She gave me and my partner a small discount off the monthly rent for taking out the trash cans every week, and when we first moved in, she refunded me the price of the street parking permit because there was no carport available for me (6 spots for an 8-unit building). The quiet location is super close to downtown and Highway 1 yet for the convenience we are charged less than the market rate. Hands down!…read more I have rented from a lot of places and had my share of decent (and bad) landlords, but Leslie with Muzzio Property Management has been by far the very best! I lived in the apartment for over 4 years and Leslie was the nicest, most accommodating landlord you could ask for. She was extremely easy to reach, thoughtful, and always fixed any problem that came up quickly and with professionalism. She goes above and beyond for her tenants. She does annual smoke and carbon monoxide detector tests to ensure they are working properly, and schedules for PG&E to come out and check the gas appliances and heater every winter. She even schedules for the fire extinguisher to be serviced each year! I have never had another landlord be that responsible. Once, the dryer was not working properly and I had to run my clothes through a few times before they would dry. I let Leslie know and she had a guy out to fix it the same day and even gave me quarters for the next time I did laundry. Another time, the kitchen sink stopper cracked. I didn't think anything of it an bought a new one for a few dollars. When she heard that I purchased it myself she paid me back for it! She really pays attention to the details and is extra thoughtful. I've had other landlords skirt around fixing things, take forever to file a work request, or ask that I do the work myself. Knob on the blinds not working? They'll order a new part but expect you to install if yourself. Problems with the sink draining? Be more careful about what goes down it, plumbers are only for emergencies, not slow draining sinks. Gutters full and water overflowing when it rains? They can get someone out but it will take a month, and in the mean time they suggest I get on a ladder and clean it myself. Not Leslie. She maintains every aspect of the property and does it well! Even installing extra lights in the carport so that tenants would feel safer at night. The unit is well maintained, with nicely kept landscaping, regular pest control(we never had any problems with bugs at all), great plumbing, quiet, and in a safe area. I can't recommend Leslie more!

If any HOA board members are reading this, please do not sign up this company to manage your building. It will get absolutely trashed. They will not do any maintenance or upkeep, and your property values will plummet.

Their response time to calls, emails and maintenance requests is laughable. Expect to wait months for your concerns regarding mold and leaks to be tended to. If you have a ton of money to spare and don't mind living in a hazardous environment , until they can get around to fixing the issues, rent from this company! As a property owner, I would not trust this company, and as a renter, they prioritize profit over long term tenant relationships.
