Excellent apartments with an ideal location in downtown San Francisco close to pretty much everything! You are within walking distance of school / work/ supermarkets, and most of what you could need. The residences themselves are quite nice, bright, spacious, clean, and new with great lighting. They thoroughly clean in between each renter. Pricewise they offer solid deals to help if you are a first time renter there. The management and staff is very friendly and helpful, conveniently stationed in the building for simple questions or for helping you to resolve any issues. They are always available, flexible, responsive, and work with you on matters that need tending to. The security is top, which is important in a big city. The package pick up service is useful, and there is an elaborate gym for those who prefer it. All around solid place and location to live if life brings you around this corner! read more

Best value for a lofted apartment you will find in the city! We choose this apartment over 8 others in the city that we toured due to responsiveness, price, space and location. Management is very responsive and front desk are kind and helpful. They have security at night in the front entrance and back. Once you're in the complex you barely notice that you're downtown. Neighbors are really friendly and common areas are always clean. The 14 bus is on the same street to take you down mission or to Embarcadero, 5 min walk to Bart. This review is by no means a reflection of the quality of the staff. In particular, John and Milan are both exceptional and very helpful. I would hire them any day to work for me. You can read in more details about the merits of this place from the other reviews. I will summarize a few that mattered to me: - Convenient location. Walking distance to the Financial District and shopping. Close to the freeways. One block away from BART. - Webpass availability. Webpass is by far the best internet provider I have dealt with. It is available in the building since it is relatively new and the wired connections are available. - If you are lucky to get a unit overlooking the communal court, this place can be quiet. - Gym available. Even though it is tiny and has very few machines, it was good enough for me. - Doorman available to sign off your packages. Now on to the bad and ugly: -Make no mistake. 6th street is a dump. And will be for many years to come. Things I have witnessed with my own eyes: A homeless man completely naked from the waist down squatting down and peeing in the middle of the sidewalk, in the middle of the day. Several people getting pepper-sprayed in the face at 9 AM on my way to work on the corner of sixth and mission. Cars with broken windows on Minna street. Needles on Minna street. The management office will tell you "it's not that bad". I had a studio-loft and was paying 2650$ with parking. They claimed 450 square feet. I bet this included the width of the walls, the stairs, the area under the stairs, and the (mostly useless) balcony. The living space is closer to 300 square feet. See the picture I attached. Compare the size of "living room" to the size of the stove. That's how tiny it is. The "bedroom"-loft is wide enough for you to squeeze a double-sized bed. Without a night table. A queen would not fit. - Even though the rent is excessive, that will not stop them for jacking it up for your next lease. They raised my rent by 75$ a month. I wasn't planning on staying anyway. After I gave them my notice, they were like "oh why didn't you tell us". - They make you pay for water and sewage with AUM. AUM has got to be the worst company in the country. Google "AUM class-action lawsuit" and read about them. You would think that water and sewage would be minimal for a 300 sq ft unit? The average bill was 50$ per month! Including December when I was gone for most of the month. Nobody seems to know how they come up with those numbers. You want to pay online with a credit card? That's an additional 8$ surcharge. Whenever you see AUM, run away. - Balcony seemed nice but was useless. You have zero privacy: you will be staring into the eyes if your neighbor. The pigeons will make sure it's full of pigeon poop. Finally the restaurant downstairs (TBD) was fumigating the whole building with their wood-oven chimney. The management was trying to do something about it, not sure what happened eventually. - This is how rent money is spent: they renovated the entrance of the building. Which is cool. Except that project took around 3 months to finish and employed around 10 people. The end result did not look that much different. During that same period, the office tower that was being built across from my workplace had added 15 stories. The bottom line: You can do better. 2650$ for effectively 300 square feet is not a good deal. If this building was in Russian Hill then maybe. But on Sixth and Mission?? You must be kidding me. That is insanity (Welcome to SF!). They prey on people coming from out of town or overseas. If you are really out of options, get a short-term lease (6 or 9 months) and keep looking. I originally gave SOMA Residences a nicer review, but things here have gone to shit. This morning I got a warning note on my door. For what you ask? For having a f**king bicycle on my patio. Some amenities such as a small gym, a garden and a few lounge areas in the hallway. Overpriced, but they have a low deposit (usually $700). There apartments range from $1,500-$2,200 a month and are uncharacteristically small, but functional. Location: I've never had any problems but the area isn't the safest. Cars are always broken into in the alley way behind it. You have a 95% chance of having your car broken into if you leave anything inside of it. Also, take a look at the San Francisco Homicide google map... Management: When I moved in management was great. Very nice, friendly, knew me by name. Then along came Debbie. Shortly after all the friendly employees disappeared I won't make any personal attacks against Debbie in hopes this won't come off as venting, but a wholehearted, stay away review. But I absolutely can not think of one positive thing to say about her. She is extremely rude. Speaks condescendingly to everyone. Has absolutely no business manners. If I see her in the halls and smile and wave she literally turns around and ignores you. She is absolutely bad at being a apartment complex manager. Security: Security here is a joke, with the exception of Steven who is the only good left at SOMA Residences. 50% of the time there is just a sign on the front desk that says "We'll be right back." The rest of the door men (if they can be called that), just sit there on their phone watching YouTube videos. This is not a joke or an exaggeration! Cleanliness: SOMA Residences is kept fairly clean. The only complaint is that the people who clean it do some really stupid things. Like using oil based cleaners on all of the metal (elevators, doors) which leaves a thick, slippery, and gross residue on almost everything you touch. You will stain your shirt if you lean against the elevator walls. I've complained about this but it hasn't stopped. Plain and simple, don't move here. Just renewed for my third year here, zero hesitation! Awesome value for the money, you can't find another modern complex with rates like these in the hood... trust me I tried. Pro's - AMAZING STAFF (24HR security, package receiving), reasonably priced, CHEAP DEPOSIT, clean, modern, all the bells and whistles aka decent gym, attached garage, laundry locker, online billing / service request Con's - Location can be sketch when you walk around, but it has character / builds character! Also, expect an increase in rent every year, this is SF. The fire alarms go off sometimes, they are really loud. Car/Motorcycle Owner Paradise Definitely live here if you keep a car and/or motorcycle. Not many complexes offer big parking spots where you can fit both for cheap ($225/month), or dedicated motorcycle parking. If you like/need to drive out of the city, the location is sandwiched between a 280 ramp right on 6th and a 101 ramp, and its still walking distance from the BART! Tip for picking an apartment...get an apartment facing the courtyard (no street/alley noise), and the patios are sweet too. One of the best apartment experience I've had anywhere in the US. If you miss the ease of getting an apartment in the suburbs, this is the place for you. Soma Residences is one of the few places you can come look at well before you are ready to move. None of this stalking apartments a week before you need to vacate your old apartment crap. The units are small, but super efficient (I put up several pictures). Prices are reasonable for what you get. Units facing Mission Street are louder. The views from the units facing Minna is rather nice. Common areas are cleaned daily (even on holidays). The doormen are there 24/7. They will accept packages for you. Transportation is convenient as Civic Center station is only a block away. SamTrans and Golden Gate transit buses also run along Mission Street. If you have a car, garage parking is available for under $200. The neighborhood is safe, but dull. The dullness is rapidly changing. It used to be unsafe like Sixth Street. As it has cleaned up, more and more restaurants have opened (three have opened in the last year within a block). The trend should continue as there are two new apartment buildings being built. One is currently under construction that will add 1500 new units to the neighborhood. The second one should begin construction soon on the site of the two parking lots across the street. It will add 400 rental units to the neighborhood. So obviously, I like this place a lot. Why am I moving? Frankly, I'm bored. The neighborhood is dull. I'm moving to a fun neighborhood where a bunch of my friends live. My proposed rental increase would only have been $10. I was tempted to stay, but I'm looking forward to my new place. read more

