Main motive of new owners is to increase profit which has resulted in an overly "commercial" feel and multiple price increases. I lived at Chestnut Place for 7 years and my time there ended on a very sour note. Be absolutely sure you completely understand (if you can weed through the "information" they somewhat provide you) what goes in to painting your apartment. They pulled quite the "bait and switch" which ended up costing me about $800 overall. Additionally, there was always a problem inside my unit...the toilet leaked and the windows and heating and AC unit were not installed properly and cold air would come through the windows and ground all winter long. I had to tape the walls and windows to keep warm. My electric bills were outrageous. The maintenance team was outstanding, however. I'm super disappointed in my experience. read more

Hyper-Convenient is the way to describe the location of this building (rather subjective term however), there are about 3 Starbucks locations within a 2 min walking distance - 5 locations if you walk 5 min. The Chicago Red Line Stop is about a 4 min walk from the building, whether you take the train one stop north or one stop south, you will be at the steps of a grocery store. If you walk south about 10 mins from the building you have another grocery store. A 5 min walk easy puts you at the mall, and mag mile. The people that work in the building management, security, maintenance, etc are all extremely friendly. My first encounter with these amazing people was with Joe from management. Without fail he has been incredibly helpful with our transition not just to the building but to Chicago as a whole. He was incredibly clear with everything we needed to move. He was professional, honest, and straight to the point. The building had a few promotional offers when we moved in, Joe never hid the ball and applied all the discounts fairly. I was dissuaded from moving into a lot of different places simply because the reviews all highlighted poor management. Well, with Joe and this management team there are zero complaints and 5/5 recommendations. Okay so the fun part. I am in law school and my wife is a graphic designer, without quality internet we would die - neither her nor I would be able to research what we needed to or submit the work we needed to . I was terrified to learn that it was common that a building would only be serviced by one ISP in the Chicagoland area. However, this building is partnered with the BEST ISP in the Chicagoland area - everywhere wireless. The name is funny but they provide fiber optic service for a great price. I got the 100+mbs package and it is plenty fast, in fact it is my router that bottle necks the connection, but the service provided is perfect and without interruption. The unit was exactly as described, everything works fine. While it is true that the non-renovated units have older appliances, I am in disbelief as to how well they work and how well they have been maintained. The appliances in my unit are a testament that if you take care of things, they go a long way. There are three elevators and I do not think a single one has ever been out of service since I moved in about e months ago. Is there traffic sometimes, sure. This place is awesome and I would highly recommend it - if only to have it guaranteed that your management has your back, thanks Joe! read more

I've lived in Chestnut Place for a year now and have had nothing but a positive experience. The management team is nothing short of extraordinary and go above and beyond all expectations. As for people complaining about the lockout fee, I'm not to sure why you are complaining because first of all during office hours it is FREE, after office hours it is $75.00; however if you are a competent adult locking yourself out should be the least of your worries. If you were to be living in a building that didn't have a Concierge service you would be paying upwards of $150-$200 for a locksmith for after hours service. The maintenance team is great they always are in your unit fixing the problem within 24 hours. The common space is something to check out, they did a terrific job with the construction and it is absolutely stunning. Anyone who steps foot in the space is amazed. The ONLY Con is for those of you who have a vehicle, the parking garage is a nightmare I recommend looking into other surrounding buildings (cough cough State & Chestnut) for monthly parking. It is the same price and the garage is much nicer and heated! This is not managements fault because they do not manage the garage (SP Parking does) and they need to get there act together about this ongoing problem. Besides from this (non-management issue) I have nothing negative to say. Rebecca, Wendy, Rachel and now Tracey are nothing short of fantastic and are there to help make Chestnut Place feel like home. read more

Aug 2015 EDIT: New management taking over, building renovations for the foreseeable future so expect construction, also storage lockers were free and now are $20.00/mo, disappointing. Edit again: We are now getting billed for building utilities, the first 'commons' bill I got was $40 for the month of July. Aug 2013:Great location, close to the lake, trains, grocer's, nightlife, friendly door staff and maintenance. Some of the lower rent prices in the area. Earning the two stars. With the lower rent appliances are way out of date, walls are paper thin(hope you don't get a noisy neighbor) and internet is marginal to poor. Only two providers, I went with the AT&T option based on all the bad reviews about AM3. Went with the fastest plan they offer at 18mbs and I've never seen over 15mbs. This is at a price point other providers sell 50mb plans for other buildings so if your internet is a high priority I would consider that carefully. Utilities have been 85-100/mo. Laundry room is clean and 1.50/wash and dry. Gym is nice to have if you don't want to go out. Bike rooms are overcrowded. Only two grills for the building so sometimes a line builds up. read more

