I'm writing this review in the hope that the owner of Total Property Management (TPM) will see genuine homeowner feedback instead of relying on curated or inaccurate comments. My experience with Ashleigh Adrianos, the manager of White Oak Community, has unfortunately forced me to spend time documenting what has happened so future homeowners know what to expect. I have interacted with Ashleigh three times: 1. Pool Key Replacement When I first purchased my investment property, the previous owner (Opendoor) did not provide any keys, including the pool key. Ashleigh charged me $50 for a pool key replacement. This was still reasonable, and I had no objections, then I just paid it. 2. Parking Permit Issue The second time was when my tenant needed a parking permit. My tenant contacted Ashleigh, and she told them to reach out to the patrol company. The patrol company then told us that permits are handled by the HOA. We got bounced back and forth multiple times with no clear answer on who was actually responsible. Only after I forwarded the patrol company's email to Ashleigh did she finally send us the application form. Then, without any proof that this unit had ever been issued a parking permit before, she claimed I had "lost" it and tried to charge me $100 for a replacement. I explained this was my first time applying and asked her to show any record that a permit had been issued in the past--she couldn't. She still refused to process my request until I spent a lot of time reaching out and escalating the issue to her supervisor, Kory, and Kory approved it immediately. This made it very clear that the issue was not policy but Ashleigh's unreasonable handling. 3. Rodent Problem On 10/24, my tenant reported seeing a mouse inside the home. On 10/26, my tenant caught one using a trap. I hired a contractor the same day to seal a possible entry point behind the oven and then submitted a request for HOA pest control. I clearly wrote in the portal that we had reason to believe the rodent entered through the common wall. On 11/13, my tenant found new evidence of another rodent on the kitchen countertop. According to the Portal, pest control supposedly completed the work order on 11/07, but the problem persisted. I contacted Ashleigh and Kory again, and I also reached out to the HOA's contracted pest control company directly. They confirmed that the HOA work order written by TPM was extremely vague--TPM only asked them to seal possible openings on the exterior wall. They did not perform pest control on the shared/common wall, nor did they inspect where the rodent actually entered the unit. Ashleigh insisted that the HOA is only responsible for the exterior wall and attic--not true. Under California law and standard condo ownership rules, shared/common walls are the HOA's responsibility. By only sealing the exterior and leaving the interior/common wall unaddressed, they effectively trapped any rodents inside the wall, allowing them to enter my tenant's living space. Her reasoning and handling of the situation were baffling. Only after I provided the legal definitions showing she was incorrect did Kory step in and say he would follow up with pest control. Total Property Management hiring someone like Ashleigh does not serve the best interests of homeowners or the business owner. It wastes time, money, and creates unnecessary frustration. I sincerely hope TPM's owner reads this review. I am more than happy to provide all email records to verify every detail I've stated here. read more

Our board recently transferred our HOA management duties to Total Property. This is our 3rd company in the past three years. It has only been a couple of months, but they are the best in terms of customer service. I have gotten very timely responses to both online inquiries and phone calls. Heather Manning in their Accounting department is simply the very best. I had an erroneous charge on our account from the previous company, and the HOA board approved and waived those charges last year. Yet, it took months with Seabreeze, i.e., the previous company, and was still left unresolved for over five months. With Heather, it only took one conversation. I can't thank her enough. She went above and beyond researching it and took care of it immediately. If this is an indication of things to come, I am confident the rest of the homeowners will be happy that our board made this transition to Total Property Management. read more

The billing department is routinely late in posting my payment. Several phone calls to this business did not resolve it. On my last call the billing representative said it could be their fault but they have no way of knowing if it is. I believe that offering and efficient and accurate billing system is one of the most important things that a property management company can offer residents. And they have failed to provide it. read more

Joey Marin is a very effective property manager of my association and as a board member who has dealt with a couple of different management companies, total property is a welcome relief. He's professional and knowledgeable. Basically homeowners and board members just want their property manager to be responsive to their requests and email inquiries and act as a vendor liaison in a timely manner and Joey has exceeded expectations! As a board member it's great to know hes got this! I don't have to babysit this manager. Like I have done with other property management companies. He's super proactive and anticipates our needs and exhibits thorough follow through! Frankly, I'm grateful we hired total property. read more

Each account manager has lacked a clear understanding of their responsibilities, displayed rude behavior, and exceeded their authority when making decisions for communities managed by HOA boards, while also failing to provide transparent communication and adequate customer service to homeowners. read more

