Sam responded very quickly to my initial inquiry, and initial communication involved super detailed, emailed questions with a clear desire to understand the scope of the work. Sam was prompt, friendly, and had obviously thought about the project even after our email exchange. His bid was submitted quickly and, honestly, it was the most elegant thing I had ever seen from a contractor. The line items were clearly delineated and detailed to an impressive degree. We did a full basement buildout (starting from a dirt crawl space), with complex permitting, dig out, and construction, all while dealing with pre-existing concrete footings/foundation. We recently completed a second project with Cherry Design + Build (see my initial review posted in 2015 for our first project) and had another great experience. The most recent work was a big kitchen remodel that included taking out a wall and significant structural work. Our kitchen was cramped and awkward, and although we had a high-level vision for what would make it better, Sam and Ester came up with a really great solution to give us more space, storage, and light that worked within the constraints of our funky old-house floorplan. Sam managed all of the subcontractors (electrical, tiling, flooring, plumbing), and his carpenters were skilled and friendly. They were flexible when we asked to address things outside of the original scope, and it was clear how change orders would affect budget and timeline. We're very happy with the final results and, incredibly, Sam and his team finished the project on schedule. read more

This was the second project Cherry Design+Build did at my home. Sam's crew built a screened in back porch and it was beautifully done. Levon, the lead carpenter, was great to work with and the result was better than I had hoped for. This was a more complex project than the first deck, but well within the experience and skill of the crew. Sam worked closely with me to get things right. We reached out for a fairly simple project - remodeling a downstairs den into a bedroom. The initial response was quick and helpful. We were ready to commit, and to put down the 50% deposit, but after we asked for a rough timeline, we got ghosted. Red flag. read more

It took 9 days to receive a response to my initial message on Yelp, and I was asked to send an inquiry via email. It took another 13 days for a response to my email. Sam came out 5 days later on a Wednesday for an estimate on a total deck teardown/rebuild, and he stated that he'd try to get a quote done by the end of the week (before starting a one week vacation). 13 days later I received an email letting me know my bid was next on the list. After 3 weeks of silence, I let Sam know I was moving on. read more

We had a fantastic experience working with Sam on what initially was going to only be a bathroom renovation, but we expanded the project several times along the way. We bought our house from flippers, who had basically put lipstick on a pig in covering up flaws in the house in several key regards. The bathroom was a disgusting mess, with failing plaster walls and moldy ceilings, a weird old laminate surround that was slowly peeling from the shower enclosure, a cool old vintage tub that sadly was beyond repair, and oak floors that had been deeply scored, probably when old vinyl or linoleum was cut through to pull it up. Beyond that, we decided to have Sam: add a gas insert into our largely unused fireplace; insulate our son's bedroom's exterior walls (and along the way shore up what wound up being a floating exterior wall, with most of the studs cut off in his bedroom); attend to a bunch of plaster repair from old water damage; remove some really stupid-looking recessed mirrors cut into the walls in the master bedroom and entryway; remove MDF crown moldings that were extremely poorly installed; repaint the entire upstairs; and finally, have all-new trimwork (baseboards and window casings) installed. And it has completely transformed our house (a 1948 Seward Park ranch that is pretty nondescript otherwise). Sam was great to work with through material selection and dealing with the change orders along the way, as well as with some gentle guidance to help us make the home really "us".. Our remodel took a fair amount of time to complete, but there's a good reason (beyond all the changes): the covid-19 crisis hit after two weeks of demo and prep work, and the project got shut down. Through it all, Sam was real clear about what he knew about when he could restart, steps that he and his subs would take to keep us safe once the work did begin again, and conscientious of causing as little disruption to our lives as possible. (Thank god we didn't do the kitchen as part of this remodel during this time.) I'm happy to say everyone stayed healthy during the entire renovation. As far as the work itself: Sam, his staff and his subs are truly craftsmen. Cody the project manager kept all the moving parts aligned; Seth built the most elegant mantel surround to completely transform our fireplace; the tilers took time and care to make the fireplace, tub surround and bathroom floor look amazing, and the painters and drywallers can make the crappiest surfaces look brand-new. And I had convinced myself that I could install new baseboards and casings down the road and do a decent job of it -- but watching Sam work quickly and efficiently, notching and shaving and pulling all sorts of tricks to account for all the weird angles and uneven surfaces of my old house -- without it we'd have a dingy mauve paint job on a Ferrari. Once the fantastic painters prepped and painted the millwork it really completed the job. They all took great care to mitigate dust and clean up along the way every day and make our house as livable as possible during the renovation. Sam is not going to talk your ear off, but he's ethical, thoughtful and subversively funny. Cherry was neither the most nor the least expensive of the bids we received, but I have to think, given the quality of work and the positive experience with Sam, his staff and subcontractors, they have to be the best value. We love everything about the renovation, and I recommend Cherry Design Build without any reservations. read more

