Moreover, I've found that many realtors have only recently become licensed, and therefore they haven't yet built a worthy network of business contacts and clients. The net effect of having so many "newbies" or "part timers" entering the real estate industry means you have to be extremely pragmatic and careful when selecting your real estate representative. When my wife and I decided to sell our primary home of 26 years, we selected The Mojo Team, specifically, Morgan Hodges, to represent us. Morgan and his family were neighbors and friends of ours, which was very nice. But just as important, Morgan had an incredibly detailed knowledge of the neighborhood and the market, plus, he had a admirable network of potential buyers and investors, qualities and attributes that sadly many realtors do not have. After briefly speaking with Morgan, he quickly put a game plan together. What impressed us the most was that Morgan's first question was, "What do you want to get out of this sale?" We gave him a sales figure we had in mind, but we also explained that we were very private people and we're not enthused about the prospect of "open house showings" and a parade of strangers invading our privacy. Morgan assured us the selling process would not be painful nor lengthy. And those assurances were kept. We first interacted with Carl in December 2008 when we lived in the Washington DC area and decided to buy a house in the Phoenix area as a future retirement home. We interviewed by phone several real estate agents we found through the Internet and were extremely impressed with Carl's knowledge, responsiveness and willingness to work with us, so we enlisted him as our agent. We flew out to Phoenix in January 2009 to look at prospective properties. Carl spent two full days showing us house after house. Since the houses we were interested in were either short sales or foreclosures, we knew we had to be patient. Over the next five months, Carl advised us and guided us through the short sale/foreclosure process. He visited the many houses we identified through the MLS, took pictures of them and gave us his assessment. He quickly submitted bids on houses that met our criteria. He was always patient, quick to respond and thorough. He made us feel like we were his only clients, even though we knew we weren't. We were so confident in Carl's judgment that we committed to buy a house sight unseen. All we had were the MLS photos, his pictures and his opinion - but that was enough for us. After we closed, we flew out to Phoenix to see the house for the first time and we are absolutely thrilled. Carl did not steer us wrong. With some realtors, once the transaction is complete the relationship ends. Not with Carl. He continued to assist us.