WARNING - NEW AWFUL MANAGEMENT AS OF 2015! The old management was phenomenal. However this new management is lacking basic human integrity if you ask me. I'd like to live in a place where I trust my surroundings, and the new management has far from earned my trust. You might be in okay shape if you can afford a lawyer before signing their contract. But I doubt dealing with them is worth your stress. I have so many examples of their lack of integrity, but I'll just name a couple newer ones which have not yet been posted: (1) I asked via email what the lock out fee would be for the upcoming year, and they told me via email $30. Then just 19 days later we get a notice saying the new lock out fee is $75. To be fair, the email said on the bottom "these rates may be subject to change." But please??? like management didn't know they were changing the fee the very same month. Give me a break and go buy some integrity. (2) also note that although they may SAY the gym is free when showing you the place, they have REFUSED to put this in our contract even when specifically requested, with the explanation that the gym fee "may be subject to change". HA! Wouldn't be surprised if the gym were an extra $250 per month starting the day after you sign your lease! Overall: There's a difference between morality and legality, and the new management is lacking the first and skirting the line on the second. I'm honestly very afraid of retaliation from the company in some manner just because I'm posting this. But from overhearing elevator discussions, it seems there's quite a bit of fear around speaking up against this company, which is a huge problem in and of itself, and I decided that something needs to be done. I'm not sure why Chestnut Place has gotten so many bad reviews. This place is great! (And it's only going to get better since they are remodeling the lounges, lobby, etc.) My roommate and I just moved in a month ago and we could not be happier. Our unit was just redone and the bathrooms and kitchens are awesome--not to mention we have a really cool view overlooking State Street. Rent is fine, but is is the Gold Coast, so you have to pay a bit for what you get. But you're getting a great building with friendly management that has a grocery (Potash Bros) across the street and a Red Line stop barely two blocks away. I love it. read more

Maria, the leasing manager, was extremely nasty and rude. The woman at the front desk was not welcoming at all. I had been touring comparable properties all morning and this was by far the worst reception I received. I walked in wanting to schedule a tour and ask a few questions but Maria told me she was "too busy" to answer any of my questions and refused to schedule a tour. I was touring the market for one- and two-bedroom apartments. She told me no units were available until September and she didn't have time to schedule a tour for me within the next month. Meanwhile - the website shows availability for both floor plans as of today. I left the building insulted and with a horrible taste in my mouth. I would not want to live in a building with someone as nasty as Maria tending to various sorts of requests... it was like she did not even want to lease any of the buildings units. Horrible rude and nasty Maria aside, the location is great and I am sure the other leasing managers are doing their jobs well considering the building is well-leased. I just want to say that Nathan is a life saver! I was parked in the 850 N State parking garage and two cars boxed me in so much that the rear view camera and sensors could barely help lead me out. Desperate, I called down to the front desk and Nathan came to my rescue in literally seconds and got me out. Its now been 7 months since moving into Chestnut Place and I have to say my experience here has been miles better in comparison to the past few places I've live in. This all starts with Wendy and Joe. Wendy and Joe work extremely hard to make sure that the residence is meeting everyone's expectations. They handle all issues and requests with quick turnaround and utmost professionalism. However, their most outstanding attribute is that they do not slap on unnecessary fees and penalties at the cost of the resident for the sake of blindly following policies. They listen to residents and use their best judgement to ensure resident's and management have a great relationship. In terms of the building, most units have been newly renovated and are in great shape. The common areas are always clean thanks to the hard working staff of the building and maintenance requests are usually completed by the next business day. My only complaint would be the old heating units which use a lot of electricity but this is a minor inconvenience. Overall, I would say the main benefit of this building is Wendy and Joe. I've experienced numerous incompetent residence manager's and it is a breath of fresh air to work with Wendy and Joe. I'm actually so satisfied with them that I recently upgraded from a traditional unit to a renovated unit and signed for an additional year. read more

