When…read moreI inherited my parents' rental duplex in San Francisco and decided that I didn't want to be a landlord, I enlisted the help of Janice Lee to help sell the property. I picked her because of her excellent Google and Yelp reviews, and also because her office was in the same general neighborhood as the property. At first, I nearly gagged on the cost of real estate agent commissions, but at the end Janice turned out to be worth every penny. After at least 50 years as a rental, the property was in rough shape and needed a lot of work to get into an attractive enough condition to sell. On top of that, the former tenants left behind a lot of stuff that needed disposal. Janice pretty much took care of everything, from cleanup to repairs to needed renovations. She not only located and hired the contractors but even picked out the colors for painting (both interior and exterior) and flooring. It was like she had a sixth sense for what buyers wanted. The only work that was done, and it was a lot, was whatever would pay off when the property sold. The work took over a month, but it was all needed, and I really didn't have to lift a finger. When the property was finally ready to price and sell, Janice took careful note of both the surrounding market conditions and her perception of buyer sentiment at the time. The timing was good, and within 10 days we had five all-cash, no contingency, offers in hand, all for well over the asking price. We accepted one of the higher offers and the deal closed quickly. As an example of Janice's careful attention, the buyer reported a possible smell of gas on the property. It turned out to be just the smell of fresh paint, but Janice went to the property in the middle of the night (so I wouldn't have to) to meet the PG&E tech, check everything out, and get an all-clear. Janice handled all the closing paperwork, from escrow to county filings, in a precise and timely manner. It is now one year after the sale, and there have been no problems whatsoever.

Within just the first one to two months of taking over my rental property, she accomplished what my prior property manager had failed to deliver over the previous 2.5 years. One of the first things she tackled was coordinating and project managing major property improvements. She found qualified contractors to completely redo my front concrete driveway and resolve a long-standing issue with an unfinished backyard patio deck. We later discovered the deck had been partially built incorrectly and did not conform to the original architectural plans.     Chicago Title stands behind their escrow agents who redacted documents, forged documents, changed…read moreclosing dates on agreements, misledgered earnest money as additional funds, and retaliated--only to later admit in a deposition that she didn't like me. After I was threatened by the investors--after two breaches with no actual buyer and no funds--that if I didn't sell to them, they'd make it so I couldn't sell at all, I called Susan Handwerk, thinking she was head legal at Chicago Title. For three months straight, I was told there were no liens on my property. But at the end of that third month, their escrow agent spent two days redacting and voiding documents, and shortly after, a lien was placed on my home. Now here's the truth: the investors never backed out--because they were never the ones buying it. They're flippers. Their game is to get someone else to buy the contract from them at a higher price so they can pocket the difference. But when their supposed end buyer backed out, they were left with nobody to fund the deal. And instead of walking away or being honest, they screwed me again--acting like I was in breach, when in reality they had no buyer, no money, and no right to the house. And what did the escrow officer do? She hid that fact--that there was no buyer, no funds--while screaming that I was in breach, setting the stage for one of their investor buddies, a Fidelity National faculty member, to file a wrongful lien on my home. A lien that the court later ruled was invalid. Because of that, I was forced to seek legal help, lost my credit, became housing unstable, and was shoved straight into poverty. I have every document, recording, email, and text message to back this up--including forged contracts with audit trails, showing signatures were copied from one app and pasted into another. I even have declarations from the end buyer--yes, the guy who backed out--admitting he walked away and forfeited his earnest money. And Susan Handwerk--the one who told me over and over again that there were no liens? The one who said she was "head legal" on a recorded call? Their own 30(b)(6) corporate rep testified under oath that she holds no legal position at all. She's basically head of the Take-Care-of-Bullshit Department--nothing more. This wasn't incompetence. This was a coordinated cover-up, a retaliatory conspiracy between escrow officers, the title company, and a tight circle of investors who all knew exactly what they were doing. I was given no truth, no transparency, and no real chance. My entire life was destroyed by this company's actions. And when I was in court as a pro se litigant with all the evidence in hand, they just kept saying, "That didn't happen," until they finally out-moneyed me into silence.