Super late on the review. Project took place on April - 2015 Sam and team designed and took care of our kitchen remodel and they did a fantastic job. Would highly recommend. Going to a large project as a remodel there were several points of concerns and I believe the team delivered. Cost - I had 4 bids on hand prior to finalizing and Sam's was right in the middle. I chose to go with him as he was builder/owner as I like doing business with less layers and when the owner is very close to the project itself. Lead time/change of plan - The time between signing of contract and work start, Sam was readily available for questions and is flexible to the originally scoped out plan. We had plan to knock a wall down to create a doorway but changed our mind. Sam was quick to respond back with new work scope and cost impact. Given the fact that we just shaved off money from the project, we were never pressured to keep with the original plan to keep with higher dollar amount. Construction - They team was great, showed up at 8AM consistently and cleaned up the best they can at days end. Final product was as discussed, very well done. No complaints. Timing - scoped out 6 weeks, completed in 6 weeks. After Service - This is where I believe the team impressed the most. Given the scope of the project, there WILL be slight oversights it's expected and no big deal. Mine was an overlooked caulking under counter top and improperly installed dishwasher. I email Sam as I discovered the problem and he had a guy at my house the next day to take care of it. Need to emphasize that these event happened after the final payment has been made. Overall, really enjoyable set of guys that delivered on time, within cost and provide solid after service care. Feel free to message for any specific questions or reference. What did the provider do? We hired Sam, of Cherry Design Build, as both our designer and builder. He designed the remodel. This cost $1000 for roughly 16 hours of Sam's design mind. Sam along with his partner Eric took our kitchen down to the studs, changed the floor plan, moved walls, took out the flat ceiling and installed a false peaked ceiling, built new stairs, moved an existing basement door and bedroom door, built a new wall, installed 2 new doors, built and installed a new pocket door, enlarged one existing window and installed a whole new window, enlarged the main door way from the kitchen to the living, installed all new cabinetry, tiled the backsplash space, installed the range hood and appliances, built a new beam and decoratively wrapped it in patina fir (looks now like an old barn beam), painted three rooms, fabricated and installed floor boards, fabricated and installed window trim, installed shelves made from salvaged fir, painted an accent wall. How'd it go? We are very pleased with our new kitch Sam and Eric built for us. We hired Sam in part because he could do both the design and the build. This paid off for us because his designers eye offered an improvement along the way that enhanced the look of our kitchen overall. Sam was able to shift gears quickly when we changed our minds about the design. Sam had recommended peaking our flat ceiling, but we took it off the list. In the first week of the remodel, we changed our mind and wanted the peak back in the design. Sam could accomodate this in part because he was both the designer and builder. Working with Sam we found that communication was the primary challenge. Sam's default communication mode seems to be e-mail and text, and there's too much space for interpretation in both. In some e-mails we sent a list of questions and he did not respond to all of them. On one occasion Sam asked me a question over e-mail, "We temporarily installed the shelves today. Had a question about the open corners by the hood. Do you want them sharp? Rounded? Mitered?" I replied to this e-mail asking for clarification about what "mitered" looks like. I never received a reply, and the next day I found the corners mitered. Fortunately, that worked for us. Overall, communication was clunky and because of it we got a bit frustrated. My recommendation in working with Sam would be to opt for at best an in person conversation, or second best a phone call, and then lastly e-mail. Sam breaks down the bid in to line items with labor and materials separated out. This proved very helpful when we took out the peaked ceiling, and then put it back in. The line by line break down allowed us to understand where the bulk of the cost was going. This system made it easy to see how much items we took on ourselves, e.g. countertops and floors, would change the amount. The itemized bid removed many questions and mystery from the overall process. The worksite was kept overall clean and in good shape. Debris was carted off routinely during the demolition phase. Sam installed a plastic dust screen with zipper between the kitchen and the living space. The tape seemed to wear off and the screen came away from the wall now and again. This could have been maintained a little better. There was some sawdust in our carport we had to ask several times to have it cleaned up. Sam and crew get a B for keeping the site tidy and clean. Sam's deserves an A in is his ability to keep to a schedule. Sam estimated 4-6 weeks, and he hit that. He schedules his subs and plans the work timely so that the pieces of the puzzle fall together in sequence. We opted to be the general contractors (GC) for the floors and countertops. Sam gave us good advice to get the countertops scheduled ASAP as they take a bit of time. Scheduling the floors with Sam turned out to be problematic, communication again being the issue. His strength of delivering a timely product should not be overlooked. Some aspects of the remodel Sam was generous about, and some I had to hold him to task on. Examples, Sam applied his design eye and installed for us at no cost the crown molding above our pantry and above refrigerator cabinets. On another matter, the tiling around the range hood proved difficult to finish, so he left a bare spot. I had to insist that it be completed per the design, difficult or not. Eric finished it off and it looks great. Sam provided to us at no cost flood lights that he had on hand for part of a redesign. Overall we were pleased with the end product Sam and right hand man Eric, of Cherry Design Build, delivered. There were good and bad, as with any project. Sam has a good business going, and as in any business, communication is essential or there's bound to be unmet expectations. We're pleased with the outcome of our kitchen remodel. It looks gorgeous!! We've enjoyed several dinner parties and foresee many more to come in the beautiful and functional kitchen space Cherry Design & Build created for us. read more

