Adrian is one of the best property managers I've had the pleasure of working with. He is extremely responsive and diligent, and on numerous occasions has gone out of his way to handle our requests. Westward 360 is a comically bad company. Where to begin? 1. Our first rep would take weeks to respond to HOA queries, then went radio silent. We later learned she went on maternity leave with no notice and the office is so disorganized that no one was aware her inbox was going unresponded to. 2. Basic invoice reimbursement can take months. Not weeks, months. This is not an isolated incident and has happened multiple times in the last two years or so I've been part of our small building's HOA. 3. We were extended a property tax appeal via a law firm that partners with Westward. Perfect! ... 5 followups. 5 followups over five weeks later, the appeal was never done, and unit owners who had been counting on the appeal through Westward were left with hiked taxes. No offer of compensation. The best explanation they could offer was that emails following up (on THEIR OFFER) had gone to spam for one of two individuals managing our property, and an offer to send the appeal...a full week after the deadline had expired. My email asking how they planned to circumvent the state deadline, as well as an additional SEVENTH followup, have gone unanswered. For weeks. Again. This barely scratches the surface, but I truly have never had anything close to this experience with a supposedly professional agency in my life. The sense I get is that the company's reps are entirely based overseas and saddled with absolutely untenable account numbers. I have sympathy for them, but not for Westward's business practices. Stay as far away as you can - I truly would not even rent a unit in a building managed by this company. If you are saddled with them, god help you. read more

Truly horrific. My association switched to westward in February of 2026. For 4 months, I have been calling and emailing and NEVER RECEIVE ANY RESPONSE OR CALL BACK EVER. Neither has any of the other 50 people who live here! I call, they tell me I don't live here. I call, they tell me my property isn't managed by them. I call, they transfer me to a voicemail that goes to nowhere. I never get a call back. I call, they tell me to send an email. I send an email, they don't respond. Every time I have called, I ask to speak with a manager. Conveniently, a manager is always "not available" or "in a meeting". I'll ask for the name and direct phone number and I'm told I'm "not allowed to have it". What is this? The CIA? I'm trying to add my email to receive communication about my building, not rob a bank. Y'all are not special or important, chill. If you appreciate your sanity, mental and physical well-being: DO NOT HIRE OR USE THIS COMPANY. All they do is take your money and ignore you. read more

We have been extremely disappointed with how an ongoing AC issue in our condo has been handled. Our AC was blowing cold air for only a couple of minutes before switching to hot air, and our unit reached 80°F. The issue continued for nearly three days. We submitted a service request and followed up multiple times by phone. We were initially told that the vendor had been contacted and that we should await a call from the vendor to coordinate a scheduled time. That call never came. I spoke with Noly multiple times and asked very simple questions about what we should expect from the vendor and how we should prepare for the appointment. Rather than receiving actual information, I was repeatedly told that we would receive a call. We never did. We were also told that our property manager, Krezel, had been in contact with the vendor, yet we received no meaningful updates or appointment information. When my husband followed up, we were then told that they were still trying to get a technician and that we would be contacted when one was available. This was completely different from what we had been told the previous day. We were repeatedly directed to check our email and the Westward360 portal for updates. We did--and there were no meaningful updates. We called twice in one day trying to get an answer and still couldn't get a clear timeframe for when someone would actually come out. To make matters even more frustrating, the service request was eventually marked "complete" in the portal even though our AC issue had not been resolved and no technician had come out to our unit. We were never given an explanation for why the request was closed. We also don't have access to the HVAC equipment, which appears to be located behind a locked door in a communal area. Despite this, we were initially told that the repair was our responsibility. We understand that there can be questions about whether a particular repair is the homeowner's or association's responsibility, but that should not prevent management from helping coordinate access and getting the problem properly diagnosed. What has been most disappointing throughout this experience is the lack of urgency, empathy, communication, and follow-through. We are homeowners who pay HOA assessments and understand that not every repair necessarily falls on the association. What we expected was basic assistance and communication when our home had no functioning AC. During one of my calls, an employee also hung up while I was still speaking, which was incredibly unprofessional and only added to an already frustrating situation. We shouldn't have to repeatedly call, check the portal, check our emails, and chase management for days just to find out whether a technician has even been assigned. If a service request can be marked "complete" while the problem is still unresolved, that says a lot about the quality of the communication and follow-through. Very disappointed with this experience and with how Westward360 has handled what should have been a straightforward maintenance issue. read more

