Chicagoland is getting a bad rap from a few people who should be blaming their Association and not the management company! Chicagoland works for the condo association and not individual condo owners. I own and have lived in WaterFord, a Chicagoland managed building, for 26 years. Since Chicagoland was brought in a number of years ago, the on site manager (Sheri Kirk) has always done a great job and is responsive and professional. Sheri has an incredibly difficult job because she acts as the "go to" between residents and the board of directors. In a building with 252 different owners there are always diverse opinions, wants and perceived needs. I think Sheri acts as a manager but more often as a diplomat trying to make everyone happy. Chicagoland is a MANAGEMENT company and does NOT determine assessments or policies nor do they set any fees - all those things are done by the condo Board of Directors. WaterFord is a well managed building and has significant reserves and works hard to maintain the property values for owners. A previous reviewer states that Chicagoland manages reserves and spends money redecorating. WRONG AND INCORRECT! The Board of Directors determines how reserves are managed and how assessment fees are set. Perhaps residents of condo buildings should attend regular Board meetings to learn what is really happening. Better yet, if you want things to change, be a part of the process and run for a board seat or get on a committee. Chicagoland does a great job! read more

They hire the worst property managers ever. The property manager of my building (Raquel) is completely incompetent, unprofessional, and lazy. She does nothing to resolve issues in the building, disregards doing the most basic management tasks (like scheduling topics to be discussed during board meetings) and is unprofessional. She is absolutely unfit to be a property manager and should be removed ASAP. Also, exec members of the board of my building buy up vacant units in the building, rent them out to unruly tenants, and then won't levy fines or give discipline to those noisy tenants, because it's their OWN renters. That's the reason why so many people in my building have issues with loud tenants and nothing ever gets done. It's borderline corruption. When I try to call CCM to submit a complaint about her, they never answer the phone half the time nor do they take it seriously. A property management company should be much easier to contact and should prioritize issues with on-site property managers much more than this company does. I would give zero stars if I could. This management company refuses to properly enforce the HOA rules. At the Carriageway Court HOA, the quiet hours are routinely ignored by tenants who rent units on the property, and the manager, Esma Markicic refuses to either take action or even respond to written communication. I only resorted to written communication because Chicagoland Community Association refuses to respond to phone calls or voicemails, and the on site managers refuse to talk to owners without an appointment which they refuse to schedule. Essentially, we receive no services for the HOA fee paid aside from infrequent landscaping and salt and clearing the parking lot during winter. read more

WARNING - IMHO - Chicagoland is one of the WORST management company in Chicago Do yourselves a favor, stay as far way from this management company as possible. From what I've heard, they have a revolving door of community managers and clients are leaving as well. Chicagoland, Inc, took over Kass Management's condo portfolio in November/December of 2024. It has been a HUGE nightmare since day one. Their goal is to acquire as many of the smaller condo management firms so if your condo association's management company was recently acquired by Chicagoland, start looking for another management company STAT! Thankfully our association gave notice to Chicagoland last week and will be moving to a smaller management company who came highly recommended by the building across the way from us. I've had a horrible experience with Ivana Komljenovic, Director of Midwest Operations. She's extremely unprofessional and difficult to work with. Here's a quick summary of the issues: FAILURE TO RUN ANNUAL MEETING IN DECEMBER - Because of confusion regarding a transition in community managers within Chicagoland, we were completely ghosted and had to conduct our annual meeting in December on our own. They are contractually obligated to run four meetings a year. FAILURE TO RUN THE ANNUAL ELECTION - This also caused a delay in the board election process. - Finally, in January, Jim our wonderful new community manager was about to schedule a February election and Ivana, fired him the day he was going to send the notice out. We were completely left in limbo. She said she had no idea where his projects were, which seems irresponsible. If she was going to fire someone, I would expect she would know where their projects were. - Finally, we had the election last week - almost three months late. LEAVING US FOR MONTHS WITHOUT A COMMUNITY MANAGER After firing Jim, a really good guy and asset to the company at the beginning of January, she never bothered to assign us a new community manager. RIDICULOUS, UNNECESSARY PROCESS TO SEE ELECTION BALLOTS I didn't attend the election meeting and have been trying to get the ballots, which Ivana is making unnecessarily difficult. Please note that she has the ability to send the ballots via email, but she insists that I come into the office to view them. She didn't respond to the dates I said I was available to view the ballots, and when I did respond to the dates she presented, they suddenly booked, which seems suspect to me. I am disgusted with her behavior. It's also comical that a company that touts its forward-thinking attitude has a director who refuses to send documents electronically. OTHER ICPA REGULATION VIOLATIONS Ivana has also violated other ICPA regulations. I'll be reporting those directly to the IDFPR. read more

