**1 star -- Serious concerns about the leasing process and property condition and unethical business dealings** I signed short term lease through Fulton Grace's software for a property at 4226 5th Ave N in St. Petersburg, Florida. The lease identified Allison Webb as the lessor/owner. When I arrived on the scheduled move-in date, I discovered that the entrance door was already broken. I also observed what appeared to be water damage and pest contamination that had been concealed behind furniture. It rained just after I got most of stuff inside and ants started coming in through the door and floor board exposing more damage. I never stayed in the unit for even one night. The property manager returned immediately after I reported the condition. I was given back the $1,400 in cash that had been paid for the remaining rent and was told that the remaining money paid via ZELLE would be returned the following day. That did not happen. I am still disputing the remaining $700, including my $500 security deposit and the $200 rent payment I had already made. I was subsequently met with threats by Alison Webb involving an attorney rather than a straightforward resolution. I have also since found information indicating that the ownership/management structure of the property may not be what was represented to me when I signed the lease. Public business records identify AT HOMEEZ LLC, with John J. Reilly and Allison N. Webb listed as members. The lease, however, identifies Allison Webb as the lessor and owner. My concern with Fulton Grace is that I signed the lease through their system and relied on the leasing process and representations made to me. I am posting this review to document my experience and to warn other renters/buyer about the bad business practices from these individuals and companies involved. read more

This company manages my apartment, and my service request regarding a clogged drainpipe has been pending for over a month and a half; lately, they've stopped responding to emails asking when the issue will be resolved. Their service fee is $40 a month, plus a $50 commission for processing rent payments. Draw your own conclusions. read more

You should consider working with someone else. Over the past three days, I've been emailing a realtor about a few different places I'm interested in touring. Surprisingly, they've been completely unresponsive. Just recently, one of the agents informed me that they don't work with individuals who don't have a credit score of at least 650. When I requested the contact information of upper management to speak to someone else, I was told that I could only look on their website (which doesn't list this information, only the brokers' details). When I mentioned calling back to speak with the operator, they all of a sudden stopped answering the phone. read more

I had a very frustrating experience with this leasing agent Calvin Marshall. During multiple viewings he repeatedly seemed rushed and gave me very little time in units (often only around 10mins). When I asked questions he would always cut the conversation short and said he had to go. He also arrived late to some showings and had me waiting there for 15+mins. His overall communication and professionalism were very disappointing. He also encouraged me to apply for a unit even though he knew me move-in date at the earliest was 3/31. After I applied and paid the non-refundable fee I learned the property mgmt company would only hold the unit for 7 days. Making it impossible to avoid paying double rent or that month. He claimed to have a relationship with that mgmnt company but he either didn't know or didn't disclose their hold policy before pushing the application on me. I do not recommend working with him. Renters and buyers should do their own due diligence before applying to any unit because clearly he won't do it for you. read more

I had an agent reach out to me about touring one of their units. I drove an hour to get to the unit for the tour, just to get a text message 15 minutes after the scheduled tour time saying that they couldn't locate the keys and had to cancel. I asked to reschedule, and after waiting a dozen hours (yes, from 1:00AM-1:00PM the next day) for a reply, I was told that the keys had still not been found and I could not reschedule. They offered to send me a video of the unit instead, to which I agreed. I never received the video or the link to the application I asked for. I decided to email another agent to ask about the apartment, as I was in a hurry to move. I received a passive aggressive email stating that none of the units at that address would be available until after my move-in day, despite there being a listing online showing current availability. Why would someone even reach out to me and schedule a tour, knowing my move in date and budget, and there not actually be a unit available after all? Extremely unprofessional - they made me feel like they did not respect my time. You're better off doing the apartment hunt yourself. read more

