Where do I begin? Alice and her team were amazing. Alice was a total pleasure to work with and her team was so attentive and made the process as easy as something as stressful as selling your house/finding a new house could be. She knows the Naperville area well and at our first meeting had a book (a literal book) of comps so we could discuss where to list our townhouse at. She went over things that we needed to do to improve our home to sell it and includes a meeting with a stager and professional photography as part of her service. She also had a "grout guy" and a list of preferred lenders, lawyers and other vendors and that made things easier on us too. We met with the stager, she told us what art to move where and other details (like white lampshades, white curtains--bright + white and clean sells houses) and made a comprehensive list of things to do in each room which we later followed when we were at the point of listing the house. The photographer came not once, but twice to our townhouse per my suggestion to shoot the outside of the house and neighborhood playground BEFORE it snowed and then came again to shoot the interior when it was all clean and staged. The photos really looked fantastic. Everyone Alice recommended was great. The lawyer and her staff were very nice and helped explain the process to us (we were selling for the first time). The grout guy made the bathrooms and kitchen counters look fresh and new. The lender was very nice and personable and even though we did not qualify for the amount we needed to buy something larger right now, we will work with them in the future. When we realized we could not buy again in the pricepoint we wanted to, we decided renting a larger home for a couple years would be best. Alice's team helped us find a rental home as well. Britta from Alice's team took us to 6 rental homes and I ended up liking the last one we saw. Britta handled all of the correspondence and questions about the new rental home and did a walk-through with us, I felt she was really supportive of us and really enjoyed working with her. Back to our sale.... Our townhouse, staged, photographed & looking pristine, went on the market on a Thursday afternoon. By the end of the day we already had 5 showings scheduled for the following day and more scheduled for the next day after that (Saturday). We ended up having 2 offers after the Friday showings. We had an additional 11 showings on Saturday and ended up getting a total of 6 offers, 4 over ask, 3 all cash. We never thought we'd get into a multiple-offer situation! We ended up taking the best all-cash offer with a quick closing (about 3.5-4 weeks). We also had 7 more requests for showings the Sunday (3 days after the listing) that we declined--I just wanted to have a contract in hand and stop having showings--with 3 young kids it was hard to leave the house for all of the showings the 2 days we had to. So we had a total 23 showing requests; 6 offers; 4 over ask; 3 all-cash. Pretty amazing. The buyer of our home was an investor and resided out of the country. Alice and the lawyer we chose (Lynn Dowd) from her suggestions were both very helpful in helping with the communication between us and the buyer/buyer's agent. After the inspection, there were items that needed to be fixed and we had to do a walk through with the buyer's agent and Alice attended that. She was always available on messenger/text/phone when I needed her throughout the process and could also add "marriage counselor" to her resume as well since the selling/renting/buying process puts a lot of stress on your relationship! She helped make sure we were all on the same page and going in the right direction with the sale. Alice was very hands on and had a great supportive team that also were helping along the way. Britta and Brittany from her team specifically were great to work with. I will be working with Alice + the Alice Chin Team again when we buy in a couple of years.