Management and customer service have been FANTASTIC since we moved in back in Feb of 2015. The folks at Chestnut Place apartments are human and they realize that their tenants are too. They really do go above and beyond for their tenants and that goes such a long way in a customer service world where you're often just another number. Maintenance staff are friendly and always responded to any issue we had almost immediately (we had very little maintenance issues to begin with). I would probably never live here again. Ongoing construction STILL. The gym was relocated to the old storage unit area which is basically like working out in a sweaty concrete garage and has been like that for 4+ months. They did re do the lobby which was great and looks nice. For $1700+ a month I would expect nicer common areas and facilities. I moved down the street and live in a way nicer building with better amenities and its $300+ cheaper a month. There is also not a lot of young people in this building so if you are right out of college this isn't the place for you. Since the building is old it is ran on electric for heat. During the winter my electric bill through ComEd was $180!!!!!!! Sometimes I would completely turn off the air and freeze because it was SO expensive!! Also the only options for cable is Access Media which is terrible or Direct TV and Internet AT&T. Lockout fee is $75 after hours and $25 dollars during office hours if you lock yourself out taking out the trash, getting mail, etc which is pricey and ridiculous. Also someone on my floor was constantly smoking and the hallway always smelled terrible and all management would do is send an email or put a letter under everyone's door warning them to stop. Maintenance was great, management is incompetent. read more

Don't rent here! New management team suck money on everything(Parking $330/month, parking sign up $35, storage $20/month) but delayed repairing when something broken in your unit. They raise the rent a lot for existing tenants but rent cheap in craglist. Unlike other leasing apartment, the heat and ac are not included. In winter the utility bill may goes $200-280 for 2 bedroom!(from my experience last winter) Currently there are big construction across the street--lots of dust and noise everyday. From next spring this building will start construction, too. They announce the plan will last for 3 years. Before you signed the lease, consider all cost (Parking $330, parking sign up $35, storage $20, high utility bills) and the inconvenience . Don't let renovations deter you. This building was due for a face lift. I can understand how irritating it must be for other tenants who lived here before the renovations and we're happy with it as it was but the bad reviews on here just sound like growing pains. I moved in because of the changes being made (they will be beautiful) and the great deal on a roomy one bedroom unit. I lived at Chestnut Place for one year, and only moved because I needed a 3 bedroom unit. I loved this building - the management was communicative and helpful, neighbors were quiet yet friendly and the units were newly renovated and beautiful. The location is a win as well, as you're on busy State street near the red line and tons of buses and shopping, restaurants etc, but you're also on W Chestnut, which makes it feel more quaint. There's a dog park around the corner, a brown line a 10 minute walk away as well, and plenty of amenities including a brand new gym. I have no complaints about this place and highly recommend to anyone looking to move to Gold Coast! read more

I wanted to do a quick update 2 years later. Chestnut Place is still one of if not the best places to live in Chicago. I was here for two years before I moved back to California and it could not have been better. The office staff, Wendy, Gus and Joe were wonderful. The maintenance team especially Rhashaeid were always helpful and super prompt on fixing any issue that might have happened in my unit. The front door staff were always kind and fun and had treats for my dog Riley! I am very happy I decided to call this place my home while I was in Chicago. I really recommend it to anyone who is looking for a great Gold Coast building! read more

Pros: Awesome location, great access to various bus routes, and red line El, clean, reasonable rents for the area, friendly and very helpful doormen, very reasonable guest policy and a neat basic functional gym for when the weather is too bad to go anywhere else. Cons: 1) Cable is exclusively DirectTV and is contracted to MDU and their customer service is horrible (You know its horrible when even the sales people you call don't care about new subscribers!). 2) Heaters in the bedroom are old baseboard type, which are not very effective, and inefficient (expect very steep peak winter bills unless you are super careful). read more

