Tracy is a city I always pass by when I'm going to the South Bay Area from Sacramento or on my way home. I didn't usually pay much attention to Tracy many years ago. But they're started catching my attention in recent years. The City of Tracy is quietly building up more and more new buildings on both sides of the freeway near I-205. It has many more businesses opened up in Tracy, and lots more people moved to the area. On the other hand, Tracy still gives me the other side of the county and small village feels. They have many almond farms with hundreds or thousands of almond trees everywhere. The flowers are so beautiful in late February and March. The City of Tracy is still in the process of moving more closely with all its neighboring cities in the Bay Area. They built many new shopping centers in the city. Some are pretty good! Some failed. But shopping malls failed and are becoming the new normal after the pandemic now! I hope the City of Tracy will non-stop improving but still be able to keep their county feels. read more

I just attended the City of Tracy shredding event to help my parents out with years of old papers, sensitive documents, etc. When we got there, there were several cars in front of us. We got into the line at 12:52pm and the event was until 1pm. 4 cars arrived after us and were also in line. Once we got closer to the trucks, there was an elderly woman who seemed to be taking down people's information. She consulted with another older gentleman and told us it was 1pm, the bins were full so they could no longer accept us. I informed her that we were in the line before 1pm. She just said I'm sorry we can't take you. She was polite enough, but I am disappointed with the city. They turned away the cars after us as well. If you have a hard cutoff of 1pm then you need to CLEARLY state that on the website. It just says 9-1pm so presumably arriving in the line to shred by 1pm would be sufficient. They should have accepted the cars who were in line by 1pm and then put up a roadblock sign announcing that the event is over/closed. Also, the bins are not magically full at exactly 1:00pm. If you have a cutoff time, that's fine but don't tell me at 12:59 the bins aren't full but are at 1:00pm. I will look elsewhere to take care of my document shredding needs and will not recommend people to come to the City of Tracy event unless they arrive early in the morning. I don't blame the workers but I am unhappy with the service as we had arrived by 1pm - the stated time - and I may sound entitled, but how many cars, etc. are in line is not my problem. If I have arrived to the venue by the stated time, I expect to receive the service I am there for. read more

The city of Tracy over the past years has been a convenient mid way stop between Laguna West and the bay. I reminisce fondly of Orchard restaurant - the current Black Bear diner - and their to-die-for pancakes and deluxe apricot syrups. Sometimes I travel every day through this city. Yesterday I witnessed an orange Eclipse in the ditch at the 11th street exit and today I saw a silver Nissan Frontier teeder toddering half way over the divider on the freeway. I'm always impressed by the love and concern of the police and what may be the residents of Tracy. People stop and help like nowhere else - not to the extent of Newfoundland Canada residents... but just one step behind. In Tracy even the least expensive homes are in neighborhoods that are relatively "safe." Thats a word realtors shy away from the same way that physicians do the word "cure." But there it is... don't sue me if something happens to you in around this city... These days nothing is really safe. Star Casino is noteworthy. Its the bar where everybody knows your name. The regulars make it so fun. The turnover of the employees is minimal and its a place that feels like home. Lots of homes are newer. Its one of the few places you can purchase a home with a three car garage.... but if you own an American Bully or two I would't recommend living here. Bullys don't like it at all. They don't take the heat well. In the next 10 years the same engineers that are redeveloping Treasure Island SF have hinted toward something big happening in the next years in terms of public transportation that will make Tracy a more relevant city in terms of connecting it to the bay. Self driving cars that are coming soon add to this as well. Family friendly - just not pig-dog friendly I find the city of Tracy. A bright future ahead with stuff in the woodworks. read more

There are no grey areas when talking about the Town of Tracy. You either love it or, you don't. I've heard chatter and seen blogs from people who judge, criticize and belittle Tracy for not being like or as lively as towns like; Livermore, Dublin or Castro Valley. Basically, they finger point and ask our Counsel how come Tracy can't be like the others and "keep up with the Jones'." If what I'm saying describes you and your minuscule way of thinking, then I have the cure for what ails you. I have your dope to cope and your fix. I am your huckle berry. Now, what I have to say is on the down-low so be sure to turn your speakers up and get real close to your screen so you can hear me when I say, GET OUT! This town and the people in it who happen to love it ain't got time for that or you! Yes, Tracy is a small town and it hasn't seen much growth or development in the past years like those other towns but, isn't that why most of you packed up left from wherever you came and moved to Tracy in the first place? Okay,I give you that the City Counsel can't and doesn't get it right all the time. And yes, they have passed up offers from Corporate America that could have brought in a healthy and steady cash flow but hey; isn't the reason they put erasers on pencils is because someone knew a mistake would be made? Personally, I'm content with the small town feel and charm that Tracy and the Central Valley still offers. And if for some reason the bay area's and the city life is missed. I suggest a drive over the hill or a quick trip to Stockton. Simple quiet town with a lot of history. Hard to find restaurants and the outlet is basically closed down. The city hall was really nice and I like the renovations they are making in the heart of the city. Farm and military/criminal justice town. Nice homes for cheap if you can work for the government. It's not a city to plan a trip in unless you have family or people you know who live there. read more

