Walkway to the beach and Sunset Beach Bar and Grille
John H.

If you're visiting Cape Charles, this KOA needs to seriously be at the top of your list of places to lodge. Not only do they offer a ton of different lodging options (tent camping, RV, cabins, glamping, or hotel rooms), they have a ton of activities on-site, a restaurant with a beach view, full bathroom facilities, and access to Sunset Beach! The tent camping is in the same area as the RV's, which seemed weird at first, but it wasn't a big issue besides the sites being very close to each other. It actually might be a benefit for tent campers because the bathroom facilities were never packed, the showers were always available, and the facilities were pretty clean considering the number of guests there. If you come with a family there are plenty of activities for everyone. There's a pool, children's playground, indoor games, a bar that serves adult beverages, beach access, and even karaoke on Friday nights! The best part of the campground is having access to your own "private" beach. Sunset Beach is located right on-site and is only a short walk from the campground. I was shocked by how clean the beach was and how warm and clear the water was, I felt like I was in the Caribbean! If you can only do one thing during your stay, make sure you don't miss the sunset from the beach! It's a breathtaking view and perfect way to end the day after hanging out at the beach. Whether you come in a RV, plan to tent camp, or stay in one of the rooms or cabins, I guarantee you'll enjoy your still at one of the best KOA's I've ever visited!

My steps and neighbors septic.

The location was good. The beach area, restaurant. And pool were nice. However, our site was terrible. The way it was configured made the air smell of septic outside on our site. See pics.. we couldn't enjoy the outside, we had to picnic inside. Very disappointed two septic pipes were in our area of the door. Site 420.

The staff is very kind and helpful. Neither pool was open (although we had a few days of 80+ degree weather), but they did say they didn't open until the end of May. However, for as much money as we spend, we were at least looking for a "clean" beach, fitness center and SUP and kayak rentals. They don't have a fitness center and (which isn't advertised), they will not take any SUP or kayak's down to the beach for us. And they were on a trailer. So it's not that they would have to carry them. And it's not that they're short of staff. They said they won't be available until Memorial Day and they don't have anyone here to take them down to the beach (although there must be at least 20 staff members). We were very disappointed. Yesterday and today are perfect for these activities. Also, the beach is not clean. We spoke to some of the staff and they said they're suppose to clean it, but that never happened. Wear shoes because we found some sharp glass! The grass has stickers all over the place so watch your furr babies and wear shoes around the campsite. You may want to put some mats down too. There's trees, but no shade. For the money we spent, I would at least expect the beach to be clean and the kayaks and SUP's to be available. We could have stayed down the road for much cheaper with more shade and more activities (Kiptopeke State Park) . I'm not saying it wasn't relaxing and the staff was nice, but just not for us for the amount of money we spent.

Apparently they started cleaning the bathroom 3 days ago but just couldn't figure out how to finish anything.

We've been coming here for years, and we always stay in their Safari tent at the back of the resort by the pool. These have always been very affordable, so any issues we might encounter could be overlooked because of the low price we were paying. That's not the case anymore, and to be honest, this week's stay was the worst I've experienced. It's sad to say, but we will not be coming back again. First, our Safari tent was filthy, and I don't mean dirty floors. Because it's a tent with a 2X6 floor, I expect dirt and sand, but I mean the last guests were just not picked up after. We had slim Jim wrappers all over the place, and the refrigerator smelled like rotting meat. There was also items in the fridge left from the previous guests, but I'm pretty sure that was not where the smell was coming from. The tents sleep 6, and we brought 6 people total, but we only had two shower towels. Our first day here, we called the front office to request four more towels, and got nothing. We requested towels the second day... still nothing. We are on day three, and they still haven't brought us more towels, so six people have been sharing two towels. All of that is superficial, and I can look beyond it all, but the huge issue is that the men's bathrooms just simply ARE NOT being cleaned. I mean, AT ALL! As soon as you walk in, the smell of urine smacks you in the face. When you walk a little further, it gets worse, but then you see the rest of the filth. Used toilet paper and paper towels piled up everywhere, toilet paper dispenser covers ripped off the walls and thrown around, and disposable plastic water bottles are all scattered everywhere. To top it all off, the cleaning check sheet on the door was dated July 10th, and it wasn't even completed for that day. Today is the 13th. So, if I'm giving them the benefit of the doubt, the men's restrooms haven't been fully cleaned since the 9th. Haven't been fully cleaned in 4 days? With hundreds of people using them a day? This staff just doesn't care and their management is weak if that's the case. As disgusting as that is, the smell of raw sewage is the straw that breaks the proverbial camel's back here. Their sewage treatment facility (right beside the bathrooms) just cannot handle the demand I'm guessing because the entire backside of this "resort" smells like straight raw sewage. My gag reflexes kick into overtime whenever I walk into or out of the bathrooms, and even sitting at our tent is a struggle. So if you read my previous Yelp review of the Sunset Beach Resort, you'll notice that I admit that the place has flaws, but they are expected, and the low cost of the stay outweighs the flaws. Well, not anymore. We're done here. We won't be back. If you're coming with your own RV, have at it. You'll probably have a better experience, but if you're relying on this careless staff in any way, you will be disappointed.