Chestnut Place is making amazing renovations to the whole building (e.g. apartments, lobby, amenities). We love the front desk staff, maintenance staff, and leasing agents (especially Gus!). They have some get-togethers with freebies, which are nice and are dog friendly! I'd say the only negatives are no dog run in the building, DirectTV, and the pricey/disjointed parking garage (managed by a separate company). It looks like the party walls between apartments won't combat the 8 AM drilling sounds emanating from units around you which are being renovated. Management still likes to pretend that an updated lobby, and new shops out front are "exciting" enough that it's worth the hassle (because people live in the lobby of their building, right?). Internet access is still 18 Mbps U-Verse at best. Also, just because "everyone else does it" (Gus did market research), they're charging us separately for utilities, so expect about $30-$60 added on top of the listed rent price. (And in another instance of throwing away money, they're using a 3rd party company to figure out how much we need to pay, and charge us $4 in "admin fees" to send us a paper bill every month) When they changed their address this year, not only were residents informed after 5pm on a Friday, we had to also sign a new lease because of the address change when we picked up new fobs. We were given the impression that we had no choice but to sign it to be given access to the building, and it had to be done within three business days. Changes to how things work (closure of CTA bus stop outside the building, emergency stairwells closed to the street during construction, etc) were given with about 48 hours' notice. So no, I don't think they've "managed expectations" in a timely manner. PS: Please figure out package management ever since you evicted the dry cleaners. Have someone sort packages according to last name, unit #, etc. Switch to an electronic system so you just need to swipe your fob to acknowledge a package. Because waiting 10 minutes for them to find your name in a list, and then go find your package in the back gets old quickly. read more

I've been living in this building for the last few years and have been enjoying until recently. The previous management, especially Mary, was so fantastic and very accommodating. Working with them was a pleasure. The building was recently sold to a new management company and ever since the experience is terrible. The rent and parking fees are shooting sky high, they even reinforced fees for lockers we've had for years. I'm very disappointed at the management. It just feels like all they want to do is pure business with us, ripping us from every penny we have. Who wants to pay so much when other buildings for the same price have so much more to offer?! Terrible management. Would not recommend living here. Management is completely unresponsive. I pay over $2000 a month in rent. The elevators don't work. If you live on a higher floor plan on waiting 15 minutes for an elevator. I've been living in a mess with construction. My direct tv hasn't worked for months at a time with Wendy never returning my calls. If you're fine with living with no elevators, loud construction, unresponsive management, tv ect not working (while paying $100 plus a month) live here. Also not only does management not care about the tenants they also don't value the door / maintenance staff. I've seen the door staff working well over 12 hour shifts (as management forgot to schedule someone for the next shift). The management then fires them for being tired at work. This building has great doormen and units. BUT, the constant maintenance and construction is irritating. Having construction workers using the elevator to go down 3 floors is a hassle. Plus, the elevator program they are using is one of the worst i have ever experienced. SLOWEST elevators. Get it together ownership. read more

I have lived here going on 3 years. Yes, the building was bought and the new ownership is going through an entire building renovation, starting with the individual units. As for the price increases, I can't blame them. They are giving the place a major facelift and updating the units to modern times. To be fair, the rents they intend to charge are comparable to the area. I personally moved here for the great location and affordable prices, and was willing to compromise stainless steel appliances and hardwood floors. However, my lease is up in August and I'm not willing to pay $1800+ for a 1 bedroom, updated or not. If you are okay with the prices, I'd give this place a go. I can't imagine a better location and if you are on the East facing side of the building you are pretty much guaranteed a great view down State Street, and possibly the lake as well. read more

The building changed internet provider to access media. Internet speed is worse, I'm paying for 25mbs, getting between 1-5mbs, even slower during peak periods. Technical support had over 2 weeks to correct this issue. I'm waiting for AT&T installation next week. read more

This place used to be such a nice place to live until the new management takes over. They care nothing but money. Increased parking fee almost double overnight; charge storage space per month used to be free; increased pet fee; increased rent, the list seems not going to end. The only explanation they have is "We work for the new owner of this building." If you have a choice, go somewhere else. There are so many other places with cheaper rental price but so much more to offer! read more

