The floor had dust and dead bugs all around the edges. I washed two bowls to eat breakfast in and got two forks out to wash them (this before we ate) noticed a dirty spoon and knife in the drawer. The furniture was broken down. The "recliner " footrest would not stay elevated. The bedroom dresser drawers were hanging at different angles. There was no heat-February still gets cold nights in NM. I was cold all night under the thin bedding and there was no extra bedding.

The stove top and mini fridge are definitely outdated but they work! Great shower with super hot water - be careful! Very comfortable living room to relax and watch TV. CONS: Despite there being wifi, we couldn't access it because we were never given a password. The front office was closed and we knew the person operating the office lived behind it in her own unit but the hours we were there (early morning, late night - we were out exploring the rest of the time) didn't coincide with what we thought were reasonable hours for her. Providing a wifi password should be part of check in. Our check in consisted of picking up an envelope with a key and a map in it. Wouldn't be hard to provide the wifi password in that envelope. Very, very soft mattress that dipped in the middle which led to both my husband and I waking up to an aching back both mornings.

We had to wait an hour or so for someone to arrive to give us the packet. We were then given the wrong packet. WiFi information included in the packet was not correct. Both Air Conditioning zones were not functioning for the first night. Air Conditioning zone for the main living area was not functional for THREE nights of our FIVE night stay. We were told to leave the windows open. It was 95 degrees out during the day. We were locked out of the house on Tuesday afternoon due to the company changing the code on us. This was because they thought we were checking out. Likely because we were given the wrong packet and why they did not have the AC fixed. TV in Media Room was not working for the ENTIRE stay. This was a main reason why we rented the home. We had to call repeatedly throughout our stay given all of these problems and were told they would "make it right." They gave us a mere $50 and we were paying over $300 per night. Owner, after saying she would make it right, refused our phone calls repeatedly after we checked out.

The swimming pool and hot tub were a big draw as they were advertised as heated. The heater did not work. They charged us a $400 cleaning fee but expect us to clean before we leave AND haul trash ourselves! Do not go there. If you have to choose sleeping in your car or this, choose your car. It won't be as big an aggravation.

Here are some of the issues we experienced during our stay: * The oven broke on the first morning, and despite calling at 9:30 AM, no one came until after a second call that evening. * Mattresses were old and uncomfortable * The master bed is not suitable for anyone under 5'4" because it is too high to access safely and no step is provided. The nightstand next to it was about 12" too short to be usable. * Fixtures were grimy and coated in calcium and gunk. * Bath towels were threadbare, closer to dish towels in quality. * Only two thin hot pads in the kitchen -- I actually burned myself using them. * The kitchen was poorly stocked, and many items felt dirty or greasy. There was only one mixing bowl, and we found a bag of rotting avocados in the pantry. * The dishwasher didn't clean, and the instructions said to use vinegar -- which wasn't provided -- so we had to hand-wash everything. * The refrigerator made loud noises one night and kept us awake. * Worst of all, the dryer had no lint trap, with visible internal buildup -- a major fire hazard. * No coffee or side tables in the living room, making it impractical to relax with a drink or play games. * The house was dark and poorly lit, not at all like the bright, welcoming listing photos. * We were not allowed to use the patio heaters, even though they were advertised. When we asked how to turn them on, we got a generic text saying they weren't allowed -- with no explanation. * The yard was completely overgrown and unusable. We had hoped to enjoy the outdoor space but couldn't. We attempted to resolve this directly with Hummingbird Cabins, but their staff told us management could only be contacted by email and offered no timeline or assurance of follow-up. We never received a response to our email. That is not how a professional rental company should operate. We paid for a premium experience and got a substandard one. Until this property is properly cleaned, updated, and made safe, we cannot recommend it -- and we hope the company takes our feedback seriously.

