This agency has no ethics. We booked for this weekend but had to cancel due to the horrible floods. I messaged them and called them twice. On both occasions the receptionist Alyssa assured me we would get a call back and nothing. During a time like this I cannot believe they are trying to keep peoples money. The mayor himself discouraged people from visiting. The Innsbrook Village where we were supposed to stay was flooded and even marked on the flood zone map. Where do I start! 2 years ago, at Christmas my family and I reserved and paid for a home through VRBO called the Avalon, located in Ruidoso NM. We have been looking forward to this trip for some time now, especially now that it's right around the corner. Sadly, the owners of the Avalon decided to sell their home and it is now managed by Condotel. I was told that our reservation would be kept and someone would reach out about payment. At the time I spoke with Condotel the paperwork for the sell had not been completed. I was told that would happen in early August 2022. I called on 08/01/22 to inquire about the reservation and cost. I was told that our reservation had been kept and then he asked if I had received information on the payment, I said "not yet". He then proceeded to look for the payment information. My family and I had paid $4500 for the rental in 2020, through VRBO. The representative came back to the line to inform me that the NEW owners decided to increase the cost to $12k. I asked to be put in contact with the owners but was denied. Sadly, this was WAY MORE than my family and I could afford at such a short notice, so CONGRATS! to the new owners and whomever decides to rent the Avalon going forward, it will not be us. Our family of 5 had a wonderful stay at the Cozy Up Haus in Ruidoso, NM. The furnishings were top quality and the condo was HUGE. Our teenagers had their own "apartment" downstairs. The kitchen had everything we needed to make meals. The technology was awesome--HUGE TV, super-fast wifi, easy connectivity. There were plenty of blankets to keep us cozy in every room and the linens were clean and quality. We had our own parking spot and we felt safe. The wildlife was beautiful as we watched birds and deer from the two decks. We will be going back for another stay this year. It was perfect! read more

We stayed at the Happy River location last month. The heat was not working upon our arrival in the afternoon. It took continuous phone calls to the office and after hours help line from us, with no results until the next morning at 10:30 am before we had heat. We went 17 hours with no heat and nighttime temp around 28 degrees. It took another month of phone and e-mail for them to agree to one night refund. However their idea of one night did not include taxes or cleaning fees. So the "refund" only covered half of what we actually paid. In addition, I had to sign a 21 page agreement BEFORE they would rent to us for just two nights. So they expected everything from me including I would haul away my own trash, but they could not provide heat. They also wanted a Holds Harmless liability agreement signed before providing any refund. I refuse to sign as I do not agree with their half refund and the issue is unresolved. Had a really good experience with our accommodations at the Breathe Inn. Beautiful cabin in a great location. Couldn't ask for more. Price for 3 days was about $700 with taxes and fees. The cabin had everything we needed to include the beautiful wildlife. We had tons of room and all the amenities we needed. No toiletries but I always bring my own anyway. Wasn't a deal breaker for me. This place was a hidden gem. read more

Unfortunately I tried to stay at one of their rentals but was overwhelmed with smoke. It seemed nice initially but within 30 minutes I started getting the headache I get when I'm around smoke. Although it was supposed to be non-smoking, it was obvious this was a home that had been smoked in for years. In response, the company sent two employees over to the place and since they didn't smell smoke they did nothing but offer me another place to stay. This "new" place was 4 miles further and hadn't been updated since the fifties (no wonder there were no pictures online). So for one night (not even a full night) I paid over $1,600. Please just save yourself a BIG headache, especially if you are sensitive to cigarette smoke, and DON'T use Condotel. read more

Second trip to Ruidoso with the family and Condotel never disappoints!! Their service is awesome...always friendly and smiling. If you need any tips about the area they are always there. This trip we got the Antler Mountain Lodge and it's awesome!! 5 BR 3 bath house perched just off the main road. We booked a 3-night stay in cabin 17, Apache Village in Ruidoso, NM. The description said "rustic" and it was. Positives were it was convenient to town and it was clean. Needs improvement: nowhere to put anything in bathroom or bedroom. (No storage, counter, shelving, etc) There's a small dorm-type refrigerator that holds very little and only a tiny bit of countertop in kitchen, so not really a place you could cook. Coffee pot and carafe were different brands (not compatible), so we had to hold the carafe up to engage the spring in the coffee holder so that it would drip Shower is tiny, so you can't get out of the water to soap up. We ended up cutting our trip a day short; would not stay here again. read more