Fulton Grace represented the seller of a home I had offered to purchase, and this brokerage was grossly out of compliance on multiple occasions. 1. I clearly communicated that I was self-represented in terms of not having a realtor, yet I was shown the property without presentation of a "No Agency" contract. 2. Realtor Adam Antonucci told me that (1) I could not be self-represented; and (2) He "had to" represent me where he'd have a dual agency role, and I didn't have a choice in the matter. I told him he was wrong, and I had to insist I had the right to be self-represented and not have him play a dual role. 3. He reluctantly had me sign a No Agency contract two days after the showing. 4. When I submitted the offer, I made it clear that this was "contingent on a home sale" as I stated it in (1) my cover letter, and (2) in item 31 of the offer. Adam even had to ask me what the address was because he couldn't find it in my cover letter (of 13 lines) or the offer. 5. The seller accepted my offer, and I was provided with a signed copy; however, Adam refused to comply with the rule that the property status be updated on the MLS. There were two problems here: a. Adam didn't even know the correct classification, as he said he would change the status to "Pending" when the earnest money was received. The correct classification of the offer was supposed to be "Contingent" - this is just basic knowledge of being a realtor. b. The second problem here was that he said he only updates the status after the earnest money is received. However, (1) the contract specifically stated that it was due by the third day (which exceeds the 48-hour window), and (2) the transfer link sent by the brokerage states that the transaction may take up to seven days to complete. So, essentially, with this timeline, David would wait ten days after the offer was accepted. It took multiple attempts to get his compliance. 6. In the process of submitting my application to the Co-op, I had to request the contact address from Adam six times. He insisted I get both attorneys involved, even when he was representing the Co-Op's Board President, who had the contact info as she submitted her portion of the application. 7. Because both attorneys didn't have the Co-Op's contact information, I contacted Fulton Grace brokerage to request intervention for their realtor, Adam, but both attempts were ignored. 8. I contacted Fulton Grace Executive Vice President, Adam Ballog, twice to inform him of all the violations taking place, but again, I didn't receive any response. 9. The cancellation contract that Adam Antonucci provided me had the Seller marked as the Buyer, and the Buyer marked as the Seller. It took two attempts to get this corrected. In summary, Fulton Grace demonstrated a lack of customer service and concern regarding the multiple violations committed by their agent, Adam Antonucci. read more

Been using FG now for almost 10 years. They're all very nice to work with, but I've noticed that the overall consistency of them being able to manage my property when tenants changeover is more difficult now than it used to be. Previously there would always be an account manager that would make sure pictures were taken, new postings were created and marketing occurred before any tenant changeover. The last two times I've had tenants change, it seems rushed and marketing usually starts too late and projected pricing was off. This results in at least a few months of no tenants, which is a bummer. This time around, my property has been empty for 4 months now, and heading into the winter months it doesn't look good. I think that there is just a lot of turnover, so the hand off between managers can be tough. read more

My experience with Fulton Grace Realty started off seemingly standard, but quickly unraveled into confusion, deflection, and a concerning lack of transparency. After my co-tenant unexpectedly entered rehab and communication from his family became increasingly involved and directive, I was urged to move out of the unit. While I cooperated in good faith, the lease termination process raised a lot of red flags: I was charged a full three-month termination penalty despite only living in the unit for about two months. Multiple non-tenants (family members of my former co-tenant) were given access to the unit and participated in the move-out process. When I asked questions about the property ownership structure -- particularly why communication seemed to be coming from people not listed on the lease -- I was met with silence or legal pushback. Mail from the U.S. government was somehow directed to this address in my name, long after I had left, and no one seemed concerned. When I tried to get clarity from Fulton Grace, I was met with dismissiveness and eventually legal threats, rather than answers. If you're considering renting from them, ask very specific questions about who owns your unit, what happens in the case of emergency or co-tenant departure, and how transparent their process actually is. I wouldn't wish the confusion and stress I endured on anyone. read more