    WARNING TO RENTERS: Avoid Progressive SF Property Group. Do…read morenot be fooled by positive reviews from property owners. Progressive SF Property Group (PPG) is hands-down the worst property management company I have ever dealt with. Extreme Neglect & High Utility Bills: It took over a year to fix the lack of any hot water in our kitchen sink, and four months to fix a scalding-hot shower issue caused by a simple shut-off valve their plumber missed. This neglect drove our gas bill up to $300-$470/month despite minimal usage and that includes include all 3 available discounts for budget billing, medical baseline, and -$108.36 for CARE, despite our minimal use of utilities. Unfair Blame & Extortion: Management routinely blames us for building-wide issues we have nothing to do with, including 114-year-old plumbing failures and laundry room floods we had no part in--even attempting to extort over $1,300 from us for damage caused by others. Today, another flood was caused yet again because of the washing machine, but it couldn't have been us because we haven't done laundry here for weeks because we are so afraid to do laundry here because we are worried they will try to blame us yet again for another issue we did not cause, and try to extort us into paying them for it. They also say we are unusually noisy, but our neighbors are louder than us, plus we work night shifts remotely and are usually asleep during the day, so it makes sense we would make some noise by entering and exiting the building at night . Our neighbors kid screamed loud enough for a nice old lady to ring our doorbell and ask us if the kid was okay, because she could hear the screaming from the street! The walls are paper thin. Forced Financial Liability & Harassment: After an uninvited individual caused a fire in a storage area, PPG illegally forced us to pay out-of-pocket for fire remediation. The fire report states that there was NO DAMAGE done to the property because the fire was put out almost immediately, thanks to the quick action of my boyfriend. They demanded we hire a remediation company and pay for it out of pocket immediately, so we did. We hired a professional company, cleaned the space, and provided receipts and photo proof, even went as far to sweep and mop ourselves 2× & send even more photos, because Kenny Thompson the property manager demanded we do so. Despite all of this, now PPG falsely claims we did nothing to remediate and now have served us a 10 day notice to cure or quit, won't tell us what needs to be done to cure the issues they're having, and won't look at proof proving our innocence because they want to kick us out by August 3rd, 2026! Hypocrisy & Lack of Transparency: They constantly hide behind an "uncontactable" HOA when refusing repairs or safety requests (like viewing camera footage after our friends dog was stolen outside the building, or claiming to not offer lockout services), yet weaponize the HOA to spy on and harass tenants in real time. Retaliation & Illegal Eviction Tactics: Because our rent is significantly below current market rate, PPG is actively trying to push us out. They served a vague "10-Day Notice to Cure or Quit" without explaining how to cure it, while refusing to look at evidence proving our innocence. Bottom Line: They are fake, retaliatory, and actively try to illegally pass property damages they should be paying for themselves onto tenants. Avoid renting from PPG at all costs. We believe they want to kick us out because we rent our apartment for significantly below market rate because we signed our lease before the AI bubble, so they want to kick us out so they can rent this 690 sqft apartment to some other poor sucker for probably $3500, or more! I have recently learned the fire should not have even been our legal or financial responsibility fix, since the person who caused the fire wasn't our guest willingly at the time of the fire, it should have been on them to pay for the damages. If they insist on trying to kick us out, I will just have to bring them to small claims court and get a lawyer to defend us against this wrongful and abrupt eviction, because they have zero evidence to back up the majority of their claims, and all of the issues we were actually responsible for were isolated incidents that happened several months ago, and were smaller issues, such as our guest accidentally ringing our neighbors doorbell a single time at night, which they also included in the 10 day notice, despite the fact it only happened a single time, and it happened 6 months ago. Do NOT rent from these people, they are horrible and be fake to your face, they will try to kick you out over stuff that isn't your responsibility, and they will try to illegally force you to pay for it as well. If I could give negative stars, I would. We want to leave, we just don't want to be rushed to leave by August 3rd!

I will keep beating the following drum: Public spaces are where it's at. SF is a beautiful place to begin with, but all these little POPOS's are jewels pretty much just sitting here to be enjoyed at will. Of the 68+, this POPOS is in the the upper echelon. 101 Second Street Greenhouse and Mezzanine is a terrific space that you might not realize is open to the public. My first experience with this space was walking by on a December evening shortly after sunset. The space at 101 Second Street looks normal enough during the day - a large window facade on another nice, relatively new building. Well, at night, the facade shows the space inside with a lot less effort. This is a huge glassed-in lobby with a mezzanine-level. There are trees inside, and there are two nice pieces of public art. On a sunny day (and we have some of those in California) the light is amazing through the two-story+ glass. There are also a number of tables and chairs on the mezzanine-level to eat, which also provides a nice view of the space and the art. Of course this is the FiDi, so almost everyone here if working and on a lunch or a break. This place is pretty vibrant, so if you're looking to chill it may not be your first choice. (There are several places around that will work for that - try the KPMG Building.) This is also a place where the irony is that it's indoors, but particularly beautiful on a nice day. I look forward to coming in once it gets Novemberish/Decemberish and open during the darker hours to see what it's like in that light. Oh - and there's a Peets Coffee on the ground floor. It's also very near several other terrific POPOS such as: 560 Mission Plaza, 555 Mission Sculpture Garden, Shaw Alley, The Sun Terrace, KPMG Greenhouse and Galleria, 235 Second Street and Marathon Plaza... just to name a handful.
