Hi Kevin, As the co-owner of the property that Ken K had referenced in his review, I want to clarify a few false statements referenced in your response. During the inspection, we did inquire about EMF readings due to the location of the transformer which you stated was outside of your area of expertise. However, this has nothing to do with the problem at hand. The main issue here is the water damage in the back room we noticed 2 months after moving in that we were looking for your guidance on. It took approximately 33 days to close (not the 2 months you had stated). We contacted you via text several times hoping you would be able to provide some direction here. You stated you would come by the week of January 20th. With no response we followed up 10 days later. We understand things come up, however this all could have rectified with proper communication and by simply just picking up the phone. We have thousands of dollars worth of water damage, and as our home inspector, we expected more professionalism and communication versus the ghosting and unaccountability. read more

Inspection was comprehensive but watch your payment. I suggest paying the inspector at the time and getting a receipt. I had my sister pay via Venmo two days before as they requested. My inspection report was held up because they said they did not receive payment. I had to send them the receipt to prove it. It did show the property address and name. read more

In October 2024, Kevin from Home Dynamic Services performed an inspection on a property in Deerfield that we eventually purchased. We've had several issues that were overlooked by Kevin's inspection. During the actual inspection he spent a great deal of his time on his cell phone. The main issue we encountered was a significant water problem with the roof two months after moving into our new home. We contacted Kevin via text in order to find out and gain an understanding how water damage of this magnitude could be missed during his home inspection. He replied to the first text with a follow up question and no response after I provided him with a video of the water damage. We sent an additional text to inquire on this same issue since we hadn't heard back. He then did respond with his availability to come on site. I advised him that whatever day he wanted to come out I would make sure that someone would be home. He failed to show or communicate. With the problem getting worse we had multiple roofers come on-site to investigate. Kevin and I were unable to rectify this issue between the two of us despite giving him multiple chances. There are some great home inspectors in the area. Kevin is not one of them. read more

We bought a home and part of that agreement was that there was no post inspection negotiation. Therefore, we wanted to make sure we had the best of the best, and we were not disappointed. Kevin from Dynamic Home was personable, thorough and explained every single item clearly. He gave recommendations beyond what is required of him, as a friend would. He has set a new bar of standards for us. We are so relieved to have had him as our inspector and have a game plan to take proper care of our new home. I wanted to also note something else really positive about Kevin beyond his expertise in his field. We are also currently selling our home, and I, a female, coordinate with all of the contractors. A complete waste of money. Extremely frustrated by the quality of the inspection performed by Jeremy Pinkwater. This was for a condo in Chicago West Loop, recommended by our buyer's agent. Half of his inspection report were items that I had pointed out to him in person. His inspection report was even missing major issues, such as corrosion and rust of the balcony handle and metal plating. Kevin (the owner) insisted that Jeremy performed "above and beyond" when Kevin had not seen the property and was not there for the inspection. We hired a different home inspection service afterwards. Just as we suspected, several checks and services were performed by the other company that were never performed by Jeremy. For example, the other company checked all the appliances for possible recalls, and examined temperature differences between the supply and return for the HVAC system. Jeremy never performed these checks. There is a big difference in the quality of the recommendations in the reports between the 2 home inspection companies. Jeremy's recommendations were simply not protective of us as prospective buyers of a new home. Not to mention, the other company charged us less money! read more

Primarily influenced by the aftermath of our home purchase, we were highly disappointed with the quality and accuracy of the inspection provided by Kevin at Dynamic, and would not recommend their services. We trusted that Dynamic would provide a thorough inspection with a critical focus on protecting us from major issues - this was clearly not the case, and the shortcomings of the inspection have left us having to pay tens of thousands of dollars out-of-pocket to remedy. Specifically in the context of the roof and HVAC, due to circumstances that could and should have been avoided, we now find ourselves in a discouraging and extremely costly situation. Overall, as we continue to work through issues daily and try to recoup our losses from issues that a subject matter expert should have been able to identify, we feel the inspection was critically underwhelming and insufficient, and left us exposed with a false sense of security when it should have helped protect us. read more

Uhhh maybe if it was tested, would have known fridge was broke .. windows they claim were inspected properly when been told by 4 resources they broke. Wish I had these details before final negotiation. I mean this company came back to my apartment and still claimed their inspection of my windows was correct. Their communication was terrible. I wonder how much Kevin pays to have anything less than 5 star reviews. My experience was anything but positive. His "licensed" team of experts diagnosed my sewer line to have 3 holes and and suggested a fiberglass sleeving of the inside of the pipes to fix the "broken" pipe. Anyone who has dealt with plumbers knows they don't use the word broken unless the pipe is collapsed and no longer functions. The 3 holes in my broken pipe turn out to be connections where drains from the bathroom sink, faucet, and toilet connect to the sewer. Had I taken his suggestion, I would have spent upwards of $25,000 to fix the holes in my pipe which would have rendered useless the bathroom that I just spent $20,000 to renovate. Then I would have spent $25,000-$35,000 digging up the sewer pipe that can no longer drain the bathroom and repairing my damaged floors, walls, etc from digging up my finished 1st floor. Turns out, after spending about $500 more on sewer scopes from real licensed plumbers that there is nothing wrong with my sewer that normal maintenance won't fix and keep it functioning well for years to come. Dynamic exposed themselves to not know what they are doing when it comes to sewer lines to the point that I'm embarrassed for the company. read more

Kevin provides a new condo inspection that is thorough and educational! I'm currently in the process of buying my first home (condo) in Chicago and wasn't sure what to expect. Fortunately, Kevin was sure to explain the whole process and encouraged questions. During the inspection we discussed everything he was looking for and why. We went over the electrical panel, washer/dryer, HVAC, and everything else throughout each room and the roof. He gave me advice for ensuring the longest life out of the appliances and fixtures; and even showed me how to use things like the humidifier, which I was unfamiliar with. The follow up report included pictures of every issue he found and notes to explain the problem as well as recommended steps to go forward. He also sent out the report the same evening, which is extremely helpful when things need to move fast.