Note: This review is for Fulton Grace leasing agent side of their business, not their property management business. I've been looking for an apartment the last month, and have worked with several leasing agents to look at listings (and several without one involved at all). One of those ended up being Jon Perez, and although I didn't end up going with one of his properties, he was an excellent agent. He set up a series of showings and organized them by viewing, so that we were seeing an apartment every 15 minutes--and were able to stay in that timeframe (With flexibility--I was looking at 1 bdrms, so keep that in mind). He then negotiated two properties I was particularly interested in that ended up being my 2nd and 3rd choice of 20 apartments viewed (and would've been happy in either of them). He also sent me comprehensive videos of each place to assist in recalling the space. And he connected regularly to provide updates and make sure I had followed through on what I myself needed to knock out. The other thing I'll say--he was helpful to point out things he picked up on would be an issue for me in an apartment, and I really appreciate that level of customer relations--and it built my trust in him...and honestly his inventory, because it signaled to me that he didn't need me to fall for any particular unit. He was confident in what he had to know something would land. Honestly, even though I didn't go with one of his properties--would love to work with him again. Efficient, professional, but also conversant--Jon's a great leasing agent, and highly recommend if you're looking in the north side--seek him out! read more

We were searching for apartments from outside Chicago (Austin to Chicago move), and Rebecca was immediately easy going and incredibly proactive. She provided additional insights for the locations we favorited as possible options, as she is a long-time Chicago resident who has similar creative and cultural interests as us. Knowing the tightened state of the market, she reached out to us and the respective landlords as quickly as possible to give us more choices to pick from. When there was an issue with the apartment management after signing the lease (they had extra fees that were never mentioned prior to us or her), Rebecca worked to get the fees waived so that we would not lose out on the apartment or money we already paid. I've heard terrible things about Fulton Grace and yet I still took a chance to see an apartment listing with them with agent Jeremy J. We loved the place and put in an application. We were told they would review the application the next day (Tuesday). I asked typically how long the turnaround is to hear back and they said the landlord was out of town so they were expecting Thursday. I checked in Thursday, then Saturday, then Tuesday (a whole week later) to NO RESPONSE. Then I see the apartment listing was taken off and it is now off market. Absolutely terrible service. It's wrong to mess with people's time and money when moving/trying to find a place is hard enough as it is. I will be asking my bank for a chargeback on the application. AWFUL experience I almost left a review a few days ago and I chose not to because I thought maybe I was being too much of a brat in the review that I wanted to post. But here I am just a few days later on lease start day taking time out of my day to make this review because it is very necessary. So a few days ago, I requested to get the keys to the apartment I'm moving to just one day sooner for the simple fact of having more than one day to move out of my current apartment and into my new apartment. They were unable to accommodate me and said I needed to wait until today which is October 1 and that the keys are available at their office at 9 AM. I did all of that I went and picked up the keys at nine in the morning and I drove to the apartment that I am moving into so that I can do a quick walk-through before I drive home and begin moving Unfortunately, when I got there, I was in disbelief at the conditions of the apartment. This is not a cheap apartment and it was not a cheap move at all. It cost me almost $3000 to move into this apartment. I 100% expected this apartment to be professionally cleaned considering it is managed by a professional company. They also told me that I couldn't move in early because they were things are still needed to be done in the apartment, which was the only part that was understandable.. unfortunately the apartment was not cleaned at all and no repairs were made. today on move in day I found the apartment NOT MOVE IN READY and actually disgusting. I called my management team that was supposed to be ready to take calls today considering it was the first of the month and the girl that I spoke to at the actual office said they will be ready today because a lot of people are moving. The first guy that I spoke to tell me that he was driving and asked if he could call me back... never called me back. i continued calling the company to which I was transferred to another guy who didn't answer and I started leaving messages. No one called me back in the hour that I was at the apartment. Nonstop trying to call this company. I did, however get an email response offering me $150 or they could have the cleaning company come back out again. Let's not forget that today is the first day of my lease and move-in day . I don't only need to move into this apartment today. I need to move out of my current apartment today. I responded to the email offering me $150 and told them they need to call me and not sit here and email me when I'm calling nonstop and I'm emailing saying I'm calling nonstop and I need to speak to somebody. Same guy that was driving and wanted to call me later caled me and had the audacity to ask me to lower my voice. I had to stop myself get it together for a second before I freaked out on this guy and I explain to him that this is how I speak. My voice is not raised, and if he wanted to see my voice raise, I would be yelling at him, which I was not doing. I found it hilarious that everything I was saying the only thing the guy cared about was the tone of my voice. I would love to see how that guy felt on moving day when he shows up to the apartment that he just put $3000 down to move into and find it in awful conditions. I'm pretty sure he would be frustrated the same way that I am frustrated and I'm sure he would be livid that have the management team care more about the tone of your voice then all of the issues with the apartment Because let me tell you it was not just a dirty apartment. Most of the screens were completely up had I had my toddler there and had i not done a safety check on every window. My toddler could've potentially fell out of a second floor building due to them, leaving all the screens up. just showing that no one came to check on this apartment after previous tenants moved out. Another issue is the hardwood floor in one of the bedrooms that is cracked and goes into the floor. The kitchen has a cabinet that's caved in, so I'm not sure how I'm gonna make use of that cabinet if it can't even hold weight. Bathroom was awful dirty mold in the shower and toilet paper holder is already hanging off the wall. BLACK walls and door knobs like a layer of dirt. And the fans covered in dust. Also, let me not forget the previous tenants leaving furniture there on the second floor that I now have to have my movers move down to the ally The fact that they told me they might not prorate me for this day is a joke. I'd like to know what that $600 move-in fee I paid for, went towards because they did not go toward the cleaning or any repairs of the apartment. To be determined how they handle this situation but I'm annoyed as can be and shocked that this company would be so unprofessional. Told me that they can make repairs on the apartment but that it will probably take some time. not cool. Not cool at all read more

