For anyone living on Minna street, I'm sure you've noticed how filthy our street is in comparison of the buildings across the street. How often do the maintenance people clean/ power wash? My partner and I asked for the garden hose faucet and got denied three times. The people lingering around aren't what bothers us, it's the mess in front of our home.

That's the living space you get with a studio-loft. For a mere 2400$ a month. On sixth and mission. Read my review.

This review is by no means a reflection of the quality of the staff. In particular, John and Milan are both exceptional and very helpful. I would hire them any day to work for me. You can read in more details about the merits of this place from the other reviews. I will summarize a few that mattered to me: - Convenient location. Walking distance to the Financial District and shopping. Close to the freeways. One block away from BART. - Webpass availability. Webpass is by far the best internet provider I have dealt with. It is available in the building since it is relatively new and the wired connections are available. - If you are lucky to get a unit overlooking the communal court, this place can be quiet. - Gym available. Even though it is tiny and has very few machines, it was good enough for me. - Doorman available to sign off your packages. Now on to the bad and ugly: -Make no mistake. 6th street is a dump. And will be for many years to come. Things I have witnessed with my own eyes: A homeless man completely naked from the waist down squatting down and peeing in the middle of the sidewalk, in the middle of the day. Several people getting pepper-sprayed in the face at 9 AM on my way to work on the corner of sixth and mission. Cars with broken windows on Minna street. Needles on Minna street. The management office will tell you "it's not that bad". I had a studio-loft and was paying 2650$ with parking. They claimed 450 square feet. I bet this included the width of the walls, the stairs, the area under the stairs, and the (mostly useless) balcony. The living space is closer to 300 square feet. See the picture I attached. Compare the size of "living room" to the size of the stove. That's how tiny it is. The "bedroom"-loft is wide enough for you to squeeze a double-sized bed. Without a night table. A queen would not fit. - Even though the rent is excessive, that will not stop them for jacking it up for your next lease. They raised my rent by 75$ a month. I wasn't planning on staying anyway. After I gave them my notice, they were like "oh why didn't you tell us". - They make you pay for water and sewage with AUM. AUM has got to be the worst company in the country. Google "AUM class-action lawsuit" and read about them. You would think that water and sewage would be minimal for a 300 sq ft unit? The average bill was 50$ per month! Including December when I was gone for most of the month. Nobody seems to know how they come up with those numbers. You want to pay online with a credit card? That's an additional 8$ surcharge. Whenever you see AUM, run away. - Balcony seemed nice but was useless. You have zero privacy: you will be staring into the eyes if your neighbor. The pigeons will make sure it's full of pigeon poop. Finally the restaurant downstairs (TBD) was fumigating the whole building with their wood-oven chimney. The management was trying to do something about it, not sure what happened eventually. - This is how rent money is spent: they renovated the entrance of the building. Which is cool. Except that project took around 3 months to finish and employed around 10 people. The end result did not look that much different. During that same period, the office tower that was being built across from my workplace had added 15 stories. The bottom line: You can do better. 2650$ for effectively 300 square feet is not a good deal. If this building was in Russian Hill then maybe. But on Sixth and Mission?? You must be kidding me. That is insanity (Welcome to SF!). They prey on people coming from out of town or overseas. If you are really out of options, get a short-term lease (6 or 9 months) and keep looking. And get out as soon as you can. Before you catch a stray bullet from the lovely neighbors over at the Henry Hotel.

Marshall and the rest of the staff in the package room are amazing! I was helping someone order…read morethings when he thought he would be moving into an apartment, and then had a last minute change and didn't move it. But we still had packages that had already been ordered and/or delivered. Marshall and his team were very kind and patient to send photos of what arrived and then print labels and get things sent back out to Amazon/FedEx to return items for us. Their communication was impressive! So appreciative for all of their help!

FRAUDULENT PEOPLE!…read more We live next door to this building in condos, and they have received misdelivered packages for our building, even being photographed in their mailroom. They refused to give them to us, even though they are addressed to us and obviously misdelivered. Then they say "oh we don't have them" despite photographed evidence. Next is "oh we can't find them". They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. Probably keeping packages for themselves.

Ive been living at Rincon Green for ~6 months…read more Quick shout out to the Leasing Manager I worked with over a few weeks to get into the right apartment (Cary Mayo). He was super friendly, transparent and candid through the entire process- even made move in day a little easier. Actually just saw a picture of the units on the yelp page and they look pretty representative. The gym is clean and not packed even during peak hours which is nice. Haven't had any issues with appliances or paying rent. One thing I'd like to figure out is if they take BILT credit card for rent payments but I think last I checked the leasing office said no.

The location is hard to beat--right by the water on the Embarcadero and close to a lot of offices. If you work in the area, it's a game-changer for convenience. But what really sets this place apart isn't just the location (which is already amazing) but the management. Cary, in particular, has been a pleasure to work with. From my very first phone call inquiring about the apartments to my actual move-in day, Cary made the whole process so smooth and easy. he really went above and beyond to make sure everything was taken care of, and I can't thank him enough for that! Another thing I love is the open space in the building. It's super kid-friendly, which is a nice touch if you have kids or enjoy living in a place that feels welcoming and community-oriented. If you're looking for a great place to live in SF with top-notch management, I can't recommend Rincon Green enough!

Out of all of the apartment buildings I've lived in, this one (hands down) tops them all…read more Deb, who manages the building, runs things like a tight ship. She is extremely responsive and communicative about everything, and jumps into problem solving mode when you let her know of a (rare) issue with your apartment. Under her extremely organized management and close supervision of the building, I feel extremely safe. What's more is that she's a ray of sunshine who personally vets everyone who lives here, so everyone is polite, clean, and responsible. I probably saw over 100 apartments when I was searching in SF, and when I toured the unit with Deb, immediately recognized that it was a gem. You get much more bang for your buck than other comps in Russian Hill and Cow Hollow. (For example, you can operate the well-maintained laundry machines with an app vs. coin operated). To boot, you're on a quiet street right above Polk (which has everything you'd ever need) and a literal two-minute walk from amazing restaurants like Elephant Sushi and Seven Hills. Let's just say I have no plans to move.

While it is near a lot of activity, it is on a very quiet street (which I love). The building has an old San Francisco feel but the apartments have up to date renovations. The building is safe and very clean (cleaned every Thursday!). We also have the most wonderful building manager who is attentive and caring. I would highly recommend this apartment building to anyone. It is an absolute dream to live here!
