Bad for someone in a wheelchair. Walkway to the office was in need of repair. None of the handicapped parking spots were ADA compliant. When I told the manager the complex was a joke he said "we're laughing with you". They need to invest at least $1M+ to renovate and be worthy of guests. I would not recommend Pinecliff ever.

Thankful for cell phones to help make contact and guide us there. The view was incredible. We enjoyed only one meal on the balcony. We were either out to Roswell, Carlsbad, White Sands, or at local events. The lake view, the wilderness, a bear sighting, and gathering our own fire wood all added to this satisfying experience. The local eateries were not bad. We loved the Denny's because of our super waitress's hospitality. Can't stop smokin' BBQ and Sacred Grounds coffee shop were two of our favorites. Longcoat gallery next to the coffee shop was incredible. The level of art was really first class. They say skiing is incredible here in winter. I don't really know, but there are a lot of mountains and pine trees, so maybe so. :-) The other visitors say that flying into El Paso is a closer drive. Stated it was because we didn't book with them. Doesn't matter who we booked with, it is the properties fault we had to leave for an hotel room, 1st nice, 2nd didn't answer phone. Offered us two more days. No thanks!! While at the kitchen sink on checkout day, a mouse comes out from behind the stove and very calmly goes right back under. This mouse is in the unit we were moved to at the opposite end of the first unit we were given. Water pressure in both showers is awful. Have to use your hand to help get your whole body wet. It doesn't even shoot out of the shower head it just drops out. Soft spots in floor of the second unit. First unit tilted so much it messed with my equilibrium. I forgot to get a picture of the front door that showed a piece of trim trying to cover the slope - about a 2" slope under the door. If I let the people above us shower first, we didn't wait 5 minutes for hot water. Tv in master bedroom doesn't get channels. Ask for maintenance. We were told not all bedrooms receive service. There are DVDs you can checkout after connecting a dvd player if you'd like. Strip beds back to leave, notice in photo the stains on mattress pad. Bar missing in bathtub, but holes are there. Unit above leaks. Repair is noticeable. However, continues to leak forming new hole. Must prop open bathroom doors. No a/c vent in bathrooms. One bathroom didn't have exhaust vent. One bathroom didn't have working outlets. Sliding door doesn't lock, but there is a scrap piece of wood allowing the door to only open 3 inches. This is a ground floor unit. Other than that, OLD and not maintained. Trim separating from walls. Smells musty. Furniture has body oil stains from wear. Trash was collecting anywhere between units and walkways. Rotted boards. Needs paint. The plastic key cards that have the unit number and door code printed on them are reused and had what appeared to be coffee or tea stains. What a shame. The location is great and the views are amazing. Could be a nice place to stay. Someone would have to invest a ton of money to get it there.

Sadly, the owners of the Avalon decided to sell their home and it is now managed by Condotel. I was told that our reservation would be kept and someone would reach out about payment. At the time I spoke with Condotel the paperwork for the sell had not been completed. I was told that would happen in early August 2022. I called on 08/01/22 to inquire about the reservation and cost. I was told that our reservation had been kept and then he asked if I had received information on the payment, I said "not yet". He then proceeded to look for the payment information. My family and I had paid $4500 for the rental in 2020, through VRBO. The representative came back to the line to inform me that the NEW owners decided to increase the cost to $12k. I asked to be put in contact with the owners but was denied. Sadly, this was WAY MORE than my family and I could afford at such a short notice, so CONGRATS! to the new owners and whomever decides to rent the Avalon going forward, it will not be us. Nathan Thomas and his employees have been unreasonable in their expectations for information to purchase this small cabin. Each item of information was followed by a list of requests including verifying employment for my husband and myself for jobs that we have each held over 10 years, requests for business bank statements for our Texas-based medical practice, and a personal reference from our accountant. After purchasing homes, autos, business items I have never dealt which such an unprofessional company. At one point, we had to explain to a lending agent how to read an IRS tax return. We had to extend our purchase contract twice due to this mortgage company's lack of expertise and organization. Today, May 2015, I finally cancelled our real estate contract with our agent due our inability to close the deal with this mortgage company. Between seeing patients I was attempting to work with Mr. Thomas who was adding to his list of unreasonable requests as I spoke with him over his cellular phone. Our realtor even claimed he received different information every time he spoke with this company. I was truly shocked and disappointed and highly recommend against Ruidoso Mortgage Company!
