession" isn't tied to a firm closing date. They could argue for access or marketing rights before closing. 11. No Seller Protections or Default Remedies. There's no penalty if they don't close after management approval or title clearing. You can't keep their deposit, sue, or relist freely without risk of dispute. 12. "Force Majeure" Extension "If an event constituting 'Force Majeure', Closing Date shall be extended." Force Majeure is normally for disasters, but vague wording means they can claim "delays" for almost anything and stall further. 13. "Cash, no contingencies for financing." Seems strong, but with all their built-in delays and outs, "cash" doesn't guarantee fast or certain closing. 14. "Offer subject to one inspection walkthrough during management approval period." Red flag: That means they'll bring in their "buyers" (other investors) for walk-throughs -- not inspectors. It's how they shop your home to others before closing. No written permission for them to file a lien, but the way the contract is written, they could cloud your title using a memorandum -- which is exactly what some predatory investors do if you back out. Summary: Purchase agreement written to trap your house while giving the "buyer" every possible way to: assign it to someone else for profit, back out without losing money, delay closing indefinitely, use your property to advertise for other investors. You could be stuck for months. The "Bad Dude" might never close. You might lose other real offers while they flip yours. Definitely stay very far away from these people.
