Overall, I have been extremely happy with the service they have provided. Truthfully, I had never rented my home before and was unsure what would be required or involved. Luckily, Legacy Property Management came thru in every way and has made the entire process seamless for me. My initial contact with Legacy Property Management started with Steve coming out to my property to personally discuss my needs regarding my home that I wanted to rent out. He was super helpful and answered all my questions as well as walked me thru the entire rental process. LPM was the only management company that offered to meet in person as the rest that I had called wanted to give me "estimates" over the phone without having ever seen my home. Steve was very personable and was someone I felt comfortable chatting with. Afterward, I've been very fortunate to work directly with Wayne who has been fantastic. He is a professional and very knowledgeable and you can tell he has many years experience in this industry. He promptly answers my email concerns / questions. He has been on top of my tenants requests and reaches out to me when only absolutely necessary. Otherwise the entire process has been hands off which is exactly what I wanted. Now that the 1st year is almost done, he's been proactive on the renewal process and provided his professional recommendation on next steps. Also I have to add that Wayne made the tax season easy for me and provided all the necessary documents promptly. I highly recommend Legacy Property Management to manage your home rental. I definitely stand by my 5 star rating.

We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

What's missing from your response is that confirmation of $4,000, which we have in writing. From the start, our only goal was to see if there was reasonable flexibility. An overall $100-$150 difference on a $4,200 listing is standard and was approached in good faith. We were told pricing would only be considered with a strong application, which is why we applied, paid fees, and submitted full documentation. After doing so, there was no flexibility. Our primary communication was through our agent, and we only saw Christopher associated with the listing, so those were the only contacts we were aware of. My husband had one interaction with David, and Amber had a brief call after coming across the listing online, not realizing it was the same property we had already submitted for. The call was simply to confirm whether pricing was negotiable before moving forward. Once any overlap was realized, our agent was immediately informed. There was no attempt to bypass anyone. This review reflects our experience. It is meant for others to understand what we encountered, not for ongoing arguments. We do not see any basis for involving attorneys over a simple review based on our experience, especially while being called dishonest and accused of things that are not accurate. This could have been resolved through a direct conversation, which we would have welcomed, and David had previously stated we were free to share our experience. If your attorneys would like to reach out, we are more than willing to answer any questions. We made a reasonable request, followed the process as presented, and did not see the flexibility that was initially suggested. We consider this matter closed

    These people caused me to suffer severe emotional distress. Their conduct was cruel, gossipy, and…read moreevil. They made fun of me when I came into the office on several occassions to pay my late HOA fees. At the HOA board meetings, they spread lies about me and my family. I was never offered the statutory protections of California law for many years. The accumulative effect of doubt, stress, and anxiety from them caused me suffering and substantial injury on a psychological and emotional level. They would not repair a broken pipe in the street (which was HOA common ground) that led to my main water manifold and fed my entire home. As a result, it destoryed almost every room on the bottom floor of my house. Did they care? Not at all.... They violated Assembly Bill 282, proceeded with a fraudulent foreclosure sale, used a company that was not licensed to practice Law in the state of California, even recorded a fraudulent and false trustees deed upon sale during COVID-19, when these things were illegal in the State of California due to the state of emergency. Then they lied and said they didn't know anything at all about these problems... and that everything was caused by my own negligence. With the amount of money they make, and properties owned in Coto De Caza, Trabuco Canyon, Mission Viejo, Ladera Ranch, and Laguna Niguel, you would think these people would be more kind and compassionate towards other fellow human beings.

From start to finish, Debbie made the entire process easy and stress-free, which is no small feat when you're navigating the chaos of moving. I originally came to Debbie because I had rented a property from her 13 years ago, and that experience was fantastic. Whenever anything needed attention, Debbie was quick to arrange speedy repairs and always made sure everything was taken care of. When I saw a sign out front back then, I didn't hesitate to rent from Coast Property Management again--and I'm so glad I did. This time, I needed help finding a home, and Debbie was the perfect person to assist me. She was incredibly optimistic and helpful from the very beginning. I had a set price range, and she worked with me to find properties that fit within my budget without compromising on what I needed for my family. What really stood out was her flexibility and availability--she was always ready to show me places at times that worked for me, making the whole search process so much easier. When it came time to move in, Debbie went above and beyond. Not only was everything in order, but she even left me a sweet welcome card and a delightful smelling candle as a special touch to help make our new place feel like home. It's those thoughtful details that really set Coast Property Management apart.