We stayed in the Antler Lodge, and it looks nice from the outside but seriously-the house is FULL of spiders! Check the rafters people! There's a huge one that hangs over the couch and another few in the corner by the kitchen. My daughter had one crawl across her face at night. We left a full day and a half early, and the lady working the front desk offered no apologies-nothing. Just 'no refunds'. How about this..spend part of the $2000 we paid and hire a FUMIGATOR! So nasty. Aside from that, the hot tub had a few inches of stagnant water in the bottom, just a terrible experience. The carpets have large stains in the bedrooms and up the stairs, there's a gross stained chair that needs to be trashed. The dryer takes about six hours to dry one small load of clothing. Absolutely would not ever rent from Condotel again. ever. ever ever. Wouldn't stay here if it was free. read more

Not the best of experiences-I am really struggling with 1 or 2 star rating. Started off with reserving a cabin in Ruidoso (fully paid for it) only to discover that the "owner" decided to use the cabin during that time. Why are they allowed to take full payment if it is unavailable? Anyway we did locate another one of their rentals (Remember the Alamo) for 2 weeks in early October 2020 (of course no additional discounting/incentives, only apologies). I did inform a Condotel representative about some of the cabin issues (primarily the cooktop/oven going off due to blown breaker) as well as multiple safety issues. He walked me through locating the fuse box in the master bedroom and resetting the breaker. He was pleasant, apologized, and said that he would note the other issues. There was definitely no urgency to fix anything. It is not like he stated that someone would be dispatched to address the issues. Really, it did not make much sense to continue pushing the other items since the hot tub blower would not be fixed (primary reason for the rental). I did relay most of the issues to another Condotel rep upon departure and basically heard the same apologies, that it would be noted, etc. No mention of refunding anything, no follow up from management team, truly a genuine lack of concern. I'm actually shocked Condotel would even allow someone to rent the property until at least the safety issues are addressed. read more

This is our second time using Condotel. We stayed in JD's Treehouse both times and loved it. The staff at Condotel will spend time with you trying to figure out the perfect place for you to stay. They also give you a discount on ski equipment and other winter wear- it's a good deal. An added bonus are the two cute dogs running around while you check in. One more thing- we got a discount for being a repeat customer, so that was nice. We'll use them again. read more

Fox Hollow Unit #2. We have stayed here many times over the years and this place never fails to surprise us with something extraordinary. We arrived at 2pm today and were greeted by a herd of mule dear. A huge buck and doe ate right out of my fiancé' hand. I can't imagine a man (or woman) that wouldn't find that exciting. Condotel doesn't seem to care about some important issues that make renting a pleasure. They should inform their home owners about theses issues - the rent is not cheap! Think twice before booking with Condotel. I should have known it wasn't going to be a good vacation from the start. They gave us the wrong code to enter the house. This would suggest that the code wasn't changed for the previous guest. That doesn't seem very safe. The coffee maker did not work so that was kind of a bummer considering the house had a nice deck and we wanted to enjoy the cool fresh mountain air with a hot cup of coffee. The yard had not been mowed in sometime. The grass was very tall, tall enough for the maintenance man to take a picture so he could show his boss. It was full of sticker burrs. We noticed this because every time we let our dog out she would be covered in them. There is an A/C restriction on the house, might not bother you but we like our house to be cold at night while sleeping. We had a water issue while staying at the house. We understand that happens. It was a nice yellow brown color. We called the office and they said someone would be out in 2-3 minutes. An hour later no one had shown up. We had to call them back to ask what was going on and they said the guy got held up. Again that is also understandable but no one let us know. They said he could come after five or when we got back. We needed the person to come then because our dog needed water, we needed to shower, brush our teeth, and warm up milk for our infant. Eventually they said the guy would be out there in 10 minutes. A couple of hours later and it's time for our infant to take a nap so now we are stuck at the house while on vacation. We asked for money back (for that day only) because we wasted a day on this water issue instead of going to White Sands. They refused because it wasn't their fault our infant had to take a nap. Apparently they forgot how important it is for an infant to nap. Horrid customer service. read more