Update: Two people from maintenance came down and were very informative about how this will be fixed. Amending my review because they were so amazing and promised to return once the rain stops tomorrow. I'm (unfortunately) a current tenant here-- I just moved in at the beginning of February. Already, I've experienced a multitude of problems that are exacerbated by the lack of communication and care exhibited by management. For starters, my second week here brought with me a leaking wall and windows. The amount of water required an industrial fan, multiple towels, and me relocating my bed to the main room. This issue is why I'm currently writing this review, because even though they came at 9am on Saturday (which I wouldn't have known unless I called Daniel, because he never replied to multiple emails from myself or my husband-- and neither did Jonathon or Vladimir, who were both CC'd on each email) the problem is still not fixed. Daniel offered us a $250 credit even though on the phone he said that we would be "compensated" for each day that we're affected by this issue. When my husband went down to the lobby today to speak with someone about how there's still a leak in our bedroom, the person there had no knowledge of what Daniel offered and simply told us to file yet another maintenance request online. The many glowing reviews here are what caused me to sign a lease, but my honestly awful experience with everyone involved (and their complete lack of communication) makes me feel duped. At this point, unless something is fixed, I 10000% cannot recommend SOMA Residences. That is, unless you enjoy waking up surrounded by water. read more

I needed to find a studio apartment that would suit all of my "needy needy" needs. NOT SMOKE FREE. Living here has been tolerable up until lately when more smoking residents have moved in. SOMA Residences DOES NOT CARE about violating the smoking rules regardless of the laws or the lease agreement. You could email Daniel the leasing manager or even his boss Tonia and not get any useful responses. You could include as much detail and proof including pictures of residents actively smoking, you could give them the exact locations, and they get 1 letter with a warning. You could send more proof of the same people still smoking in the unit and on the balconies afterwards and the response? "We sent them a letter already" Clearly even they know SOMA Residences won't actually do anything about it. As of now the 4th floor has multiple bathroom units smelling like an ash tray. Why? Because they realized they can smoke in there too, except that because the vents are connected, the smell now fully enters multiple other units. Once again NO USEFUL RESPONSE. Daniel sends a letter to everyone on that floor that smoking isn't allowed. DO NOT waste your time signing a lease here because they DO NOT hold up their end of it. Now they'll have to soon deal with PG&E bills to compensate for because having the bathroom vent running 24/7 is the only way to somewhat alleviate the smell because the people smoking in there do it MULTIPLE times a day just based on the smell coming back strong randomly through the day, but never fully disappearing and based on our air purifier needing a filter change after only running for a few weeks. read more