I have lived here going on two years now. My husband and I found the place on craigslist and for the location and amenities offered the rent price is better than other locations. New management did take over, but I have had nothing but positive experiences with them. Our rent did go up, but that's to be expected anywhere you stay, they have to compete with the other markets and match current rental rates. I know a lot of individuals are unhappy due to the rent increases, but my understanding is that those who may be "unhappy" were paying far below the actually leasing price for the area. There are several brand new buildings going up, both across the street and a few blocks down on Lasalle, however, their costs are double if not triple for the same size units, but new. The current building will be going under some renovations, but I have yet to hear any noise besides the typical construction sounds of a unit being remodeled. Nothing that is loud or obnoxious. A lot of the units are being remodeled as they become empty. The new owners did sell the parking garage so they no longer control the leasing rights or the cost. Those upset about the cost can choose to lease from another garage, but shouldn't blame the building because they don't control that. The building does provide storage units for $20/month. Compared to other buildings that offer no storage, I will gladly pay $20 and avoid having to take my stuff to a storage building and pay double to have it not on site. The building has always allowed cats and recently began allowing dogs. The building does have a pet fee and a pet rent/month. The amenities here are great and will be improving as the construction is competed. Currently there is a 24/7 fitness room, laundry room with over 20 washers and 20 dryers, a party room you can rent, outdoor patio with 2 grills, bike storage rooms and storage lockers. There is also a 24/7 doorman, maintenance and a dry cleaners onsite. The dry cleaners will accept your packages, so you never miss a delivery, which is great! The building is so close to everything too! Roughly 7 blocks north and south of the building are Jewel-osco grocers. Whole foods is 2 blocks to the south. Treasure Island and Trader Joes are within 5 blocks walking. The red line is 2 blocks away and the brown line is 6 blocks away. Hancock tower is 3 blocks away at most as is Water Tower place and several shopping areas. For the location the price is unbeatable. My only complaint would be able the cable/internet options, but hopefully soon that will be a change too! read more

After living here for a while, I am left with the feeling that residents are afterthoughts to management here. There have been a couple of times when management, with almost no notice, told residents on the floor they were going to leave all the apartment doors wide open all day to work on hallway maintenance. Not unlocked- wide open! Definitely not easy to deal with if you have a dog. Suddenly you're scrambling to lock up the animal or kennel it. They said they would have an employee hanging out in the hall all day to watch the apartments, but that's little comfort when the staff is constantly turning over and strangers often appear at the security desk. Also, the new management came in, stripped away previous free amenities, and rents began skyrocketing. Water/gas/heat are not covered in your rent like in most modern apartments, so you have to factor an additional bill for those. They seem to want to charge luxury apartment rates, but this building lacks what all the other buildings in that price range have. They are making lots of cosmetic changes, but that's like lipstick on a pig. This building has no central heating, no central air, no free heat/air/water, no swimming pool, no rooftop sundeck, etc. It has a wall unit for heating and air, like a motel room, but it doesn't work as well as I'd like. Summer sometimes brings dripping water from the unit. In winter, it can't seem to keep up on cold days. Many days, I believe you could hang meat in the bedroom and it would work just fine as a refrigerator. Now, a new insult to residents has come. They are moving the door on the building. (Just another cosmetic change.) So, just this weekend, they told residents we ALL had to change our address. Change our address!?! This is a massive, massive inconvenience for hundreds of people, and for no good reason, but I really don't think the management cares. Your needs as a resident seem to come last here, far behind the corporate owners' desire to make the cosmetic changes that will allow them to charge more than the apartments are worth. Once we get done changing our address with work, friends, family, insurance, medical, etc., I guess we better hope they don't decide to move that door again. read more

If you are considering moving into this building please be aware that there is no reliable cable tv service available. The building's management has given a monopoly to Direct TV and a local service provider called MDU. I moved into the building last October and have never had more than 2 weeks of cable tv without a service disruption. These disruptions usually last 3-5 days. Direct TV will not be able to help you resolve your issues and all I have gotten from MDU and the building management is lip service. I naively assumed that cable tv service was like water and electricity and would be available in any apartment I chose. Trust me this is not the case at 850 N. State. read more

I lived here for 9 months, and I wish I didn't have to leave (grad student financial issues), but it was some of the best 9 months ever. I moved here from Texas and was very satisfied right away with the patience, consideration, and assistance provided by the management office. Their system of notifying residents about any issues or events is great, and maintenance was quick and efficient. Renovation construction began shortly after I moved in, and yes the noise was quite annoying sometimes (really only audible from the lower levels), but Rome wasn't built in a day. The new lobby turned out amazing, and the renderings for the new mezzanine level look great! The door staff is very friendly and helpful, especially Luna! The location is great - walking distance to a plethora of places to see/shop/eat/drink, and really close to the Red Line. Overall, this was a great place to call home - my first home in Chicago. I recommend this place to anyone with the budget, and future plans permitting, hope to live here again someday! read more
