Our experience with Christone Property Management was extremely disappointing, and I would not recommend them to other property owners. Communication was poor throughout the management of our property. We frequently had to reach out ourselves for updates, and important information was often not communicated until after delays had already affected our property and prospective tenants. The tenant they recommended appeared well-qualified based on the information presented to us. However, after the tenant repeatedly failed to pay rent and we began eviction proceedings, we discovered significant financial issues that had not been disclosed to us during the approval process. Had we known this information, we would not have approved the tenant. Once rent became consistently late and the tenant stopped responding, we expected much more proactive management. We saw little evidence that the property was being regularly monitored, despite the tenant's ongoing payment problems. When the tenant finally vacated the property, we discovered a strong smoke odor throughout the home, unauthorized dogs, and damage requiring additional repairs. The smoke odor has made preparing the home for sale significantly more difficult. We were also advised to use the tenant's security deposit to pay outstanding sewer bills, leaving insufficient funds available to cover much of the property damage. Overall, we experienced poor communication, questionable tenant screening, inadequate oversight during the tenancy, and management decisions that ultimately cost us thousands of dollars. Property owners hire a management company to protect their investment and provide peace of mind. Unfortunately, that was not our experience. I hope Christone reviews its tenant screening practices, communication, property inspection procedures, and overall management process so future property owners do not experience similar issues. read more

Viewed an apartment a couple years ago with a man who said he used this company to do background checks. We submitted an application, and they did a HARD background check. We even decided to not rent with them because they did not properly disclose their pet policy in the listing. I have never had a rental agency do a hard credit check. If zero was possible I would give them that! They have BED BUGS at the property and they make you pay to spray!!! $400! I have a family member that has lived there for 18 years paid over $100,000 in rent and still they will not pay for bedbugs. Maintenance takes weeks to repair any issues. They're big potholes on the parking lot tearing people cars up. There's always trash bags , poopy diapers, old furniture outside the trash dumpster. Christone apartments are rented out as is. Meaning theres no fresh paint upon new leasees, refrigerator is broken. Everything inside apartment is old and outdated. The value of the property is real worn down. Theres storm damage to the siding of the apartments that they're never going to fix. It just screams poor management & dirty. read more

As an x employees they have no skilled maintenance and workers go out in teams one guy does all the work the other guy draws a paycheck riping off the owners of properties .I worked a job where a guy spent 16 hours putting in 4 light bulbs and two smoke detectors,an on the same job another star employee put in 6 light bulbs and 3 smoke detectors In 8 hours .....I completed the rest of the 3 page list by myself they made 23 dollars an hour I could have done both their 24 hours of pay in one hour .....I was fired for complaining about shitty work and people just drawing paychecks!!! The owner and the job boss run this company like that .... Yeh for them screwing the hell out of the owners of properties......I did extra work almost daily off the clock because it was so horrible no morals or guilt about what they do !!! This company allows their leasing agents to schedule viewings for homes that are damaged, uncleaned, unkept yet listed as "move in ready" or "please keep in mind Home hasnt been cleaned" & their rent asking price is unreasonable under these home conditions. I'm not sure how they are still able to operate? Avoid if possible, there are other wonderful well kept homes within reasonable rent rates in area and close towns. read more

Heads up! I would not advise anyone to sign a Property Management Contract with Christone Enterprise LLC. They will not take onus if your property is destroyed. Even though they approved the applicant(s). They do not check on your property but will collect their management fee each month. Applicants rental history, I believe, was not check prior to moving into my home. Applicants had a prior eviction, bankruptcy, serious delinquencies, and child support collections. Ask yourself if you would have allowed these applicants to rent your home. I would not recommend this company to manage someone property!!!!!! read more

If I could give zero stars, I'd do exactly that. We lived in a house managed by Christone for three years. The owners of the residence came to see the house multiple times during our tenancy and the house was in great condition. Upon our departure, they withheld $875 TO PULL WEEDS. Not to mow, but to pull weeds. See attached "invoice." The address and phone number for this "lawn care invoice" is Christone's address. Christone loves to use military members to their advantage. Do not rent a home from this place if you are or aren't military, have a family or single. They will tell you they will do something for your property whether it be fixing leaks, concaving ceilings and mold. Weeks and months go by without anyone checking on the property and trying to fix up a hazardous situation in these houses that could cause an accident or even death. These places that Christone Enterprises rents out will rack up your water and electric bill for even single living owners almost in the $200 range. Absolutely insane. rent is $1000 for a crappy house. water is $200 due to unfixed leaks and flooded roofs. electric is $180 often come from using outdated or inefficient appliances around the home. That is $1380 a month on a house that is worth dirt. Would recommend looking into another rental company or apartment buildings where you will get your monies worth. Do not recommend to anyone this place sucks and will take your money for what the property isn't worth!!! read more