The communication from Westward is nonexistent. I have had no gas to my unit for 6 days, including over the weekend. I could not use my stove, oven or dryer. Westward did not alert the building residents to the issue for over 12 hours, even though the fire department was at the building twice in one day. Today, after not having gas for an entire weekend, I was told I needed to be at my unit less than 15 minutes before the gas company arrival and despite me asking if I needed to be home. Because I was at work, I could not provide access. I was told I had to contact the gas company myself to arrange for my gas to be turned back on. This is my second building managed by Westward. The first building I led the condo board initiative to switch management companies for the same communication issues. I am going to do it again, it is appalling that people can be left without basic services due to this persistent incompetence. read more

Do not do business with Westward, they will bill you for things they dont deliver. They charged me for filters since Aug 2025 but didn't deliver. After consistently requesting a refund about a year later they finally agree yet 2 months later they refuse to write the check its wait 10 business days after 10 business days and the "manager" Daniel keeps pushing the timeline and 2 months later I have yet to get my refund check. They also NEVER answer the phone its always leave a voicemail. read more

Although the service was good when Westward 360 first took over our property maintenance, it has just gotten worse and worse over the past several years. Service requests get ignored repeatedly and the maintenance is severely lacking. Our siding hasn't been power washed in several years, and algae and mildew is all over many of the buildings. They have never aerated the lawns, replenished top soil, mulched, or over-seeded, so the grass has tons of bare spots and weeds, and shrubs are dead or dying. They constantly hit the homeowners with special assessment fees for items which were in the budget, but then mysteriously there is no money when they actually do the work. Clearly they are mismanaging funds and/or misappropriating them to other properties. read more

The worst company I have ever encountered. We moved into a placed with active water damage and it took weeks to fix; we had to chase them. So many things were broken and not working well. Everything they replaced was of the cheapest quality. The windows had rot and air came in through the cracks. They charged for literally everything under the sun and upon move out, lied about an improper move out and claimed we caused damage which we did not. They are frauds, criminals and I would avoid working with them at all costs. read more

If I could give Westward360 zero stars, I would. Our previous management company, Advocate was bought by Westward360. A new contract was not issued by Westward360 so our board assumed that they would follow the Advocate contract. They did not. When we gave the required notice that we would be ending our yearly contract with them, they refused to send our manager to the final meeting, stating that although Advocate policy was that a manager would be present at all meetings, Westward360 did not follow the same protocol. Their policy was to not have a manager present at board meetings once notice was given. Mind you, we paid for management representation at every meeting under the Advocate Contract. During our last month with the company, we contested a $2000 bill from Westward for tracking dryer vent cleaning and furnance cleaning. This was not something that was previously billed. While contesting this bill, Westward360 processed the payment without board approval. We ended the contract on October 31, 2025. It is now January 12, 2026 and Westward360 still hasn't released our reserve funds to the new management company. Aside from all these issues, response time to maintaince issues was poor. Example, when raw sewage backed up in 3 of the 4 units in the building, it took 3 days for it to be rectified. It was difficult to get ahold of our manager. Assistant managers are housed out of the country and are poorly trained. They are unable to answer questions and often say, "I will have to check with my manager." Response time for administrative duties was also subpar. We asked for a banking proposal for a loan to replace roofs. After waiting for over 6 months, with excuse after excuse, we decided to self fund. This company has poor customer service. I would not recommend it as a mangement company. You do not get your money's worth from them. read more

I've been talking to Chris ever since he has been working with my building and they do such a great job. For me every time I've called they've answered my questions. My landlord just signed up with their management company and I think they're doing a great job. My contact Chris is always there he answers his phone he answers every question he's very informative and it's very comforting knowing that they're always on top of things. Even though I just found out they're raising the rent they make sure that they send you the proper information so you're always on top of things and informed about everything. If I could give zero starts I would. Our roof has been leaking for six months now and it's leading to our ceiling caving in a bit. For the past six months, I've been fighting with the company to do something about it. It takes weeks to get replies, and the leak wasn't patched until three months after the initial request. Notice I said patched, not fixed. This patch did not hold up and it is still leaking, and there is still no information on when the actual roof is going to be fixed OR when my ceiling is finally going to be fixed. If you are a property manager, please look elsewhere, I hate that our property manager uses this horrible company. read more

