After quite a bit of reflection - I felt the need to write this review. I rented a property from Smart Property Services a few years ago. Although I ran into some issues with the complex management and HOA (not Smart Property), my experience with Smart Property has been for the most part positive. They are a family owned and run business. I found Stacey, Colleen and Jim to be professional, communicative, kind and honest. Smart properties manages all my properties in Claremont and Pomona. Stacy is the best. She is always on top of any issues I have at my properties, she always let's me know what is going on as soon as it happens, her timing is impeccable. I have had emergency issues with a water heater at my property in Pomona and she took action immediately. Got the tenant to turn the water off whick stopped any further damage. I was a partial owner in a property once managed by Smart and they completely took advantage of us every opportunity they got. They kept telling us all year that we would see charges on our month end statement and we had to wait until then to see any sort of number as to what they were actually spending. They said we wouldn't get any actual receipts until the end of the year to start preparing our taxes. Well the end of the year came and rather than sending a single receipt she decides to start blocking my email when I asked for an itemization of what I was charged! She told me we would have to reach out to the vendor directly and when I did the vendor said Smart had received itemization a very long time ago and never cared to share this with us. For the entire time that they managed the property, they never to this day gave us the receipts we asked for. Ask for receipts and they block your email address. I'm not sure how they can legally still even be in business with their ethics in business. Read your contracts 10 times over because I can assure you they will try to pull something! They scammed us out of managing the property for the last month even though we were forced to still pay them to manage it! When we asked them if we could drop off the keys so they could continue managing the property like we were still being charged for and paying for against our will she told us If we dropped off our keys that they would be thrown in the garbage. They are lazy and successfully got out of managing the property the last month even though we had to pay for it, but it was honestly worth it because we didn't trust the property in their hands for a single day longer. We told them we wanted the appliances replaced and rather than replacing them they decide to pay for more hoods for various units just to up the bill, all because we gave them the authority to pay for charges less than $200 and they took advantage of this and charged us for things we said we didn't want or need. This was clearly done out of spite and just to run up the bill for us because we had stated many times over that this wasn't needed since we were switching from white to stainless appliances. Our tenants had rat issues and they tried to cheaply and temporarily patch up the area rather than just replacing the crawl space doors like we asked. They told us that this company normally charges $1,000 for this service but we're giving us a special discount..well guess what? Our new service we found is doing it in the $200's!! Everything they told us was lie after lie. They just want to do the bare minimum and complain that they have too many properties to manage at once and therefore can't give us the service we need. Their plumber charged us $225 for a quote when you should never ever be charged for a quote from any company for that matter. Not only that, after we agreed to move forward with the overpriced quote the plumbing company said it was suddenly too big of a job but they were still going to charge us for their visit out there even though we had just gotten the property inspected when it was purchased shortly before and had no use for their quote. To make matters worse, the new plumbing company said none of that stuff even needed done and was mostly fraudulent and that the new quote from them was 1/10th of the price of the quote Smart had given us. It gets worse, they installed an air conditioning unit for one of our tenants and left exposed white paint and a hole to the exterior still letting air in, the unit which was not secured to the wall properly and still doesn't put out as much air as it should. They failed to paint around the unit and now there's a tacky white area that they never even painted or asked the property owner if we wanted it painted. We found ourself constantly taking over for their lack of service and ongoing attitude when asked to do their job. You think that is bad? When Smart had the window air units removed they left them sitting in the tenants apartment instead of throwing them in the trash and the tenant hurt their shoulder trying to pick up the heavy air unit and throw it out and once again do Smart's job for them. If you read their response to my business partner's review from the other day you will see they make excuse after excuse and claim that the reason it took a month and a half to get the lawn mowed was because it was in a bad neighborhood and that their good company's didn't want to go to the hood to do service. Even if our property isn't in the nicest part of town, it doesn't mean it's not safe enough to have the lawn mowed! The tenants actually really like the area and have all lived at the property for many years. I think that honestly says it all. They have no accountability for their actions and continue to run the most inefficient system. I still honestly don't know how they've made it in business this long. read more