Absolutely would NOT recommend renting for this company!!! I rented for this place for 18 months and left my rental home in better shape that what I received and paid rent on time every month (as everyone should!). It has been 8 weeks since I have terminated my lease with them and have YET to receive my security deposit back! It has been weeks of calling to only leave voicemails and no calls back, and back and forth emails stating they will be sending this out soon (which has yet to come). They start to show their bad attitudes after you signed the lease, and are absolutely not willing to help tenants to deal with problems - all I got was basically "there is nothing we can do about it". We contracted with this property management company when we lived from Oregon to Illinois. The property was MISSING whole structures when we arrived, they had falsely advertised online one of their rental properties. We pay $875 a month to live at 203 Canterbury St and we are extremely unhappy about the online misrepresentation. We had plumbing problems when we lived in, meaning raw sewage came up from the toilet. They also blamed us for renting this property and only looking at it online. We were in Oregon, there was no way we could have seen it in advance. There is a host of other problems. No matter how good these properties look online remember they use old pictures and if you are in the military or live in another state go with someone else. There is AmericanHomes4Rent, MainStreetRenewal and others that will help and are nationally managed. Meaning professions, unlike Christone Enterprises. There is damaged tile, sunken in floors, there was glass on the living room floor when we moved in! That's not right. We also just found out the radon levels in this home are more than three times what is considered safe by the EPA! This is not okay to rent a place like this. Our dishwasher doesn't work properly, the hvac's pilot light was out because it hadn't been cleaned in tears and there was carbon build up, there are mice in the garage, there is an unbelievable amount of things wrong with this place. Christone has no bar for the properties they rent out. They won't fix the broken shutters that make this place look like a slum or the tile in the kitchen, they said that's cosmetic and the owner of the house could care less. 203 Canterbury St in Bethalto. Our AC unit went out yesterday. I called the maintenance overnight number. Roger stated his HVAC guys were already out and wouldn't get to my home. He stated that he needed to contact the owner before they could come to look at the unit. I informed Rodger it was 85 degrees in my home and that the next few days is a heat advisory. I also explained it was imperative some type of resolution is given until the HVAC person can come as I'm pregnant and have a young child. Received a call from Roger this morning stating that the owner has his own HVAC person who will call me to set up an appointment. In the meantime I requested Roger to provide fans and or some time of cooling relieve until then. Roger proceeded to tell me that he would not be able to give me window units because the HVAC person would be out today possibly. I called Christone office at 12:30 because four hours has gone by and no once has contacted me to set up a visit. I asked to speak with a manger and got Ashley. As I'm explaining to Ashley the magnitude of the issue and how just in December the heat went out on the coldest weeks which happen to be Christmas Eve, and that it took 5 days for our unit to be seen and fixed. She becomes combative and unprofessional tells me her hands our tied. That it is in the owners hands. I asked her what's the purpose of the property manager if you aren't the middle person to solve occupants issues on behalf of the owner. She stated she works for the owner. I was appalled at her response. She went on to tell me I needed to lower my voice when clearly she was the one being defensive. I just wanted her to be empathetic to our issue and to at the minimum provide reassurance and some freaking window units or fans. This is something I should have to pay for. Also the fact we will have to stay at a hotel because staying at this house is not safe. Why have a recording about if your HVAC system went out is considered an emergency but no one is acting with a sense of urgency. She then gives me the HVAC persons number to call. Which I believe should have been handled by her office. I also asked for the owner of the company her boss number. Ashley proceeds to rudely state his voicemail isn't set up so what's the point. I asked her to transfer me over anyway in the event he was there which he wasn'tI proceed to call the HVAC person to find out no one has called him and notified him of our issue. He then tells me he will reach out the the owner to get more information. I called back and spoke with Cindy and asked for his email address as another means to contact him and I was told yes give me your email address and we will forward it to you. I later get an email from Cindy stating they don't have his email address per her accountant. Who is running this business. Clearly Mr. Christopher Mendola isn't. A few more hours pass I call him back and he informs me he can't get in contact with the owner. He then ask for my address so he can come view the HVAC. We are still waiting. While we wait I call Christone properties and speak with Roger to inform him that the HVAC person hadn't received a call. Roger proceeds to tell me that he texted him this morning. Really Roger is that how you contact a person, why would t you have called knowing the severity of this issue. This is poor treatment and lack of effort on Christone. When I asked Roger if he could provide some units to cool our place out he says he doesn't have anyone to come out now. When I clearly requested this hours ago a request I shouldn't have made, something they should have offered. He then goes on to add be couldn't because he has to get in contact with the owner first for permission. I am beyond upset and Christone will not get away with their treatment of their tenants this way. read more