I mean, how badly do you want to save money? This building is ok. The kitchens have dishwashers, the maintenance is pretty prompt, and the gym is the best we have seen in the city. Your basic conveniences like package delivery, parking in the building, elevators, 6 laundry machines to use on high-volume days, etc. Good water pressure if you switch out the shower head. Nice lighting if you switch out the bulbs. Etc. Our unit has a balcony facing the courtyard which is quite nice in the summer. Office staff are fairly easy to talk to. There's a small park on Folsom street that is nice for dogs/sunny afternoons. There's a lot of upsides. Downsides are pretty important to take into consideration though. Here's a few noise-related issues that are beginning to get on our nerves: - We have a stomper above us. We can't do anything about it. He's not always home but when he is home, he's stomping for 12 hours a day. - The Monarch club is audible (or at least, when it's open) particularly around 12 or 1 am on Sunday nights. It's not super loud and you can definitely sleep through it, but it can be a source of aggravation. - Large construction site next door that's loud seven days a week. - There is constant beeping from the building's empty units/hallways due to fire and carbon monoxide detectors running out of battery. No one else in the building reports the noise and management doesn't seem to be able to preemptively detect it. It's annoying because the sound travels pretty far. We've had to call these in over 10 times since we moved in, which is somewhat out of control. - None of these sound issues bother my husband, so YMMV Other issues: - They rented our unit to us with really old carpeting, and were not amenable to fixing it. It had holes when we moved in and was very worn (instead of tufts, it's kind of matted). Also, there are sharp tacking nails sticking up in a high traffic area. We were eventually able to hammer them down but not until after a few unsettling jabs. There was glass in the carpet that we suspect came from the prior tenant that got stuck in a guest's foot. A large industrial staple got stuck into my foot. The old carpet is probably my biggest issue. - Ventilation is very poor, particularly for cooking. The lease says you can't open your door to help ventilate your kitchen - FYI, the reason why it says that is it's basically the only way to clear out smoke from frying. The electric burners are small and don't properly heat a 12" cast iron. I am sure this is all fairly obvious but we didn't think about it much before we moved in.- - The minature dishwasher is about as cranky and difficult to use as a countertop dishwasher, which you can add to any apartment for $300. So, not much value added there. - Five of six machines on our floor's laundry room on our floor was under repair for about two months intermittently right after we moved in, and then for a month after that was extremely overused and dirty because of the two month repair process. Their contractor basically ignored the issues as long as possible. Neighborhood: - There are gun battles on 6th and Mission. I moved here from a place that had gun battles, so it doesn't bother me, but it might bother you. They set off fireworks (M80s, not little sparklers) in the neighborhood and there used to be a guy who set off loud booming explosions who seems to be gone for now. - There's sometimes some fairly terrifying late night screaming on 6th and Mission as well. - Dog poop on Mission street is a huge issue (homeless people let their dogs roam around) but 311 is fairly prompt at addressing it. Between the front entrance and 6th street on our side of the street, I frequently count at least 10 deposits that are in the middle of the walk way. It's a hassle reporting it, but manageable if you use the app. - Minna street is basically a public toilet from time to time. In March it was too disgusting to walk there. Lately it's been ok. There's a neighborhood organization that's supposed to clean up Minna as well as 311, but clearly the effort is pretty intermittent. I don't really mind the tents and colorful characters booting up on Minna, but that might bother you. read more

Horrible place to leave in. I am totally disappointed after living 1 year there and hope I would be of some help and give to everyone a bit more insight with this detailed review of mine. Location is good to commute but the area is very dangerous and full of homeless camps. Also the entire building inside stinks. The prices are outrageous for what they offer. Rent and parking spots go up and up constantly and we've had cases of stolen bikes inside the garage. And the cherry on top, the leasing service is the worst ever. I couldn't get the key to my apartment first day of the contract with the justification that the previous tenant was late on returning it. And they were so rude communicating this to me like it was my fault. But careful guys, because you will get surprised with the check of your deposit back when you leave. They almost keep it all after charging for a CARPET CLEANING FEE, CARPET REPLACEMENT (because they will tell you it didn't clean up to our standards, so after cleaning they also replaced it), GENERAL CLEANING, PAINTING and some other minor extra fees you never heard of. I am a working lady and shared the apartment with 2 other working ladies using the apartment literally only to sleep. What in the world can you do to the carpet to damage it? Only a fire could destroy a carpet up to a replacement. They just don't care. They will rip you off. Even though these maintenance expenses won't fall under California state law for rents. They don't even follow the law. I am so happy I finally moved out after the contract was over. read more

