I understand wanting to turn profits but when you do nothing to property and sell it for way over…read moreits value because of your say so, you're robbing yourself of loyal clients. You buy a property, gut it, and less than a month later (without renos mind you) you put it up for sale $250k more than your purchase price. Make it make sense. The most you should ask for is the purchase price you paid plus demo price. Whoever your agent is in charge of that property is also difficult to work with. He doesn't let anyone get a word out to have a normal human being conversation. Won't go near your agency with a 10 ft pole.

Wanted to look at an house and received the following message from the Realtor at John Greene…read more There is an up front fee of $50 to setup the viewing of the house, and a 3.5% buyers commission (non negotiable if you put in an offer) that a contract must be signed prior to viewing the house. While I understand the laws have changed around buyers commission and sellers commission fee, the percentage requested up front is more than the average commission received by sellers today... usually it's 6% total (buyer/seller) and 1% goes to the sellers company, and selling realtor gets 2.5% to 3.0% and buying realtor gets 2.0% to 2.5%. Even then everything should be negotiable between the buyer/seller which is what the law was changed to mean.. Would not recommend anyone deal with Amanda from John greene Realtor.

My rental application experience with Baird & Warner was deeply frustrating. My family and I toured…read morea property in December 2025 and submitted a complete application to Kevin Beallis. We were told, "Another applicant came through, so we'll let you know," and were passed over. Two weeks after that, we were contacted and asked if we were still interested. We said yes, and only then were told there was "missing rental verification" (even though we had already supplied that to Kevin directly, and he confirmed receipt) and that we needed to reapply and pay new application fees--$75 per applicant plus $25 for ESA verification--even though charging duplicate application fees appears to violate Illinois HB 4926. We reapplied anyway because we didn't want to lose the house. Communication was slow, inconsistent, and updates only came after repeatedly contacting the office. The owner of the property requested a double security deposit, which we agreed to, and then we received written confirmation from Kevin that our offer was accepted. That same day, Brett Kendrick told us, "Another applicant came through, so we'll let you know." After nearly a month of delays, shifting terms, repeated reopenings of the process, and additional fees, we withdrew and requested a refund, which was denied. Beyond the financial impact, this process cost us significant time and emotional distress. As a rental property owner myself, this was the most unprofessional exchange I've had. Renters should be aware that even if you apply, and qualify, and are approved, nothing is final.

Before hiring Baird & Warner to manage your property, I strongly recommend reconsidering. They do…read morenot follow through with regular inspections as outlined in the agreements. Additionally, if you choose to transfer your property to another management company, they will send a deposit check made payable to the tenant. If the tenant refuses to sign over the deposit to the property owner or new management, the deposit is essentially lost."

Wow, I have never been talked to like I have with Marquette. We rented at Axis in Westmont for 7…read moremonths and the rude emails and calls from both were unbelievable. The latest letter telling us we had to pay in 30 days or go to collections. I have never been late, paid everything I was billed for, cleaned the apartment above and beyond and to receive an email not even addressing us by name but to state pay up or collections on utilities not yet invoiced was crazy. Now for the review of apartment. TOO HOT even tho the thermostat was turned down to zero. Ants like crazy, coming from under the floor in the whole place. Never had cold water, was always above warm to hot. We moved in during the winter so too hot was too much. Learn some customer service please. Niceness goes a long way.

Honestly my time at Forest Pointe has been rough. I'm not one to normally leave negative reviews,…read morebut I really think these are things people should hear before moving into this apartment. 1.) They will tell you garages are $125 a month. But what they won't tell you before you were to sign is that you will be sharing the "individual" garage unit with other residents... yes you read that right. Also if you weren't to sign because you toured prior but didn't sign anything.. they will add the cost to your rent for just inquiring. After they charge you and you voice that you're rent for the month is messed up because of this. It will take them two weeks to fix and they will treat you like it's your fault. 2.) I've been in multiple calls, emails, and work orders for our laundry unit. A small load takes four cycles to dry. That's right a small load takes approximately six hours to dry. 3.) what they are advertising on the website is not all of the units. Some are extremely outdated. So please make sure to do an in person tour of the actual apartment you are signing for. 4.) Forest Pointe doesn't actually support military. Prior to Marquette taking over, the other rental company was offering military discount and Marquette doesn't want to stay true to that for the military residents that have been here. 5.) I've been here barely 2 years and they have gone up over $400 in rent a month for what they want on the new lease. There have been no actual updated amenities. 6.) right now they are "updating amenities" they have had their construction equipment for this parked in their "ample parking spaces" for almost a month now...which means you will be parking pretty far from where you actually live. 7.) you can hear rats eating wires in the attic. And yes I have seen them in the building. 8.) the buildings are also not handicap friendly not just because of the lack of parking now... but also there is no elevators in the building. The buildings have no air conditioning only each unit meaning you will have to run your a/c or heat all the time. 9.) they are now charging water for the whole property to your rent every month. Meaning how much ever the complex uses is divided by residents. Since this I'm now paying nearly $70 more a month for water.