This was the worst property management. They took forever to respond, stated they were absent to delay in answers to be a potential renter and told us that they based everything off a pie not just credit. Invested $100 in credit checks and dinged my credit resulting in drop to be told via email we didn't meet their credit criteria and our income wasn't enough which was false our income was 4x the amount requested. I questioned their report and no response. I really felt this was a racial decision and not a ethical one. I find it funny that a company that is so ethical didn't even have the decency to respond verbally about declining an app has the nerve to attempt to clarify my review!!!! Yes Stacey you did indicate the app was incomplete however I had sent the additional documents you had requested and when we verbally spoke you stated you had everything and would review when you returned. There was never a point on Monday when you responded that the app was incomplete and would impede the approval process. Then we were provided false information for denial and never a response when I inquired!!! These were your mistakes and as a company that strives on their service you need to work on this! Bottom line no exceptions!!!! So if your offended by my review maybe you should contemplate the situation and what could have been done differently. Regardless of your false and irrelevant decision to welcome us as tenants God still blessed us and we found a perfect place with an ethical and non racial company. I am very unhappy with this company. I was using them to rent one of my properties and have used them for almost 3 years. Then out of nowhere I got a bill for 46,000!!!! dollars to fix the house!! $46,000!!!!!!!!!!!!!!! I don't have that money on hand to fix the place I'm living in right now!!! Choosing this company to manage my property was the worst decision of my life. IF YOU ARE A PROPERTY OWNER, DO NOT HIRE SMART PROPERTY SERVICES TO MANAGE YOUR PROPERTY. They take months and months to get anything done, it took them a month and a half just to get the lawn mowed even though they knew they would be managing the property months before they took over. Colleen tried to swindle me out of a start up fee by including it in the contract after we had already discussed that I would not be charged any fee of it's kind. I was given decking quotes with prices that are completely unheard of for what they are. I had spoken with many other contractors and wasn't getting quotes anywhere near these numbers. I am aware that company's out there get higher quotes and take a kickback and I can't confirm that is what was going on here but they seem to only work with select company's who you have worked with them before and not being open to calling around and getting other quotes and they would still forward me the quotes and ask me to think about it. Why would I when I found other companies just as well rated that charge 1/3 of the price! I ended up having to get every quote on my own and doing all their work for them and when I asked Jim to step in he responded in an email and said "unfortunately" since you found the contractor, you'll have to deal with them yourself. Seriously?! Here I am doing all their work for them and they can't even speak to the contractors I found! Why even hire a management company if you end up doing all the work. I was told that the renovations I want to do are unnecessary and had to wait months and months for any quotes. They are just lazy and get nothing done at all. They came up with cheap inefficient temporary fixes when I told them I wanted things DONE RIGHT THE FIRST TIME. To finish it all off, two months in they let me out of my contract after I drove all the way up there to demand my keys, a two hour drive there and back from where I live! Even then she didn't want to give me my keys and finally did and I was told they would let me out of my contract and that I would only be charged for the first few days of that month, but they ended up still charging me for the whole month even though I had to manage it myself, even with a full time job! I've gotten no sleep all month taking the two hour drive to manage their property and do their work for them all while apparently they're still getting paid?! This company is an absolute scam and I have never felt so used in my life. I figured a Yelp review of my lovely experience so far would really be beneficial in ensuring nobody else is ever treated like this again! DO NOT USE THEM. read more

I do not recommend this company for tenants as I was not treated with fairness by being charged a large amount for, according to them, needed repairs. Smart Properties looks to take advantage of the tenants. I rented a property in Ontario, CA for two years and when I notified them that I would be vacating the property, they required above and beyond what a tenant should be responsible for, like replacing items such as a broken screen door lock, when they were aware of it and waited until I moved out to charge me. They required the property to be cleaned, from cleaning the windows inside and out, wiping down the counters, etc., etc., which I did, and then charged me a $200 cleaning fee. They charged me a total of $800+ for items like mismatched light bulbs in the kitchen which were the original light bulbs when we moved in. They also charged me for bathroom knobs on the drawers that were not properly made to screw in the stems of the drawers that fell off and some broke due to them being glued in, even after I gave them the knobs so that they could see that glue was used to fasten them onto the stems. Also, they included items like cleaning an exhaust fan in the bathroom, which is a maintenance item, but one I was charged for. Do not rent from this management company as they do everything they can to keep a good amount of your security deposit. read more

Initially we thought the ladies who run Smart Property services were very nice but as time went on we started to realize that they were nice, but also very cheap. Make sure you document every single little thing upon moving in, and if something does not work or needs to be replaced( i.e light fixtures, cabinet wood rotting, lighting fixtures, air conditioning unit, closet doors, shower heads, clean air fans in bathrooms) make sure that you get them to replace a soon as something seems wrong, Otherwise they might keep your deposit upon exiting the property. Also make sure that they know what color paint is on the walls, we asked if we could paint the walls and they agreed to let us paint as long as it was painted back to original color upon exiting the premises. When we were preparing to move out and inquired about the paint they told us they did not know and to try and get it as close to original as possible. 2 weeks I spent matching swatches and mixing colors attempting to find the correct color. The day before new tenants were moving in the came by the property and realized they needed to paint which should be standard for new tenants. They had a company come and paint the entire place that day. I cleaned and vaccumed the entire property with a Kirby kit. I even Kirbied the screens in the windows as well as scrub the stairs leading to the front door. I mean this place was really move-in ready except for the paint, which needed to be handled. At no time was it suggested that we would be docked at all for deposit, with the acceptiion for a small bleach stain on the carpet from cleaning the bathroom, which they said could be dyed and wasnt a real problem. When we got our deposit back. $600 dollars was deducted. They took $400 doallars for repainting the the unit, which didn't seem right as they didnt even know what color was on the wall. They charged us $200 to deep clean the carpets and clean the premises. However, I had just paid for the carpets to be deep steam cleaned 2 days prior to exiting the unit. I could have done nothing and left the unit as is and been charged the same amount. This just was not the right thing to do to the tenant. Own up to your mistakes and replace things necessary when needed. There was relatively no damage to the unit and our Time and money was wasted. Here's to being a professional company. I've had Smart Property Services for several years. They have found me great tenants. One stayed for a year and left to another area to help a family member. The other is still there and signed a lease for another year. I really appreciate their efforts on that front as a bad tenant can really ruin your property. Jim Caponigro handles the management of repairs and maintenance....yearly inspections, termite inspections, etc., and has done a great job. I've worked with alot of individuals in my career and categorize Jim Caponigro as a top 10 percenter. He deals effectively with contractors when repairs are necessary and discusses options. (I take care of my property and keep it in good condition.) He also interfaces with the Condo Association when needed. I also appreciate his communication between tenant and myself when service is needed, scheduled, and completed. I also appreciate Colleen and Stacey who manage the money and find quality tenants. We had a rental property in San Dimas that we had been using a different property manager on. The tenant was difficult we were having to deal with them directly all the time. We ended our contract with that property manager and hired Smart Property Services to manage the property. Stacey and Colleen are wonderful. They are very knowledgeable of what properties are renting for in the area. They were able to negotiate our contract with the tenant and we ended with getting additional rent. They were also on top of all issues that arose with the tenant and the tenant did not need to contact anymore. The tenant was happy because their concerns were be addressed right away.