Lived here for a year and overall, there were more highs than lows. The staff are friendly with the maintenance staff always prompt and on top of any issues / requests. The gym is wonderfully equipped with barbells, squat racks, dumbbells, machines, treadmill, stairclimber, elliptical. Packages are left in Luxor to be picked up. The parking garage off mission was very secure and I never had any issues with intruders. My apartment faced the courtyard of the complex and it was always incredibly quiet, feeling quite sound proof! Around Christmas time they threw a Christmas party with a photo booth and a raffle for residents, giving away a month of free rent, instant pots, and gift cards. This was really thoughtful and a nice touch. The lows I experienced would be: 1. The location. Soma Residences is in between 7th and 6th street on mission. 6th street on mission has been taken over by the homeless and does not feel safe at all. Searched the sex offenders registered in the area and it was quite overwhelming the number of registered sex offenders who live so close (most are on / around 6th street). 2. Lack of security. Once in the gym a homeless man had gotten in and was using the dumbbells to workout. He was reported yet it took security quite a while to respond and they did not wipe down anything he had touched. The gym is on the ground floor on mission street with two doors to the street. I believe after this incident, management made these doors, "emergency exit only," to help stop this from happening again. 3. I lived on the third floor and I could hear the people living above me every time they would walk around, especially at night. They weren't stompers so I believe it was just the layout of the floor plans; not much for management to do about it. 4. The apartment was always incredibly hot. Even with a fan and the door open, it would be pretty warm. read more

Poor security in the building has led to significant theft and illegal behavior in the apartment complex. Management is well aware, but don't seem willing to improve the security for its residents. For example, 5 bikes were stolen from the parking garage at different times on Saturday Nov. 23, 2019. The response from security is that there is nothing they can do and that management doesn't want to invest in a security guard to secure the garage, despite it being known people repeatedly break into the garage. Unfortunately, my bike was also stolen on Saturday. After emailing Management about this on Sunday Nov. 24, 2019, I haven't heard anything. I personally would not feel comfortable living in an apartment with well-known theft and illegal behavior from its residents which Management knowingly allows to save costs. read more

I'm really happy with the apartment and I'm glad I made the decision to stay here. Here are the aspects that I've liked about the space: Staff: Vladimir and everyone I've interacted with has been super responsive and helpful. Maintainance has been super efficient too. I reported one small problem with my heating on a Sunday afternoon, and the problem was fixed within an hour (seemed crazy they fixed it on a Sunday!). Laundry: They've installed new washers and dryers since moving in a few months ago. The old ones were absolutely fine, but the new ones are even better. The old ones needed a second card that you added and removed a balance from, but the new ones accept credit card directly. Internet: I got WebPass which is fiber Internet. Initially, my Internet was a little slow, but I realized it was the router I was using (not the actual connection to the Internet). I bought a new router (I bought the D-Link AC3200 on Amazon) and Internet has been blazing fast since that. Front Desk: Super helpful if you have packages delivered while you're at work or away from home. Trash / Recycling / Compost: Clean and easy to use. Fitness Center: Many other places I saw had fitness centers that wouldn't be good enough for me (I would've gotten a gym membership). This fitness center has everything I need: specifically including squat rack and bench press. Privacy: There's plenty of privacy and the walls are sound proof. Noise does come from Mission Street sometimes, but that's the nature of living so close to downtown. Space Itself: The apartment itself has nice new appliances, fixtures, cabinets, and floors. The floors are beautiful. The space I'm staying in is small (under 300 sqft). There are bigger spaces in the building, but I've found the space I have to be more than enough for my needs. Moving from a larger one-bedroom in Boston (around 600 sqft) I wondered if it would be enough space, but it's been an easy transition. Neighborhood: In downtown soma, which is super convenient but the neighborhood is so/so. The short commute, being able to walk 10 minutes to work, makes it worth it for me. Having said that, I'm a man in decent shape who doesn't come home late at night usually. Lounge Space: There's a brand new lounge that was just finished. I haven't used it yet, but quickly walking through it, it's a really nice space that anyone can use. Rent: Rent is a bit high, but it's high all over the city. The rent here is definitely competitive with other places near by. It's not cheap, but it is fair given the market. Prior to moving here, I was seriously considering 77 Bluxome. Overall, I'm very happy with the decision I made to make soma residences my home and would definitely make it again. read more

