One of the most frustrating rental experiences I've had, largely due to how this was handled by management, specifically Christopher and David. The unit was listed at $4,200. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Apparently a "tenant occupied" property means that the tenant is doing the showings for this company... I had an appointment with their agent to see one of their properties that is going up for rent soon. No one from this company showed up. Rang the doorbell three times, no one came to the door. When I called and spoke to Abby with Up Management (after 25 minutes she returned my call), she explained that the tenant knows the property better than she does and therefore the tenant would be better at showing it than she would be. Abby was surprised that I thought of this as a safety issue... going into a stranger's home by myself... Duh, Abby! It's a shame because this was my favorite property based on online listings, but I absolutely will not be doing any business with this unprofessional property management group. What's missing from your response is that confirmation of $4,000, which we have in writing. From the start, our only goal was to see if there was reasonable flexibility. An overall $100-$150 difference on a $4,200 listing is standard and was approached in good faith. We were told pricing would only be considered with a strong application, which is why we applied, paid fees, and submitted full documentation. After doing so, there was no flexibility. Our primary communication was through our agent, and we only saw Christopher associated with the listing, so those were the only contacts we were aware of. My husband had one interaction with David, and Amber had a brief call after coming across the listing online, not realizing it was the same property we had already submitted for. The call was simply to confirm whether pricing was negotiable before moving forward. Once any overlap was realized, our agent was immediately informed. There was no attempt to bypass anyone. This review reflects our experience. It is meant for others to understand what we encountered, not for ongoing arguments. We do not see any basis for involving attorneys over a simple review based on our experience, especially while being called dishonest and accused of things that are not accurate. This could have been resolved through a direct conversation, which we would have welcomed, and David had previously stated we were free to share our experience. If your attorneys would like to reach out, we are more than willing to answer any questions. When we started renting the property, they told us the owner was mandating t a tenant that was going to be living in the property for at least 3 years. After 10 months, they tell us we have 2 months to move out and the owner is not willing to extend to help. Mind you, this after the property had massive water damage and we had construction in our home for over 3 weeks. We had to rent hotels and office space since we work from home and the week after they finish, they tell us we have to move out. After move out, they charged us for every little thing that should have been wear and tear, since they were forcing us out. Holes from cords that some goof ball nailed to the wall, mismatched paint underneath these things, chalk drawing "removal", and even a tree "removal". This house was in terrible shape when we first arrived and we even had to bring in our own cleaners because they didn't want to hire professionals to come and clean it right. No leniency or trying to help out. Just "well you did this to the house so your lucky they aren't charging you" type garbage. I would avoid renting a property that has this company as a property management. The only way to get a hold of them for work issues is if you say its an emergency. Ridiculous. read more

Here's a few reasons why I love their service: 1) Pricing is very reasonable. 2) They have a professional candidate sourcing and verification process. We initially had 3-4 good candidates, and we could see all the important information a landlord would need to make the decisions. Up Realty is the best property management company out there in Orange County. Chris and Leonard seriously must have their phones surgically sewed on them as they are always responsive and respond literally right away to each message. They take care of the tenants and make sure the repairs are done right away. I also like how they're always trying to save me money on repairs, by troubleshooting the issues first.