I've been to Tracy a number of times and for one reason onLy- my sister and BIL own a home here. The drive can be such a headache but if you time it weLL enough (which I never do)- I heard it can be pretty smooth. Tracy is your typicaL smaLL, quiet town. Everyone that I've come across seem to be friendly and they have some amazingLy cLean and spacious parks that I never seem to visit. I have lived in Tracy for most of my life and I appreciate this town. It certainly isn't the worst place to grow up, despite what I think most of the residents here would suggest. However, the inspiration for this review comes from the city's water usage during this terrible drought. Every month my city water bill comes in the mail with the slogan written across the envelope "water you doing to conserve". It made me appreciate that Tracy was putting such an effort into getting its residents to reduce their water usage. Yet several times this year while walking past Lincoln park on east street I see that half of the street is flooded because they are running their sprinklers so much. I understand that they want to keep the park grass green, yet I wish they would adopt the practices of their neighboring city Livermore. In Livermore they have posted signs in the parks with the slogan "brown is the new green". If the city expects it's residents to reduce their water usage, they should lead the community by their own example. read more

Born in Berkeley. I've lived and worked all over the bay area. I moved to Tracy 6 years ago. The good: Small town feel with large suburban amenities. Close enough to explore the bay area and the valley. Lower home prices compared to "over the hill". The bad: Traffic traffic traffic... Building more and more warehouses, adding more trucks to local traffic and freeways. More fast food than any one town should accommodate. Currently building more and more homes to soon be as over built as Dublin. This will only exasperate the traffic issues. No current reasonable public transit. Dangerous driving habits, drag racing on main streets etc. Low income jobs so most commute. The ugly: Tracy can smell depending on location. No real identity. Wind/trees at 65 degrees. City planners living in the 80's and it shows. The future: Light rail connecting to Livermore BART. More warehouse oh boy. More homes oh boy. read more

We have raised our children in Tracy and now our grandchildren live here. It is a nice reprieve from the hustle and traffic of the Bay Area, and close to the mountains. Neighbors help each other and local parks are awesome. Schools are great and now with the Grand Theater and awesome Art Community, it is a vibrant town worth looking at. We aren't just the drive thru's located off the freeway. We do have our problems with old blood who don't want to improve, repair and update our downtown or build the planned community pool. 11th Street is a great place for a cup of coffee, shop, enjoy farmers market, and community events. Shame on you who post racist remarks about others, and even those who think it is funny. It is not. read more

I've lived here for almost 2 decades and for the first time I paid for a permit to use a city park for an event. We had a bubble soccer come to Galli Park and we also used the two table/bench structures they had available. They also had a restroom, Bocci lane and a climbing rock wall. The kids had a blast but even better, a city worker came on site before the party to make sure that the premises was clean and the restrooms were unlocked. It definitely showed excellent service for me. I know that I could've thrown a party without the permit but the whole experience took the stress level to a minimum. At least I didn't have to worry about getting there early or fighting another party for the location. I highly recommend getting a permit if you want to use a city park or venue. read more

Tracy is not that bad of a town. I've lived in several cities up and down this state.. Despite the recent bad press and population growth, the community is still tight. The recent Taste of Tracy event shows that this city has many positives that are overshadowed by the few negatives. read more

It's hard to find a town with less personality. It exploded from a boring little town, to a much larger boring town. There is little in the way of "downtown" which very often represents a city. Basically it's a place to live, and little else. It's not a hell-hole, so I gave it an extra star. read more