I was responsible for the lodging on the long weekend trip to Ruidoso. I considered renting a vacation residence because the hotels were overpriced for the weekend. I never rented a residence before, so I googled a few terms and came upon Condotel for Ruidoso. They feature homes, cabins and condos. We stayed in a 2bed/2.5bath (+sleeper sofa) 2 story condo not far from midtown(the main drag). The price was $129/night + tax with a departure cleaning fee; don't forget a deposit as well. We stayed in the Touch of Texas condo. It was WONDERFUL. It felt as if you were right at home. The condo featured a lower and upper deck. The upper deck had a hot tub, which we used. The kitchen was stocked with every dish, plate, cup, pot, pan, utensil you could think of. There was also a blender, can opener and toaster. There was a stacked laundry unit and even laundry soap to wash clothes. Each bedroom upstairs had a king size bed, TV, DVD, full bath and separate access to upper deck. We also found board games, cards, books and a few DVDs in the condo for use. Did I mention we had wi-fi too? I was impressed that the online photos were exact representatives of what we were accommodated with. There is early check-in at no additional charge--we took advantage of this. The usual check in time is 4pm. Check out is at 11am and you best be prompt with it because there is a $50/hr charge! The customer service reps were knowledgeable, accurate and friendly. Upon check-out, we receive a nice edible gift. We also noticed a couple Labrador retrievers roaming the grounds, and there was a sign posted for that :p There were cute and nonthreatening. Just note, that some of the rentals do not have A/C, very important for the summer months, but not so much for the winter. Do your research and find which amenities suit you best. read more

We rented a cabin from Condotel in 2016 and it was a wonderful experience. All was clean and well-maintained. Unfortunately, we again used Condotel to book a different cabin - Casa Oso Grande - for the week of Oct. 27, 2019 and the cabin was a small disaster. It was advertised as a luxury cabin and it certainly was anything but luxury. The kitchen had not been cleaned, the coffee pot and toaster were very dirty and there were several unusable and unsafe skillets in the cabinets. Two overhead kitchen lights were burned out, the in-oven light was burned out and the above-stove light was burned out. The oven door had been bent so badly, it would not close and the stove knobs had been melted by the broken oven door. The only recliner in the living room had a broken arm hanging from it and when the foot rest was elevated, it wouldn't go back down. The toilets were dirty and in poor condition. The washing machine and dryer had not been cleaned in what appeared to be months and had technical issues that caused us to restart them several times. The master bedroom shower heads were 60% clogged on one head and 80% on the other and the bathroom vent had dozens of dead moths in it. The glass door to the deck would not lock and could only be secured by a wooden rod in the base of the door well. Condotel did send a housekeeper out to replace the skillet, bring us a can opener, coffee filters and pillow cases as several pillows didn't have any. The housekeeper was supposed to clean the home on her visit, but did not. Condotel did call a serviceman to assess the oven, but it could not be fixed before the end of our stay and in its current state was unsafe to use. They admitted in writing that a prior renter had caused the damage and the owner would be making several fixes, but refused to give us a partial refund for the issues we experienced instead opting to only give us back the $200 cleaning deposit. Our clothes drier went out in the condo which was troublesome because we did not bring a lot of extra ski clothes. Our plan was to wash and dry our clothes each evening. I called and they had someone out to look at it immediately and although they couldn't fix it they found a new one in town and had it replaced the next day by lunch. They also offer a discount on ski and snowboard rental in addition to discounted lift tickets at the ski shop across the hall from the condo rental office. Checking in and out was quick and easy. We stayed in the Breakaway Cabin in Ruidoso. The cabin itself was nice and cozy. It had that cute, cabin feel. We chose it because it had a kind-sized bed in the master and they allowed pets. It is also nestled on top of a mountain with beautiful views, a fabulous hot tub and awesome porches. We must have been there in the hottest time of the year and the upstairs master was HOT! The aren't any A/C vents upstairs so it was steamy. Thankfully, the front office went to the store and bought us a fan so that helped for sure. The fan/lights in the master and first bedroom were pretty weird. The light would come on in the middle of the night for no reason. The only way to get it to stay off was to keep the switch off which meant the fan was off too. There was a crazy neighbor that would cause us to never return. He hollered (weird sounds) during the day and at night too. On our final morning there, he came over to ask if our internet was working, stuck his head in the cabin and started yelling obscenities at us. We were very disturbed. We notified the front office and they had never heard of him. We think he recently moved in. They did call the sheriff's office so it's on the record. Hopefully this will never happen again. It's a shame because it's such a beautiful property and the office staff are very friendly! read more

