Five stars for Kim, one star for the rest of the business. Needed to execute paperwork through our bank with Claremont Escrow - I did not select to work with the business. Was extremely disappointed to discover that, despite requiring masks as-posted on their front door during the COVID pandemic, Kim was the only member of their staff wearing masks. The front door was locked, and the woman that answered my knock was not masked. A dozen staff members were unmasked, rendering me very uncomfortable as I walked through their hallways. As I was leaving, one unmasked blonde woman was yelling and laughing in my direction at a coworker while I was passing. Given municipal mandates and posted mask requirements, I was really disappointed and felt very unsafe using Claremont Escrow. I would not return to this business. read more

UPDATED June 03, 2024 Claremont Escrow acquired funds held in earnest by a morally bankrupt and now-shuttered College Escrow for a property my family was prevented from purchasing. As the CFO acknowledged in our last phone conversation, holding two escrows on the same property simultaneously is against the law; yet the funds Claremont Escrow is presently holding that belong to my family are from a thwarted transaction where the seller, listing agent, and College Escrow conspired together and knowingly held two escrows on the same property at the same time. The agreement we were asked to sign requiring a release signed by both parties was based on the understanding that all parties would behave legally. As the seller, listing agent, and College Escrow did not act legally, the terms of the contract requiring a release signed by both parties are null and void; the earnest money should have been returned to the buyer who was wronged in this transaction. At this time, the CFO of Claremont Escrow states they cannot forward the funds to the state for another three years because my parents contacted them directly after receiving a letter from the Office of the State Controller. They argue they must not hear from my family for 3 years before forwarding the funds to the state. There is no assurance of this as College Escrow did not hear from us between 2010 and 2017 and they still held on to the money. Claremont Escrow presently has a former College Escrow employee working in their office, which is why this is of concern. 15 years have passed, and we are being told to wait another 3 years. My immigrant grandmother died waiting for these funds to be returned. The very least you should do is task your former College Escrow employee with drafting the necessary document where all funds are returned to the buyer and sending releases to both parties as we had repeatedly asked them to do. College Escrow would only send out release forms to both parties where the seller benefited from receiving 100% or 50% of the earnest money, despite holding two escrows on the same property and selling to the one that closed first. College Escrow should have handed over accurate files with the funds; you should have made sure of this before accepting them. If you presently do not have the seller's contact information on hand, task your former College Escrow employee with finding him. read more

If I could give Kim & Diana one star, I would. This is the absolute worst escrow company. Completely unresponsive, unorganized, rude and inconsiderate. I am STILL waiting for my closing paperwork after 6 weeks and asking for it numerous times. Diana repeatedly called me "Mr. Last Name" during the escrow process. Way to assume a single female cannot purchase a home on her own. A complete utter lack of customer service. I have had to repeatedly email twice for responses. Below is the timeline so you can see the hell I have had to go through. 11/03 - Diana asks if I am holding title as 'Single Man, Unmarried Man, Married, or Widower?'; correct her that I am a single WOMAN (Google email picture clearly shows that) 11/04 - I ask questions on paperwork. No response. Follow up the next day. I am now instructed to not fill out that form?? 11/11 - I ask a question on paperwork. No response. Follow up on 11/13. 11/13 - Diana refers to me as "Mr. Last Name". Correct her again. 11/16 - I ask a question regarding HOA. No response. Follow up the next day. 11/30 - I ask a question on wiring instructions. No response. I follow up 12/02. 12/07 - Escrow closes. I tell Kim & Diana, I need Final Closing Statement ASAP to turn on utilities. 12/08 - Final Closing Statement is sent. Water is already turned off so I pay $215 fee to turn it back on. I email Kim, "Will you be sending the entire closing packet today as well or will that be sent via mail?' EMPHASIS ON ENTIRE. Later that week 3 documents arrive: Final Closing Statement, Home Warranty and Property Insurance. This is NOT the closing packet. 12/29 - I ask when the ENTIRE closing packet is going arrive. I am now concerned it has not come. No response. Follow up 01/04. 01/04 - Kim confirms she only sent the 3 documents. I again, ask for the *ENTIRE* closing packet. Response from Kim, "What you are asking for is different. I will have to pull the file and get those items for you. We don't send those items out unless requested.' I confirm I want it sent immediately and provide address. 01/18 - I still do not have the packet. Yet again, I email Kim asking on the status and state I would like it overnighted or dropped off at my residence. It has now been 6 weeks since close. NO RESPONSE. I follow up 1/19. 1/19 - Response from Kim, "I am having to re-copy and re-send everything."... Still does not tell me when can I expect it? I ask when it will be sent, NO RESPONSE. No apologies. Zero out of office email responses so unclear as to why this has been so incredibly difficult. STAY. AWAY. read more