Throughout our stay, we were repeatedly told that complaints were being made about our dogs being noisy in our hotel room. This was very concerning, as we have never had issues with our dogs at any hotel in the past. They are well-behaved, quiet, and sleep in their kennels when we are away from the room. Our dogs were also with us for the majority of the day and were not left unattended for extended periods of time. The only incident that occurred was when a room cleaner knocked on our door, which caused our dog to growl, which is a natural response to an unexpected knock. Our dog did not bark, and the situation was quickly resolved. This isolated moment does not justify repeated complaints or accusations of ongoing noise disturbances. Despite paying a pet fee and following proper procedures, we were made to feel as though our dogs were not actually welcome. We were effectively made to feel that our dogs should not be left alone in the room at all, even while properly kenneled, which is unreasonable for a hotel that actively advertises itself as pet-friendly. What is even more troubling is the unprofessional conduct displayed by the manager, Michael Lopez. He instructed one of his employees to notify someone from our room yet again about these alleged complaints, and that person happened to be my 15-year-old son. Addressing a minor regarding a guest complaint is completely inappropriate and unacceptable. Any communication regarding concerns should have been directed to an adult.Because of the repeated accusations, the inconsistent treatment regarding your pet-friendly policy, and the stress this situation caused our family, we have decided to end our stay early and will be leaving one day ahead of our scheduled departure. This is not how we expected our family vacation to end, and it is extremely disappointing. We made a conscious decision to support a local hotel, expecting better customer service and professionalism. Instead, we were met with repeated accusations and poor judgment from management. I am beyond disappointed and disgusted by how this situation was handled. Offered us two more days. No thanks!! While at the kitchen sink on checkout day, a mouse comes out from behind the stove and very calmly goes right back under. This mouse is in the unit we were moved to at the opposite end of the first unit we were given. Water pressure in both showers is awful. Have to use your hand to help get your whole body wet. It doesn't even shoot out of the shower head it just drops out. Soft spots in floor of the second unit. First unit tilted so much it messed with my equilibrium. I forgot to get a picture of the front door that showed a piece of trim trying to cover the slope - about a 2" slope under the door. If I let the people above us shower first, we didn't wait 5 minutes for hot water. Tv in master bedroom doesn't get channels. Ask for maintenance. We were told not all bedrooms receive service. There are DVDs you can checkout after connecting a dvd player if you'd like. Strip beds back to leave, notice in photo the stains on mattress pad. Bar missing in bathtub, but holes are there. Unit above leaks. Repair is noticeable. However, continues to leak forming new hole. Must prop open bathroom doors. No a/c vent in bathrooms. One bathroom didn't have exhaust vent. One bathroom didn't have working outlets. Sliding door doesn't lock, but there is a scrap piece of wood allowing the door to only open 3 inches. This is a ground floor unit. Other than that, OLD and not maintained. Trim separating from walls. Smells musty. Furniture has body oil stains from wear. Trash was collecting anywhere between units and walkways. Rotted boards. Needs paint. The plastic key cards that have the unit number and door code printed on them are reused and had what appeared to be coffee or tea stains. What a shame. The location is great and the views are amazing. Could be a nice place to stay. Someone would have to invest a ton of money to get it there.

We went to walmart and bought new pillow and when we took off the pillow slips to put them on the new pillows...long black hair was in the pillow slip. The beds are comfortable, but not sure the sheets were clean. Did not smell like clean sheets. The base boards are swollen and appeared like water damage has occurred repeatedly. Parking is terrible. Constant problems with other tenants parking in your spot. Barely enough room for one vehicle per cabin, but many people staying there had a number of cars and blocked you in. The furniture is horrible. Sat in dirty recliner and when placed in the recliner position it threw me out of the chair as it was broken. The owner came and looked at it...said, yep it broke, we don't have a replacement. If they would paint, have a serious cleaning person using cleaning products, use clean sheets, replace the baseboards, paint the doors, buy new furniture and pillows wouldn't be a bad place. Oh...the AC didn't work either and it was 90 degrees during the day.

We were supposed to get in at eight and we didn't get in till 8:30PM and he didn't blink. They normally close at 6PM. It's a gated community and he was very accommodating showing us to our site and helping my husband navigate the motorhome safely into the space. It was dark and two of them were helping us ensure that we got parked and hooked up safe safely. The park itself is great w a walking path for exercise and pretty views. They also have nice laundry facilities. The sites had a nice amount of space between some of the rv sites but others were a bit narrow. Overall it was fine. We were traveling with two young GSP's who are full of energy and I loved that they had dog area that was fenced. They had two different yards in case different size dogs came inside. On the drive to Elk Run, about a block away we saw galloping wild horses running alongside the road. Crazy cool. Highly recommend this place. For the money, it's a fair value. You get wifi and trash pickup service at your site. Jeff even let us check out late! Highly recommend!

They were very accommodating of our big rig, and gave us a site that fit us in. They do offer Wi-Fi internet, but we always bring our own. Only downside we have is the road noise, but they have no control over that. The other campers we've met here were very nice and welcoming. We will definitely be coming back. We've read previous reviews, but those are based on previous owners. We've enjoyed watching the deer and elk roam around.