I love the concept of Soma Residences. The location is pretty central, the rent is okay. The loft apartment I rented was decent for the price. But that is about all i can say good about this place. 1. They will make false accusations to keep portions of your security deposit. Take photos pre-move in. During my move out inspection I was told i would receive almost full refund, then i received a check three weeks later with many deductions. Take videos of you moving out so they can't accuse you of leaving items and charge you fees for someone else's belongings. I'm currently filing with BBB, and will take to small claims should BBB not resolve this. This place is not worth it. 2. The elevators take forever, and there is no stairs from ground level to your apartment level. Sometimes it takes several minutes until you actually can get to your apartment from the lobby. 3. Some people have dogs, and on more then several occasions if found dog waste in the common areas or the building 4. The place is designed like a dorm. You will hear people walking down the hall at all hours and groups of people on the floor common area. The common area furniture looks fine from a distance, but once you get close to it you really don't want to sit on the couch. Although apparently drunk people don't mind it and often crash there overnight so... 5. When i took the tour, i was told that the laundry machines would be replaced soon. When i moved out they still were there. All of the driers share ventilation, so if another drier was on and yours stopped, air would be circulated into your drier pushing the lint into your drier. Many times my clothes where covered in lint coming out of the drier. Only fix i found is to clean out the trap multiple times per drier and do laundry before anyone wakes up. 6. They don't support reusing or recycling consumer goods. Many large complexes have areas for "free items" or give-away items. The defacto area on my floor existed my entire tenancy, however when i moved it was told i couldn't leave anything there. I was told to throw my good condition furniture set in the garbage. I ended up meeting someone during my move who took my items. However management doesn't support this and will charge you if they even suspect you of this. No proof required for them (see no. 1). I could go on with more but i hope by now I've gotten the idea of the type of place you will be dealing with here. There are far better places out there in our beautiful city. Also, this complex tries to sell the "Soma lifestyle" to out-of-towners, if that is you i also recommend you check out soma for yourself first before committing to living there. read more

I subleased here for 2 months. What a disappointment. Dangerous, overpriced, ,and pretentious. Management all up in your sizzle too, harassing me for moving a big lamp out in their slow elevator, but never there to open the door for you. Nothing to eat in the hood at night...much cheaper, safer, and less d-bag places almost anywhere in SF. Save 50% and gentrify the TL, bc 6th and mission is crime central anyway-- and let's get real for a minute, a "loft" with single pane glass windows and paper thin walls is barely worth $700 a month, much less $2k or whatever soma residences charges now for a 1bd. I was overlooking market street for 7 wks and I saw countless violent crimes and police and screaming all night... including a brick to the head! Horrific! read more

Let's just focus on the main points: location, building/community, and management. Location: People will refer to this area in one of two ways, depending on their economic interest. The area is either "up and coming" or a total crap bag. It's "up and coming" because it is relatively close to some very nice areas (Union Square, the 4th and Market mall/Metreon, etc.) and there has been a lot of gentrification projects (SOMA Grand, Heaven's Dog). But the fact of the matter is that at the end of the day, it still borders 6th St., which is a major liability both to your safety, that of your belongings, and most certainly your car windows, making the location a crap hole. Moving on ... Building/Community: Despite its location, Soma Residences is a very nice building. It's new construction, not necessarily cheap, but also not luxury. Apartments are not large but large enough. The largest complaints I can offer, internally, is that sound comes through the walls and especially through the ceiling (if you're not on the top floor), and that the overall feel of the building, in appearance, is that of a college dorm. Separately, the lower floor is low income housing (which is great and required by development law and everything) but it's still there with all that entails. Finally, the community it self is not the most friendly, more families than I anticipated, and otherwise not too many people that talk, even when passing. Management: They lose points here. They were not friendly, not consistent, not helpful, and not particularly well versed in rental management (which I found odd). They left a bad taste in my memory - not the worst I've had (see my review of 1474 Sacramento!), but also still near the bottom. Hope this helps! read more

I left my apartment at SOMA Residences after living there for a year. I too made the mistake of moving in immediately after moving to San Francisco and not having a bearing on the area. In hindsight, the area and complex itself makes me regret my stay. Some of the included amenities like a near 24 hour concierge and gated, reserved parking were nice but do little to mitigate the obvious shortcomings and sketchy nature outside the complex. First off, the surrounding neighborhood along sixth street is at times very dangerous. Of course this wouldn't be advertised but if you're looking to move to San Francisco and rent from this complex sight un-seen, I would highly suggest you reconsider other areas in SOMA or even San Francisco. Human feces and crazed wanderers dot the front of the complex with encampments going up in front of the building. Rent is another knock against SOMA Residences. When moving in my rent started at $2,543 a month and upon moving out, the same unit now lists at time of this review for $3,057. There is nothing that has been improved upon in any part of SOMA Residences to warrant a near 20% rent increase when larger units go for a few hundred cheaper a month. The quality of living is another huge knock. The walls are extremely thin so you'll hear your neighbor above, below and to the side of you doing anything. You'll also hear the kids running down the hallway through the evening and you'll hear your neighbors walking above you as amplified thudding on your ceiling. The construction here is a joke as this place sets the vibe of a glorified storage facility meets college dorm mixed in with a outdoor facade that deceives on interior quality. Management while helpful at times will do anything possible to gouge your deposit (as if the rent gouging each month was not bad enough). In addition, management will err towards a lack of response when quality of living is degraded. Over the course of a weekend, the complex's fire alarm went off no fewer than 6 times usually at night prompting a mandatory evacuation of the building around midnight or 4AM. Management refused to explain the actual cause of this or give proper recourse to tenants. It's extremely difficult to sleep through a weekend of blaring fire alarms and harder still knowing the property manager does not care enough about a tenant's wellbeing to give an accurate explanation. The gouging also goes as far withholding your security deposit 2 weeks longer than California law allows. I surrendered my unit 2 weeks early but was informed they would only return the deposit starting 3 weeks from the actual lease end 2 weeks after leaving. I informed them that this violated California's renter law and received a half serious backtrack. I would not trust the management of SOMA Residences at all. In short, nothing has been done to improve the quality of SOMA residences while your rent will increase to accommodate it. read more