Would give them 0 stars if that was possible. I own a condo in an HOA they manage. My tenant left trash bins out on 3 occasions. Was being harassed by a board member who lived next door to him. Ultimately, trash bins lead to $3,000 fine that they assessed my account and went to file a lien in matter of days of sending me a notification. Pathetic company. read more

Our HOA had a Management Company with whom we were dissatisfied. Our HOA President decided to change companies but did not due diligence or include homeowners in the process. The result was change to TPM. While the company may be excellent, we really don't know. The Manger has the people skills of a prison guard. In our view, the Company is only as good as the people with whom you interact. We are an affluent community with smart experienced adult homeowners. It is reasonable to expect professional service from our Property Manager. Senior TPM Managers should pay more attention. read more

Worst HOA property manager, Lauren S. She is rude, abrupt, doesn't communicate the information and everything she says ends with "it's the homeowners responsibility" even if it is issues that are behind walls and in ceilings that as the homeowner you can not access. Not to mention, they contact with vendors like The Fire & Sprinkler Co of Santa Ana, that charge $580 for 20 minutes to "inspect", tear a hole in the ceiling, and them leave. Joe the owner of that company is as rude as she is. So now we know why are dues keep going up every year because they contract with vendors that charge obscene amounts of money for the most basic jobs. There's got be better HOAs and vendors to work with, not all of of them can be a-holes. read more

Jerry, who is their executive director, is absolutely the worst representation a homeowner can have. Their Google reviews at this company are 2.5 stars for a reason. Please review employees with power control issues and be reminded that we pay for the services they control. And when they are warranted with prior instances as proof, you need to send assistance. Not be a gatekeeper with bad intentions. This company has 2.4 stars on Google reviews and not much better here. Someone needs to wake up on their side, or get to replacing them in my hoa. read more

She reacted to a situation that occurred in our community instantly when a large tree branch fell and was blocking homeowner's driveways. The work order was submitted fast , completed quickly and effectively. She and her staff did a wonderful job. I was able to receive the CCRs and Bylaws extremely quickly vs waiting for weeks. If I needed help, they responded same day and more often than not, within the hour. Non responsive, run by a bunch of dictators who are not representative of the residence of the property. They only allow for 1 resident parking pass in a multi family home. The managers are rude and the board is made up of residents who walk around looking for violations such as children drawing with chalk. They harass homeowners and make life miserable. I would not suggest buying a property run by this management company. They will send false violations to your home with pictures that aren't even of your property. Do better TPM, do better. And hire staff that have people skills rather then people like Lauren S who is rude and condescending. read more

We pay HOA fees for basic yard care and maintenance every other week. One day, just stopped. I called got the run around. Finally they sent someone over after a whole month of nothing. Suddenly they're charging the same rate for once a month service. I'm paying the same amount for half the work. The guys arrive, they cut some bushes. I asked them if they were going to cut the lawn like they always used to do. They looked at me and left! This company won't return emails or phone calls. I understand we're in a pandemic and services might be on hold. Does that mean we, as customers, can put our payment on hold? Let's not even get into the fact that we're forced into paying these fees. That's just how the crappy system works. But when I'm paying during times like this and not even getting and service, it becomes a much bigger issue. read more

Recently bought a property under Total Property Management. Just received mail re: notice of intent to lien because of an overdue membership assessment payment (HOA quarterly payment) along with an late fee + a substantial lien fee; however, this initial payment was never sent via mail in the first place so was unaware of this payment in the first place. Their own assessment collection policy states that when a late charge is assessed after 30 days, a late charge notice is also mailed to the homeowner but I never received this late charge notice. When I called TPM, the representative I spoke to said they don't send late charge notices to anyone in the HOA. It's ridiculous that they have guidelines and don't follow them but then proceed to send out notices of intent to lien with large fees without even trying to contact the homeowner. You can't ignore certain policies while ignoring others, that's bad business. Also, I had to call 4 separate times over 4 days to even get someone on the phone who knew what they were talking about; the conclusion was that the representative couldn't do anything and I have to go through the hassle of appealing. At one point, I was speaking with what sounded like an overseas representative in India. Get your act together TPM. read more

We live in Turtle Rock and our HOA is managed by Total Property Management. When I notice something that might need to be looked at, like one of our trees was leaning over in the high winds---I am able to email Lauren at the TPM office and a work order is created. I'm a veteran and just tried to purchase a condo in Santa Ana in a community called the Tennessean. The HOA representative from TPM denied the VA on grounds that TPM does not wish to do business with the Veterans Affairs. The VA loan I was getting has nothing to do with the condo I was trying to purchase or TPM it's simply a benefit I earned.
