    I rented from Dimensions Management. The deal Tom Vollman tries to provide is that they allow one month free at a higher rent price to make it seem like you're getting a deal, instead of just listing the apartments at a lower price. EX: you get 1 month free, and rent is $1,000 each month. This would mean that you will be paying $11,000 a year. Tom Vollman has stated that this is how they get individuals into the building to get them to re-sign a lease (I will share this experience later). He does this instead of just listing the apartment at $915-$920 a month; actual would be $916.66 monthly. Issues with my situation were that there is no way to get anything truly fixed. The maintenance people at the building I was at were great people, but the issues with the apartment on a bigger scale were never fixed. The bathroom that I was paying for had very weak water pressure and toilet, along with roaches. The heating in the room was non-existent and the radiator would sound like a jackhammer when it went off, which would always wake me at night. I would have to work from home with heavy winter gear to keep warm. I've put in work orders to get these fixed and nothing was changed, and when I moved out of the apartment all the work orders were deleted, though they never addressed the issues above. Tom Vollman really showed his true side when the pandemic came. Everything that came out of his mouth showed that he clearly has bad intent. Mid-May of 2020, while I was on a work meeting, someone slipped an envelope under my door. They did this instead of doing the commonsense thing like emailing me or just simply putting it in my mailbox. I get the envelope after the meeting is over and see it is from management, it's the lease agreement. The first thing I see when I open the letter is a massive raise in rent. Tom Vollman wants the same renting price that he gets you to sign initially. As in, instead of paying $1,000 for 11 months he proposes you pay it for the full 12 months. Making that $12,000 for the year and what would be $1,000 a month from the $916.66. This is where Tom Vollman stated that they only provide the one-month free deal to get people in. He does this so they can just resign the lease at a higher price because it is very inconvenient to leave and could be more costly. Finally, when I reached Tom Vollman through phone, and throughout the rest of this phone conversation, he chose to butcher my name even after correcting him 2 times. I requested to negotiate the price to have the same deal and keep it one month free. He made an excuse that that is impossible and that I need to think of the others in the building. These were very odd remarks to try and get me to sign at a higher price during a very hard time. Tom Vollman stated that the people above me never had their rooms redone and that it was the same for 20 years; however, when I moved in, they were remodeling multiple units above me. This was a lie. Tom Vollman tried to guilt trip me in another way stating that there was a young man from New York who is a recent graduate of Cornell University that moved to Chicago and lost his job during the pandemic. That if he can still make his rent, that was higher than mine without a job, then I should sign the lease. Which is another odd remark. I let Tom Vollman know that other people's circumstances will not affect the decision I'm going to make. This was especially after he lied about the units above me, and I believe that this story he brought to me was also made up. Do not lease any apartments from Tom Vollman. Any response he has to this review will be him accusing me to save his reputation. If you are smart, you will look elsewhere in Chicago. And if you are renting from Tom Vollman currently, move out. Please take every negative review to heart and every positive one with a thin grain of salt. With the experience I've had with Dimensions Management and Tom Vollman, any positive review is probably falsified to keep ratings higher. Good luck. Be safe. Don't rent from Tom Vollman and Dimensions Management.

    I'm going on Day 6 of not having clean water. 2 of which I spent in the bathroom sick to my stomach from drinking it. I'm scared to wash dishes or shower. I submitted a formal maintenance request and no one responded. Followed up with an email and no one responded. The building is infested with cockroaches. There's windows without screen. A bird almost came into the hallway the other day. I've had electrical issues. I.e power going out with a light and the microwave on. They did fix that. They asked if I wanted to renew the lease 2 months in on my 6 month sublease. Originally they said I would have the option to extend a month or 2. I have documented proof and they did not allow this. Only 1 of 3 washing machines work in a building with 30 units. No one changed my locks when I moved in. The building smells like a nursing home and in turn it makes my apartment stink regardless of how many candles I burn. My heaters are broken- another maintenance request no one responded to. Supposedly, there is storage in the basement but no one showed me or responded to my maintenance request. The building advertises free internet on their website and it is not. I asked the building manager after my move to which he responded with what are you talking about. Just about everything that can go wrong has. I'm embarrassed to invite any friends over and try to spend as little amount of time here as possible.