First, the staff here is amazing- 5 stars for them. The 2-star deduction is because of the neighborhood. More below. Staff Everyone here, the guys in the leasing office, maintenance, they're all really great. Jonathan and Milan are particularly awesome and always helpful. They respond quickly, patiently, and kindly. Good group all around - best customer service I've ever had renting. Apartment I'm in a Live/Work Loft on Minna. It's listed as 835sqft but my interior measurement only counted 669sqft (506 downstairs + 163 upstairs). I ran it by the leasing office and they brought in professionals who measured the unit and came up with the 835 number again. But that's the "real estate" number - counting width of walls, each individual stair on the staircase, etc. Anyway, it's plenty of space and I've hosted 2 dinner parties with 12 people with no problem. The leasing process was painless, move-in was easy. The only pain point was that I couldn't see my actual unit before move-in since it was still occupied. The unit was in very good condition, a few scuffs on the floors, some nicks on the cabinets, just cosmetic stuff. It comes with a full size fridge, dishwasher, microwave, A/C and alarm (if you choose to enable it). It's also wired for WebPass which is so much better than Comcast for Internet (and only $55/month for 100M up/down). I can't hear my neighbors above or next to me nor can I hear the parking garage behind me. The building has guest parking for $15 a day though street parking on Minna is not too hard. There's also monthly parking for $220. There's also CityCarShare in the building. They have laundry available in the building with tons of machines (and they take cards so no more worrying about quarters!) There are also Laundry Locker pickups in the building. The front desk will sign-for and hold packages for you, which is great. All-in-all I like the unit itself. I'd been hunting for a year and a half and the price was within the market-rate. (Yes, painfully expensive, but not more expensive than anything else with these amenities in SF.) Also note that the Live/Work lofts are pet friendly (but the other units are not). Neighborhood Okay, here's where we lose the 2 stars. Again, the apartment itself is great, but you should know the full story before moving in. The Live/Work Lofts have separate entrances that open right onto Minna. Convenient, right? Yes, in that you can have packages delivered right to you (if you're home) and you can have guests over without having to buzz them into the building. It also gives you more of a condo vibe. But Minna is *sketchy*. You have to be really careful in this neighborhood. I did not investigate it thoroughly enough before moving in. There are regularly people partying, yelling, fighting in the street which carries very loudly into the apartment (you won't wanna open your windows.) It's loud and often very threatening. I've seen people passed out in the street with needles in their arms. I've seen used needles and various paraphernalia on the sidewalk right outside my front door. Trash is regularly dropped outside my front door. Once I came home to food thrown all over my door (Maintenance cleaned it up really quickly). About once a week there's someone passed out smoking in their cars and blasting music (though once it was ABBA's greatest hits, which was pretty awesome). Or passed out on the street and blasting music from a boombox (who knew those were still a thing?). I've called the police 3 times to evict homeless people who were camped right outside my door. And this is not just nighttime/weekend party behavior, this is all times of the night and day, even like 10am on a Monday. Today (Sunday) at 2pm there was a woman sitting drunk weeping in front of my front door for a solid hour. I moved here from the Lower Haight which had it's share of homeless people and drug activity, but I never felt unsafe. The worst you saw was people smoking pot. Here, I very much feel unsafe, especially as a girl. I carry pepper spray now and I'm really careful leaving and coming home. There's also garbage pick-up at the hotel across the street *every night between 11pm and midnight*. Even Sundays. It's *very* loud. For groceries, there are a few small stores within walking distance, but the nearest big store is Whole Foods about a mile away. On the plus side, Muni/Bart/Freeway are all very easily accessible and you're walkable to some great bars and restaurants. Just understand what you're getting into...and maybe get an interior apartment. read more