Forgot to take it down, 3 months later!?? There should be a fine for anyone who has this type of integrity. They should also be removed from the Realty agency. This company is run by incompetent and deceitful people. I listed my apartment after I found a much better apartment, and after Roman Serra assured me that it would be gone with in a month or two. Flash forward to 3 months later and they've hardly lifted a finger to show the place. I contacted the head of Fulton Grace and gave me some generic "reassurance" via email but not by phone because he couldn't be bothered. My girlfriend and I did more to show the place independently than they did. Further when I was moving out of my previous place Julia Stoner represented my other terrible landlord and she was rude and unprofessional throughout the whole process. She gave me no notice that she was putting my name and number onto a list of other real estate agents that were texting me constantly at all hours of the night to tell me they were coming over without the 24 hour notice required by law. Although my experience was not great, I really appreciate that TJ (the owner of Fulton Grace) took the time to message me and try to make it right. Businesses are going to get bad reviews on occasion (some warranted, some not) and that's not something business owners can control, but they can control how they respond to these bad reviews. My intention with my initial review was to bring a grave error to the attention of potential clients and also the people at Fulton Grace. I really appreciate the promptness at which TJ responded to my review and he genuinely seems like he heard me out with my concerns. Our landlord is terrible. Our electricity doesn't work in an outlet to the extent that my partner got electrocuted. We had black mold in the closet and had to argue with Glenn(our landlord) to get it repaired. The repair took days when we were told it would maybe take 2 hours. Repairs aren't done on time. When we call to report something Glenn makes a point of telling us we're ruining his weekend. We often aren't home because we work full time jobs, a requirement to even sign the lease. The building is sinking/falling and the floors creak nonstop. No fire extinguisher in the whole building. The smoke alarms are old and run out of battery quickly. Our radiator was leaking boiling hot water onto the floor for awhile and we had to argue with Glenn to get someone to fix it. There is only one Maitenece man and he doesn't work on weekends. Fair enough, but that's the only time we're home and really notice all the things that aren't working. Duct tape is the solution to moldy, rusty, old pipes that are falling apart in the laundry room. I tried to contact Fulton grace and they essentially told me it's not their problem. They said I probably used an agent who doesn't work there anymore and it's a private landlord so they don't even actually manage the property. Absolutely ridiculous. They took zero responsibility even though I signed the lease through their website. read more