We're now wrapping up our remodel, which involved moving an interior staircase, rearranging walls to create new bedroom spaces, and adding skylights, closets, and a kitchen cabinet. Sam came in with the lowest bid, along with very prompt and polite communication, so we chose Cherry Design + Build for the project, and are glad we did. For us the timeline was especially important. We were anxious to get the largest parts of the work done during the summer and move back into our house in time for school to start. Sam and Eric understood this, and thanks to their efficient work, we were able to get back into the house in plenty of time. They brought in subcontractors for certain elements of the work (e.g., asbestos removal, electrical), and coordinated those visits into the project schedule without a hitch. And though we had a design ready from an outside architect, Sam and Eric clearly have good design eyes themselves, finishing the work attractively and elegantly in all details. Sam was also great about staying in touch. While we were out of the house, he emailed us pictures and updates every few days, and answered our questions promptly. In a world where the word "contractor" usually brings forth complaints and groans, if not horror stories, we were wonderfully pleased with the Cherry team. They showed up on time, did the work smoothly and well, paid attention to detail, and were pleasant and friendly to have around when our schedules overlapped. This review is for a series of three projects that Cherry Design+Build did for us over the last 5 years. They include: a to-the-studs kitchen remodel, the installation of a dormer and new bathroom on the top floor, and an expansion of the existing bathroom on the main floor. Overall, the experience with the design phase and the build phase was outstanding. Sam was very attentive to incorporate our functional needs in in every way, while drafting designs (that we loved) that updated our 1915 Craftsman to the modern era. The craftmanship for construction and finish work was impressive - from the demolition (the crew cleaned up fastidiously every day before they left), to the choice of cabinets, flooring, and fixtures. The kitchen in particular has shown to be a truly functional design, 5 years later we still find it easy and fun to cook in, and continue to regularly get compliments on how great it looks. We would work with Sam again (in fact have a brand new project in-process) and recommend him wholeheartedly to folks who are considering a renovation of any kind. He seems especially skilled with older houses - keeping period details intact, while enhancing with well-matched modern design and building. read more