2020 has dealt us a bad hand! With everything that's going on I needed a getaway while still staying safe, staying away from COVID hot spots, etc. I wanted sun & sand so I opted for the great outdoors. I found this place by accident, but am GLAD I did. I didn't even know renting an RV (on-site) was an option. AND, I could bring my dog?! I call that a WIN. I was actually researching the Chincoteague KOA, but this one actually has a dog beach and is overall pet friendly. There were a lot of pet families so consider that when planning your trip. My dog loved it. He even learned that he could swim and enjoyed playing with the other dogs & crabs. What I loved most was the beach of course. As mentioned above, there's a (designated) dog beach to the right, but in actuality it seems the entire beach is dog friendly. To allow Toby to be off leash I would walk to the far left side of the beach. We walked down and back (towards the bridge) or we'd set up the chair & umbrella out there so I could float and he could hang out off-leash without bothering anybody. Also, during low-tide (after 4pm) you can walk out to the sand bars. It's amazing. That's also when my & other dog owners let our dogs run off-leash on the sand bar. Good times! They have hammocks on the beach, a bar/restaurant (Jackspot), and kayaks/paddle boards available to rent. That breeze off the water is just different and feels GREAT! Not to mention the calming sound of the water hitting the beach. The main draw back was how close the RV's are situated together!! And I mean CLOSE to the point where you're wondering, is this my fire pit or theirs? When I arrived I had lots of room for Toby & I to walk around my spot. As the week went on more people/RV's arrived and I started to feel cramped! Yeah, we're CLOSE! Everybody is all in your business. Secondly was the AC in the RV. Don't get me wrong I probably would have been miserable without it, but it was loud. I could hardly sleep the first night and ended up using my pillow the drown out the noise (and even tried turning it off and suffering through the night). The second night I was tired from being out in the sun all day and slept right through the noise. But it is loud. On the 3rd night the power went out. I was kinda thankful for the quiet with no AC and it was cool enough to sleep. But I'm glad to say the power came back on 30 minutes later. Overall I had a great adventure with my dog (and a co-worker who was also there and a friend who came later). The RV had a microwave, kitchen sink, refrigerator, coffee pot, shower (and the water was HOT), and a tv with cable! You step out to a wooden deck with table and chairs. There's also a picnic table, a fire ring and a grill. It also comes equipped with a retractable awning to provide shade. But, bring your own beach umbrella as they do not provide those. I'd definitely come back. I think I'll try the little cabin next time. They have 2 pools and one of them is at the (on-site) hotel/motel. It was a nice respite from the COVID groundhog day routine.

I stayed here for the first time this weekend in a safari tent, which is like a hotel room (at a hotel room's price) set up in large tent. It's something I've wanted to do for a while, so I was really excited. Here's my experience. The atmosphere: Pro- The atmosphere is fun and resort like. There are planned activities and most of the other visitors are very friendly. Dog owners and lovers unite on walks around the grounds and on the beach. If you're looking for a quiet nature-filled camping experience, don't come here. There is a beach restaurant that has dances some evenings. Con- On weekend evenings there were a few groups of grown adults reliving their spring break days. It got a little wild. Quiet hours are not enforced as far as I can tell. Safari Tent: Pro- It's spacious, comfortable and attractive. It is conveniently located close to the pool, beach, and bathrooms. The mini fridge is a life saver. There's a safe for valuables. Con- The tents on the end are right next to the water treatment plant and the dumpsters. Those that are closest to it have a unpleasant view and sometime quite an unpleasant smell. They should plant tall shrubbery between the tents and the ugliness. Staff: Pro- Most of my in person interactions with the front desk were pleasant and efficient. Most, but not all. Cons- Interactions with staff on the grounds were not so pleasant. (I have been to many resorts and I like the way staff at those places generally greet guests, wish them a good day, and are approachable.) If you want help, you have to chase someone down and endure a surly attitude. Maintenance/Housekeeping Pro: - The beach and pool area is attractive and bright. They clearly put a lot of effort into providing an island atmosphere. - The bath houses are VERY air conditioned, so it's a pleasant place to take a shower and get out of the heat for a few minutes. Cons: - The pool bathrooms were closed for our ENTIRE four day stay. So guests in the pool or restaurant area had to take a long walk to the other corner of the campground for the bathroom. - Our TV cable was snapped (or cut?) so we had no TV. I reported it, but no one came to fix it. - Although we were provided with towels and washcloths upon arrival, no one ever came to refresh them or even check up on us. At hotel room prices, I would expect hotel room service. - The bathrooms, while generally clean, were not fully serviced during my stay. Soap dispensers that were empty or low on my first day were also empty on my last day. Toilet paper was also getting scarce. Would I stay here again? I think I would, but I would be fearful of getting the tents by the dumpsters and poop-plant which would ruin my stay.