I woke up today and realized I've been living here for two years now...so I guess a review is probably long overdue. I moved in before the management changes, and in that time there's been an almost complete staffing overhaul. I didn't have any real complaints with the previous staff, but I have to say the current staff is on their biz. I've been extremely impressed with the energy and dedication that they bring to the apartment complex. Everything that is within management's realm of influence has vastly improved in the last two years. Not really sure how to organize my review, but I guess I'll just start by highlighting what it is about this place that I feel deserves 5 stars... - Location Some people are just grouchy sad and unhappy and unsatisfied with life and dwell on the fact that a rather unsavory stretch of 6th street is half a block away (which, btw, has also been improving...if you do nothing else in life, go eat at Passion Cafe). Well, to me those few blocks are vastly overshadowed by the fact that the Westfield mall, the Metreon, Yerba Buena Gardens, multiple museums, the library, city hall, bars, parking, infinite shopping opportunities, the farmer's market, and almost literally EVERY LINE of public transit in the city: all within 3 blocks. Why anyone complains about the crazies on the street is beyond me. - Mail People. SOMA Residences accepts your packages and stores them for you under lock and key. You have a locked mailbox in the building. Sadly, this is not standard across San Francisco. You'd have to be nuts not to appreciate this. - Laundry For long time, the dryers in this complex made me want to cry from frustration. It was terrible. They just didn't work. You'd stalk the laundry rooms till you found a functioning dryer and then poof! It'd be broken in a week. BUT this summer they ripped out all the old washers and dryers and put in new ones. True, you have to pay for them...but I'm perfectly happy to pay as long as the dryers keep leaving my clothes warm and fluffy and I don't have to cry over sopping wet laundry anymore. Second, Laundry Locker is right there in the 2nd floor lobby. If you don't know about Laundry Locker...they will seriously change your life. -Parking If you need it, it's there as long as you're willing to pay for it. I don't have a car but I was really happy when they started offering [paid] day parking for guests of residents. Also, City CarShare AND ZipCar are now on site. -Inner Courtyard There's like a mini garden in the interior of the complex and if you're lucky enough to have a window that faces the inside and not the street, you can almost forget that you're basically in downtown SF. It's really serene and pretty to look at. My one complaint would be the legions of people that feel compelled to aggravate my allergies by smoking their nasty-smelling cigarettes outside my window. -Condition of the units This is not an old rickety building with "character." I mean, it does have character (there are some interesting architectural elements) but I don't feel like I have to worry about stuff breaking down or bugs coming through the walls or mold and whatnot. The whole place (inside at least) just has a very new and clean feel to it. -Floor plans I've only seen the studios and the studio lofts, but the floor plans for each are so amazingly efficient. The square footage is small but the use of space makes it seem so much bigger. -Doorman (doorperson?) Granted, they're not ALWAYS there but I appreciate having a lobby and someone stationed in it more often than not. -Gym I go to the gym like...5 times a year. Maybe. But, the world is not full of me, and those other people who like to sweat in the company of others will greatly appreciate having a small selection of fitness equipment. There are a dozen other small things, like the fact that getting rid of your trash is super easy, there is a real effort to recycle and compost, snack machines, key card entry, security cameras, etc. There ARE some down sides, like the rent, the horrible noisy thumping people who used to live upstairs, the insanely slow elevators, the walls that could be a bit thicker, and the ambulance sirens and "urban aromas" outside that can be annoying, but honestly...the good so far outweighs the bad that it's not even really worth mentioning. Finding SOMA Residences was one of the better strokes of luck I've had. read more

I recently vacated my apartment at Soma Residences. I rarely write Yelp reviews but I want to make sure that anyone who is considering this building fully knows what they are getting into: POSITIVES - a. In general the building management staff is very polite, particularly their doormen. b. The building construction quality is very good and comparable to more expensive alternatives such as Avalon. NEGATIVES - a. The neighborhood is an absolute S******E. Almost every morning/evening while walking in/out of the building I used to run into mentally sick homeless people or run into someone taking a leak or shitting on the pavement right outside the building. Once I even saw a man strip entirely in public while he was yelling his guts out and trying to stop a fire truck. Going out at night is also a very dangerous proposition in this area as 6th street gets very very shady after 9pm. If you have kids, please DON'T even think about living in this building. I was new to SF when I rented this apartment and got pressured into signing the lease w/o much research as I was having a tough time finding a modern apartment that I could fit in my budget. I regretted that decision every day. b. Like any other professionally managed building, these guys will do everything they can to make it painful and super expensive for you to move out. They charged me a 30% extra rent during the notice period and then did everything they could to ensure they can keep most of my security deposit ($150 cleaning fees, $80 carpet dry cleaning fee etc etc) c. The gym sucks. It should not even be called a gym given how small it is and how outdated and dirty their equipment is. If you have ever stepped into a decent professional gym in your life you would not like to step into what these guys offer. d. On one occasion all my clothes were stolen from the laundry. I hate to point any fingers but this building has all kinds of visitors given the high number of below-market-rate units. The management team refused to do anything except for expressing their helplessness. Net-net, if you are new to SF, I would strongly urge you to avoid this building and look at other residential neighborhoods (Lower Pac Heights, Russian Hill etc). It might take a while to find the right unit but at least you will not regret it every day. read more

The location is shady - if you're a girl you don't want to be walking around at night in this area. The alley behind the apartment is nasty, and there was a shooting a few months back, not to mentioned a lot of homeless and drug users hanging out here at all times. But, if you can get pass all of this, it's a great place to live. Very close to everything - BART, Muni, Nordstrom Shopping Center, bars, clubs, cheap eats. The little Chinese market downstairs is very convenient. read more

