Bill was so on top of the process from the inspections that he personally attended every one of them in my absence. He was not only on top of the house i was purchasing from inspections to title to close , he was on top of the home close process for the house i was selling, staying on top of my buyers lender and title co to keep them on track. In Florida they got bugs so big they get expressions on their face when they see you, I also met the prettiest girl in my life down there. Bill Miketta is the greatest real estate agent I have ever met anywhere. In fact, he has done so much in the simple exercise of selling a house, a house to me, and so much of it after the fact, when the ink is already dry on the deed, that I have to start with the latest, what he did for me this week, and work backwards. Yet to preface, I bought the house in June at retirement, and then discovered I would actually be working, in another State, until May of 2020. This week Bill Miketta discovered my pump house had been struck so close by lightning that my motor died, and that the tank had just 8 inches water in it. He discovered this because he was there to help the security company activate my cameras on my phone up there in Vernon, where the new house is and I ain't and could not be. Bill Miketta to the rescue. I asked him if I could mail my phone to him to accommodate this not because I don't trust my own alarm company, but because I trust Bill so much and because he once again offered to help. Mind you, this is now three months since the sale of the home. When he discovered this he pulled the money to replace the pump out of his own pocket and ordered the precise item for me from the manufacturer to get it all in the works as soon as possible, and told me not to worry he'd help with the install when it got there? This has saved me at least five hundred bucks - three months after the sale of the home, in which, remember, he made his fair remuneration not from me, but from the seller. You may well ask yourself what a man of Bill's indefatigable energy might do were he the listing agent of the home and I'll tell you what I think - the very same. This is Bill Miketta's ethic; if real estate were football and you were on his team there could be no better coach, offense or defense: George Halas / Bill Miketta. What else? Well, been at my home as I could not be for the placement of my new propane tank, secured my internet access (no small feat in Vernon), interfaced for me with all the appropriate parties, Frontier, Pioneer, Navopache, etc., service providers I had selected but had no time to interact with... helped me retain the services of a care-taker, offered to keep a UTV I bought in Show Low on his property till I move up there... went there when the pest control I engaged needed to enter my home and then when he himself found the ONLY possible entrance some party animal mice were enjoying like VIP's at Studio 54, he fit the exact piece of metal required to crash their party (no mice since - that was two months ago - a month after the ink was dry on the deed). This may sound over the top for most realtors but it's the absolute truth where Bill Miketta is concerned. There is no way I can list all that he has done for this new guy in town so what I'd like to do is post this on social media and let Bill know if anyone calls him as a result to please give them my name and number so I can personally relay my recommendation. I was taken for a rollercoaster ride with this contractor. I was initially impressed by the…read morereasonable estimate... A few weeks passed. I called a couple of times to ask when the crew would get scheduled. I was always told that they aren't sure when the crew would actually come out to do the work. Understandable, they're busy. But a month or so later, with zero warning, the crew came out to do the job. Why not notify me? They proceeded to compelte only half the job and left the outside of the house littered with rusted nails and trim for several weeks. For what little they did install, it was not all installed correctly. I call them they need to fix certain parts of the installation. I asked if they could put a weather barrier up given the monsoons were coming. No response. Several weeks later, I finally get someone back out after calling and calling. They came to finish the job, but same issue - the trim wasn't installed correctly. Not only this, but one of the crew members broke my window. They said they would replace it for free. I spoke with Briggett and she re-assured me that they would resolve it. I let them come by, and they finish the job with the superintendent. I must say, this has been such a ridiculous effort. It took a total of about 4 months end to end to get a few pieces of wood correctly installed. Given everything that happened, I truly believe a discount should have been applied but they did not. I did not want to have to write this review, but I truly don't recommend this company. It was nothing but pain.

I contracted Jacob Rozanski of Rozanski Construction LLC to install truss package, facia and roof…read moresheathing for my newly constructed home in Show Low on Febuary 19, 2025 with his stated completion time of 1 week start to finish. As he is a licensed contractor I assumed his work was within industry standards and Navajo County building codes. On the gable end overhang Rozanski proposed a 24-inch ladder design rake to be nailed to outer truss with sheathing on top to support for the weight of the ladder. I questioned the design several times but he assured me his company used that design many times. I began to do research on industry standards. I found a federal document at Energy.gov_ Solution Center Home, All Guides, Framing of Gable Roof Overhangs that recommended gable overhangs not be over 12 inches unless outriggers are used which was confirmed by multiple licensed contractors in the area. I sent that information to Rozanski but he refused to change what he intended to install and would not install outriggers without additional cost. After several delays and excuses the disagreement came to a stalemate on April 4, 2025 when Rozanski refused to adhere to good industry practices and claimed that I was in breach of contract, abandoned the job and demanded full payment and threatened legal action attaching a lean on my property. That is when a should have consulted an Attorney with construction experience. Big mistake on my part. I hired a licensed PE listed on the Navajo County website to evaluate the work Rozanski performed. Here are some quotes from the professional engineer's evaluation. * "I noted that the trusses were off quite a bit and there was a cumulative 4' inch difference at the south end" * "I wondered if this roofing contractor measured anything or used a tape measure" * "The outside rim board has a big "curve" in it as it as it proceeds up to the roof. This needs to be corrected to "straight" as the ladder rafters are two feet long and just toe-nailed into the outer or end truss. This practice may lead to "sag" in the overhang in the future." After Rozanski abandon the project, I consulted with the Navajo County Building Administration and they confirmed county codes do not allow gable rake overhangs over 12 inches per the 2018 International Residential Code R804 3.2.0.1.2 Rozanski may respond to this review and say the house was not built correctly or material wasn't correct but the craftsman that fixed his mess had no trouble finishing the build correctly. Here are a few more quotes from the Professional Engineer's evaluation. * "I also observed that the garage was square within ¼ inch using the criss-cross method" * "The exterior wall studs were the required 16" on center" Rozanski Construction was the worst sub-contractor on my project. Contract stated he would take approximately one week to complete, 44 days later after many delays and excuses he abandoned the job and I had to hire other craftsman to complete the project.