How can a Municipality be so poorly run? The City does not want to answer a phone, works only 4 days a week and will not be Internet friendly. I wrote 4 snail mail letters addressing a City bill. No answer, except another bill. Calling is not existent. The only information given is billing address info. In spite of this the only time they will PERSONALLY answer their customers is Mon-Thursday. Don't come on Friday. Who does this? Ridiculous! As a former civil servant, it is insulting.... This is for building and planning department only! Called a few times to get an electrical inspection scheduled, I did not understand the automated message( my fault) but I left a message and asked to get a return call back. No such luck, then I schedule an inspection and it seems to be ok until I am waiting all morning for said inspection. No phone call about a window, called to office and no return call after leaving more messages. Finally I get through and I'm told I need to call in the morning time to get the time of inspection. " I did that" I'm still waiting for a return call, the lady says at 10:25 that she hasn't made it to the answering machine YET! WTH people are you all there to just gab with coworkers or there to do your job. Disappointed with this sleepy towns building department! read more

I was born and raised in Tracy in 1986, so I've had a chance to watch this town grow into something more than a refueling station along the 205. I don't think many people understand just how far Tracy's come along, and how much growth has been in just the past decade. Since 2001, Tracy's overall crime has actually decreased. Of course, Tracy does have its problems. --The crimes that have increased are robbery, burglary, theft, car theft, and of course - gangs. Gang activity has skyrocketed in recent years. I say skyrocketed, because it was like going from 2 incidents a year to hundreds. Gang problems like that don't "grow" from a town - they move in. --Housing was ridiculously expensive, and then the bubble burst - and now it's considered cheap. The problem is that most available houses are either tiny 1 bdrm 1 bath 600 sqft hovels in what has become the "bad" part of town, or 4 bdrm 4 bath 2400 sqft mansions in the "good" part of town. For someone who's a first-time home-buyer, there's no middle ground, and it's hard to save up for a down payment because any decent apartments are still expensive. (Roughly $1050 a month, depending on several factors.) --Limited shopping is a minor issue, but still an issue. The outlets aren't well advertised and aren't in a good location. When I was younger, the bowling alley was the only place to go at night. There was literally no other activity in Tracy. Now there's the mall - except that closes at an early hour as well, and has been losing stores at a rather alarming rate. There's not a whole lot for anyone to do at night, which is when we really could use some activities for, say, 14-19 year olds? Maybe help keep them away from gangs, hmm? --Tracy used to be a neighborly town, and it's not anymore. When I was growing up, (40,000 people living in Tracy at that time) I knew everybody on our street. We could go outside and play for hours in the park 4 blocks away, and when the sun went down we would head back without our parents worrying. I don't even know my neighbors next door - they commute every day (most of my neighbors do,) so they're up before I am and back home after I am. They're gone on weekends - Tracy is just a cheap house to them. Still, for all that's bad about Tracy, there's so much good. --The community bands together in times of crisis. When Sandra Cantu went missing, people came out of the woodwork to help. They combed the dump, paid for groceries, and so much more. Someone I know very well spent almost two weeks meeting with the family once a day for hours on end, giving them support and grief counseling. --Tracy has done an outstanding job with their budget - in fact, years ago, when there was a budget surplus (those were the days...) Tracy set aside the money for any potential unseen issues. Given the state of the current economy, I'd say that was a smart decision! Despite the fact that the City of Tracy has had to make cuts and is mostly understaffed as a result, the people I know that work for the city are doing their best and truly care about the city and its people. --The local business community is outstanding. I've been involved in multiple groups, and had a chance to experience the Chamber of Commerce, and these people love what they do and love to help others. Entrepreneur groups, referral groups, mixers - business owners band together and help each other make the best of a bad economy. --As part of my job, I meet many people every day - and more often than not, the nicest ones are the people who have spent most of their lives here. My landlord bought a plot of land back when there was nothing south of Schulte, west of Corral Hollow, or southeast of Tracy and 11th except for grass and sheep. He built two houses on his property with his own two hands, living in one while renting other out at below-market prices to help people out while making some money as well. He's still doing it 20+ years later. People like him are the ones who keep the small-town feel alive for me. (The people coming here from Hayward and Oakland? The people in the Bay Area buying up housing and renting it out from 50 miles away? Not so much.) It's easy to complain about Tracy as it currently is, and it makes sense. Tracy's going through growth pains - it will be interesting to watch and see how it all turns out. read more

Nothing intellectual or cultural to do, limited parks for kids, strip malls. Lack of historic interest

After having lived in Tracy for 5 years, I have come to the conclusion that nobody leaves the valley...ever. People grow, live, and die in this and surrounding town. There is nothing to do but visit Costco and the people are generally angrier. Teens are unruly and unmotivated (perhaps because there is no where to go and nothing to do) and race down the main drags, insult the elderly, and cause general havoc. People are intolerant and the only reason people entertain the idea of living here is for the false sense of security, lower housing prices, and a decent school district. I get tense everytime I cross over the altamont to return here to visit family. I understand everyone can't live in the Fremont, Pleasanton, or the snooty-richness of Walnut Creek, and no one wants to live in violent Modesto or Stockon"Foreclosureville" ...but get out...get out while you still can... read more

