Ziad & Jeff are the worst property manager from I renter perspective I've ever experienced. They don't communicate and only care to be paid. Night before moving into the property we were informed of extensive damage to the property due to a leak but, was insured it would get fixed... it was never completed in the 4 months we lived there. Ziad wasn't there when we got the keys to the property but, the owner. She proceeded to tour us through the "clean" condo that she herself cleaned. We spent the next day removing a 3yd dumpster worth of trash that she left between the garage and cabinets including a used razer. Not even the toilet was cleaned.... Oc residential didn't care.... The property wasn't even inspected prior to owner and property manager contract. We experienced 3 plumbing issues due to non code compliant plumbing, broken AC, Broken heater, hazardous material following from air ducts, massive gapping hole in the wall due to the night before leak never being completed.... Couldn't even fix the microwave ... List went on and on. Before we knew it owner was in over her head due to her unprepared property. We were informed that she wanted to sell the property. Jeff gladly sent me listings to a new property that he managed... why would I consider them when they could careless to take care of me within my current living situation that they managed? Where do I begin? My boyfriend and I contacted a listing about a condo. We got a quick response and set up a showing. When we arrived, the owner was there, making it quite uncomfortable for us, as we felt uncomfortable to spend a lot of time really looking things over. But, we loved the space. I asked specific questions regarding parking, utilities, and HOA fees. I was told that the owner would pay the HOA fees, and the only payment that we would be responsible as tenants would be the rent payment. Obviously, we interpreted this as all utilities being included in the rent. We were told that there would be a security deposit equaling one month rent. We filled out the application, which included pay stubs and bank statements. The next morning our credit was ran and we were asked about a May 15th move in day and that we should expect the lease agreement shortly. We were excited to get the lease and start the process. Once receiving the lease, there were quite a few concerns. First, they wanted the security deposit immediately. Even though it would be five full weeks until move in. This was never discussed previously. They also wanted both May and June rent upon move in. Regarding utilities, the lease said we were to be fully responsible for all utilities, but didn't even bother to list which companies the utilities would be under. But possibly the most bizarre component of the lease is that they will automatically take the rent payment out of your account a full five business days before the end of the month, so that it would clear by the first. Now I have rented quite a few places, both professional and privately managed properties. I have NEVER seen any sort of procedure like this. We sent in our list of questions and concerns regarding the rent, which I have attached pictures of below. Jeff, the owner, rudely partially replied to our questions, without any sort of apology for any misunderstandings. The entire process was extremely unprofessional. I work in homebuilding and specifically deal with contracts all day long. I understand contracts. The complete disrespect from this company towards potential tenants is disgusting. How is it that this is the first review of this company, when this yelp is clearly over three years old and the company has been around since 2011? My boyfriend and I are taking this entire experience as a lesson learned. We are now out the $60 application fee along with a new inquiry on our credit. If you are planning on renting from this company, please be aware of their complete inability to stand by what they have promised. read more