Sam, Eric, and Tucker and their subcontractors did an amazing job redoing 2 of our 3 bathrooms. Sam's initial walk-through and preparation led to smooth process from start to finish. They were ready for anything they would come across (including indecisive house-owners), and the age of the house (built in 1901) did not throw them off their plan. They even took interest in the house's history when they uncovered newspaper from the decade it was built. They were on-site when we expected them and always made sure the area was as clean as possible when leaving for the evening. Overall, working with Cherry Design + Build was a very positive experience, and they are definitely the frontrunner for our upcoming kitchen remodel. We hired Sam and team for a remodel of the main floor of our small Ballard craftsman. Our old floor plan was awkward, with choppy rooms and lots of wasted space. Sam designed a brilliant layout that took advantage of every foot of our small space, and added a room for a child. He stuck to the timeline and to the budget. We used to always say that we loved our neighborhood, hated our house, but now we love both. I will absolutely hire these guys again when we're ready to remodel the upstairs. read more

REMODEL: Front Porch (including sealing foundation, installing french drains, residing, gutters) DURATION: 8/11 to 9/14 COST: $43,000 DESCRIPTION OF WORK: Extensive front porch remodel to address structural and drainage issues for our 1920's era single family home. The project scope required work on every surface of the house from the foundation to the roof. The porch was completely removed exposing part of the attic. The full front foundation of the house was excavated for water seal and installation of a french drain plus tight lines for the downspouts allowing water to drain safely into the back yard. A basement egress window was also installed, so the concrete foundation needed to be cut to accommodate that window. The entire house front was re-sided, painted and needed to have a seamless appearance with the historic character and the existing roof line. We have a narrow lot so the crew had to work around existing trees and planting beds. COMMENTS: Sam Adams, the owner of Cherry Design Build, was very professional, responsive and trustworthy throughout the entire project. He was respectful and thoughtful as he worked with us using our architect's plans. He was diligent in understanding our intentions and also very good about pointing out potential issues as well as suggesting helpful details where the plans were less specific. He understands older homes (his home is of a similar era and his website shows his renovations to his own home...a plus in appreciating his attention to detail). Sam also has outstanding subcontractors...all equally attentive, careful in their work, responsive, and very effective/efficient. Someone was on site EVERY day...so we had progress that was stunning to us and the neighbors. Sam's ability to time his subs so that there were no lags in production speaks to a real understanding of the business. This business acumen showed whenever changes came up...he was crystal clear on the fixes and the costs. He got agreement with us and documented that agreement immediately. We were always clear about what was happening. Cherry Design Build was not the least expensive bid and they weren't the highest, which we believe demonstrated the "goldilocks" approach of just right! Of special note was the tremendous respect Sam and his crew (Tucker and Eric) showed with each other and with their subs. One of our neighbors commented that she overheard a discussion where there was some confusion around a task. She was stunned at how respectfully they treated each other and resolved the issue. They were also kind to the local kids and very good with our cats. Finally, they were very, very tidy! Our site was very organized throughout the process...which was a relief given our tight lot. As a result, we had no real surprises and we engaged them to install some closets in the basement while they were here! Our experience with Sam and his crew was a wonderful one and we will ask them to do any further construction work in the future. read more