Stores in Tracy in General. While Shopping at a elk Grove Save mart I found the save mart in different locations to be Laid out very nicely from the parking lot to the cashier experience was an exceptional experience all of the satleight stores were in business "I never did see a For Rent sign in any window" Shopping in Tracy reminds me of a shopping center from the 70's and here we are 40 years in the future and the only difference is the outrageous Prices they charge for a Unimpressive shopping experience and to find only a McDonald's Jack in the Box and and nothing but fast food "JUNK " available for my shopping experience. Personally I believe that the city counsel sold this once called Nice city to live sold Tracy out to developers and now we see that almost 80 percent of all of the small store market places are sitting vacant with Lee and Assoc signs in the window while Wal*Mart makes and takes the money from this once called nice town to live in. Tracy once had the name of a nice family town to live now as mentioned in another rating that people don't even know the neighbors next door This comes back to the injustice that the mayor and city counsel members sold out to the Chicken S*&% developers with possibility of kick Backs in the 90's but hey wait it's still going on in 2011 have you been to the Mall or near home depot and seen the amount of places still being built but "NOT OCCUPIED" read more

I've lived here for some time. Back in the day it was a nice place to live. As time went on I discovered how inept this city government was. I'm hoping the newest mayor, Rickman, and a almost new city counsel can turn things around but I'm finding that things are still the same. Poor planning for housing and retail locations. Retail leaves this city as-soon-as another one comes in. Businesses don't last long in Tracy. Tracy planners should take a look at Roseville or Livermore for suggestions. Those cities, especially Roseville, have got businesses in locations that benefit residential areas. Tracy is trying to clump them all around Grant Line and Hwy 205. And now Tracy is building residential units on Grant Line and J-4 next to, or near, busy retail stores.........Costco, Walmart, Winco, etc. Traffic will only get worse. I've been riding the Tracer bus for about a week. The buses NEVER run according to schedule. They are either 15-20 minutes early in which case you miss the scheduled bus and then wait another 1 hour or more. Generally speaking they run 20 minutes late on most days. With a +/- 20 minute window it's difficult to plan and you spent a lot of time out in the hot sun. Case in point, today arrived at West Valley Mall at 10:49 am, but scheduled for 10:29. Once again 20 minutes late...don't s really care about arriving at a certain time, but don't like the extra wait period. I've concluded I will never rely on this service because you simply can't. read more

I am pleased to inform that this matter has been cleared and I will give credit where credit is due. Management did not disregard common sense and simply made the necessary changes to my account honoring my "on-time" payment. I will add that they did this within a reasonable amount of time "management". Although unfortunate that I was treated ill by two customer service rep's is at this point irrelevant. I hope that they will learn from this and maybe use critical thinking and people skills over mindlessly pushing the facts that are in front of their computer screens as they can sometimes be inaccurate. I am now changing my 1 star rating to a 5 star rating for this swift resolution and will add they treated me accordingly whis felt nice. I am a long time resident of Tracy which has just recently moved back, I've spent some of my best years here in Tracy and look forward to many more. This will be my final rant entry on this situation with the City of Tracy "finance department" vs. Citizen in the matter of a small computer glitch within the system. I wish for everyone a Happy Holiday season and a prosperous new year. This is an update on my City of Tracy financing department fiasco. I reached out via email to the director of the finance department "I will not name". In an effort to persuade the powers that be to reconsider the fact that I had paid my water and garbage bill "on-time" for this month of November. They did that. In fact they got back to me the same day. I was told that they acknowledged that my payment was indeed confirmed and "on-time" thereafter I was informed the Administrative Services Director had waived the $25 payment reversal fee and was only liable for my regular December payment bill date 11-18-2015 due 12-22-2015. Boom! I said. Matter resolved I was pleased and thanked them for their quick response. Fast forward to Monday. As I am a bit compulsive I said to myself let me call the City of Tracy and pay my December water and garbage bill just to get it out of the way only to find that the automated system is not reflecting the adjustment I was told was done last Thursday per the email thread between myself and the City of Tracy finance department and after I went to pick up my daughter from school realized that my water has been shut-off! lol. Any who, this has been mildly frustrating so far. But not to worry! I have reached out again via email to the fine Finance Department here at the City of Tracy to request they review their records and respectfully requested they "turn-on" the water at the house where I am domiciled.