RUN!!! If I could give 0 stars I would. Kim and Diana never took responsibility for anything including helping the buyers with escrow documents and the wire transfer. Consistent lies, lack of communication and pointing the finger at the other party not to mention the lame excuses. Even when explicitly asked to do something, they just don't. Tried to give the benefit of the doubt--no dice. No decent escrow officer takes more than a week to put together the closing documents after recording. They even managed to piss off the lender. Didn't choose to work with this company for my real estate transaction, don't think I'd choose to work with them again. Customer service was not great, the pricing on certain fees kept changing, the process was rushed and not explained well, I was given incorrect instructions for a document. I'm writing as a buyer and unfortunately I did not have a good experience with this company. The person assigned to us, Debby, never once took a call from me the entire time we were in Escrow. Shelby was pretty responsive and I appreciated her help, but it felt condescending the way I was communicated with by anyone else. Our final closing documents had errors so we had to redo them. However, they corrected this by the next day. They are more expensive compared to other similar companies, so I would expect at least decent customer service. Instead, many of my emails were met with one word answers like "ok" and "yes" and "no" - giving the impression they do the least. They also said they'd confirm the correct address to send the final check to before they sent it, but they did not, sending us on a wild goose chase to collect the check. I would not recommend this company. Some politeness here would have gone a long way for me and it's the lack of respect I was treated with that led me to write this review. read more

I am unhappy with Claremont Escrow's performance with my escrow. I started escrow on June 30th, escrow closed August 13th and today is October 15th. I find it extremely difficult that Claremont Escrow who hired Fidelity National Title located in Long Beach, together can not clear up an already paid property tax bill. Instead one blames the other and I had to pay over $9,100.00 again in property taxes for them not being able to get the tax bill corrected during and after escrow. It is strange that I paid for this and somehow it is now my responsibility to perform escrow's/title's job, clear the property tax bill and obtain my refund that they and/or their title company they hired can not do. I guess I have more expertise than them and will need to solve this myself. Will I get a refund? read more

This review is from the perspective of a home buyer. The seller chose this company for our escrow. We had nothing but bad customer service from them. They made several big errors on our escrow. The first was putting the wrong purchase price on the documents. The second was mailing the paperwork for someone else's escrow intermingled with some of the correct documents to us. There were several other smaller mistakes. On top of all the errors, they overcharged us! We got 2 quotes from 2 other escrow companies in the same geographical area. They charge more than both of those companies by over $900. When we brought that to their attention, they refused to adjust their prices. I would give zero stars if I could. Buyer beware! read more

The communication with Vanessa my Escrow officer is excellent and she is always available. Honestly if I could give Claremont Escrow more than 5 stars, I would. Review of VANESSA....We entered into a 30 day escrow and this office didn't even contract us until the 10th day. That day we were told we needed an appointment with the notary to sign some documents. We got an appointment the same day. After signing documents with the notary I asked for an "Estimated Settlement" which we hadn't received. We waited for about 20 minutes and VANESSA came in and said she looked over our file and there were more documents needing addressing. One being the HOA ordering. VANESSA told us that we needed these documents from us within three days or there would be a LATE FEE because we were far into the escrow already. I got information to her the next morning where she sat on the information for another six days. Now we are day 17 into the escrow and she informs us those documents won't work and now we have to pay the LATE FEE. At that point I am very angry for her handling of this escrow and she proceeds to tell me its BECAUSE OF COVID!!! No apologies, she blames COVID. She says the office is not open to the public etc... Since when do you just show up at an escrow company without an appointment and I got a same day appointment which shows they are not overly busy. No apologies, she says well are you saying you aren't going to pay the fees? Horrible service from VANESSA. I have been in the real estate business for 30 plus years and this is the WORST escrow officer I have ever dealt with. read more