We just returned from a week at this KOA and visit it 2-3 times each year. Prior to this trip, we were there for a long weekend at the beginning of May. There are many pros to staying here including the following: 1. It has a private beach which is dog-friendly all day year round. 2. Full hook-ups with cable. 3. Multiple activities planned each day. This is especially true during holidays and peak season. 4. Camp store is open 24 hours. 5. There is a restaurant (Jackspot), cafe (serves ice cream, coffee, bagels, and hot dogs), dump station, and propane refill on site. 6. It's conveniently located near the town of Cape Charles, a quick ten-minute drive. The town has a few local restaurants, ice cream shop, brewery, bakeries, candy store, and local shops. It also has a free fishing pier and a public beach. 7. Staff are friendly. They run a golf cart shuttle service during busy times (4th of July) and will give folks rides from one end of the campground to the other. 8. Lots of camping options--safari tents, rental RVs, cabins, big-rig sites, patio sites, pull-throughs, and back-ins. 9. Bath houses were cleaned on a regular basis. We've stayed in a Skipjack pull-through, Half shell back-in by the trees, and a Skipjack back-in. All are fine, but the Skipjack back-in was probably my favorite. It was centrally located and priced lower than the pull-through with alot of space. The Half shell site provided shade, but was also a mess with all of the pine needles and sap. Now for the biggest con and the reason for the star deduction--the laundry facilities. There are two laundry facilities, one at each end of the campground. Each contains 4 washers and dryers. Of the eight total, only 5 washers and 4 dryers were working. This campground was packed for the 4th if July holiday with most families staying at least a week at a time and folks struggled to wash and dry their towels, clothes, etc. This wasn't a new issue either as I ran across a few of the seasonal campers while I waited who complained that maintenance was never performed on the laundry facilities. Also, machines were out of order during our May visit. Overall, it's a nice park. However, I would advocate for repairs to the laundry facilities. It's frustrating to spend an entire day of your week's vacation waiting on just a handful of operational machines (especially when it's sunny and in the 90s outside).

The greeting we received from the friendly bearded gentlemen at the gate station set the positive tone and made us smile. The sites are relatively flat and took minimal effort to level our camper. Good water pressure and a solid Wi-Fi signal. Our initial site had a view of the pond and the bay. Unfortunately, there was a small electrical issue the first morning of our visit. I called maintenance and within three minutes they arrived and began trouble shooting the issue. Very friendly and professional. The team (Cody & Steve) worked to identify the issue (faulty breaker inside the travel trailer parked beside us). We understood their frustration and offered to move sites if that would work. The team quickly got us a new site in a different loop and within 30 minutes we were packed and set up on the new site, which had amazing views of the bay. The maintenance team stopped back that evening and the next day to check on us, which was very impressive. Amenities were great from the adult only pool beside the water and the family pools to the fun activities planned each day. The general store was well stocked and the café had a nice range of menu items, including huge scoops of Hershey's ice cream. The only minor minus we encountered is the bayside beach is lackluster and not inviting to lounge on, but the pool made up for that. There is a shuttle that will take you into town and runs on a regular/as needed basis. Walt is the man in the shuttle and is more of your personal tour guide. Give him a call and he will take you where you need to go! Overall, it was an amazing visit and we will definitely be back and hope to see the amazing staff again next year.

