Capistrano villas 1 to my understanding is moving away from this management company for poor work ethic and shady practices. Has anyone experince a $2,000 dollar special assesment being applied to them ? The reason they are applying this is to cover what insurance wont cover ? My understanding of a special assesment is they are applied after the fact. They are threathning to put a lean on an elderly womans properry if she doesnt pay the full amount in 20 days. Is it ethical the management company serves on the board? Or a conflict of interest? Are they running with the special assesment money they are collecting when they loose their board seat in May??? STAY FAR AWAY FROM COASTAL! They are so awful that I don't even know where to start. The Better Business Bureau, should be step one. After an awful ride and getting our prior HOA president off the board, we are finally done with Coastal. Our community just fired this "company." They are very unprofessional and don't follow through with anything. They lie and say your issues will be brought to the board and that never happens. They want you to stay out of the community board meetings. They pay family members to do maintenance, and have no interest in the community at all. They also get way too comfortable with some board members and compensate them, which is highly unethical. The communities Coastal serves are some of the most neglected and run down homes. The delay and messy maintenance and disheartening. Just know, they aren't worth your time or investment. There are many other companies to chose from. NOV. 1-2019 This companies front desk employees have made the parking permit program a nightmare, not only do they have lack of respect for the residents by yelling and demanding, they also lack professional qualities. I witnessed several people getting bullied and shamed for not having their applications filled out with simple items they should at least have the courtesy to fill out. If you are a Board member at the Capistrano Villas Community in San Juan, we urge you to change and gather bids form other management firms. They hire people that are always rude and demanding. So, they changed their HOA dues at the first of the year. No problem. Payment went from $401 to $411.28. I didn't catch it, so my autodraft (of 6 years with zero late payments) went out at $401. They charged me a $30 penalty for not paying the $411.28. Wife went in and gave them a payment of the $10 to get current....but, she didn't include the $0.28. They just gave me another late fee of $30 for my account not being up to date as it is short $0.28. This is the type of people you get to work with when you chose to work with this company. You get what you pay for could not be more true. We have a low HOA fee but service is terrible. Last March we bought a home in this HOA and were happy to move in. About a month later, we started receiving letters that "something" was painted the wrong color. Fast forward to almost a year later when they were finally able to answer what was painted wrong. They said it was the entire house. Before a sale is finalized, it is the HOA's job to make sure that things are according to HOA rules. However, because their job was not done in a timely manner, they charged us a $55 fine. When we asked to have the fine removed from our account, the HOA board denied the request and finally I caved and paid the $55 fee. It is ridiculous that we are being charged for something that was done prior to us owning the home. Additionally, many people let their dogs off leash here and if you try to put up a small white picket fence, they'll ask you to remove it but not fine the people that keep letting their dogs off leash and poop in your front yard. I moved into the Casitas Alipaz Community about 3 years ago and my experience with this company is poor. I call them constantly with issues in my community and they argue with me or ignore me or promise to call me back and they never do. They're constantly giving me misinformation. When I first moved in they asked me to fax some paperwork and I discovered their fax cover sheet had the wrong fax number on it and they had been giving them to residents for years and didn't realize it. They are totally in the dark ages and have way too many people working there that don't know what they're doing. Even writing out a hand written receipt for an Hoa payment each month seems like a struggle. They have to be the only management company in California that doesn't take online hoa payments that's why they have a two star yelp rating obviously their business doesn't care about their customers and it shows ! Coastal Resource Management Company is a very poor and unprofessional management company, we believe to be owned and operated by Chris Kervick. Numerous requests to have things done were not done. There was graffiti on walls which was requested to be removed. Chris Kervick was sent pictures of the graffiti, but the graffiti was never removed. The BOD was doing her job. She promised several times to do monthly walks through the community which were never done. The BOD would notify her of violations and she would send the violation letter to the wrong homeowner. She does not review the financial statements or minutes which had spelling errors included with the BOD quarterly booklets. A financial statement was prepared with the balance sheet being out of balance due to the seeming lack of review and knowledge in closing out a year end. It appeared as if whoever worked on our financials did not have a very strong grasp of basic accounting principles. Invoices along with checks were prepared after the due dates, thus the HOA incurred late fees and interest. When Chris was approached on the subject, she said she would look into it. This was not a one- time incident. The HOA was never reimbursed for the late fees and interest charges. When board members went to close out the general and reserve accounts to transfer to new accounts established by new the new property manager, it was learned a board member who was installed in 2016, was not allowed to sign checks because Chris did not send to the bank, after repeated requests from the bank, the minutes showing the board member had been elected. Instead, an old board member who was no longer on the board was still on the accounts. The bank stated it very appropriately, when Chris wants something, she is very nice, but when you want or need something, forget it. From the time our HOA notified Chris Kervick our HOA was terminating her services, which required a two months prior notification to terminate our contract , Chris become very ugly and uncooperative in the transition to our new management company. She would not return phone calls from the new management and held a $10,000 check to open a new account by the new management company until the last day of the management contract with Coastal, even though the signed check by the BOD was hand delivered to her office 20 days before her contract was up and was requested several times by the new management company. When the new management company went to pick up our records, Chris was rude and showed her our records-some in boxes and the rest in black, plastic garbage bags. She even instructed an employee not to give the new management company all our records. Our BOD does not recommend using Coastal Resource Community Management. I've been waiting to write this review until after I sold my place. Holy crap is this HOA bad. I received so many false notifications I lost count. HOA dues were $280 for what? Dirty pools that were only open 3 months out of the year. Dirty streets despite the twice/week street sweepers that you had to move your car for in spite of the most horrendous parking situation I've ever seen. Coastal Management Company is a joke. Chris is a little girl trying to play business woman. The management company does not do their job and is completely unprofessional. Several residence within the Casitas De Alipaz condo community have sent in complaints to management about water issues and in return management have told each of the owners that no one else has had a problem with there water and its up to us to fix our unit. I went around knocking on doors and asking if anyone else has had this problem. To my surprise at least 16 people have had issues with their water, many were renters and weren't able to call in and complain, however at LEAST 6 other condo owners called in (some more than once) and I leaned they were all told that they were the only homeowners that have called in and they were responsible to fix the problem. I don't like working with a company who tells blatant lies and has no idea of how to take ownership of responsibility. On top of that, Chris speaks with a disrespectful tone as if we are ruining her day because we need her to work. I can't wait for the day we get a new management company! read more

The association is unwilling to work with the owners in order for us to work on our homes. All I ask for is cooperation and Coastal Resource Management is unwilling. This is a great property management company to rent from. They are very generous and helpful throughout my stay at their property. When I moved in they helped make all requested additions to my apartment in a very timely manner. They were also very helpful and understanding when my roommate deployed and I had to find another apartment. read more