I feel I've dodged a bullet; the company is dangerously incompetent, even when handing rental applications. After I filled out the initial application form, a representative replied with a boilerplate email which appeared to ask for further financial information. Their email footer had no listed phone number. I replied that I needed a secure way to send such info, and requested either a secure web portal or a physical address so I could send the information securely. I received no response. Out of the blue, I got an invite to "Property Meld", their system for requesting repairs. Since I hadn't gotten an application approval or denial, I asked my point of contact (politely) what they implications were. Another party got on the email chain and explained what Property Meld was as if I were an existing tenant, as if nobody involved had read the conversation history on the ticket. I then asked directly if that meant my application had been approved. That last question was two days ago. I phoned the company directly, got redirected to the address's property manager promptly, but dead-ended at an automated voicemail machine. If a company can't answer a direct yes-or-no question within 48 hours, then they can't be trusted with the safety of their tenants. I'd probably be dead from carbon monoxide poisoning while waiting on hold. read more

DO NOT ALLOW WESTWARD TO MANAGE YOUR BUILDING!!! Property Managers are from Philippines and are extremely young with no knowledge and experience. Emails/Phone calls will go days and even weeks without answers. Budgets will take months to be sent out and wrong every time. Westward will NEVER take responsibility for the issues or mistakes that they cause. Manager Kevin Ball is a JOKE and all he does is avoid the situation and brush off your problems like its nothing. He constantly ignores the issues our building brought up and will selectively answer what he wants to. Our property manager Sheryl Elegado at one point didnt respond back to us for 3 weeks and Kevin Ball just made excuses why and never actually fixed the issues at hand. Just kept making excuses until we just let it go because Westward wont fix anything that they do wrong. I honestly do not have 1 good thing to say about this company. I could write pages and pages about all the problems that they have caused us. I just wish to save some other people from using them and wasting their buildings time and money. You might as well just burn your money because having Westward manage your property is the same thing + the headache of having to track down your property manager. Also make sure to not use any of Westward Verified Workers. They do HORRIBLE work and wont fix it when they do it wrong. These aren't property managers. I dont even know what to call someone who barely responds back to you, never once visits your building, or knows how to answer questions about your building. Its pretty hard to manage a property when your not from this country. Property managers constantly need to check with their legal team because they actually have no idea. I live in The Ponds of Bull Valley in Woodstock Illinois and have for 20 years. For 19 of those years we had no trouble getting our common ground mowed, suddenly this year we have tall grasses and weeds blowing in the wind. They can get the hallways painted but need "board approval" to get our AC fixed in the hottest months of the year? Ridiculous and unacceptable. Applied for an apartment over a week ago and got ghosted. No follow up. No denial. No acceptance. No explanation. Took our money and never responded. I followed up after 3 days and sent one email daily. Then I tried to call. Took 16 min to get a human on the phone and they clearly were not stateside. Wouldn't transfer me. Wouldn't escalate my call. Just told me the application was processing. I'm fully convinced the apartment wasn't ever for rent and this is just a giant scam. Avoid any apartments owned by them. It is incredible how they brag about owning all of Chicago buildings and then ignore people trying to rent one. They have caused so much stress during an already incredibly stressful time. Recently, I had a unit available for rent, and Sheena's involvement proved crucial. Within a few weeks of her starting the new position, I had a potential tenant eager to move in on a tight timeline. Initially, there were some communication challenges due to the building's website, which is used to initiate leasing and moving requests. My early messages were not reaching Sheena as intended, which raised concerns given the quick turnaround required. Fortunately, with only a few days before the hoped for move in date, we were able to establish clear communication. My service requests are consistently ignored and upon calling the service hotline (outsourced to foreign country) I'm told someone will look into the request. These are always ignored or at best answered weeks later. It's impossible to get a hold of anyone that can actually get anything done. Highly recommend avoiding renting units or purchasing units in buildings managed by this company. read more

The customer service with this company is far below par as they refuse to admit to mistakes made on their end and ultimately forced me to pay additional fees for their lack of action. They failed to deposit a payment and then failed to respond in a timely manner reference the investigation I requested. Once I canceled the check fearing it was lost, they mysteriously located it and charged me additional fees for canceling the check. They had it in their possession for multiple weeks. On top of it all, their email responses left much to be desired. We are very disappointed our homeowners association contracted with them because they would be canceled immediately if we had any say. read more