Soma Residences really feels like a home. The staff is great and have always gone above and beyond. The gym is fully equipped and plenty of social space with the community room and out door terrace. Well we moved here from Chicago after landing a job at Stanford. We never actually seen the place, I just took advantage of there specials at the time (which was a months free rent). My agent (Caesar) was awesome and helpful. Location was great in the morning, but at night it was a whole different story. Homeless people, waste, pee, throw up, etc. all over the outer building surroundings. We were on the top floor loft, it was pretty small but the ceilings were high enough so the unit looked bigger than it looked. It was a little unsafe for me and especially I was worried about my girlfriend when she would have to take the BART alone. Also you should know there is a ton of Section 8 units on the bottom floors. So if your use to luxury, etc. its not going to be a pretty site. Oh one quick thing, so Amanda had a dog (the property manager at the time who lived on one of the nicer units), THEY DO NOT ALLOW DOGS IN THE BUILDING! I think shes gone now. read more

I just left Soma Residences with regret. This modern apartment building was my home and I recommend it highly. The ADA-compliant building design stands out for its simplicity, practicality and detail. Everything is where it should be. The lobby is right off the street, the mailboxes are near the elevators, the indoor parking is right off the lobby, there is a line of washers and driers in a room on every floor, the hallways are well-ventilated with fresh air, each apartment has a doorbell, the kitchens have abundant storage space, the bathrooms are not cramped, the surfaces are durable and easily-cleaned, the white walls reflect a lot of light emanating from the funky outdoor courtyard. Everything on the premises seems fresh and new because all is well-maintained. Even though the location is downtown, you can find peace and quiet here. You can get a good night's sleep. The staff is friendly and always very helpful. Another plus: this great building is opposite the new architectural triumph of the Federal Building. I encourage you to visit Soma Residences. I do miss the place and will remember it fondly. (Okay, why did I leave? Sorry, SanFrancisco, but your year-round weather is just too cold. I moved on to a warmer climate.) read more

Soma Residences is the first place I lived when i first moved here to SF two years ago. The place was newly remodeled and all the common areas were always kept clean. The building has a doorman, a gym, onsite laundry facilities and parking. that is a package that is hard to find for the price they offer. I enjoyed my first year here and don't have anything bad to say about my experience. Not to mention, Maggie Pan, the assistant manager was always very nice and very helpful. She does a good job and is very responsive. It's always nice to have a landlord who really is there to help. read more

I moved into SOMA Residences last year after moving to San Francisco and having only ten days to find an apartment. I ended up living here for about a year and a half (April 2011 to September 2012) and overall had a good experience, which provided me with a good introduction to the city. I lived in a 450-square foot studio apartment facing the inner-courtyard and it was a good size for me and exceptionally quiet. My new apartment (in a different building) faces Mission Street and I couldn't imagine living in SOMA Residences facing Mission as it is incredibly loud. Also, maybe I had quiet neighbors, but I never heard any noise from the nearby apartments except for the occasional bassline next door. I frequently used the gym and loved having it in the building - a big perk for me. It was rarely overcrowded and I never had to wait for a machine to open up. The same goes for the laundry facilities located on every floor. Daniel and Milan in the leasing office are incredibly nice and helpful, going out of their way to cultivate a community among the diverse resident population. However, unless you catch someone in the office or at the front desk, you may find it difficult to get ahold of anybody by phone or email in the event of an emergency or necessary repair (I wish there was a dedicated help line for residents with guaranteed response). This leads me to one of my biggest complaints - the lack of 24/7 front desk service. The front desk people are all very helpful when they are there - but I could never figure out their schedule after about 7 or 8pm at night. I would frequently return home late at night on weekends to find the front desk empty. Fortunately you have to swipe you keycard to get in the building and in the elevator, but it can't replace the presence of an actual person. Again, this would be where a dedicated resident help line would be appreciated - someone to contact when the concierge is out doing rounds or away for the evening. Other reviewers frequently complain about SOMA Residence's location. Yes, the neighborhood is dodgy at times (especially along 6th), and the Mid-Market revitalization is slow-going. However, I never had any problem walking by myself at night as long as I maintained an awareness of my surroundings and didn't advertise that I was carrying an iPhone. I also enjoyed being walking distance to dozens of restaurants and shops in any direction. And the apartment's proximity to Bart and Muni, and having Zipcars in the building, make it incredibly easy to get anywhere you want. But, sadly, one of the reasons I left is the "promise" of Mid-Market redevelopment and how it impacted SOMA Residences' rent. As a newer, not rent controlled building, my rent went up 12% after the first year. Although it doesn't sound like much, it equals a couple of hundred dollars that I could not afford to pay on my own. And without improved amenities in the building or in the neighborhood (while nice, AQ and Monarch do not equal a revitalized community), I could not justify the cost (my apartment was going for $2200 when I left - a 37% increase from when I originally rented it at $1600 in 2011). Again, overall, I really enjoyed my time at SOMA Residences (aside from the one-too-many false fire alarms). It was a good jumping off point for a recent transplant and I wish they would have applied a more accurate estimation of real estate's value when applying a rent increase. But if you can afford it, it's good for a year. read more

Lived at SOMA Residences for 3 years now, and I love my unit. Community feel. Management has recently changed and they forgave a previous fee I had due for lockouts. Very central and well kept up. I don't recommend any of the Minna st units. I lived in one for 12 months and it was not a great experience. The courtyard units are awesome and the staff is very helpful and easy going. read more