Project took place in Sep/Oct 2015 Sam and his team (Cory and Cody) are AWESOME! They took on our kitchen (wall removal/beam placement) and bathroom remodel with a removal of chimney and some utilities switch outs. We will definitely work with them again when we are ready to tackle our upstairs. I work from home and they were very courteous and considerate to this fact. They kept the site as clean as possible considering the extent of the work. The results are awesome, pics are on their website (Ravenna Kitchen). We always felt like they had our interest and budget in mind when anything unexpected came up. They did great quality work and finished in the amount of time they quoted. When deciding on a design/build team I had 4 bids/interviews and Sam was the person who was easiest to talk to and was very honest about timing (contractors are very busy right now), expectations, options and didn't talk to us like we are millionaires who have an unlimited budget. We had an excellent experience working with Sam Adams and Cherry Design + Build and I wish I could give a rating of 4.5 stars since I think that would most accurately reflect our experience. We worked with Sam for our first major home renovation project, a basement build-out. We found it convenient to be able to work with the same person for both the design and construction. Our original plan went beyond our desired budget and Sam was very willing to work with us to strike a suitable balance. As it turned out, the bid was very accurate as the majority of deviations were from our own requested modifications. We were impressed with the ability of Sam's team to deal with the quirks of our older home. Many of the original walls were not straight, so there was a lot of work done to make the finished product look right. Sam's team also kept the jobsite clean during construction. We lived in the home throughout the work and we were pleased by how little we were inconvenienced during the process. The biggest challenge that we faced at times was with communication. We had some selections that were spelled out in emails that ended up a bit different than expected. We also had a few unanswered questions by email, although granted we did at times ask quite a few questions. Sam was patient with us and often responded through corrections on the job site per our requests rather than emails. There were times though where we would have liked a bit more information. When there was an issue, Sam was very good about offering a fair resolution. Fortunately, we like Sam's design approach and he seemed to have a good understanding of the general effect that we wanted, so anything unexpected was usually to our liking. There were also aspects of communication that were consistently very good, such as any increases to the bid being provided in a timely manner. When there were issues with subcontractors, Sam did a great job of resolving the problem without additional effort or expense on our part. Overall, we love the results of Sam's work and enjoy our renovated basement every day. We happily recommend Sam and his team. read more

The Cherry Design + Build team turned a dilapidated outbuilding into an incredibly sweet cottage for us. Sam's got a great eye and gave us good advice. He worked with our budget and ran with our interest in using salvaged materials where possible (to gorgeous effect). When there was a problem with the concrete floor that his subcontractor poured, he was on it immediately and made sure that everything got fixed to our satisfaction. His team is friendly and considerate (and made sure our neighbors never got irritated with our construction project), and they do beautiful work. I would highly recommend them. read more

Took me a while to get around to this but am finally getting it done. Project took place in March 2016. I had Sam and his team install a bathroom and kitchen in my basement so that I could rent it out. He and his team were extra careful to make sure that the rest of the basement was protected and I really appreciated that. One big deal for me is having subs that don't smoke so they don't stand around on a break smoking in the driveway, and all subs were non-smokers so that was a real bonus. They did fine work, got started right away and finished pretty much when I expected it to be done. Cory and Cody were always very courteous and let me know when they'd be there as well as when they wouldn't. Definitely a quality remodel company. read more

I can't say enough good things about Sam and his crew. Sam was with us from the start---from the design phase through to the finishing touches. As a designer, he was amazing. He was quick to respond and get us new drafts of designs. He was also very patient with us while we made big decisions or added on new ideas. He also came up with some ways of designing our house that had never crossed our minds. When it came time to start the actual remodel work, he was just as awesome. He would meet with us to go over timelines and project details as we went along, so we never felt in the dark. We also knew what to expect at each turn. He provided detailed and intelligible bid sheets that we could keep track of as the project progressed. There were never any big surprises. He was also very available to answer any questions along the way via email or phone. As for the actual work, I can't even begin to express how happy we are. We lived in our basement apartment during the remodel, so we saw the crew everyday. Eric was there day in and day out and I can't say enough about his great attitude and dedication to the project. Dave was also a great part of their team and was there every day towards the end. There were excellent sub contractors in and out of the house as needed. I met everyone who came to the house and fully trusted each person. Really just great people and good at what they do. We really actually enjoyed getting to know everyone. We had a tight timeline to finish in time for Thanksgiving and Sam and crew did everything they could to make it happen and in the end we had Thanksgiving in our brand new (and seriously awesome) kitchen! The scope of our project---we gutted and fully remodeled the kitchen and opened it up to the living room. We installed two new (and way less steep!) sets of stairs. We totally redid our second floor and installed a new dormer to double the living space. Added a new bedroom and created a master bedroom, walk in closet and master bathroom and a spacious reading/loft area with tons of windows. Every last detail was taken care of and everyone who has come through our house is blown away. They did all of this in under 4 months! I have already recommended Cherry Design to numerous friends. If you are thinking of a remodel of any size I would not hesitate for a second to hire Cherry Design. In fact, I'm sure they'll be back at our house for more projects over the years! read more

