She has been extremely helpful in vetting new tenants, taking care of maintenance problems, and collecting rents for us through direct deposit into our bank account. Because of all her help, we can take frequent trips with no worries, knowing that the management of these properties is in good hands. Sheri is also excellent in getting service people to do necessary repairs and needed upgrades, at very reasonable prices, which enable us to keep these rentals in very good conditions. In addition, she interfaces with homeowners associations if there are problems or to get approvals for such things as landscaping, fences, paint colors, etc - all fairly time consuming tasks. There is a heck of a lot of bothersome interactions and arrangements for routine issues (all the normal and then some) with the management process not to mention that Landlords and Tenants are bound by very stringent guidelines and legal conditions that cannot be overlooked. After two years this past April of 2014 we had enough and turned over the management responsibilities to Sheri and we are so very happy. Sheri makes our lives easier now, but we know how hard Sheri works (from our own hands on experience) so we are very grateful and we know we are in good hands with Sheri and Firenze Property Management. I can tell you from experience Sheri earns every penny she makes. Property Management is the toughest job out there! Night before moving into the property we were informed of extensive damage to the property due to a leak but, was insured it would get fixed... it was never completed in the 4 months we lived there. Ziad wasn't there when we got the keys to the property but, the owner. She proceeded to tour us through the "clean" condo that she herself cleaned. We spent the next day removing a 3yd dumpster worth of trash that she left between the garage and cabinets including a used razer. Not even the toilet was cleaned.... Oc residential didn't care.... The property wasn't even inspected prior to owner and property manager contract. We experienced 3 plumbing issues due to non code compliant plumbing, broken AC, Broken heater, hazardous material following from air ducts, massive gapping hole in the wall due to the night before leak never being completed.... Couldn't even fix the microwave ... List went on and on. Before we knew it owner was in over her head due to her unprepared property. We were informed that she wanted to sell the property. Jeff gladly sent me listings to a new property that he managed... why would I consider them when they could careless to take care of me within my current living situation that they managed? In reality, after a month of lowball offers, deals falling apart, and absolutely none of the promised bidding-war fireworks, he suggested we reduce the price even further , despite similar homes, many not nearly as nice as ours, selling for more. Every time we asked what was going on, there seemed to be another explanation about something supposedly wrong with the house, but never much acknowledgment that maybe , just maybe, the strategy itself wasn't working. At some point, when your beautiful home starts being treated like the last dented can in the clearance aisle, you know something has gone sideways. So we parted ways, took the house off the market for a few weeks, regrouped, and hired Kathe. The difference was immediate. From the moment Kathe walked through the door, she understood what made the home special. The custom woodwork, the huge back patio, the classic kidney-shaped pool, and all the little details that gave the house character. Instead of telling us what was wrong with it, she saw what was right with it. And we loved that. She brought in stagers, added her own personal touches, repositioned the home properly and , this is the part we particularly enjoyed, suggested we actually raise the asking price by $10,000 over our original listing.