Recently, they sent out communications that there would be no assessment increases. Only to get an email a day later stating they were changing to a 6% increase. No respect for homeowners who pay for their services. We will never trust Radjenovich. Avoid this company. Very poor homeowners association management of funds. They completely depleted our reserves for our 50 unit building with prices ranging from $250,000-$350,000 and called for a special assessment of $1,000,000 to replenish funds and do some capitol improvements one of which is replacing our 2 elevators for a cost of nearly $700K when they are at the end of their useful life but both fully operational. The virtual meeting was last night and only about a dozen people were able to attend because the meeting link they sent out didn't work. Yet, they passed the $1,000,000 special assessment which levies a $22,390 bill on our unit due by 03/01/25 or we can finance it over 10 years which would add $300 per month and end up costing us over $31,000. They brought in a lender they work with without getting any 2nd or 3rd quotes to finance the project and claimed that most lenders don't work with HOA's when that is the vast majority of what exists in Chicago. read more

Unethical management company. Residents who reside in condos managed by Kevin Marcus and Raquel Cooper have complained about their mismanagement and unprofessionalism. The management company does nothing. Milena is not a suitable CEO and continues to permit condo staff to disrespect residents and behave unprofessionally. Zero stars!!! Our condo association hired ChicagoLand last year (I believe July or August) and Kevin Marcus was initially assigned as our building manager, then we were told Alen would be our building manager, then it was Nicole. Nicole left and went to another management company...3 different people were assigned to us in less than one year. I am a Board member and I sent an email to Kevin Marcus, asking who is currently our building manager, 2 days ago, and he still has not replied. He has been awful about replying...even though I am a board member! I have heard from unit owners, that nobody from his office has replied to their calls. Initially, we were told that our intercom system needed to be replaced. I looked into it and found out that the memory was simply full. I had to help them obtain instructions on how to add/delete/edit names in the system...more than once. I've been a Real Estate broker for over 30 years and in my opinion, this is the worse management company I have EVER come across. read more

Worst association in the history of home associations. Their rules are so ridiculous and change every month. They basically don't want you to live a normal life or enjoy living at your own home that u pay for. No playing on your front lawn, no riding bikes, no planting, no running, no no guest parking, no gatherings. No living life basically !!! They are also very discriminatory!! I arrived at 3:30 P.M. on a Friday to drop off some completed new tenant forms and found out from the building desk that they do not come in on Fridays. I have lived at Waterford Condominium for the past 10 years and have never had anything but professional and efficient dealings with Sherry, the property manager. I have had a few occasions to speak with her about issues with other residents and she has always handled these situations in a professional manner without causing problems for me with the the residents. The building has several janitorial staff and they are always busy keeping the halls and common areas neat and clean. I attend most of the regular board meetings and have heard the same person complaining about bugs in their unit but they refuse to allow the building to enter their apartment with an exterminator. Makes no sense to me. The board sets assessments and fees which have nothing to do with the management company. I have friends in other high rise buildings in the neighborhood and Waterford's assessments are lower as is the parking garage fees. The building also has great amenities like an indoor pool and outdoor patio/sundeck; fitness center; conference room that residents can use; common area wi-fi; a 24/7 doorman and many other little things that make living here comfortable and safe. I recommend that anyone looking for a good investment check out one of the one, two or three bedroom units at Waterford!! Units for sale don't last very long - sometimes they don't even go on the market. There must be a waiting list to get an apartment in this building. read more

This is the first place I own and I was very excited. I think Chicagoland took over about a year after I moved in and it's been HELL ever since. It makes me never want to live anywhere with an HOA ever again. They will literally suck the life out of you with their petty fines, outrageous rules, and constantly raising fees with no upgrades to be seen. They are not opening our pool which I understand because of the pandemic. However, they are keeping our pool fees to "maintain" the pool but then raised prices for other things a few weeks later!! I really am upset because I hear from many neighbors it was such a great place to live before these fools came and took over. read more

This is a poor management company. They do NOT give correct advice to the Assn. on how to manage the Reserves. They are not big enough for this large Waterford Condo. They spend $$ rededorating the lobby many times.Waterford Condos did not help unit owners pay for last Special Assessment. IT was one was unrealistic and suppose to fix the balconies over $23,000. No unit owners ?ed if the city told us it was in violation. NO proof from Assn. They refuse to exterminate for moths in this building and they know it. read more

They will suck every penny out of your pocket and fine you left and right for the most petty stuff. I pay my assessments on time every month, and yet somehow they fail to credit me for those payments during certain months. It happens randomly, but frequently, as if I wouldn't notice that I suddenly have a past due balance for over $1,000 even though I hand deliver my checks on time each month. This company is extremely poorly managed, and very likely a scam. read more
