First and foremost, there was an issue with my Expedia booking and the front desk agent was super nice and patient as we squared it away. He even walked us to our room! The place has been updated and cute but a few small details just need some work. Like the curtains are too short and leave big gaps. Being on the 3rd floor not usually a problem but the balconies are all connected. The shower had pieces peeling off. The edge of the parking lot is a heap of broken fence falling in and a mess. The room was very comfortable and homey and we didn't feel like a guest in someone's home. Although the room didn't have a TV, we didn't spend alot of time in the room to watch it. Kathy provided breakfast every day we were there, but unfortunately we didn't utilize it because we were up and gone before the breakfast hours. The area had alot of restaurants, icecream shops. The ceiling sloped at a sharp angle so that side of the room (where the bed was), can feel small and crowded especially if you are tall (I'm 5'3" and I had to crouch). The rest of the room was spacious enough for me and my bf. Plenty of places to put our bags and other small items. The first thing I noticed when entering the room was how hot it was! Fortunately there was a small AC unit on the window. Unfortunately the inside was lined with mold so we had the AC off the entire time we were in the room. Plenty of lamps and hooks in the room, which I was grateful for. The upstairs restroom has amazing natural lighting. A decent sized space but only has a tub. There is also a very small sink, a chair, a table, and plenty of hooks to hang your items up. Downstairs has the shower. Didn't like the vibe of the downstairs restroom, so I ended up using a cup to bathe upstairs and honestly it worked out fine if you're open-minded. Be sure to bring toiletries because only towels were offered here. The host, Fran, was sweet and welcoming. There are 2 cats, but my bf and I barely saw them while we were there. Would stay again if we needed an affordable stay, but would try to book another room.

Were also disappointed because when we called to ask about the facilities, were told that there would be a separate, private bathroom (which there wasn't) -- only two bathrooms available (one with a shower, the other was a bath tub). The location (Wareham, MA) is a nice central location for trips to the Cape, Boston, Newport, etc. Also, I would recommend skipping the 'breakfast' part of this B&B.