I have loved living in the building and working with Aaron. I would recommend him to anyone. Working with Aaron: - Hands down, Aaron has been the best, most accommodating and helpful Building Manager I have ever worked with. - Texting or emailing him always resulted in my questions being answered quickly. - He told me how everything was flat out, without additional selling or sleezyness that I have seen with other building managers. - I ended up having to move out of the building before my lease was up (Not because I wanted to! I would have stayed for years) and Aaron went above and beyond in helping me through what could be a VERY stressful situation. He was amazing. With the Building: - It's an old hotel from the 1920's which added to the charm for me. Knowing that, it's an old building, but they have done a great job updating the apartments and the one bedroom I loved in was redone right before I moved in. - There are small quirks about the building and apartments but you are always going to get that unless you live in a brand new construction for 3 times the cost. - I always felt safe in and around the building as a younger lady living alone in a one bedroom. - Whenever I needed something fixed, the building engineer, Ahmed, was there within 24 hours fixing it just after a quick text. It was super convenient. Overall, If you are looking at this building, do it. It's worth having someone great to take care of things that come up and to have a great old building with lots of charm in one of the best parts of Chicago.

We have kept a great relationship with Jim through the years, and my husband has worked with him on buying and selling some of our investment property. So when it came time to sell our city home in Logan Square as we made the move to the suburbs, we knew Jim Flanders was the one to help us do this. We were building a new construction home in the burbs, so we had a lot of lead time in knowing that we needed to list the property. This was a tricky balance since we didn't want to list the home too quickly (and risk selling it and being homeless for many months until our new house was ready), but we didn't want to miss the peak market season during the summer months and wait until the fall or winter to list it. We also have 2 toddlers at home, so the idea of having to keep the house "showing ready" for an extended period of time was daunting. In a perfect world, we would be able to get under contract quickly with a buyer, but negotiate a later close date and get the best of both worlds. Jim helped us do a walkthrough of the house and pointed out the things he recommended we do to get the house in showing form (painting the walls, caulking some areas, clearing out toy congested areas) but only focused on what he felt would actually make a difference rather than asking us to invest a bunch of money in things that ultimately do not help sell quicker or at a higher price. Jim helped guide us in our timing, thanks to his knowledge and understanding of the market. We listed on a Wednesday in July, and decided to have an open house that very weekend. Jim came and managed the open house for us and the first couple to see the home made an offer that same day. They did not have a real estate agent, and Jim led all the conversations directly with the buyer and negotiated the terms and conditions for the contract. He was able to negotiate a 90 day closing, which gave us plenty of time to stay in our home and enjoy it before needing to vacate. The best quality about Jim Flanders is his easy going personality and honest approach. He always has your back and wants the best for you. But he is not pushy. He will not talk you into doing yourself a disservice just to get a quicker commission. He truly wants to advise you and guide you to get the best results possible and his patience is incredible. He will be there as many times as you need him for as long as you need him, to make sure everything goes smoothly. It was one thing for us to have the utmost trust in Jim, but the most impressive thing was how much the buyers also trusted Jim. They opted not to get their own real estate agent and were fine working directly through Jim (even though he was representing us, the sellers) because they also could feel that Jim had everybody's best interests at heart. This is where Jim Flanders really sets himself apart from other realtors I've worked with. He forms relationships, not just with his clients, but with the opposite clients as well. He took time to have many phone conversations with the buyers to put them at ease, talk through the inspection findings, and negotiate our terms. They trusted him so much that when it came time to close, they didn't even ask for a final walk through of the house before closing. We couldn't have asked for a smoother and less stressful process of selling our home. We got the price we wanted, the closing date we wanted, and all the negotiations and conversations were easy and friendly.

Knowledge and professionalism aside, Jim is just a legend and we just enjoyed hanging out with him and having the chats at showings.