Let's start with the good. This campground is located about 5 miles down a heavily wooded road to…read morethe point you will begin to think you've gone the wrong way. At night, these woods can honestly, be a little creepy, but they're still very beautiful. There is an abundance of wildlife to see as well - especially deer - so be careful when driving, no matter the time of day or night. We also saw foxes, raccoons, possums, deer of all ages and genders - including two bucks fighting during one experience, baby/tiny crabs, live oysters, etc. So if you're looking for wildlife, this is definitely a great spot to find and see it! On the weekends they do breakfast and lunches at the lodge. Our first Saturday here, we were unaware of this and headed right upstairs to the billiards room. One of the female staff came up and got us to see if we were hungry. She went out of her way to get us and that definitely left a wonderful impression. The lunch was great, that seems to be an every Saturday affair which is super nice. Breakfast seems to be every Sunday morning starting at 9am. The bad part about this is that there's no notices or announcements or anything to let you know of these things going on. So that's a small negative. I feel like maybe this should be included with your check in package so you're aware of these get together going on. Now, speaking of the billiards/game room, this is actually where we spent a majority of our time. There are two pool tables, 2 table tennis set ups, and 2 air hockey tables. One of the pool tables and one of the air hockey tables do not work. The one air hockey table has been broken since we first came here. The pool table however was damaged by children on our last Saturday at this campground. All the games are free to play and you're unsupervised. The stuff is old and it's not in perfect shape but it's there and it worked. So it was so sad to see that a family came in there and allowed this destruction. When we called the rangers, they were so upset to hear about it. I hope that they're able to put up a camera, at least at the entrance of the lodge so they know whose coming and going from now on. We have learned that this campground does not get much funding and frankly, it shows. This campground though really deserves more funding. The staff are great and the park has so much potential. It's beautiful here! Unlike what you might expect from pictures or map view, there is no beach or swimming available unless the pool is open. The "beaches" are more along the lines of swamp land and marshes more then anything. You can go oyster fishing here as there are tons of them! Fishing is best to do during high tide only. There is a fishing pier that is kind of lopsided but seems otherwise okay. There's also a boat ramp and appears to have once been floating docks. The boat ramp can only be used during high tide because otherwise it's just a mud pit with absolutely no water. The floating docks have been blocked off as they're just a complete mess. I'm not sure if a storm damaged them or what but they're in awful shape. There are two playground at this campground and I wouldn't trust my kids on either of them. One is by the pool and then another is by the cabins. Swings are held up by rope or are broken due to age, wood looks old and discerning, just for example. It just looks dangerous and run down. There's no volleyball set up and the mini golf is a disaster. The carpets are missing on most of them, they're all straight shots, and most of the side rails are non-existent. We never would have known it was closed if we hadn't come across the fallen over, hand written sign that just sits propped up against one of the holes. We had mentioned in the office in front of a male staffer that we had intended to play mini golf but he had made no mention of it being closed or that it was in basically completely unusable condition. As for the pool, it was offseason so it was closed but it was still full of pool water which considering the weather, if it's not emptied and winterized soon, there won't be a pool next year. Moving around the campground, most of the lots have no power (as in the power isn't working or shut off) so you can't park there. I'd say this goes for about half the camp sites. As for full hookups, there's maybe 6 sites total. All the rest are just electric and water hook ups. The good news though is that a majority of the sites are pretty level and there are several sites in the wooded area that are just gorgeous! Over all, the scenery is beautiful, the wild life is amazing, the staff is very friendly, but the campground could use a lot of work. The campground is run down, out dated, and just needs some upgrades and maintenance done. I wouldn't recommend this park at this time. We really hope that they get funding and can improve the place because we'd love to come back in a few years and see it doing better.

The views are nice, and the place is generally very peaceful. However, it is also fairly run down…read moreand based on conversations with other campers, there's no plan to improve it. Many site's hookups are broken (like 50% or more), and their best full hookup sites were flooded to the point of being closed. Seems like it was once a great spot and has declined in the last 20 years. There are also *lots* of bugs. We were there in October and got eaten alive - so I can't imagine what it's like when mosquitoes and flies are in full swing. There's also not much to do in the immediate area - you have to drive at least 30 minutes away to do pretty much anything. So it's not a great spot if kids are involved. The guy working the gatehouse called us while we were en route, and was palpably irritated that we wouldn't be arriving until 5:30 because he usually leaves at 5. Really? All of that said, if you're after a sleepy, quiet place and aren't bothered by biting insects, it could be for you.