They remodeled our kitchen, replaced two windows, redid all the baseboard trim, doors, door trim and door jambs, and coordinated refinishing the hardwood floors on the first floor of our house. We had to deal with some significant delays in our project, but they were never the cause of the delays and always helped guide us in resolving them. Their advice was very helpful. Because of delays, our project ran right up against our wedding that was in our house. Sam and his crew worked as hard as they could to ensure we had a functional kitchen for our wedding. We recently worked with Cherry Design & Build to make turn our duplex house back into a single family home. The design process was instructive and actually kind of fun. Sam was open to our ideas while also providing great insight and guidance. We ended up with a fabulous and functional design. The construction process went smoothly. Sam and his crew were neat, tidy, and respectful of our space. They were always cheerful and happy to explain the process to us. Transforming our house from a duplex involved rebuilding the stairway, creating a new landing, building new walls and ceilings, dry wall, painting, removing of popcorn ceiling, new lighting, doors, and installing bamboo flooring. They came out the same day to take measurements, sent me a bid that night (just like Sam said he would). We gave them the nod because the price was in line, they were on time and when we said we needed it done quickly, they were able to start in two days. I am SO glad we went with Sam & Eric. They were ON TIME (like,actually showed up when they said they would)! I've had prior work done in our house & sometimes I would wait 30 minutes before receiving a call that X company was running late- or were going to be a complete no show. NOT with Cherry. Cherry Design + Build completely remodeled (to the studs) the kitchen and bathroom in my house. This included removing a wall to open the kitchen to the living room. They also refinished the wood floors throughout, painted the interior, and added a closet for the washer and dryer. It was truly a pleasure to work with Sam and his team. Starting with the design and through construction, they were upfront and thoughtful, which made me feel like I had a trusted adviser as I navigated the project. Sam worked with my limited budget, and stuck to the final estimate we agreed on. Similarly, he met the schedule just like he said he would. Sam built me a great second story deck, replacing a rotting roof over my back porch. Also had to punch out a whole in the wall and installed a door for access to my new deck. Sam and his crew just finished up a to-the-studs kitchen remodel for us and man, it looks fantastic! Somehow Sam's design managed to make our small kitchen more open, and give us more counter space, and give us more storage space all at the same time. It's functional and beautiful and perfectly executed. He pays attention to every little detail -- for example, our old sloping house has floors and ceilings that are far from level. Each of the cabinets are installed at an incremental angle so that our countertops and stove are actually flat despite the fact that the floors they're installed on are not. The tile above the countertops that reaches the ceiling is cut at an incremental angle so it's in line with both the countertops and the (sloping) ceiling. Tiny details that we didn't even know we cared about -- he nailed them all. He and all his crew were a pleasure to work with, professional, friendly, and they kept things as clean as possible during the remodel, which made a huge difference as we were still living in the house when it was under construction. He finished the job exactly when he said he would, and the only cost overruns were where we changed the project mid-stream. I can't recommend Cherry Design & Build enough -- everything about our experience was 100% positive. Any future work we do on our house, there's no question we'll be going back to Sam! read more