the short and sweet: Absolutely appalling example of a how to run a horrendous hospitality company, avoid this company and any rental properties they manage like the plague. Detailed review: My wife and I rented the "southern comfort" cabin from this company. The pictures of the unit were framed in such a way that the cabin looked very nice, updated, and clean. When we walked in the countertops were peeling apart, the bathroom was highly dated, there were rips in the comforter in the master bedroom, the wood floors were dirty (like mud ouddles dirty, not just dust), one couch was ripped and one was filthy. As the end user we were paying $1500 for three nights, $500 a night, this included a "fee" and an outrageous "cleaning fee" that apparently doesn't actually go towards cleaning of any kind, its just a covid money grab. I called Condotel as soon as we got in and there was no answer, nobody on call, no one to help. What if the keypad would have been dead and we were stuck outside? I left messages and no responses, I gave them until 9:30AM the next morning to see if we'd get a call back, nope, no call back, so I called them to see if we could talk about the horrid conditions of a cabin that we were paying $500 a night for. The horrendous woman, Cindy Smollet, who answered the phone was an absolute condescending jerk of a woman. While I was politely relaying her the reasons why I feel like the cabin was falsely represented she had the gall to stop me mid sentence and pretty much say "welp before you go on too long, you're out of your refund period so I don't know why you're calling me, your mad about pictures? what do you want us to do rebuild the house??" No we weren't "just mad about pictures" we were upset because the cabin was falsely represented and it was like staying in my grandmothers house for $500/night. I said well Cindy I realize that we're out of the refund period, but I also know yall manage many properties, I suggested one property that was even less per night, and available, and told her "look you can keep what we've already paid but we'd like to see if we could possibly move to that cabin instead", I explained to her that for the price of $500 a night the expectations were way above what we received. She then said well sir you paid $210 a night, I said well Cindy my card is charged for $1508 so if you ask me $1500/3 is $500 a night regardless of your reasoning. Do not rent from these people, if you were stranded outside your rental they would drive by just to laugh at you and flash your own hard earned money for you to see it leave you a second time. I have never been treated this way by anyone in the service industry and I was quite taken aback by it, my wife and I have both worked in the service industry before and neither one of us would have ever dreamed of treating an induvial in the manner that we were treated. You will be extremely disappointed, find some other rental company because these people are predatory and conniving. CONdotel is quite fitting of a name. read more

Even if the property is nice dishonesty and bad business practice make me not able to recommend this company and therefore any of their properties. The house we rented was beautiful so it is a real shame that their conduct makes them impossible to recommend or use for repeat business. Our hot tub wasn't working and when I called to have them take a look at it I was told it has NEVER worked and we never could have known about it's existence prior to arriving. (I suppose my powers of telepathy compelled me to pack a bathing suit for the hot tub...) Two major hiccups in that storyline was that the hot tub was also included in our rental agreement that we had just signed and the welcome binder in the kitchen included instructions on how to use the hot tub. If they had just said we are sorry, it is out of order and we can't fix it right now, let us refund you part of the rent or let us put a credit towards future rentals (we do go there a lot) I would have been happy. A flat out denial, lie and then accusation is one, bad customer service and two terrible business ethics and practices. The $200 security deposit was not refunded and when we called they also said that was a figment of our imagination, that we had not been charged. It was only when we presented a bank statement proving otherwise did they take action. Again, a situation where a little customer service would have gone a long way, "We don't think we took a deposit but let me check first before I call you a liar". Something alone those lines would have been good...... All in all, anything they gain in property appeal is lost in nonexistent customer service and out right dishonesty. Their lack of business ethics and practices makes it impossible for me to trust them again with my card or my recommendations. We have used Condotel several times over the years. Our last visit was worrysome. There was trash outside including a cigar in front of the entrance. The stove top was not working. We managed to get one burner working with difficulty. These annoyances were minor but the main one was the smell of sewage whenever we flushed or even used the sink. We notified Condotel on all these items and they sent a person to fix the stove. The sewage was a different story. They sent someone who said nothing was wrong. Something was still definitely wrong. They sent someone out again who noticed a float in the septic system was stuck. The sewage smell was fixed on the fourth day of a week rental. The Condotel people are very friendly. They even offered a discount and when checkout came they quietly signed us out at full price. The issue is not so much that there were problems but that Condotel is not properly maintaining the properties. Please be aware ot this. read more

Good Luck getting your security deposit back in a timely manner, had to file a dispute of charges with my cc company. Their contract says 30 days but they tell you 2 weeks for it to be returned. $200 charge turns into $220 with the interest charge from the cc. I'll never use them again and do not recommend them to anyone. read more
